a great time for us to have a little cold snap.

our grand opening at.

actually the times kind of flown. They they rock and rolled.
They did a great job. You've got the metal roofs.
Each one's got its own private garage, and it's overlooking

eight units, but that will not last forever. And uh
so what's going on there today? I know, well, I
guarantee because it has been going on for a few days.

is hit it with a bang and have an open
house or have a broker, opening which you, know fit
to different, needs but both add visibility to the listing

We always talk to clients about is do you want
to do an open? House and some hold some, don't
and you, know absolutely if that's not a, possibility but
if you are, able especially close To if you're going

you're introducing into the. Market it's new to the. Market
people are watching that new inventory like a. Hawk, yes,
okay and you, know with a lot of changes in
our industry and you, know pricing market, conditions a lot
of them are going to those open. Houses you, know

before contacting an. Agent where are they? Looking? Though they're still,
online as we've, said nine percent start their search. Online
they're online. Portals that's why it's really important to be
marketing the open. Houses there do they see the, Signs,
sure it helps get them there the, Directionals but nine
times out of, ten if not even more so than

nine times out of, ten they're finding. Online they are
seeing those advertisments for that open, house and they are
planning to attend.

It, yeah we want to have traffic in every single.
Way we've got roadside, signs we've Got facebook, Events we've
got things that we're going to put on different platforms
of social. Media one of the THINGS i love personally
about having an event about your, property even if you
just do one open, house is that we do create
something else that we can create a story around about your.

Home so we can, say, hey new, property all these amazing, things.
Buyer and then also here it comes the open, house
and this is what it, is and this is what
we're doing around.

There BUT i think it's an excellent way to just
really kind of build that intensity and excitement around your.

really focusing in on what you, know what we're trying
to do with each property.

Listing, well and WHAT i, NOTICED i, mean what we're
trying to do is create an experience online either you,
know on the roble device on their computer that's as
real as being, there, Right, yeah and it keeps getting
closer and closer to that and better and. Better. Yeah
so then roll in the open. House, YEAH i think
group and when you walk, in now you are in,

person you are and this is you know Why i've
been you, know a big proponent of real staging versus.
VIRTUAL i think virtual is great as far as getting
the attraction to get them. There but now they're walking
in and they're seeing it set. Up you, know there's

time like you want to see your potential, home you
want to fall in, love make a story about you guys,
together and then you go on your first.

the luxury home if that's what you're looking, for, right very,
IMPORTANT i believe to get that point, across it's what?

Lifestyle is this going to be a second? Home is
it going to be a weekend? Home is it going
to be a family? Home are you just starting a?
Family do you have? TEENAGER i, mean what's the activities
you're going to be? Doing?

Is promising i like that now our area two, hundred
and sixteen new listings one hundred. And fifty one? Under
contract how? About that really like. That love seeing that
activity if you look, at it year over year about
twenty two percent better than. Last, year at. This Time

bullet points, HERE because i you know i. Can go
sometimes too deep. So, Twenty two percent different, yeah now
we all know you know where our balance market. Is
between buyer and seller obviously we love, it at about
ninety days but, six months is you know five to seven?
Months is your balance market same, mount of homes, being listed,

it's being sold and uh we're seeing a lot of
these price points in the. Six point five six eight
now you get to your six. Hundred to eight hundred
thousand we're, to eleven months, of inventory twenty six homes
so month three hundred and. Twenty, five on the market
okay then we go, to our eight hundred million thirteen
months inventory because we've been. Seeing more hit the market

we had one hundred and thirty, seven homes on the
market Uh this last month in october versus one hundred.
And nineteen, the month before and uh. But sales about,
THE same so you know i can tell you, with the, Home,
you know our team uh we've been putting quite. A
few under contract Weekly i'm really excited for november numbers

to come out and to bring those to you because
we're gonna we're gonna start seeing that that. Trend Show up,
on paper, so i've, heard, you, know some, say oh
well you know homes are closing about Fifteen percent under
what what i'm seeing actually in a lot of these,
price points, at ninety, three ninety, seven ninety, six ninety,

seven ninety seven. Ninety three, And Ninety one you know
i'm i've seen an. Average of, about ninety five so yes,
are there some out outliers you know when, you're talking
four thousand homes four thousand and sixty four homes current
listings and six hundred And. Forty two clothes in october

are there some? Outliers, that are fifteen percent yes what
does that tell us they. Were, overpriced for the, market
yes that's the reality they. Were overpriced for the market
it is. Crucial to, be priced appropriately you know this.
Is a very tricky market that's why you got. To

look at the numbers you got to track it and
then you're testing the market when you put it on and.
You got to, PIVOT quickly so with that i would
have liked to see, those closer to you know even
if if, they did need an adjustment, if, they were,
At seven eight ten percent, if they're over ten percent
they're not. Getting. Many showings at all okay if if

you're getting the showings, but not getting the offers, not
getting the second looks, then you're you're you know you're
we know that. You're five to, ten percent so you
know what what you want is, the most activity as
possible more people interested in the same, home at the
same time the more. Money you're, going to yield.

your point about pricing like you can put your home on.

early as possible to, create the eyeballs on it, to
