You guys? See everybody feeling okay, been a lot of sickness going around
lately, feeling good, feeling well. My little one's still a little under

the weather. Yeah, she shehad gotten a flu of goodness. I
don't know, it feels like ayear ago. She still has a poor
things. Everybody's sick right now.You walk down the cold and flew isle
at the store, you're gonna seeempty shelves. You go it's crazy,
but I have to correct you.So I've been out for a couple of
weeks and I think actually Shannon nowhas claimed host and I'm just here the

sidekick pretty much. That's it.Well, we take turns, so that's
that's that's why we work so welltogether. Well, in your absence,
Shannon's always got some great information andgreat guests for us that she does a
great jealous and I know we're gladto have you back in studio. So
let's dive right into the local realestate economy, real estate market and everything

that you can can glean for us. I know it well obviously you know
a lot of attention still on interestrates, I will tell you we've seen
an uptick in in the last probablythree weeks and contracts and offers, so
buyer's definitely starting to get out ofthat hibernation and get back into it.

The FED meets today, personally,I mean, just from the people I've
talked to, I don't know thatthey're gonna make a make really make much
of a move today. I thinkit's gonna be the first quarter, probably
around March before we see that.But still to not go up definitely helps
the confidence, so so I thinkthat's definitely a positive. I think this
(02:19):
is the last meeting for the FEDSthis year too, so yeah, yeah,
whatever happens, we can breathe thesign and they probably go on vacational
like March. Right, That's exactlywhat happens when when you're a bureaucraty absolutely
okay, So you know, inventorywise, so here's what we're seeing.
Obviously, listings have been up,you know, to talk about our area
the last week, one hundred ninetythree listings, one hundred and fourteen one

under contract. Okay, Now Iwill tell you it's usually it's look,
we see some slower times throughout theseholidays, right, people have other things
going, other things happening, So, but then we'll see some some spikes
too. So to look at theoverall picture, though, here's the thing
our inventory is. You know,it looks like our month's inventory is up,

but when you actually look at it, it's it's because of because of
the holidays, less less home sould. Okay, So maybe you had you
know, half of what you didthe previous months for the last month,
so it looks like your inventory wentway up when you actually look at the
homes on the market, they're veryclose. I mean, you know,
(03:25):
month over month over month, fourto six hundred thousand, I mean definitely
that jumped up on one hundred properties, but the other ones very close.
Okay. So my point to thisis when these buyers re engage, like
we've said it before, which ishappening now and it's going to continue to
happen, You're going to see thisinventory get gobbled up very fast and the

prices go back up. And allthis talk about the direction that the real
estate market is going. I thinkit's important to remember, and you've told
us as many times, we arestill looking at a very low inventory situation
nationwide. Correct, even though thisseems like, well, there are more
homes on the market now, inventorymust be up enough to satisfy the demand
that's expected. That's exactly right.Yeah, yeah, So you know with

that, I would encourage anyone.You know, yes, I know you're
waiting on those interest rates, butI can promise you're going to pay more,
So I would I would definitely encourageyou to get in, get in
now, pick the property, getit under contract again. You can always
refinance it. What I like it, It's very much worth emphasis is that
whatever the current prim rate happens tobe or the local bank is offering,

just kind of ignore that number becauseask yourself, what is the number that
will make you happy and ready tobuy? And the answer is the Patterson
Group has creative ways to get youthere. We do, yeah, we
can do buydowns. We can youknow, ask for sellar assistants there right
now where it's about seven percent asof today on the home loans and I

know that seems extremely high compared tothe three percent two point seventy five we
were paying a good days, butyou really look at, you know,
at a bigger picture. Seven percentis not warble. No. So now
I'm not saying I wouldn't want fouror five and you'll get that it's coming.
It's good that you're going to seethose changes. Not I'll just taking
some time. Can you get thatinterest rate down for the purpose of buying

the home that you see today thatyou don't want to let slip through your
fingers necessarily, But then refinancing canbe done down the road when the interest
rates come back down again, andyou don't even necessarily have to reach into
your pocket to make that happen.On. That's exactly. I don't want
to refinance. It's going to causeme a lot of money. Well,
in the past, it has notsomebody today. Here's the thing, no,
because why because the lenders of it, as we've been saying that sellers
(05:44):
are started, you know, havehave are giving concessions again and assistance and
buydowns. Well it's the same thingon the lending side, and maybe they
don't want me to say that,but that's the reality. The market has
changed. And you know, Iknow some of them that were doing forty
forty deals more month that are doingthree to five. Oh yeah, you
know a large a lot of lendershave or you know, I'm sorry,

processors and people in the business havehave now moved out. Well that opens
up and uh, you know fornegotiation. That's the way the market's supposed
to work. And it sounds likethat's exactly right right on all right,
So that gives us an idea ofthe inventory that's available and how much activity
there's been as of late. It'spicking up. Do you see the local
(06:30):
events that we have on our calendar. Of course, the big one is
we can't ignore this kind of thethe gorilla in the room so to speak,
is the opening of Sunseeker. Doyou see that as affecting positively,
negatively neutral as far as no commenttried depending down. No, I look,
(06:51):
there's a lot of mixed emotions aboutit. By the way, that
the project looks beautiful. I driveby it multiple times a day, coming
into Word, going to appointments,come, you know, going home.
It looks beautiful, gorgeous by thewater, by the way, and and
and I know it's gonna it's gonnaprovide or saw some needs. You know,

they've got a huge conference area,uh, multiple restaurants and bars,
and it would be a great weddingvenue. But let's face it, the
traffic they've got, they're going tofigure it out, unfortunately, and you
know, starting you know, Friday, I will be coming in off the
interstate to not go through there becauseit's already been right now, it's just

bumper to bumper and it's like everyman for this suff it's typical snowbird driving
in Port Charlotte, punt and Guardawhere nobody obeys, you know, the
rules of the road. So it'sdefinitely been a challenge. Yeah, and
you know in the county, Imean obviously you know, there was an
article on the county Uh. Youknow they're uh, they're working on getting
a stop light there. Yes,I saw that. Yep, it will

help to some degree. But they'resaying that because of supply chain issues and
all that, it could be ayear. So then what's the temporary fix.
They're talking about a temporary stop light, but ultimately they're talking about using
our police officers to help traffic.That's exactly right, which we know that
they are already you know in stretchthere stretched very use for law enforcement and

obviously puts their lives in serious jeopardywith the quality or lack thereof of some
of our drivers on our highway.So it would be high that's really risky,
and I hope that doesn't have tohappen. Well, it should be
interesting because we aren't just a coupleof days away from opening. We are
and I know a lot. Look, hey, I can't we it's exciting
to see the inside of it.Chane and I were talking about this earlier.

And but also you know, soI know everybody's going to try to
want to check the restaurants out.Don't forget about our local restaurants have been
here and you know, in allof our local shops and stores, if
you want them to continue, wegot to support him. That's a very
good point. So I think Zanehad something he was going to chime in.

possible solution for the traffic problem,and it had the area right in front
of Sunseeker made into a roller coasterloop the loop. It was really funny.

county is you know, they areworking on it. Of course, it's
not going to feel like it's fastenough to mind never no, and yet
others are going to push back becauseit's growth period, right right, Well
that that training is less the stationOkay, Yeah, the growth is already
here, and those people that youknow, might want to try to stop

it. Yeah, like you said, there they're a day late and a
dollar short. So just got toembrace it and make sure it's you know
the best thing for our community andthat that's affordable to you know, all
the different people that are coming hereto relocate and start lives here, and
with all of the business that hasbeen boring into Southwest Florida in general,

not necessarily just Charlotte County, weare going to have a lot of workers
coming They're going to need that affordablehousing, so it has to be addressed.
Well, yeah, I mean whenyou see rents at you know,
on average of twenty two hundred dollars, right, but yet the incomes are
not changing fast enough to support that, Right, What do you do her
to report the other day that asfar as inflation, we say, we've

talked about that for the better partof it a couple of years now.
And as far as inflation goes thatat the time, remember when it was
chicken, and it was eggs,and it was groceries, and I do
remember the day because everbody wouldn't boughtchickens, right, and all of that
contributed to the high inflation numbers.Now they're saying basically, it's one thing
and one thing only rent, that'swhat housing. Yeah, housing for sure,

but you know, and you're right. So I saw the CPI,
the Consumer Pricing Index, which youknow, there's been a lot of talk
about because of the inflation. Wewere over nine one, I think,
don't hold me to that nine toone ninety two. Now we're at three
point one today, okay, Sowhich is where we want to see it
and to start making this change andto start seeing these the change in goods
(16:15):
and interest rates, so on andso forth. But also on the other
side of it, if you goback to pre pandemic and compared to today,
to buy the same things that youwould spend one hundred dollars for.
This was just on the news thismorning. So I can't take credit for
but one hundred dollars for now costsone one hundred and twenty dollars. Not
(16:36):
surprised. There's the pain point,right, And then you go to the
housing. I mean, a lotof people are spending thirty eight forty forty
two percent of their income on housing, whether it's rent or or you own.
And that's a problem because obviously youknow everybody said you should keep it
thirty percent or less. You know, that's a pain point, it really
(16:56):
is. So what do you dome? Yeah, I'm asking you,
Okay, I think what you dois obviously you if you can own owning
over running like you like you alwayssay you're sleeping in your own bank.
That's exactly right, and take advantageof again these times where you can buy
(17:21):
and buy for less and then refinanceand get that interest down to try to
keep that at thirty percent or less. Okay, and uh, as far
as groceries and all, I know, it's tough. It's tough. That's
you know, we all have todeal with it. Well, I did
notice that I'm coming into town todaythe gas is dropping significantly. I mean

it's been dropping. I got itfor like two eighty something the other day
and it's now in the two seventies. So that's a nice little cheese.
Obviously, it'll go walk up afterthe holidays or right before the holidays,
funny as it usually goes up duringthe holidays, right, So I'm actually
been shocking. It's been interesting.On top of that, I'm gonna buy
two chickens on the way home.That was a joke of Everly is listing.
I'm no chicken is not happening now. But speaking of the weekend,

there are events that we can doother than buying chickens, which got well.
The Charlotte Players the best Christmas pageantever. The musical is Thursday December
fourteenth through Sunday December seventeenth. There'smatinees and seven thirty evening shows. That's
that's a fine lofty title. I'msure they can. Yeah, you know.

I drug my boyfriend to the Nutcrackerlast Friday night and no, it
wasn't. It wasn't actually no.I mean, the performers were fantastic,
but in my mind it was differentfrom being younger and seeing the Nutcracker.
And so at halftime, as Icall it, I looked at him and
I said, hey, why don'twe go home and eat? And he

could not have got out of theirfaster. So so we stayed through half
of it. I felt like Igot part of my money's worth it.
But yeah, so, you know, but there's a lot of people loved
it, and there's all these andthe ballery and oh it was wonderful.
So but if you want to gotake a nice walk through the botanical gardens
out on Peace River, out onRiverside Drive, gardens a glow starting this

Friday at six it runs through ChristmasEve. That's a great place we did
our Red Day of I had noidea that the size and everything that they
had going there. It's on bothsides of the road. It's gorgeous.
Yeah, I can only imagine howgreat it looks at Christmas. So I'm
glad I didn't have to put thoselights up. Oh yeah, I can

imagine. Port Charlottetown Center has aholiday artists and fair this Saturday and Sunday
Pictures with Santa, And then ifyou want to go take a little drive
south. I highly recommend going tothe Edison Ford Winter Estates every night at
six pm until December twenty eighth.The whole the States are lit up for
Christmas, and it really is beautifulto walk through the Ford and Edison Estates

and all the lights, and theydo such a great job of decorating.
So that's always a fun kind ofdate night. We took a group there
a few years ago and it wasreally nice. It is you know,
they've got and they've got snacks anddrinks and hot cocoa and coffee, and
it's just such a beautiful grounds andthe way they have all the buildings set
up and to see you know,how you know Edison lived life was it

was really Yeah. It was fascinating, isn't it. Yeah, And I
mean obviously he picked a very greatlocation there with the water is gorgeous.
Well, and you know, ifI was going to do it, I'm
I'm going to go a little earlierin the day and I'm going to head
down to Margaritaville also because that resortjust opened in Fort Myers and that looks
fantastic. I'm definitely excited to gocheck out Margaritaville, have a couple of

Margarita's down by the pool and justenjoy that tropical kind of homage to Jimmy
Buffett there pits. Yeah. Yeah, that's uh. I think we should
have some team meetings down there inthe near future. I think we can
really get a lot of production done. That's there's been a lot of uh

excitement over Margueritaville, and that communityhas embraced that resort opening to a great
deal. I think the timing iswell, you know, they worked on
that for over a decade getting itdone, and then I think obviously with
the Hurricane Ian, you know,it's it's definitely something that's needed right now

to draw people over to that.So many of the things are gone,
I mean, and of course wewant to see them back, but yeah,
I think the time of an openingit, they're going to do well
and it's going to be a greatgathering spot, if you will. Okay,
So a lot to do is wealways say that is why so many
people want to move to our neighborhoodin southwest Florida, because year round we

have so much to do. Youwill. Yesterday morning and it was chilly.
It didn't last long. I kindof wanted it to, be honest.
Yeah. Yeah, a holidays andyou know, I kind of wanted
it to. It definitely had mein the in the mood to be in

what we call. Yeah. Sure, And and of course football season,

experienced a lot of well several,I shouldn't say a lot. You know,

they tend to attack vacant land forinstance. Well, you know,
we'll get contacted saying hey, Iwant you to list my property. You
know, obviously there's clues that welook for. Then we now take other
steps to go deeper. But there'sbeen you know, several out there.
We were just talking talking about thisactually at a Keller Williams meeting with all
the agents that you know, somehave actually come close to closing when they
(29:48):
don't actually own the land. Ohwow, Oh yeah, I mean I'm
talking fake IDs, fake passports,fake like. You know, we've had
to take a lot of a lotof different measures in that regard. So
how does it, How does thisparticular work? Exactly? A lot of
times they will pick vacant land that'sbeen own by the same person for a
very long time, and then theycontact an agent and try to act like
they they yeah, like they ownit, like they own it. Yeah.
(30:12):
I heard one example. I Idon't I mean I wasn't involved in
it, but one example where alot actually sold in the people started building
a house on it. Oh yes, oh yes. So so they're very
crafty. So you know that's that'sthat side of it. Now, the
wiring scams, it looks so real. What they will do is you know
(30:33):
it like for instance, I'll justtalk about the one that I saw on
the on the news because it's it'sactually similar to one that that I was
involved with. They they had hackedsomehow. I don't know how. I'm
not a hacker. They had hackedthe email of the title company. Okay,
so then they're seeing all these emails, so they're seeing the correspondence,
(30:55):
they know the property addressed, theyknow when it's closing, that's right.
So what they do then is thenthey take that it's got the letterhead on
it, it's got everything on it. You know, I've seen them duplicate
Google stuff. It looks so realyou wouldn't know. And they just changed
that routing number so that that wirenumber. So then all of a sudden
(31:15):
let's say it's you. You goto send the money for your closing or
for your doubts, whatever it is, Yep, and it goes straight to
them instead of making it to thetitle company. It's a serious problem.
The report I saw of the banktrust had a couple of large cases.
A guy's out nine hundred thousand onthe house and four buyers, and another
(31:37):
business is out two hundred and fortythousand. So just just be aware.
One is call the title company,calls the attorney, whoever's doing your closing.
You want to call them, youwant to speak to them, you
want to confirm that it's from them. And and as as far as our
team, we will never send myinstructions now used two years ago we did
no problem. I had on filetitle companies wiring instructions. Send it.
(32:01):
You know, you might say,hey, can you send it to be
sure? We will not so andmost agents should or all agents should not
now, so make sure you're doingdirectly with the closing company. It's a
shame that these precautions need to beeven much less taken. But I feel
like we have a responsibility to mentionit because you know, a lot of
(32:22):
times maybe you've done you know,two real estate deals, three real estate
or maybe maybe you've done multiple,but you haven't done any in ten years.
It's a different ballgame, definitely different. You know, where it's not
where you just go get a cashier'scheck from the bank anymore. It's a
convenience factor. But something as littleas changing, you know, a letter
in an email is today is howthey get it to reroute to them so
(32:44):
and it's not something you would automaticallyjust catch by just reading it. It's
like, oh, yeah, that'show you spell that person's name. But
it's just just so subtle, right, we all have the same thing happen
in our emails and text messages,and we get at these these goofy messages
that you can clearly see if Iget one more from Facebook saying that is
(33:06):
going to be deactivating click here,and you see I'm going to screw the
misspelling and the poor grammar and theimage. It doesn't look very good,
and you know it's a scam.What the experts are saying is the scammers
are getting so much more sophisticated bythe second and with AI now it's going
to get even more. It isgoing to be very very difficult to look
(33:28):
at it and at a glance likeI just described, see this is a
scam. I'm going to avoid this. Best rule of thumb is if you
did not solicit the company for something, then don't fall for it. Well
yeah, like that, I forgetwhat Google schem it was. And basically
they finally went on too the meetiaand said, look, Google doesn't call
you, right, they don't dothis, Like there's it's impossible to be
(33:51):
Google neither, does you know theirs? Exception one? Yes, yeah,
you're gonna be arrested unless you giveus five thousand dollars five o'clock to
day you and can give car Yeahthat that's dirius. Does that do that?
No? No, I get theseemails all the time from PayPal.
Oh your order of this XYZ cellphone has already been paid for, congratulations,
(34:13):
that should be shipped. I'm like, h yeah, I don't think
so, Delete block, spam,all that good stuff. But for some
people see it, they may panicand go, oh my gosh, somebody
hacked my PayPal account. And onceyou respond, well, then you're in
trouble, you know. And Iactually took all my banking information out of
PayPal. I don't, I don't. I don't use it. I don't
use it, unfortunately, And nodisrespect to PayPal, but it's just unfortunately
(34:35):
it's one of those vulnerable companies thatpeople are using to get access to your
funds. So a lot to looka lot to look forward to in twenty
four, a lot to be carefulabout in twenty four as well. I
want to ask you because I knowthat there's been a big change in thinking
in Charloie County. The one timeproposed water park that was going to be
(34:55):
in the you know, the Murdocharea or as I don't know if some
call it, you know, PortCharlotte North or whatever. Yeah, supposed
to be. Yeah, I sawthe article, you know that the county
denied the developer's bid to buy theproposed water park land. So I don't
know the exact details of all ofthat. I know it seems like,

let's see, I've been here eighteenyears. It seems like at least fifteen
years of that I've heard about awater park. I've heard about since we
were little. There was supposed tobe this giant, wet and wild you
know, it was supposed to beactually way back when it was supposed to
be in south Punta Gorda, andthen now it's obviously, you know,
moved to It's just one of thosethings. It's like water, it just

moves. The locations keep moving.Here's my problem. You know, I'll
be forty seven here in a coupleof weeks, and I've been here.
You know, back then I couldhave enjoyed the wet and wild. Now
I'm getting old, you know,I mean, like, how long do
I got to wait for this?Well, they'll have a lazy river for
you. Yeah, we're talking alittle little you know, a little floating
and I can go down at exactlywhat you're joing becomes as the age watching

watching it through the eyes of thechildren. It's the same thing with you
know, Disney Adult Pleasures anymore,you go watch it through the eyes of
kids. There's nothing better, I'lltell you what, than that little girl.
So anything else going on in thecommunity, fact, the real estate
market, the local economy in general, Look, it's all going to affect
it as far I mean, pointblank, very desirable area. We are

on the map anywhere I go,whether I'm at conference, whether I'm in
you know, wherever before they wouldsay where are you from, or they'd
look at my tag and they'd saywhere's that. Now they know, they
know, and they've checked there andoh I just visited there. So it's

definitely So that's the reality. Wesee it building up. We see what's
I mean out King's Highway, wesee what's happening burst or road Jones Loop.
You know, it's going to continueto fill in, it's going to
continue to grow. That is naturallygoing to keep the prices moving up and
the demand high. So as faras other things going on, I know

the Panagorda has been talking about fora long time. I guess it's been
in the works. As far asthe expansion of the City Hall, Oh
yeah, I heard about that,Yeah, which I mean it's a you
know, I had read the articleand you know it sounds like that.
You know, they've got a lotof issues going on with the building,
which makes sense. It's it's anolder building, right, Let's see it
was built early nineteen Yeah, it'sin the historical register, so it's definitely.

Yeah, and then they then theydid an expansion in nineteen seventy eight,
built ninety nineteen twenty six and builttwenty six, expansion seventy eight.
They're talking about, you know,there's some that are voting for a third
story on it, others, youknow, suggesting we move across town.
You know, it sounds like something'sgoing to happen there and is it needed.

Yes, and it's absolutely need.I guess they've got people meeting in
different places in town because they don'thave room there and meeting room. So
