to be very like with anything wedo these days, we have to be
very aware of who we're listening to, what they're at, Shanda is their
sources. You know, sometimes thenational media will just say things just for

ratings sometimes okay, ninety nine pointnine percent of the time it's just for
ratings and for the shock effect.Yeah. So that's the point of the
show is to get local, toget micro, to really have a thumb
on the pulse of the market ofwhere we are at. And I can
tell you we're seeing great things definitely. You know, we talked about Keith

Coral Fort Myers. You know,it's been on fire for a very long
time. Interesting enough seeing you know, let's go back to last week's numbers,
four hundred and eighty one new listingsthree hundred and eighty one under contract
this week four hundred and fifty four, so down a little bit. Usually
don't see that a lot. Again, I wouldn't raise costs to that.
I mean, four hundred and fiftyfour new list crazy yeah, wait and

only four hundred and twenty three oneunder contract. I mean yeah, but
that's still what fifty almost almost fiftymore than last week, So that's what
I'm saying. So yeah, it'sdefinitely still still rocking and rolling. Definitely
definitely all right. So our area, let's talk about Pontagord to Porschart Northport
last week two hundred and thirty ninenew listings this week two hundred and twenty

three and a little closer here,one ninety six new contracts, two hundred
and eleven new contracts this week.So we're seeing an uptick in properties going
under contracts. Same thing. Ourteam's feeling right, showing a lot of
properties, also listing a lot ofproperties well, and it's very interesting.
We're we're very much similar to theFort Myers market where both of us are.

Listings were a little down last week, but our closings were significantly higher
and same you know, our closingsactually went down, our under contracts were
higher, so we're still pretty we'reparallel with them. It's just they have
a larger volume than we do.Well, big Land mass right yeah,
big Land masks a lot of houses. Yep. All right, So then

let's talk a little bit. Youknow, we was from about months of
inventory. What does that look like? Everything? Everything, I don't care
what you're shopping. Forward, supplyingthe man. Right, we go back
to COVID and toilet paper. Whothought you'd pay one hundred dollars for a
roller toilet paper? So supplying toman, we have got uh, things
are looking good, things are lookingreally good for our area. You know,

we talk about Pontguard Isles, BurstDoore Isles inventory. I can tell
you in your five to seven fiftyrange, you're at four point six months
of inventory. So again six months? Is that is that nice neutral area?
You get blow five your seller's market. Now I will tell you you're
seven to fifty to a million,You've got you know, double that inventory,

actually almost triple. So I dothink we're going to see that change
with what I'm feeling as we getfurther into this year, and definitely as
we closer to twenty twenty five.Pontagorda, Port, Charlotte, Northport,
Southwest Florida's on fire. Yeah,I mean, like we say every week,
and you know this is this isa very highly desirable community to come

to. It just offers so much, and you're very strategically placed between Tampa
Orlando, Miami. If you wantthat extra big city lifestyle or just a
weekend away, it's you don't haveto get on a plane or you do.
You know, it's it's a niceeasy run up to go to Tampa
for the weekend to see a concertor you know, go out to a

different restaurant and check out all theirnew hotels that they've got. So and
then you come home to our quiet, peaceful, you know, little little
paradise. So it's perfect. Well, the only thing I'd add to that
is I do miss the lack oftraffic. Yeah, oh my lord.
So now you know, going toan appointment saying I'm you know, let's
say, appointment that was twenty minutesaway is now taking me thirty five.

It is definitely changed in that regard. Now the great thing is if I
need my car washed, I canget it done on about any corner.
Well yeah, I mean, mygosh, you could get it washed seven
eight times. If I need tostore something, no problem, I can,
yeah, store absolutely absolutely. Youknow, if you're just Jones and
for that Ben and Jerry's and youwant it fast. There there's there's plenty

of opportunities popping up from convenience.We are changes. Yeah, okay,
let's don't get me going here.We're supposed to talk about real estate.
But the whole five minute old change, I got news for you. It
took forty five Yeah. Same,So I don't know why they don't change

we listen to those mainstream media reports, they are giving the impression that with
this new far situation, that peopledon't need to be represented, that they
can now make all their deals themselves. Well, and we're not seeing it.
I mean, honestly, in theday to day, we're still it's

not going to happen. It's notgoing to happen. And it's kind of
on the same premise. You know, do you really want to be your
own attorney in a murder trial?Well, probably not a good idea.
I agree completely. And you know, I feel I've always felt, you
know, when you say realtor,I mean professional realtor, correct, Okay,
And I feel like that they shouldpay for themselves. It's like a

great accountant. If that account isnot saving me, which is making me
more money than I'm paying them,there's a problem. There's a problem.
So that so just say no toFISBO, just say no to this both
for sure, definitely especially in thismarket. Again, in any market.
Now that you bring that up,I still I know you can do it.

But you know, even in ahot market, you didn't know how
much money you're leaving on the table. And there's yeah, there's dangers for
the buyer and the seller at ona fizzbo there's there's there's danger on both
sides. Like matt just said,you could actually, you know, take

really crucial to know what you're doingput a home on the market right now.
Several of these you know, youget one first impression. We talk
about that all the time. Onefirst impression, and you know, inventories
up so you've got more competition,you know, doing that landscaping, having
that curve appeal, power washing thecurb, power washing, the sofit's,
the roof, you know, whateverit needs. Very very very important.

You know, we hear that frombuyers all the time. Now when again
go back a year and a halfago, you know, they were waving
inspections, they were taking them asis in whatever condition. They just wanted
to get a house. Buyers arevery very well educated right now. They
are not they're not newbies, they'renot you know, there's no desperation,

so they have time. And yeah, I think that one of the topics
that I brought up was, youknow, there's one hundred and eighty four
things that this is just a listingagent that a listing agent does for to
get your house ready to go tomarket. So you think as a homeowner.
Oh, I'm just going to goto Zillow and I'm going to look
at my estimate and I'm going tostick a sign in the yard and I'm
(17:26):
going to sell it and I don'tneed an agent. Boy, there is
like one hundred and eighty four thingsthat could go wrong. Yeah, boy,
that's a big topic you just broughtup. Used to be one hundred
and sixty some. It just keepsgrowing, keeps growing, you know,
as things you know change and evolve. You're exactly right, you know,
would you go to a mechanic toget a root canal done? No?

There are so many things behind thescenes and so many you know, whether
it's utility searches, lean searches,prepping the property, marketing the property.
I know marketing is a really broadterm, but to really market it right,
ninety nine percent of your home buyersuh and sell are looking online.
Okay, even if even if youlive three doors down, so ninety nine
(18:17):
start their search online. The averageamount of time that that they spend on
a listing. And I know thisis going to be hard to believe for
anyone listening is eight seconds. AndI didn't really believe it. For I
was like, man, that justseems crazy. Think about anything you shot
for as you're flipping through. Eightseconds is how long you have to grab
not for them to buy it,right, for them to like it,
(18:38):
stop, favorite it, save it, you know. So it's really really
crucial to have that best first impression. I agree, And once again,
you know, the seller, Ithink they get a little tunnel vision when
they think, well, I'm goingto sell it myself because I'm going to
save money. And if that's yourend goal, it's probably not to work
(19:00):
out the way you want because you'regoing to probably end up spending more money
because you're not going to be ableto vet the people coming into your home.
There's probably a lot of things youdidn't think about, like do I
have open permits on my house?You know, what about my insurance and
my insurance transferable? Just things thatyou were going to have to answer questions
to when buyers come in. Becauseonce again, buyers are very savvy,

they're very educated, and you know, well made, Yeah it did it
made it very easy, made itvery easy. Well and okay, let's
talk about another piece of that dayson market. So this is something I
talk about with all of our clients, and it's really important. I mean
to understand again a year and ahalf ago, and I know I keep
(19:44):
reflecting back, but you know,two weeks of inventory, averages of market
three four days for you one undercontract. Now it's a different ballgame.
So but the worst thing you cando back then, if you were on
the market for thirty days, itwas like, okay, something in buyer's
minds. Yes, Now, here'sthe thing. As a market shifts and
(20:07):
it changes, not everybody knows exactlywhat those numbers are, and that's why
we try to communicate those and educatethose buyers, which helps sell your home
for more money. That now,if they see it on the market for
thirty days, that's not out ofthe question, right when the average Now
we sell ours faster than the average, but still the average. Right now,
(20:30):
as I look through all these pricepoints at fifty eight, fifty one,
wait, twenty one, twenty eight, thirty five, so it's not
out of the question to see ahome on the market in thirty days,
right Yeah, But I got youknow, as I see these they're on
for three hundred days, they're onfor two hundred and fifty days. You've
already missed the market well, andmost likely they've put a very unrealistic price
(20:51):
on their home. But then youthink of something so simple as Okay,
so I put a sign in myyard as a phizbo because I'm saving all
this money. But how else amI going to get people to want to
see my home? I don't wantpeople just pulling in my driveway. Do
I have a professional photographer come takepictures? No, oh, I've got
an iPhone. I'll just take picturesof my iPhone and I'll put it on
Facebook Marketplace and I'm going to sellmy house there. I if you're selling
(21:17):
your kitchen table on Facebook market well, I mean, if you're selling your
kitchen table, take the pictures withyour phone. But otherwise, I mean,
let's face it, it's video,it's three D tour. It's really
really important. Yeah, and that'sthe thing I think what I I mean,
what you were just explaining, it'sit's a matter how many eyes are
you getting on it? Yeah?Definitely, absolutely. And there's all those
(21:37):
other pitfalls about the contract. Whenyou go into contract with somebody, how
do you know that they have themoney to buy it? How do you
know that you know your property isfree and cleared. How do you do
a title search all these sessions?Yeah, negotiation, right, that's exactly
right. It's a scary thing,and once you get into the thick of
it, you might realize that,oh boy, I am way way underwater
(22:00):
here. And sometimes very few agentsare going to jump in and help you
right at that point because it's alreadymessy. And then then you're going to
have to pay fair point. Andthat web the website is impressive, you
know, the drone videos, thethree D walk through is the high resolution
picture. Sure, it's amazing,and it's a nerd for something like that

because I'm trying to learn video editingand that sort of stuff. Well,
I'm really impressed by that. Andyou must have like just incredible resource.
We have some great photographers that wework with, but and unfortunately the average
seller who's going to do a fizzbo doesn't have access to that. No,
you know, and your three yearold Android or even your brand new

iPhone, you still cannot translate howbeautiful your home could be with the right
photography and the right lighting. That'strue. We are up against a break.

You've got to make it. Youknow, it needs to needs to
look right, everything lined up,and one huge thing on that And I
get this question. A lot isstaging. Some believe in it, some
don't believe in it. What doyou think I think it? I think

it depends on the home. Ifthe if the previous or current seller has
some good taste and their home isvery neutral, they've done the things that
they need to do to present it. Well, I think you're good.
But there's some people that still havethat nineteen eighty circle wallpaper, and what
bad taste? It's bad taste.It's just different. It's it's dated.

And I think that that when youwalk into a home that's dated even though
you love it and it has yourold heavy furniture from up north that's in
the house and the big formal diningroom that's not where it is, exploin
me when I moved down here,saying it just it's not what buyers are
looking for today. Because of somuch social media, so much TV that
we see of what the new designlooks are. People still want to walk

into their new home and envision themselvesliving that. So if they have to
take down wallpaper and the floora needsto be updated, it starts, you
know, adding up dollars in theirmind and then they go, you know
what, I don't want to dothis and buy this house, so I'm
going to look for something newer.Yeah, if we can create that's where

we come in. Yeah, ifsomebody has cleaned your home out, you've
moved on to your next home,and you're and you it's lucky enough to
