Week's been good. We's been good this week, weather's been great,
enjoying the outside. I took a trip to Miami this
past weekend. To watch the Miami Open. I know Zane
and I have a tennis likeness and got to sit
out in the sunshine and watch some top athletes perform.

And it was a lot of fun.

It was good, lots of fun. I bet lots of fun.

Yeah, yeah, I know the Masters is coming up.

Masters is going to be next week, not tennis, but
next week, next month, golf. Yeah yeah.

Yeah. The other day, I'm I was walking to a
parking lot and I'm like, okay, yeah, this is why
we live here.

It is, it is, it is. Well, my best friend
and I were talking about in the tennis down in
Miami when we go every year, and always there's two
one to two days of like complete rainouts, and with
the exception of a few little thunderstorms yesterday, there's been
no rain down there in Miami. So it's once again
it reinforces why people move here.

We could use a little but yes, temperatures all in all,
fantastic little Wendy for boating.

Speaker 4 (02:13):
Yeah, a little chop on the water.

Yeah, but that'll change here soon. What do we have
coming this week on our the rest this week and

Well, I will say the event of the week is
tomorrow and that is going to be more. It's at
our office at sixteen seventy five West Marion Avenue in
punk took Gorda, Florida. We are having a little kind
of a launch party of like we've moved. So we've
been in our temporary location since about two weeks after Hurricanean,

so that was roughly almost two and a half years ago.

How long is it that temporary does not feel temperate?

Yeah, it was.

Yeah, we had our mail forwarded there permanently, but a
week moving You.

Remember if first we were well, maybe we don't need
to afford it. Yeah, and then it's like, okay, yeah,
we probably should and change our address on Google, and
it's like but then we're just gonna have to change
it back, and then.

It's we know, yeah exactly, So so we're moving back.
So here's it's kind of not permanent. It's still a
little temporary, but it's closer to home than we've been
in two and a half years.

Okay, well you gotta explain a little more. We're not
going anywhere. We're not except for obviously we were always
in in the the second building there.

We were in the second building that is still not
that's our home habitable right, but very soon we do
have our contractors, boy Att Miller over there starting to
do the tear out gutting it basically because it's gross.
You know, I'm not a big one. See how you
really feel it's it's gross, it's smelly, mil dewy. Yeah,

it's not inhabitable. So they're gonna they're gonna gut it.
So that will be our our other location in the
near future, hopefully by the beginning to fall. Matt thinks,
summer so we can have a running bet.

I thought some summer I'd like to revisit that.

No, no, no, you've always said summer. I've said Thanksgiving happen.
But anyhow, we are closer to home, so we have
reclo the property. We are on the same property, so

All right, let's talk to market. Let's talk what's going on.

What is going on?

Speaker 3 (11:51):
Well, I'll tell you what's going on. That's contracts, good
contracts and showings and homes going on the market. And
it has been exciting. It has been fair fantastic, been
able to you know a lot of people that have
been waiting have been able to make that next move
and start that next chapter, which is awesome. We love that,
love being a part of it and are very blessed

(12:13):
to be a part of it. And you know what
I'm seeing, you know, because there's so many questions about this,
you know, whether we're talking with buyers or we're talking
with seller. You know, everybody's trying to get the field.
Where's the bottom? Is it going to drop? And you know,

(12:34):
so I just want to get real on this what
I'm going through daily. We are seeing contracts and and
I am seeing a lot of homes go under contract
and when they close, they're selling for you know, a
significant drop below where they were listed. A couple of
reasons for that. Some definitely were over priced and needed

(12:56):
a price improvement. You know, I hear it a lot. Well, uh,
you know, I'll negotiate. I just just bring the offers.
And you know, I you know that thinking that's that's
not for this market.

Speaker 4 (13:10):
It's not it's not a good thinking for many reasons.
And I think the probably the biggest reason is that
it sets you up for constant disappointment as the seller.

Speaker 3 (13:19):
Yeah, that's true. And well, and we got to talk timing.
You know, this is a different day and age with
the internet, and you know what we know, you know,
used to be ninety five and ninety six and ninety seven.
I know I've been saying this for years. Start their
search online. Well guess what we're at ninety nine point something.

(13:43):
And the only ones that do not, and whether they
live three doors down, they start their search online. And
the only ones is that one off that that happens
to make the stat sheet that you know, a neighbor
knew about it, or they happen to be driving a neighborhood.

Speaker 4 (13:59):
Visit family, right, very people. Otherwise they're circle the neighborhoods
looking for homes anymore.

Speaker 3 (14:06):
Right, and all these and I understand their algorithms that
are not an exact science, but I will tell you
a lot of them are getting better. They have a
lot of information at their fingertips, so they know that
you know how many homes are on the market, and
they have a lot of other options. So if you

(14:27):
overprice that and get that too far away from what
the true market is, they have a lot of things
homes to pick from, you're not even I'm not going
to get them to the door.

Speaker 4 (14:39):
I definitely think the buyers are much more savvyer than
in these last five years. And I think that goes
to what you just said. When the buyers see a
home in a neighborhood where they've looked at other homes
that are comparably priced and they see this one that's
like outrageous, they're like no, and it's like it's that's
the precedent of this person's probably going to be difficult

(14:59):
to deal with too, if they're so unreasonable about their price.
I don't know if I want to with him a point,
you know, the thought.

Speaker 3 (15:08):
Yeah, well, let's go another di diress on that too,
because I've heard this one many, many, many times. Maybe
there they could think that they're more difficult to deal with.
A lot of times though they say I didn't want
to offend them, true, I would have paid that. I
actually we would have paid ten thousand more than that,

(15:29):
but but it was so far off we didn't want
to offend them. So, you know, on on the on
the listing side, if you're or as a seller, if
you're looking to introduce your home to the market, I
would like to think it's with the Patterson Group if
they're smart. But regardless, you you know, you need to
really have your agent going over the current market of

(15:54):
the and I'm not talking six months ago. Six six
months ago is doing you no good?

You need six days ago remark it has changed.

Speaker 3 (16:00):
Yeah, the furthest I will look back for even comps
is ninety.

Speaker 4 (16:03):
Days and that's that's a stretch.

Speaker 3 (16:06):
Well, then I didn't say those are the ones I'm picking.
I'll look, we look so I can show the trend
and where we're going. So I have a history. But
but to go beyond that would just be wrong information.
And then you've got to decide where do you want
to be positioned. So very very crucial I want to
get that point across is the pricing. Do not you

(16:27):
know this is not the time to overprice and say well,
when I get an offer, I can negotiate now I
would expect to regardless of where you put it. Some
some are going to try it. I'm getting on a
lot of them. But if I have the information, if
I have the comps to support that, you bet that's
what you're hiring me for, is to go back and

(16:48):
negotiate that and and communicate and show them. And that
comes down to condition, features, upgrades, everything so very important.
Let's flip to the side. Yeah, okay, what we're seeing
is definitely more activity, uh more buyer engagement. Buyers are
getting in there. But what I'm noticing is, and listen,

(17:11):
this changes week to week, sometimes day to day. I
you know, I joke about I don't a wife, you know,
but it seems like a lot of times they all
they all move the same day or the same couple
of days. And then and then you'll see then, you know,
your hair will be on fire trying to get to everybody.
And then it'll slow up a little. They are still
watching the you know, the ones that that have a need,

(17:34):
are the ones making the move this morning on the
news or talking about consumer confidence it's down again. That
is definitely affecting things. But I promise you this, there
are many, many more buyers than what we're seeing go
under contract, that are watching and they are ready and
willing and able, but they they are being very cautious

(17:57):
and they are getting good deals.

Speaker 4 (17:59):
Well, I think it goes to also where are they
getting their information?

Speaker 3 (18:03):
You know, if.

Speaker 4 (18:05):
If you listen to the national media, you know the
three letter medias, it's doomsday, it's crisis, it's all of
these negatives. But if you listen to your local expert
who actually sees what's happening in your community, then you
get a clearer picture. And I think you might be
be better served by listening to somebody who's local than

(18:27):
hearing something on the national news. Absolutely, and that's why,
you know, call us, talk to our agents, talk to Matt,
talk to anybody in our office, and we can give
you a really a pinpointed, better opinion on what's happening here.

So what we're seeing as sales are happening. But definitely
there is there is negotiation power there. You know, the
market is going to expose where that home definitely belongs.
But the other thing that's really nice right now is
that you have options. Yeah, you have many, you have many,

many more options to get exactly what you're looking for.
There's always going to be something. Paint the walls. I
don't like that color. I'm not talking about that. I'm
talking about location and size, that kitchen that you've longed for.
That for me, you know, outdoor area, maybe privacy, more space,
so on and so forth. There's a lot more to

(19:25):
pick from. And that's huge because we didn't have that.
For sure.

Speaker 4 (19:29):
You can get closer to your target area if you
have a family with schools and stuff like that. So no, definitely,
if you're a buyer, it's definitely definitely the good time.

Speaker 3 (19:38):
All right. So let's let's talk about how that breaks
down numbers. Last week we had talked about two hundred
and eighty five new listings hit the market. We've been
you know, we've been listening to a lot of property,
a lot of homes been introduced to the market weekly
and monthly. These are weekly numbers. So two hundred five
homes hit the market, one hundred and eighty nine contract. Now,

(20:00):
let's talk about this last week. Just in a week's time,
two hundred and seventy so fifteen less homes entered the market,
so uh and two hundred and twenty two went under contract.
So that's plus, that's plus thirty three went under a contract.
So again, because of what we're saying, buyers are making moves,
they're being very strategic, which they should be. We need

(20:23):
to be just a strategic on the listing side when
we're introducing them to the market. And uh, and we
got to you know, we got to work together to
get you into contract. And remember, the longer you're on
the market, the less money you're ultimately going to end
up taking. So all right, let's talk about at a
monthly glance, poor Charlotte Pont Gordon, north Port. Here's what

(20:46):
we've got our border railators. Uh, two fifty four hundred
is still a very very strong price point as far
as amount of listings and amount of listings being sold
to thousand, three hundred and eighty one. We're on the
market last month up the month of February, two hundred
and fifty two d contract for eight months of inventory,
So still a seller's market, but we're definitely seeing that

(21:09):
really close to that balance market, which I love that.
Another great point is I'm seeing a lot of our
million dollar stuff go under contract.

Speaker 4 (21:17):
I mean, my gosh, last week, yeah, yeah, this week
was crazy for our team putting you know, yeah, we
have three or four four yeah.

Speaker 3 (21:26):
Four, and and been showing you know, others this week,
and you know, here's the reality. The people are seeing
that other ones closed, and they're seeing that hey, this
is the time, you know, I'm getting a fair deal
on it. You know, the idea of getting you know,
these homes that I'm talking about back in the six

(21:47):
seven hundreds that that we saw years ago, that time
is coming gone.

Speaker 4 (21:51):
Never going to even build them for close to them, no, no.

Speaker 3 (21:54):
And so you start breaking out and it's like, oh wow,
I you know, I can save one hundred dollars and
dollars that you're not gonna be able to save here forever.
So we're seeing those go under contract, we're seeing those sell.
So that is very optimistic, you know. I will say
six hundred to nine hundred definitely been a little slower

(22:16):
back to the game as far as selling, but I'm
seeing movement there as well, and we're seeing more showings
and ultimately starting to get some contracts in on them.
So all in all, that is fantastic if you're a
seller out there. Yes, let's talk about Cape Coral Fort Myers,
who five hundred and thirty two homes went on the
market last week. Think about that. Yeah, five hundred that's

a lot of home.

Be glad you live in Charlotte County.

But guess what three hundred and eighty eight sold.

That's yeah, it's selling faster well.

And we saw that down before. And I'll tell you
do I have last week?

No, you didn't have that.

No I do not, But I can tell you it's
it's things are moving and shaking down there as well.
So I'm sure our nick is running around like crazy
there as well. We are knocking on the other break.
We're gonna come back. We're going talk about some other topics,
and this week we're going to spend a little more

I was trying to get that down. What is that?

And I'm like, oh boy, yeah, and you know you can.

You know, Marinas, they only have so many slips at
that size correct, which a lot of them are full,
including storage. If oh I just want Blake Emerald Point.
Emerald Point, the dock master there, fantastic guy. A lot
of times he would work with people that you know,
had larger boats, but again only so much space. This

condo has a deeded fifty four foot DOC sailboat water
and is going to be hitting the market at three
seventy five. Okay, so you're in PGI fifty four foot
DOC that is deded to you. And of course if
you don't have a sailboat, then you can put in
a lift. But the previous owner had a sailboat on it.

So I would imagine that one is definitely going to
get some attention because for the right bar. I mean, honestly,
you could buy that condo and have the condo and

want to have to get in your car and drive

It's a househole. That's That's not what boat people want.

Gen Xers? Hey don't you and I are gen xers
just so you know? So gen xers are are kind
of getting to where we're getting close to retiring easy Well,
not all of us, but I I'm going to retire
on the day of my funeral. But anyhow, Yeah, they

(34:30):
want they want that retiing lifestyle when they're looking to
purchase home now. They want the communities, they want the pools,
they want the tennis courts, they want the pickleball courts.
They want they want it all now, but they don't
want to have to be they don't qualify sometimes for
the fifty five and plus communities. So that's a big thing.

(34:52):
So so the gen xers and the baby boomers are
looking for a lot of amenities now. So I think
that's something when people are here having the amenities that
we have with our complexes and all of that. That
and obviously more will be coming. That's going to be
another big drive to getting people here in our area.

Speaker 3 (35:10):
Yeah, you know, and another thing was it too. I
don't know about generation wise, but I can tell you
in this market where you know, somebody had said one
day that we're in a beauty contest when you're putting
your home on. Sure you remember the days where it
was like you don't have touch anything. Now it's a
little different, and it's the same thing that it took
me to that because the gener they want it done well.

Speaker 4 (35:33):
Same with these these two properties that just did all
these renovations. Yeah, I don't want to spend you know,
three hundred and fifty to five six hundred thousand dollars
and have to go in and redo everything and repaint everything,
because then that's more money when I'm out laying when
I should be putting that into my pickleball game or whatever.

Speaker 3 (35:53):
But also let's talk about it. I don't think that's
a generation. I think that's just the time of coming
through what we have, COVID then three hurricanes. The reality
is anybody's had anything done. And I am not knocking
the contractors, God bless them, but they're busy. Yeah, and
and you know it's it's hard. You know, there's escalation

(36:14):
clauses on things, so you don't know the exact price
that changes depending on supply and everything else that's going on,
as well as when they can be there, when the
job can be done. You know, So if they can
purchase something and it's done and and everything is right,
that seems to be what they're looking for it.

Speaker 4 (36:34):
And that's a great point about the contractors.

Speaker 3 (36:37):
Or it goes the other way. And you have the
ones that actually want to put the sweat equity in
and they're looking for the one that needs all the renovation.
But why do they want that because they want to
be able to gain equity moving in. So then it's
got to be a price appropriately there that in between,
you know, not as much.

Speaker 4 (36:56):
No, I agree, they see deferred maintenance.

Speaker 3 (36:58):
They get really especially it's the roof hurricane, the big
retection generators. Yeah, that's exactly what I feel safe.

Speaker 4 (37:06):
They're looking at different features now. They're not looking at
the landscaping or or you know, the kitchens and the bathrooms.
They're looking at the acs or looking at they're looking
at the big ticket items because we've we've seemed to
have been in the receiving end of several hurricanes recently.

Speaker 3 (37:22):
So that's right.

Speaker 4 (37:23):
So yeah, so that's that. That's interesting. Anything else or
I don't know.

Well, I will tell you. So. I do have the
