on in in the title world and with sales there also.

We're gonna talk about the market here first thing, and
then of course later in the show. Uh. And I've
got some other key stuff in in the middle here
to go through. But later in the show, we're gonna
be talking about our picks of the week, uh, new
properties coming to the market. One ones that have just
recently gone on. It's gonna be important for you, and

and the reason why, of course, because the market is changing,
which we're getting ready to get into. But it's gonna
be important that you're hearing about these sooner uh than then,
you know, let's say the previous you know, year and
a half uh, because if you are actively looking and
you have that home in mind, they're going a lot
faster now. So I have been waiting a very long

time to say that. So very excited, very excited. Now.
First piece of business is I have to give a
shout out to my daughter Everly, as I do often,
but this week she's on spring breaks. I hope she's listening.
Might not be because I know she's with the with
the fire department this morning. They're doing some stuff for
the kiddos and which again I love our first responders.

her immensely, So Christina, before we get into title and
the market, here, how's that new baby?

Yes, it is, all right, So let's talk about uh,
let's talk about the market here real quick. I'm going
to go over obviously, I've got our Charlotte County as
well as Northport, and then we're going to talk about
down south a little bit. So let's see here if
I can get my bearings all right, Charlotte County last week,
seven days, two hundred and eighty five new listings might

sound like a lot to you. Here's what really sounds great.
One hundred and eighty nine went under contract. So if
you're a seller out there there, that is very exciting
news to see. Those are increasing weekly. One hundred and
twenty nine closings. Love that. Now, let's talk about our
monthly report on that before we go down to our

(03:39):
Fort Myers Cape Quarrel. So what we're seeing here is
obviously January, a lot of homes came on the market,
very very common. We've spoke about that last week. But
also you know mid January we started seeing a lot
more activity, homes going under contract, more showings, more second showings,

(04:04):
very exciting stuff, and that trend has been continuing. I
know the last weekend. Our team had a great weekend
last week, the week before the week before that. Don't
get me wrong. Some some a little stronger than others
as far as activity and showings and contracts, but all
in all very great signs. So uh, if you are

(04:27):
a seller, that's that's you know, been considering when to
get it on. Now is definitely the time to get
it on. The buyers are active, and if you're buying,
just know, if there's that house you've been watching. We
talked about this last week with Shannon, if there's a
home that you've been watching. I get this call all
the time and they say, hey, I can't find online.

(04:49):
It disappeared. It's not on you know, whatever third party
side I was looking at. That's because it went under contract.
So you know, many times we watch it and we
kind of become numb to it, and we think it's
going to be there forever. If you like it, love it,
and want that house, then you better be really looking
at it and and getting moving on it, because it

(05:09):
may very well disappear on you. Now, let's talk about
Cape Coral, Capequarrel. Let's see here numbers a bit different. Obviously,
we get a lot of activity down there, as far
as you know the size of the area. How many
homes on the market this last month two seventy five

(05:30):
to three seventy five, sixteen hundred and sixty seven homes
two hundred and one close that month, ninety seven percent
of less price. But guess what, as we talk about
six months of inventories a balanced market, we're setting at
six point five eight there, so not bad at all.
Averages on market at seventy so a little less than here,

(05:52):
which by the way, here are our days on market
has come down considerably as well. We're down to eighty
six overall, eighty five a couple of months ago than
ninety four last month or I'm sorry two months ago
in this this past one eighty six. So we're seeing
that trend trend down, which makes sense with everything we're

we've been talking about what about let's go to Christina
here on this one, And I used to bring bring
her in on the second segment, but she's sitting here
and I got to have her wisdom. So first of all, welcome,
thank you, thank you for having me. Of course we
love having you. And uh, what are you seeing on
on your side of things? Are you seeing more activity? Yes,

so I'm not the only one selling houses, is what
you're talking.

Speaker 4 (06:36):
We are. Our closings have have picked up, you know,
quite a bit.

Speaker 3 (06:40):
You know how long I've dreamed of hearing that met
me too.

Speaker 4 (06:45):
We were we were, we were, you know, sitting around just.

Speaker 3 (06:49):
And now no you were twit on your thumbs. But
it felt that way. I mean, for you know, you
come out of we we come out of out of COVID,
and and it was just crazy. I mean, our hair
was on fire, trying to keep up with everybody. I know,
you guys, and you guys did a great job at
doing so. But it was busy.

Speaker 5 (07:09):
And I think it just feels that way for in
the in the title world, that because we're so used
to the fast pace and the craziness right all the transactions,
and then when it slows down, we're you know what,
it's like, what what what are we doing?

Speaker 3 (07:23):
I feel like a lot of times we kind of
run on the December field, you know, of of all
of a sudden, Hey, I need to buy a house.
I need it homesteaded, which means I got to own
it by by the end of the year. Can you
close this It starts off in four weeks, Yeah, no problem.
Can we get this done in three weeks? Can we
get this done in two? And then how about seven days?

Yes?

And and you're right, that's what we're used to at times,
so it's great to have some of that back.

Yes, it is. It feels wonderful, all right.

Well, title world, Yeah, talk to us. And then I've
got some more articles too. I tell you we've got
some stuff on some some programs helping cover to elevate
your homes, you know, construction stuff. But I want to
get into title, very very important stuff. So tell me

(13:30):
what you're seeing.

Speaker 5 (13:31):
Yeah, so right now in the title world, we are
seeing scammers harnessing.

Speaker 3 (13:37):
AI, scammers using a who would think such a thing?

Speaker 5 (13:41):
Yeah, and it's it's there's a study that it's estimated
that AI could cause US fraud losses to grow about
thirty two percent each year moving forward, reaching about forty
billion by twenty twenty seven.

Speaker 4 (13:56):
That's that's how big.

Speaker 3 (14:00):
First, let's you know, break this down because I mean,
maybe you know you're doing things with what you've always
done it you don't know what AI is. It's artificial intelligence, correct.
So this is where we're seeing photos show up that
you know, I famous people and then manipulating these photos
to look like something else. Voice stuff that now is

(14:21):
so realistic as as well as I know lately or
like he was talking about, you know, hey, you know
these texts about your toll, your toll you know. So
now AI is making it really really dangerous as far
as it's very easy to be scammed because it's so realistic.

Speaker 4 (14:41):
Yes, and they're doing they're doing videos.

Speaker 3 (14:43):
Now, give me an example.

Speaker 5 (14:46):
So there's like I guess there's algorithms that that this
these AI tools are doing to where they can they
can take a photo of someone and plug it into
a program, right and make that person look like they are.

Speaker 4 (15:01):
Alive, like blinking, actually speaking.

Speaker 3 (15:04):
Yeah.

Speaker 5 (15:05):
So you know, one of the things real estate agents
will will do is if they get like a seller
that's you know, a foreign seller there's vacant land, and
they want to make sure it's not a fraudulent seller.
Sometimes they'll they'll ask to get on a video. So
these scammers are now making.

Speaker 3 (15:19):
They're making the videos. So now when we ask them
to get on a video, whether that's not only no problem.

Speaker 4 (15:24):
Yeah, sure we'll get on it.

Speaker 3 (15:25):
What do we do?

Speaker 1 (15:26):
I mean?

Speaker 3 (15:26):
And that's why I was going to ask, how is
it relating to to the title world and closings? Obviously
wire transfer fraud, you know what was going on before AI.
But I have to imagine you know, that's just made
it even easier for them and more more real. Yeah.
But you know, you when you mentioned that, you know,

(15:48):
we get a lot of calls and they just want
to email or they just want to text. Well, that's
our first red flag, right, But now you're saying, hey,
if we get on a video, that's hard to tell.
So what do we do? How do you ask? How
do you continue to help people.

Speaker 5 (16:01):
There so you can spot you can spot it, you know,
especially in the videos if you look for inconsistencies and
blinking patterns.

Speaker 4 (16:08):
That's one of the things that AI.

Speaker 3 (16:12):
Is you can it still shows up until they perfect that.

Speaker 5 (16:16):
Yes, that's still showing up now as that and then
lip movements, reflections like shadows, skin texture, and hair like
it doesn't look like.

Speaker 4 (16:26):
It's doesn't look the same, doesn't look the same.

Speaker 5 (16:28):
So those are the signs of a video if if
you get on a video, you know, with someone same.

Speaker 4 (16:33):
And I'm talking about this too for sellers.

Speaker 5 (16:35):
It's like there's some there's some you know, scammers posing
to be real estate agents, you know. So I'm speaking
about this too for our to protect our sellers and
buyers so that you.

Speaker 3 (16:48):
Know, well, that's why i'd use the Patterson Group because

So that's you know, that's why I'm bringing this up
because it's it's happening, and you have.

you know, say hey, can you check this out for me?

Yes? Okay, I get calls about that. I get calls
and emails with IDs.

Okay, they didn't be checked. We give us a fake passport.

Mm hmm yep.

So we we we look at those and look at
the inconsistencies in the in the i DS. We also
have you know, a vendor that we work with that
that certifies i DS that.

Speaker 3 (17:35):
If if okay, that's one.

Speaker 5 (17:37):
If there's something that we you know, we can't spot,
we we get them double checked.

Speaker 3 (17:41):
And okay, let's talk a bit about Uh, isn't this
important the title insurance?

Speaker 1 (17:48):
Yes?

Speaker 5 (17:48):
So yeah, title insurance protects you know, fraud, protects against fraud.

Speaker 3 (17:55):
So I mean, ultimately you hope not have to have it,
but or have to use it. You want that insurance
policy to make sure because I mean, this is getting
you know, harder and harder.

Speaker 10 (18:08):
You know.

Speaker 3 (18:08):
I I've had some that it's been closed for and
you know what, I meet with the seller and they say, listen,
we bought it x next time ago title search was done.
I don't see why we would do this again. And
it turns out we catch something in the previous policy
that was missed and and you know, of course there's
a claim put in and it's taken care of. But

(18:29):
without that pub without them having that title insurance, there'll
be no coverage correct. Okay, all right, talk about something positive,
because now I'm bummed because all.

Speaker 5 (18:39):
This fraud, you know, I would say, you know, something
positive is that you know, the the interest rates are
you know, gonna start coming down soon, and.

Speaker 3 (18:50):
Oh, you're gonna hang your hat on that one.

Speaker 5 (18:52):
Yeah, okay, you know when you when those rates come down,
you know, think about think about using oak in ink
to do that that closing for you.

Speaker 3 (19:01):
We'll close your refinance. Oh the refin I know we've
been waiting on them. I've got a lot of people
waiting to refinance. And I'm really it's going to be
glorious when it makes us to do so. And and
we're getting there, yeah for sure, and then your hair
will be on fire again running around and all the
ladies in the office closing, closing, closing, closing. Talk a

bit more about refinance. You know, what's it look like,
what do they need to do? Where do they start?
How do they know? When you know?

Speaker 5 (19:31):
So, I I recommend reaching out to us, reach out

email and we can work up a settlement statement for
you that breaks down what your costs would be and
what what we can save you because we can we
can save you, you know, hundreds of dollars for your

closing costs.

Okay, love that. What kind of costs are involved? And
I don't mean dollar ounce just as far as categories. So,
you have a closing fee.

Speaker 5 (20:03):
You have your lenders, you have your lenders fees, which
your lender will will break all that down for you
on the on the front end with your on your
closing disclosure. And then with a title company, you have
your closing fee, you have your title search fee, and
you have your title insurance okay, and with giving us
a copy of your owner's policy of title insurance when

you purchase the property, that will save you money on
your closing costs for your refinance by giving us a
copy of your policy.

Because of the reissue credit.

Because of the reissue credit.

Yes, got it. I love savings, Yes.

Yep, and we yeah, we uh, we'll make sure you're
taken care of and we'll give you a full scope
of you know what those costs are. You know, if
you're thinking about, you know, refinancing, when the time comes,

Perfect. Can you wrap any of those fees into the refinance?
Yes you can, Okay, so that's important to know too.
So obviously, plan, plan and plan, that's what you know.
Of course, we talk with our clients about the more
time we have and we can put a plan together,
the better we can execute it and we can ultimately
save them money and which is like making money. So

you know, the earlier they get you know, they get
the numbers I get them from, they can plan for it.
I love this. What else on the refining?

Same thing with a survey if you got when you
got your survey when you purchase the property, by giving
us a copy of your survey, which.

If you did alone, you had to have one either
it was provided by the previous owner and it was
eligible to be used, or you had to get a
new one. How how long are we talking now that
those that those stay good.

Speaker 5 (21:46):
Well, you know, it all depends. We usually don't like
to use anything older than ten years.

Speaker 3 (21:52):
Okay, but I know it used to be twelve and
now I've been here in ten, So I just wanted
to make sure the expert I want to ask.

Yeah, and sometimes we if you if you send me
a copy of it and it's a little older than
ten years, I can, you know, take a look at it,
and we can. You know, there's some exceptions that could
be made if you do have something that's a little.

Speaker 3 (22:09):
Old, especially if you haven't had a lot of changes, correct,
you know, if you've put sheds on and fences and
this and that. You know, sometimes you know, we just
have to get one. But still the cost and it
does not take a lot of time to get a
new survey. The small cost of the survey is a
fraction of what you're gonna you could save here monthly

and yearly on your payment. Right, So, very very important stuff.

I get the question. I know, I'm sure many other
agents get this question, who is possible for for title

in a deal? And the conversation you know that I
have is, you know, because they've heard all different things. Oh,
it's it's customary if you're in Charlotte County that that
the seller picks and pays, if you're in Sarasota County
or Lee County that the buyer picks and pays. The
reality is it's negotiable. Everything's negotiable. So what are you
seeing there? What do you have to add to that?

is is you know, for sellers and buyers to know,
you know that it is negotiable, and make sure that
you know you're choosing a good title company, you know,
to represent the transaction because you know, you every title
company has closing fee, has title search fees. There's fees involved,

and and you know they're different.

You know, those fees are different from place to place.

And right, yeah, title insurance you usees see you know
fairly some similar, but there's a lot of other fees
that you will not see similar. And that's why you
you definitely want to do, you know, talk with Oak
and Ink and you want to get their pricing and
see where you can save there. But more importantly, you
get the you're getting a reputable company that provides absolutely

(28:18):
superf star service. So you know, with that, I always
point out the fact that it's about the net you know,
at the end of the day, you know, I mean,
you know, obviously we break it out on a net
sheet as far as okay at it, because it's based
off purchase price correct or sales price. However you want
to look at that, and so so we put that

amount on there for the title, which includes everything, and
then you know, let's just she's around number twenty five
hundred dollars. I think it's more. You know, in some
cases I would much rather if I'm purchasing, be able
to choose who's doing title and pay. But you know,

I can calculate all that in my offers. Same thing
on the on the cell side, you can calculate that
to make sure you're still netting the amount that you
want to net, but you're controlling who's doing the title.
In the closing, you want someone that you trust, that
you know is going to be here, that is you
know that has been here, has a good history, then

just going after a dollar amount in my opinion, right.

And you want someone you know that that can pick
up the phone and actually speak to you and answer
your questions and and and communicate with you.

of title insurance that's not automatically covered. So there's some
places that you close that that do not do a
permit search. And we we absolutely will not do a
closing without without doing a.

Permit or why is this so important to you?

Because you could have open or expired permits for you know,
work that.

Speaker 3 (31:46):
Was done and then I lose hair as your agent.
When I come along and I'm listening to property, we
find this because we've got to go back, and I
have to tell you going back the further I have
to go back to the city or county and try
to fix you know, permits, reopened permits or if it's
an expire or permit, there's a lot to it.

Speaker 4 (32:02):
Yeah, it could be costly, the word.

Speaker 3 (32:03):
Certified letters and the further back I have we have
to go, the harder it.

Speaker 4 (32:08):
Is, and the work might not have been up to code.
Then you bought something.

If that permits closed, then it's grandfathered in at the
code at the time because it's it's been signed off, correct.
I know, Yeah, very important. So I'm glad you make
that point. You schooled me on that years ago. I
thought all title companies that that was part of it,
and then I realized that did not. Also, there was
something else that you guys do as far as the

municipality is that right, Yeah.

So we we do.

Speaker 5 (32:39):
We do a search within the municipality where their property
is located of any opener closed code violations, I mean
close obviously you want them to be closed, but the
report will tell us anything if there's any violations, because
that's not something that's a public record. So you want
to make sure that the municipality is check for permits,

(33:01):
code violations, outstanding water utility balances like in Cape Coral,
you know there's water utility balances can carry.

Speaker 4 (33:11):
Over to the new buyer.

Speaker 5 (33:12):
Yeah, so that's something that you know, we we make
sure that we are checking and we are collecting for
our at closing to make sure there's no issues.

Speaker 3 (33:21):
I guess stone on one of those years ago, That's
why I was smiling in Deep Creek, and it was
you know, here's what we have to remember. It started
off maybe it was long care, but but let's say
it's you know, it was forty dollars they were charging,
and then you know, like anything, they start adding the
interest on the fees and all of this. It was
a foreclosed home. And by the time, and by the way,

(33:45):
those stay because it was an associated stay with the property,
just as water does stays with the property. But electric,
you know, it goes with the person as far as
any outstanding bills. Right, forty three hundred dollars later for
cutting the grass to get rid of that lean so
very very important, can be very costly. And I could

(34:08):
be wrong here, but I think I think we're going
to be dealing with this for some time after all
these storms and a lot of contractors came in and
and God blessed the ones that came in, did a
great job, did things right. I love it. We needed it.
We didn't have enough people here. But the ones that
did not, I think we're going to find or the
ones that did things, you know, without getting the proper

(34:32):
stuff themselves. I think we're going to be dealing with
this issue for a long time, So we definitely do
everything we can to get ahead of that and make
sure that you are getting the property exactly the way
you're told. You know, what happened with it, the current condition,
so on and so forth. Right, so very very very important.

Speaker 5 (34:51):
What else, and it's something too that you know, a
seller can also on the front end with if they're
thinking about, you know, listing their property, they can get
with their local municipality and make sure that love it,
you know, do that work in advance so they know
there's no surprises once there's an accepted offer.

To get prepared.

Speaker 3 (35:08):
Well and think about you know, you know, if I'm
a buyer out there, the concern I want to live here.
I've always wanted to live here, and now I'm ready
to buy something. But these storms happen and you're you know,
and a lot of them are getting misinformation depending on
where they're getting it from. I always say, it's like
playing that game when you're a kid with the cant
you know, and as you pass it down, you know,

(35:29):
it ends up coming out with something completely different. Sometimes
I get that and I'm like, okay, let's talk about
what you've heard. And you know, for instance, flood. There's
a lot going on there, and you know, so you
want to make sure you're getting that accurate information and
just think of the of the confidence that that's going

(35:50):
to put out there to potential buyers and and open
up more buyers that are interested in that property if
you've done that due diligence up front. I love that
say thing. You know, you can put inspection or you
can get an inspection on your home. You know, we
we can do prelisting inspections. We can also put in
our warranties on the home for the seller why they

(36:10):
still in the home, that covers them as well as
then we can offer one to a potential buyer. So
all of this helps.

Oh yeah, it's definitely.

Speaker 4 (36:20):
It's all those items to be prepared.

Speaker 3 (36:24):
It's just all right. So since you hung your hat
on the three percent interest rate, that was a joke,
but you did say it just coming down. So you're
you are big into forecasting day for us? What is
going to happen coming up here? Are you going to
be busier?

I think so. I think we're in for a ride here.
I do not see a post COVID as far as
it shooting up like that I feel like we've stabilized, which,
by the way, I have an article on that about
about stabilization in the market. I feel like that that
we let's see housing market levels as construction grows. University

(37:05):
of Florida report said Florida home prices and rents have stabilized,
but affordable housing shortages persist despite rising single and multi
family construction. I do feel like we've stabilized. I feel
like it's been a correction. And that's why we're seeing
six hundred some price reductions a week on average right now.

(37:27):
Is they are having to they are having to adjust
that and reposition on the market to where the market
is now. And that's great. That's great. So I hope
you are busy. I hope we are busy, and things
