They were all on their cell phones, so they didn't show them cuts to
Justin Bieber and that's the only personthey showed in Kim K's box. And

as powerful and wonderful as I thinkTaylor Swift is, I seriously doubt she
told the cameraman not to show KimKardashian. Oh please, it's ridiculous,
but yeah, I would hope thatafter the football seas, after he settles
down and they enjoy their lives,just be happy. Do what you do,
Yeah, I would say, becauseI know that too. It's whether
you're whether it's the fans in thestands of the celebrities and the skyboxes or

whatever. They're on their phones theentire time. Yeah, either taking selfies

and the social media like stuff.Bad. Yeah, and I doubt they

we've got is, of course we'regoing to talk about Charlotte County and Lee
County. So Charlotte County, inthe last seven days, which was last
week, we had two hundred andsixty eight new properties go live, okay,
one hundred and eighty five of thoseunder contract, and eighty one closings,

which is good. I mean,obviously, like we talked about last
week, the market is. Youknow, if you're a buyer, your
choices are becoming you know, moreand more and more. You have a
lot of opportunities and you don't haveto settle, which is really good because
as a buyer three years ago,you were just throwing cash in anything that
was, you know, possibly active, and then you were hoping, crossing

your fingers and not really knowing whatyou were buying. And now you have
that opportunity to really say, Iwant the pool, and I want the
patio, and I want the waterand I want the updated everything. So
you have a lot of choice.I think of how many people back in
that age that time frame would makeoffers on homes and maybe it was a
good offer and so many sellers werea little bit of the picky side.

For example, well I don't wantto do FAJA financing exactly. And now
you now you're begging, Yeah,you're begging. Yeah. And it's once
again we try to get the messageout to anybody who's going to go on
the market. And that's something we'regoing to talk about in depth today is
you've got to you've got to beextra. You've got to be the nicest

house on the street. You can'tjust be mediocre and think that you know,
oh, it doesn't matter if it'snot painted, or it doesn't matter
if it's not landscape. You knowthey're going to buy it now. It's
it's the competition now. Yeah,you've got to get back in the game,
bring your age. Yeah. Soand if you're in Fort Myers,
well, you know, there's fivehundred new properties that came on last week,

so there's a lot of movement goinginto Fort Myers. What's really interesting
though, is there was four hundrednew contracts. So that tells me that
Fort Myers Keep Coral is extremely attractiveto people. A lot of people are
buying there. So four hundred newhomes went under or actually went under contract
last week. So obviously in thenext thirty to forty days, you know,

four hundred or actually maybe close toeight hundred new people will be coming
to that area or relocating sure inthat area. So that's a very active
market. That's an active market.Well, and obviously the landscape is much
much bigger, you know, biggercommunities and opportunities for job But as we'll
talk about in a few minutes,there's a lot of lot of industry coming

to our area too. I justwe talked about what a month ago about
the Costco coming to Northport and banthat thing is going up unbelievably quick.
You see all the industrial stuff goingon Airport area. I haven't been that
direction. I live north All That'sright, that's right. But yeah,
it's definitely it's it's it's our littletown. Is we can't really say it's

our little town anymore. I know. And I've seen a lot of folks
complaining. I knew, I knewthey would discover it happening. It's inevitable
everywhere. It is. Best youcan hope for is a few years before
you get discovered it's going to happennow, especially in this part of the
world. Well, but the goodthing about that is your property value is
increasing trom So there you have thatvalue. And you know, Florida is

one of those states where you knowyou can drive twenty thirty minutes and you're
in a whole other area. Soyou have opportunities, and the Patterson Group

the raw numbers before we headed intothe break. If you got anything more

to share with this, because Idon't know, I don't know what all
those numbers are in front of you. It may be important, it may
not be so important. Well,there there there are just a view of
the sales of what's been happening inthe community based on different price points and
what's available. So it really hasn'tchanged a whole lot. Okay, I
won't spend a lot of time onit. I can say that anybody in

the let's just say the four hundredto six hundred thousand price range, you've
got almost twelve hundred properties to choosefrom, and then obviously it goes down
from there. If you're in thehigher price point, the six to eight
hundred thousand price range, you've gotthree hundred properties, eight hundred to a
million you have one hundred and seventysix, and then a million plus you've

got about another one hundred properties.So you know, it's a great opportunity,
like I said, for the buyerswho are in the market to really
get to see all the opportunities andcheck off all those little boxes on their
wish lists and not have to settle. So I definitely think that that's a

good thing, a good place tobe. You know. One thing we
haven't talked about yet is interest rates, and I think it's encouraging to see
that the Fed is now talking aboutpulling back on the interest rates. I
know there's been some inflation numbers bandiedabout the past couple of days, but
it does look like that is imminent, which is good news. Well,
I think they have no choice,you know, even though there's certain people
(16:15):
in our government that are under theimpression that it's not an inflation. We're
not struggling, and the American publicis doing fun. And you know they
think that because we're making more moneyby my check, we can afford everything.
But you know, we'll let themcontinue to ride their rainbow unicorns and
you know, have their fantasy.But for the rest of us, I
think, you know, mortgage rateshave to come down in order to really

see a big move in the market. Please be aware, though, And
the reason I brought this up isbecause the Patterson Group has got such amazing

gave it two thumbs up. Theysaid it was absolutely worth it. It
was vibrant, lively, just togo like a daycation just to go down

there on the beach, she said. The music was fantastic, the food

don't think you do day passes atSunseekers. That's nothing they've introduced yet.

some some things going down there atthe airport. So with that growth,
it's more food man, Yeah,pizza and and duncans. Yeah, great

And and here's an article about thebaby. Baby boomers are empty nesters,

so those without children nearly the arethe ones that owned three ten homes with
three bedrooms plus. So they're bighomes. And studies show that the ones
that have the bigger homes are notthe ones that are really selling right now.
The report of it talks about,you know, between the ages of
sixty and seventy eight, they dokind of they have their homes paid off.

They're retired most likely, and Ithink they keep their larger homes because
they have the families that come andvisit them. And obviously mortgage rates are
a part of that. But sosometimes you know, the boomers are not
the ones that are doing most ofthe moving right now. They are actually
staying put and staying in their largehomes. Okay, so that was interesting
(29:40):
information. Let's see, we've beentalking about the legislature and some of the
issues that they're facing over our waterways. You know, there's all kinds of
things happening. There's bills that arebeing passed. So I hope everybody pays
attention to what goes on in ourlocal government. I know we get sidetracked
with our big national circus that goeson, but our local government, there's

a lot of really great things goingon. They're passing the bills to help
with our conservation of our Southwest Floridawaterways. Obviously we talk I talk about
Captains for Clean Water all the timebecause that's a really great group of people
to support. So I talk tothe legislature this week about citizens insurance too.
For those who heard that, Yeah, sure, them talking about that
(30:25):
crisis and to be sure, weare in an insurance crisis so well.
And they also mentioned on the radiothis morning that some of the established homeowners
that have properties that are valued sixhundred thousand and above are also eligible to
get insured by citizens because it wasa cap previously. Yeah, that's going
to make a difference for a lotof homeowners. Definitely, definitely. Did
you ever go to swamp buggy races? I have not been. I have
(30:48):
given away probably in the thirty yearsi've been in this radio market, I've
given away thousands of free tickets forthe event to Floridians and I've never been
myself, but I certainly know aboutit. It is supposedly one of those
things you just got to do.Yeah, it used to be something I
remember. I got a picture here, and these are like swamp buggies back
in the oh lord, nineteen fiftiesmaybe from me started at forty the late

forties is when they started. Itdid about one hundred years ago, yep.
And I mean obviously Florida was largelya swamp before it was in marshes,
So yeah, there was there wasa place in Benina Springs where they
came along and started these swamp buggies. And there's a race they're going to
bring them back coming at the endof the year. So the twenty twenty

four swamp Buggy racing starts off Decembersecond and Florida Sports Park in East Naples,
So you have about ten months,maybe nine months to get your swamp
Buggy up and ready and start todo some competition. I believe that'll be
a championship race as well. Thereare some intermediate races actually, I think
one coming up in March, andit's it's again one of those things that

I think as a Floridian you gotto put that on your Floridian bucket list
in a sense and see it.It's tremendous fun. The family loves it.
And at the very end when theytake the swamp buggy bride, yes
it is actually a woman dressed upany but I go down there, you

go, and they dunk her inthe mud. It is well worth the
trip. Interesting. Well, Idon't know if I would ruin a wedding
dress for that, but you know, at the right price. So I'm
sure if anybody is on social mediaor on the news, everybody has heard
about one of the most expensive homesin the United States is on the market.
So I know, you know,maybe collectively we could go together.

It looks like it's enough square footage. The three of us could happily live
in it. You've got a spouse, I've got a significant other. You
know, pets would come too.But yeah, this is in Port Royal,
which is one of the most exclusiveneighborhoods in Naples area. This home
has a nine acre lot. Ithas three homes on it. So wait

a minute, we don't even haveto share. We can have our own
home. Even better, for it'sgot totally twenty two thousand square foot okay,
two hundred and ninety five million dollars. Oh. I don't know what
the mortgage payment would be on that, but I would definitely have to ask
for a raise. So Matt,I'm asking right now on the radio if

I'm going to buy this house,I might need a little bit more income
to be able to afford it.But it's a really cool property, and
I think about all the parties wecould throw. Oh and it's got a
two hundred and thirty foot yacht basinand one hundred and eleven foot tea doc
So there we go. I mean, I was concerned about where we run
to park the boats, but wedefinitely have plenty of room for the boats.

We can have a mini golf courseout there. We can do a
putting range. My goodness that thepossibilities are endless, as if we could
afford even a closet. Probably yeah, probably thinking not not at this current
moment in my life. But incidentally, at today's rates with a credit score,
your monthly payment would be one million, nine hundred and twenty nine thou

seventy eight dollars. I think we'regood, the three of us. We
could combine that and maybe make zeropoint zero two percent of that payment for
one month and then get served theeventual Lord. Yes, but I can
only imagine what the interiors? Yeah, what does what are the what do
you get? What do you doto prepare for putting the house on the
market? And what are the interiorslook like? And that's kind of what

we're going to chat about for afew minutes. Here is staging. That's
something like we've talked about getting yourhouse ready to go on the market.
It's good segue. I thought something. Your home may not be worth a
third of a billion dollars, butit can look like it. It can
look like it. And you know, that's that's what I mentioned earlier about
the sellers where you have to haveyou have to kind of go out over

and above. Now it's no longerstatus quo. You've got to do the
landscaping. You've got to do thepaint, you've got to power wash the
driveway. You know, you've gotto make your house stay out. So

manner on the market and you're justlike, oh, I've got all this

must consider. And having been aroundand immersed and especially doing this radio show
for as long as as we've beendoing, I've come to gris with the
fact that when that time comes,Matthew's Matter is going to need a judicious
pairing down. And that's fine becauseyou know, some folks can take a
little bit of offense at that,but realistically, your stuff is wonderful to

you and it'll look great in yournew place. For the incoming buyer,
we need to neutralize. You mayhave that office where you've got bright purple
walls, and then you love purple, and it may be like, oh,
it's my favorite color. But tothe person coming in, maybe you
walk in, you're like purple.I hate the color purple. And you

know, not everybody has that samevision of you know, the seller's designer.
I remember shopping true story, whenI was shopping for Matthew's Matter and
we were looking at a whole hostof different homes. Now we ended up
Matthew's Manner, which has gray ishwalls throughout. Yeah, neutral, but

I happen to like gray, soI hap to light the color a lot,
and neutrals are certainly recommended. Andthere were many homes we looked at
where we were having this conversation.Well, the pink girl's bedroom, that's
awful cute, but of course we'dhave to paint that. And the purple
office, yeah, we'd have topaint that. Yeah, And the kitchen
is just too dark and small tobe in a dark color. We'd have

to paint that. You start makingthose kinds of conversations, you end up
even subliminally, you end up lookingat the place that's got the gray well,
and then you deduct all your dollarsstart, you know, for you
as the buyer, you're like,Okay, now I've got to pay for
paint, and now I've got topay for new cabinets, and now I
got to paint for a new carpet. So sometimes the seller has the advantage
(37:40):
to where you can kind of dosome of those updates yourself. Go to
a more neutral palette, Maybe replacethat twenty five year old carpet that's in
the bedroom that you know you've beenwalking on for all those years, and
put you know, hard surface floorson, and a lot of times people
walk into a vacant home and theycan't visualize their life there right exactly.
(38:00):
You know, people have moved out. It's it's tile floors, and it's
just tile floors for for miles.You're like, oh my god, I
don't know how this would look.So we can come in and set up
a living room, put the sofa, the table, the rug, the
TV stage, a bedroom or hereand there and kind of give people a
little bit of a foundation of whatthat home could look like with their things
inside of it. And you're stillliving in your home, it's okay that
(38:22):

deal to repaint a couple of rooms? Could you negotiate that into the contract

with it? Absolutely you could.But there's something subtle that happens in a
lot of us, and you justpath of least resistance says that other house
doesn't need me painting exactly. Yeah, because you want to move in.

You don't want to have to waitanother week because now your night after work
you have to go paint this house. And how long is your list of
things to handle before, during,and after the move anyway? Do you
really want to add painting on topof that? Yeah? Well, And
and I think for the seller's representationall shows. It also shows that they
care and they have pride of ownershipwhen they present a home ready to go,

ready to move in as much asthey humanly can or financially can.
Yeah, but in for these Idon't think we're picking on colors. No,
no, no, nothing more wonderfulthan having your bedroom the color you

mow your yard, to do somecurbing, some trimming. You know,

of us have those rooms, youknow, those open floor plans where your
dining room isn't really your dining room, but it's not your office, but

it's your not your home gym,but it's also something else. You got
a multi purpose room, multipurpose,but not everybody likes multipurpose. So to
find your rooms, make sure thatyou know, if you have an office,
make it an office. If it'sa workout room, make it a
workout room. Back to the lighting, you know, your front porch lights,
you know, take a broom andget all the cobwebs and the dead

bugs out of same on your patio, you know, take the brush and
clean the pool cage, get thecobwebs out. So just kind of just
kind of go and look at yourhouse through different eyes as if you were
