the market. And we probably havegot some catching up to do in the
sense that it's been a couple ofweeks now during the holidays, took some

and matt and his family and somefriends are up skiing and he is having
the time of his life with hislittle four year old getting her out there
and getting her ski in. Sohe is he is very very happy.

let me tell you, Charlotte County, we've got one hundred and three

new listings. So this is overthe Christmas holiday, and usually for US,
Christmas is pretty slow. Most peopleare focused on holidays and guests,
so they don't do a lot.But surprisingly, between New Year's Eve and
I'm sorry, Christmas Eve and NewYear's Eve, we got one hundred and
three new listings, eighty six wentpending and ninety eight closed. Now that's

in Charlotte County. Obviously, whenwe talk about Lee County, things are
double. So same dates Christmas Eveto New Year's Eve, two hundred and
seventy two new properties came on themarket, one hundred and eighty one under
contract, and two hundred and thirtyclothes. So, you know, in
basically what in a week's time,we've had, you know, three hundred

new residents officially come to the area. So that's something to think about if
you think about you know, closeto you know, three hundred plus a
week, Yeah, coming into thearea. And you know, the numbers
are always I don't want to callit suppressed, but they're lower because of
those holidays, and you didn't enteringthat. I just wanted to to also
mention the other side of the coinis the tremendous growth that all of the

area. We're talking about has beenexperiencing. Yes, and I actually heard
today and it's a good thing You'vegot Mike, And we could talk a
little bit more about this later whenwe get to the guest. But the
amazing growth in my twenty thirty Ithink Lee County is expected to expand to
like a million people or something alongthose lines. You know, it's crazy.

I was just driving through Port Charlottethese last couple of days, helping
out on a property, and I, you know, growing up here,
as I've said many times, youknow your little communities, and I'm driving
and I have no idea where I'mgoing. Where did this come from?
Where did this come from? Allof these new developments, all the new
commercial space is It's just blown mymind. And I do feel probably,

you know, another ten years afterthat, Port Charlotte, Punta Gorda,
our Charlotte County area is gonna bewhat Fort Myers is today. You know,
a question and seeing so much moreof on social media. It used
to be the number one question Isaw almost every day was something about Taylor
Swift. Now these days, asit should be more along the lines of
what is going in at such andsuch in front of the so and so

at this address or whatever, becausethere's new stuff happening everyone. Oh it's
like one day you drive to workand next time you come home and twenty
acres have been raised. There's nomore of trees, Like okay, here
comes another community. So you knowwhat, it's part of growth, and
it is part of the attraction ofour area. And you know, us
locals kind of cringe at it becauseobviously it makes things a little more complicated

for us to get to and from. But at the end of the day,
it's economy and it's you know,infrastructure, and it brings money,
it brings jobs, and you knowit, it just gives us more conveniences.
Here's how fast things are growing.It's kind of a funny anecdote and
made me kind of feel out ofthe loop. And generally I like to
think of myself as being sort ofin the loop, but you know,
in holidays, you kind of letyourself go when it comes to that kind

of thing. But somebody said tome the other day, said, hey,
did you hear about the new mocanut that we have in town?
And I went, okay, anew mocha nu. Oh yeah, it's
a great I said, well,where is it? And they said,
it's in front of fit Agains.I said, well, what the heck
is that again? Where is that? What's right there on the trail?
Oh my gosh. Wow. Yeah, they've always knew restaurants. It's great.

there's a lot of feedback coming nowfrom those who have had a chance to
visit Sunseekers. Have you been there? No, I am resisting the urge
because I just don't feel like dealingwith people. But I have had a
lot of friends, realtors. They'vedone some great video posts. Some of
my friends in the office have gone. And obviously you don't want to go
to a place like sun Sleeper Seekersand go, wow, that place is

really lame. Of course, it'sgoing to be beautiful and gorgeous and the
pool I hear is spectacular, fooddrinks, So I will check it out.
At some point, but I'm doingdry January, so I'm going to
stay away from any place that makesme want to have a margarita. So

let's be real, it's not goingto be dry. It's going to

be damp. So like I've allowedourselves a little our little Sunday afternoons when
we go to you know, Ilive in Venice, So we go to
Pops or we go to you know, a couple places Nkomo's, and we
have our little afternoons. So wewill have a little bit on the weekends.
But during the week we're cutting backsignificantly on our wine. And yeah,
now and a lot of folks aredoing it dry January, I'm doing

Well, that's my son. I'ma fan of that. So I'm
sorry for people a total wine inVenice. I'm not dead. I'm just

in their sales this much, Yeah, maybe I'll see a nice increase in
my in can my paychecks or notmy paycheck but in my bank account.

to talk about I think what's mostappropriate to our community and our listeners is
the sweet spot, and that's inthe three to five hundred range. Now
what's interesting is last two weeks agowe had plus one hundred in that range.

We've only got seventy four into threeto five hundred price range. So
interesting, seventy four listings, soobviously they're selling. Obviously, we'll talk
a little bit about mortgage rates.I'm not a mortgage broker, but they
have come down and the five toseven fifty range is seventy five number.
You know, you have choices seventyfive homes. For those of you who
are looking for something a little moreluxurious or bougie, seven fifty to one

million, there's fifty eight properties.And then obviously, like I keep saying,
for Todd, as you keep lookingfor your one one million to one
point twenty five, you've got twentyfour options. And then for Zaye,
if you're looking for that one pointtwo five million plus maybe two million house
on the water with the boat inthe backyard, you know, there's thirty
six choices for you out there.So you know, it's the show producers

in this business that make all themoney. It is. That's that's that's
the money. And now obviously ifwe still you know, we'll touch you
real quick on the Fort Myers CapeCoral market. Now you've got a bigger
price and you've got a bigger selectionup there in that sweet spot, say
three seventy five to four seventy five, you've got over six hundred listings to
look at. Oh my, soplan a couple days to spend with Mike.

He'll probably show you close to sixhundred. You know, if he
doesn't drive himself crazy by then inthe let's say the five seventy five to
six seventy five, almost three hundred. Now, obviously Cape Coral Fort Myers
your priced. Your dollar's not goingto get you as far as it is
in Charlotte County. You're going toget way more for the buck here in
Charlotte. I'm always going to pushthat. Not that I don't love,

you know, south Fort Myers CapeCoral area, but you definitely get more
if you're looking over that six seventyfive, which is going to probably get
you waterfront, a bigger yard,maybe a gated community. You've got over
seven hundred properties. So the FortMyers Cape Coral market, while it is
very much on fire, you've gota lot of inventory. Okay, let's

been a lot of migration from theeast coast of Florida to the west coast

because people have been cashing in onthe value of their homes in Miami,
Fort Lauderdale, West Palm and findingthey can buy a lot more home for
their dollars on this coast. Wellyeah, I mean years ago. Obviously,
the people from the Miami area wascoming straight across to Naples Marco area
because it's very similar to the PalmBeaches and all that, and then it's

like, wow, I can makemore money. Well, so that forced
the Naples people to start moving north, north north. But yeah, the
west coast of Florida just it hasso much to offer. It's got calm
waters, like I say, it'sgot calm waters and calm people, and
we're growing and because of all thisgrowth, there's so many opportunities for you
know, businesses and people to come. So yeah, it's not the difference

anymore of the East and West coast. So they we're still appealingly is because
we've got year round events that arealways exciting and always fun. Why don't

But I do know that Charlotte Countyis working on fixing that. So
for all of those people who haveto deal with the overflow parking, wear

appropriate shoes and know that it isgoing to get better. I think they
closed off a pretty good size sectiontoo, so it has reduced the amount
of the overflow parking. Something asyou plan, I think head the sun.
I don't know if Matt mentioned thislast time he was here, but
somebody that we've had on the show, TJ Thornberry. He has been appointed

to the Charlotte County Airport Authority bythe governor. So I thought that was
pretty cool. So congratulations out toTJ. Somebody that we highly recommend if

Now. I don't know what thewhat the airport authority does, but it
sounds impressive and it sounds, youknow, like he's super important. One
of those things that really doesn't havea description of Most of our can say

know, I love about our areaand that's why so many people do it

too. It's just our our We'restill old Florida when you look at it.
There's still so much of our area, especially Charlotte County, that is
still old Florida still. So youknow, they're buying, you know,
the Conservation Fund is buying twenty acresin the Charlotte Harbor Preserve State Park,
keeping that estuary protected. So that'sgoing to be good obviously, twenty acres

isn't a large amount of money ofacreage, but it's still something pretty cool
to kind of keep it back tonormal. You know, I think about
Babcock when I was a little girl. You know, Babcock was hunting ground
for all of us. And youknow, if my dad could see what
Babcock is now, and you'd belike, oh my gosh. Now Babcock
still has plenty of stuff out there. But yeah, and then I say,

you're here. You know, theCharlotte County Border Commissioners another development going
up, four hundred and ninety sixsingle family homes. It's going to be
Coral Lakes off of Burnt Store Road. So there you go, Mike,
you're going to be driving past someconstruction here soon coming up to the office.
Burnt Store Road is definitely blowing up. We wouldn't recognize it if I
drove down it either. So Ihaven't been down there in the road in
(21:03):
a while. And I'll bet thechanges are I am sure numerous. And
obviously you know rsw or Fort MyersAirport talks about you know, they've had
an increase of seventeen seventeen percent inpassenger traffic, So we already know that
because we get to see them onthe roads. But yeah, definitely people.
It says Southwest Florida International Airport Welcomenine hundred and fifty three thousand passengers

in November, in just November,just November. That's that's like a lot.
That's a lot. That's a littletoo many. I think we need
to knock that number down. Butyou know what, it's it's why they
come here. You know, mymy youngest came here for the holidays,
so I get it. You've gotto come and leave the snow and cold
of Chicago to come down to SouthwestFlorida. One from Alabama, Uh,

nope, that one's in New Jersey. This is my Chicago girl. Okay,
she's my city girl. Inventory onceagain. You know, real estate
prices, as we do talk,they are coming down. I don't know
if they're coming down as far asthey're getting cheaper. It's just they're regulating.
They're self regulating themselves to what iswhat the market is bearing. So
just know this is definitely if you'reon the fence about wanting to put your

home on the market, this isthe time to sell. We just had
almost a million people come to theairport last month. You know, well
actually November, there are people looking, people are wanting to come live here.
So if you're thinking about, youknow, oh maybe I should wait,
this is definitely the time to putyour house on the market. Exactly.
The time is always when you're thinkingabout doing it, and that hesitation

factor, you don't need that.With the Patterson Group, Matt Patterson and

not to get them in a way, and obviously we don't want them dredging

because that's not good either. Soso yeah, that's kind of that's kind
of what I got going on fornow. All right, I think it's
time we find out a little bitmore about what's happening around us. Yeah,

into the southern part of our listeningarea. And as we've been talking,

if you've heard several times we've referencedthe amazing amount of growth that has already
taken place and is expected. Yes, definitely. Actually, the whole time
you guys were talking about growth hereI was comparing. You know, you
guys have sun seekers, We haveMargaritaville right exactly of the harbor. We
obviously have the ocean and the beachesand things like that, so, you
know, but growth is happening anywhere, and in real estate obviously, growth
(24:22):
is a good thing for us.But you also have the people that are
hanging onto the old Florida Field,So we're doing a good job down there
of kind of doing both at thesame time. Our Canean kind of forced
the issue a little bit to wheresome of the older things are having to
be rebuilt. But again that's growth, influx of jobs, more housings coming,
(24:44):
so it's a good thing. We'rehappy and proud to see it moving.
What about activity in the real estatemarket, because obviously we have a
hyper focus on Charlotte County Northport,that kind of What about in Cape Coral,
Fort Myers proper, that kind ofthing. Yeah, definitely, over
the last couple of months, we'veseen a lot more activity, a lot
more people in town. Slow birdseason obviously, so yeah, people that
(25:06):
are escaping the cold weather coming down, so that means they're here to look
at houses and hopefully purchase houses.Again, like Shannon it said, now
is the time to sell, eventhough we're seeing a little softening in prices.
SAME's going on in Cape Coral FortMyers area. But again it's also
a prime time to sell because you'vegot a lot of people that are in
town looking, got a captive audience, so to speak, exactly well,
(25:26):
And I think I mean not that. Like I said, I am not
in the mortgage industry at all,but mortgage rates have been dropping significantly.
I guess I'll put the air quotesabout significantly because they're still you know,
over six percent, so subjectively it'sbetter than what they were. And I
think every time it continues to drop, that's just more opportunities for buyers to
come in and get, you know, their pick of the crop. And
(25:48):
obviously we could tell by our inventorynumbers there's a lot of choice, exactly
right. There is a lot ofsomething. Don't play the game of oh,
well maybe there's something better. That'sstill not true true, But yeah,
so I think that does definitely helps. Yeah, it's not something that
you want to sit and wait onvery long. If you find that perfect

but I know Fort Myers does,and I think that's one of the
obviously living in one up in SarasotaCounty, it's so nice to have that
type of deed restriction, you know, not that every house is cookie cutter
and identical, but that there's youknow, a level of expectation on how

you keep your yard and cars thatcan be parked in the street or not
in the street, and no commercialvehicles and stuff. And what are you
finding how many communities are popping updown there down in the Fort Myers area.
What are some of your ones thatyou've been through lately that are just
like top notch that people should comesee. Yeah, Actually there's a couple
of newer ones that are going on. A lot of the growth that's going

on in the Northwestern Cape is notnecessarily in gated communities. It's individuals,
but some of the larger communities thatthey're building within Fort Myers or more Inland.
But you're right, with a lotof those gated communities, you get
you get a much nicer environment.You know, some people that like to
work on cars in their front yardsand things like that might not be a

gated community preference, but for themost part, it regulates what you're living
in. You don't have the driveto home or to your other daily communes
that you're having to drive through theworst part of town as far as in
your own community. So really niceareas down there. But to be to

be honest with you, the largergated community growth is going on a little
bit further Inland just because there's nota whole lot of waterfront. I was
gonna say there's no waterfront, andI know, you know, I'm I
do. I'm golfing now and Ialways swear I would never golf, but
you know, my my partner andI he's a golf professional and so we
were down in Fort Myers Sunday golfingdown towards Santa Bell and it's just those

communities I feel like, you know, they just scream, come live with
me, because they have the clubhouse. They have the tennis and the pickle
ball, and they have the countryclub and the golf and the you know,
the really nice place you go haveyour lunches and you're you know,
your afternoon tea so to speak,maybe bourbon instead, but and I think

that's something that really differentiates Fort Myersfrom Charlotte County as we don't have many
of those types of communities. ButI think in the future, Charlotte County
will probably build them because it's youknow, that whole you know, if
you build it, they will come. And obviously, with you know,
almost a million a million people comein every month, a lot of those
people come here for that very reason. So I love that even though we're
(35:31):
mostly centered in Charlotte County, LeeCounty is just a hop, skip and
a jump away for you know,that type of lifestyle of if it's you
know, something that somebody is wantingto do and leave the North behind.
And when you think about you know, people that go for vacation resorts,
the word all inclusive comes up,and when I think of a gated community,
(35:52):
I kind of lean towards that allinclusive mentality because you said, you've
got some of them built around golfcourses, but regardless, you'll probably have
a pool, community, clubhouse,things like that, and so a lot
of times those activities keep you fromhaving to leave the gates of your community.
It's all a oh it's ideal.Cuts down on the traffic and having

to commute to other places. Buthaving all those that you can get to
by walking, bike, or golfcart, whatever what have you without having
to make a large community is veryhelpful and it's a big draw. It
kind of gives you that resort feelingwhen you're inside your own community. Well.
I think those types of communities alsohelp with your fitness because they are
so conducive to walking and biking.You can bike to the clubhouse, you

can bike to the tennis courts,you can you know, some communities have
car washes and gas stations in them. You really don't have to leave.
They have a little general store whereyou can go grab milk out, eggs,
and you know all your necessities.So once again, it's it's not
hard to see why the East Coastersare flocking over here and why the Northerners
(36:57):
are coming this way, because there'sjust so much opportunity for them to have
that ideal not so much sedimentary retirementlifestyle, but a very active retirement lifestyle.
And they grow too. I mean, you can get some of these
communities are huge, they're cities.You think about Babcock Ranch where we're seeing
a lot of growth there. Imean they've got a couple of publics,
(37:20):
they've got high schools. When it'sall said and done, they're going to
have four publixes. Wow. Andwe actually have you know, an agent
on our team, Nick, that'sgonna is down in the Babcock community.
And so you know, if anybodyis looking for Babcock property, between Mike
and Nick, we've got you know, people right there situated for you.
But yeah, Babcock's got a school, in a hospital, you know,
(37:43):
I'm sure all kinds of little restaurants, pizza, Chinese, all the all
the necessities of life that you wouldneed. And you once again, you
don't have to leave your neighborhood.And I think a lot of people like
that. Florida is a big state, you know, it does take you
a hot minute to get from oneplace to the next, So anytime you
can have that in your backyard isdefinitely appealing to This is where I want
to live, so we like that. I definitely like that. Yeah,

we talked a lot about being theseason. The snowbirds are here and they're
eyeing properties to become their new foreverhome, or perhaps they're their winter home
or whatever. Are you seeing thatthere's a spike this time of year in
that activity, because in general,I've been hearing that the season as it
it's once known isn't really the seasonanymore. More of a year round housing
(38:29):
economy these days, i'd definitely seea spike around this time. You know,
over the course of the last fewyears, I would say I've seen
it kind of settle a little bit. I don't know how much of that
has to do with Hurricane Ian.Obviously, last year we're in a couple
of months after the hurricane before seasonhit, so it was a little soft
last year, a little bit moreof an influx. But yeah, definitely,
(38:49):
now through March or April, there'sgoing to be a lot more activity,
a lot more people around. Sonow it's probably what I would say
is the hot season. But thenagain, you have a lot of people.
When this season is over and thesnowbirds go back up north, then
school's are about to be out,so then you have the vacationers that come
down here to bring family vacations.So you know, I wouldn't say that
it's a huge roller coaster of upand downs anymore, but you definitely can

tell a month from right. Andeven snowbirds these days are very comfortable with
the concept of going online and lookingfor properties, so you know, come
July or August, they still couldbe looking and well. And once again,
it's hard to sell your house whenyou're up north and you're under six
feet of snow. So their springbecause I used to live up north for

a hot minute, and their springseason begins, I believe in like March,
so March through May, you know, is their spring season. So
that's when they get their houses readyto sell. So once they get sold,
then once again they come down inthe summer to get their you know,
their Florida home ready. So it'sall good. Can't stress enough though,
that this is a great time tolist your home. Yep. And

I'll put a little plug in herefor getting a CMA for yourself because there's
the likelihood and Matt tells the storiesall the time to be about how this
happens to him frequently. Uh,there's a likelihood you're going to be presented
with your comparative market analysis and you'regoing to find out you've got a lot
more equity or a lot more valuein your home than you thought. Absolutely,
you never know. Yeah, thingsyou don't think about. Things you

visually see. Sometimes you're too closeto the forest to see the trees,
so you need that independent opinion.Sell. Yeah, we're happy to do
it. It's a very good wayto put an accurate number on your home
if you're thinking about selling, orif you just want to know for insurance

huge company, and so it's beena few years in the works, and
some of the people were reluctant becausethey wanted that old Florida and then of
course the people that are looking forgrowth and anybody who likes the Margaritaville brand
is very excited about it. Sowe're really happy to see the forward movement.
And it's a beautiful property, itreally is. So I'm excited to
get down there and check out.That's the next thing I was going to

ask you, because there was somepushback in the early stages and still so
with regard to Sunseeker not really fittingthe surrounding area, and it is,
There's no doubt about it. It'sa massive resort. Does in your opinion,
Margaritaville fit the area maybe a littlebit better? I think it does
now and I hate to say it, but the reason for that has a
(42:13):
lot to do with Hurricane Ian becauseit kind of created a blank slate around
Margarina. So you know, alot of those older businesses that were there
were destroyed and wound up having tobe leveled, and so there will be
new rebuild and new growth, whichobviously will be a higher code and a
more more better structure. But doesit fit the mold as far as visually,
(42:36):
there's a few other hotels that areright around it that are kind of
similar in paint, skiing, thingslike that. So does it stand out
like a sore thumb? No,Visually it does not. It is a
big building when you come across thebridge, so it definitely takes away just
a little bit of the horizon thatyou could see when you came across the
bridge, but you're looking at avery pretty structure. And obviously as soon
(42:58):
as you get to the bottom ofthat bridge, looked at your left and
you can see the entrance, andthat's going to be a big draw because
it's right there. It's the firstthing you see when you get to the
bottom of the bridge. So Ithink it's gonna wind up being a really
good thing in the forward movement.It's going to bring jobs, it's going
to bring newer clientele. And whenpeople come down here and discover what a

wonderful place it is, then they'regoing to want to buy a house.
Yeah. Absolutely, And it mighteven inspire other businesses to build to a
rebuild to a different degree than theymight have otherwise, in order to stay
in keeping with the vibe, thetheme, whatever you want to call it.
