are they're just being down the door. Yeah, you know,
and uh, I love that. I miss that. I miss
that energy the last couple of years. But I gotta say, uh,
it feels great.

The last week in our area, two hundred and four
new listings hit the market. Wait for one hundred and
thirty eight one in their contract.

good to see success, victory, see some success. See that
is Alan. Well, let's be clear. I mean I say
it's Allen's job. The real muscle is going to be
Charles so uh he is the new team leader at

that's gonna be the victories for him, right A man, absolutely,
you know, getting agent in, getting them into production and
uh and and helping with that. So we're gonna go
deeper into that, just a little plug into it, all right,

As far as events go, we have a broker open

I feel like every victory for us is a victory

and one new listings, three hundred and fourteen hundred contract.
So it wasn't long ago. I think it was all
over the news. KP Corarel worst market in the country
and what did we say, sounds like a great time
to buy where where every time a market changes, there's opportunity, right,

So look at that three hundred and fourteen people said
I like this opportunity, yeah, and put a home under contract.
So that's creeping back up. Four hundred one new listing,
three hundred fourteen under contract, one hundred and ninety seven closings,
So that is about four hundred really half happy people
that either Solder Home got into a home or at
(03:47):
those closings and love that. We're going to get back
to your opening.

I know you're all about the client. I love that.
So now let's take a ninety day look at this
ninety day look we're let's talk about that two fifty
to four hundred range seven seventeen hundred and forty five
homes on the market. Sounds like a lot of properties, right,
two hundred and ninety five sold in October ninety seven

percent of lists to sell price ratio. That's a pretty
good number. I like that. I've heard some oh, you know,
you know, fifteen percent under No, I disagree. On average.
You take all the price points, you're ninety five percent.
So that's if they're priced appropriately, we're seeing them show
(04:36):
up and purchase them, and they purchase them from you know,
in this price point around ninety seven percent. Average days
on market one hundred and nine. Now, if you take
all your price points, about ninety six days on market.
So that's where we're seeing from from active to sell.
But yet, we saw Bond last last week. We you know,
we talked about it on the radio. We put our marketing, well,

you put our marketing to work. The team did, and
it went under.

Contract under a week I love that.

In Deep Creek they said it wasn't possible. It is possible,
such a success String properties appropriately they hit the market
to go under contract. Five point nine four months of inventory.
We've set it forever. Six months of inventory is a
balance market. Five to seven, Uh, you know, you kind
of get a grace period on each side there, So
five to seven a balanced market. You know, you get

under that, you start to become that seller's market above
a buyer's market. Still buyer's market. But seeing this uh
six point four, five point nine, even eight point oh
five price point all the way up to six hundred thousand,
we're coming into that. So that's what we're feeling. We're
seeing it happen. There's homes that people are going, hey, wait,
(05:45):
oh no, I wanted that, and we said this was
going to happen.

If you went looked at three times, you already know
you love it. So take your shot. You've got to
take your shot. So I've only got Allen and Charles

after scouring the world, and I mean the world, and

Colorado and across the northeastern boundaries of our country, that

It's feeling really good. I appreciate all the support from
the team. I've had opportunities to meet with us a
lot of our top agents and learn some of their
techniques and ways that they interact and and really close deals,
and I've been really amazed by their strengths and and
their passion for the business.

You're not really new to this real estate game. You
are married into well I like to I like to
say that all of us as humans are related to
six or seven real estate agents, and so that turns
out to be true for you. So tell us a
little bit about what parts of your background are helping

shape your career so far in this.

Well, over the last thirty four years, I've had a
fortunate chance and opportunity to interact with Fortune five hundred
companies around the global organizations, and my focus has always
been building a workplace environment that helps team members thrive,
helps people to be successful in their business and what

because it also retains people and want to stay in
that organization. So I'm all about growth, and i know
that's critical here as well. And I'm all about creating
an environment where every team member feels valued, respected and

done small and pop shops as well, but primarily, you know,
Walt Disney World to Edward Jones Investment Companies to Best Buy, Toyota,
Alexis General Motors have had the opportunity to work with
a lot of organizations in that format.

He's being modest so when he says he's had the
opportunity to work with them, they've actually brought him and
his team in to develop their leaders as well. So
it's ingratiated. It's boots on the ground, and it's not
short term. It's not running clinics, it's being part of
the day to day companies to help these people grow.

They're correct, absolutely and do that in the consulting, facilitation, coaching,
and just really helping leaders even be more effective in
building that workplace environment. So it stays, it sustains, so

Community need right now what what are the agents need? To,
be focusing on yeah and so essentially that what is
what is it that we as agents should be focusing
on moving, Into the new year and we've talked about
it is, coming fast in fact happy new, year because we, operate.

Because we're Around we're business planning Worredy in twenty six.

Our business runs in thirty, to sixty day cycles AND
so you and i are celebrating a. Few years right
now and so we're talking about the. Market of the
moment and so when we look at where do we need,
To focus our energy i'd like to work from the consumer.
Or THE community outward when i noticed the percentages of sales,
price to list price this is an opportunity where we

as agents can help. Serve our community better let's come
up with aggressive marketing plans With the help of kristen
and your team and find the right pricing strategy to
get these things. To narrow that edge so we want
to be able to get more for the, money for
our clients, and then more importantly we want to work in.
The market we're in so we're in a, market of

rising inventory meaning we need to be, more skilled at
conversations and we call it scuba.

year that we're in we always see an increase of

specialize or focus on for agents specifically is really where
is your superpower as a? Human as, An, agent and
so charles you're having conversations with some, of these top
agents what are you finding to be some OF their
secret sauce.

A COUPLE of things yesterday i actually had a chance
to talk to two, of our top performers and they
have very different approaches in terms of how they go
about being so. Successful in their businesses so these are
not just. One year top performers this is consistently over
time and so one of the, things that is interesting
if you think about, any job out there, whether it's

an agent, whether it's a, executive and a company an.
Automotive agent or whatever there's kind, of, four, main, things
execute relationships. Influence and strategic thinking every job requires those
four things and everything that and everyone has to do
(16:47):
that to. Some level or degree but then the one
thing is finding out WHAT is it that i do
the best out. Of THOSE four areas knowing i got to,
do all those THINGS but what? Do i do BEST
and what? Do i do BEST and how? Do i
leverage that AND then what do i need to do
to build the SYSTEMS around me so. I could BE
successful so when i look at one OF the agents,
yesterday i. Spoke to she's amazing and one of the

things that she does so well is how she follows
up with her, customers and her database and she's, always
knows what's important what's, happening in their lives and she
acknowledges that she writes and knows when their birthdays are
and follows through and it's that. Consistency that she brings
so of course she, has some execution stuff but she
(17:29):
primarily leads with that relationship and the ability to influence
because she's.
Speaker 4 (17:33):
Such, a great negotiator.
Speaker 1 (17:35):
Yeah and that's because we know that no one cares
what you know until they. Know you, cares, Right that's
right right and. That's what she's community. That's what she's
showing she's living in, it by you know by them
knowing that she.

Cares right huge absolutely and then THE other agent that,
i spoke to yesterday it's.
Speaker 4 (17:53):
His is more on, it's all four again you have
to do all.
Speaker 7 (17:56):
Four to some level but he's great after strategic build
a strategic thinking aspect where he kind of.

Shines to brightest that now again, you got to do.

YOU got to execute, I gotta build relationships. I got
to Influence but he's much he really looks out at
the market years and tries to predict what things. Are
going to happen and he's a great problem solver and that's.
What he leads with and then he has the. Relationship
piece as well so bottom. Line is finding that one
thing is knowing that, you have TO execute which means i.
GOT to get done, I got to influence i GOT

to negotiate knowing i got to build relationships AND trust
knowing that i have to solve. Problems and be innovative
it's really understanding where is your where? Are you best
at and then how do you leverage it? Towards driving
the business and that's what. These two people do.

I've talked, to others as well but those are. Just
TOP of. MIND what i see i.
Speaker 1 (18:45):
Call it, the sweep, that's right you. Know what FEELS
natural where? Am i, at home, that's right you know
and it's. Beautiful when you're there there's a huge.

Attrition in this field there's eighty percent of, Us will,
last no i'm sorry eighty percent of us will hang
it up in. A year or two and THE reason
is when i started to give me a phone book
and a, phone and they say. Go create some business
and that's largely why is we don't find our, niche
or one thing the thing that we can pour gasoline.

Excel with that's.

Right and so one of the things as we talk
about what are things that we can do and that
we're trying to focus on as, we move forward again
we want to grow our office and, get more great
agents and we want to retain who we have that
feel aligned and are working hard to.

Get to THAT goal and so i think.

THAT there's an opportunity i think we do, great TRAINING
and coaching but i think we can take. It up
A level and, when i say that that means just
more practical things in the training is when we, are
just presenting, information which is great we just want to
make sure that people then walk out with, something in
their hands something on, Their, COMPUTER that says okay i
actually work during. This Time as well so i'm applying

it because we all know when you go to a
training session for ninety, minutes or two hours when you.

Walk out of there?

What are you doing your.

PHONE'S on your phone, I gotta return calls, I got
do emails i got. To do THOSE things but if
i actually had a chance to uh, PRACTICE what we're
doing i think that helps a lot in terms of
taking it.

Don't know if you, can relate to this but that
you fill up this tablet and then it ends up
on the shelf and. There's So many things that's that's
how IT would be when i go to. Callaway mega

to say one, time of doing that but it TOOK a, few, and, i, said,
no no NO no what? Do i NEED it what do?
I need right, now what's the one? Two or. Three

things THAT'S it and when i started doing that and
really focusing on them and and WORKING on them when
i got back and and, The, REST of. It yeah
I might i'm gonna i want to check into that
one year or two year or three, years, Things happen
also right it was it, was really you know being
SPECIFIC about? What do i need what's the one thing
that's going to? Move? Things, Right, now absolutely so yeah

they did make. A book about that the one thing, that's,
A Great idea yeah gary keller that and it's. Actually
a fantastic creed what? Is the one thing, the.

One thing to add just ONE thing that that i
see the difference in in and those great agents versus
some of those, that are doing well but THE great
ones and i think the good ones are, moving in that.

A TRUSTED advisor uh and i think that's something that
we can even pull into and some of the things
that we do moving forward. And applying that piece but

build a. Relationship, with the customer uh and then it's all,
divided by self ORIENTATION which is am i in this relationship?

To benefit JUST me or am i in this relationship to?
