Speaker 1 (00:07):
Good morning.

Speaker 2 (00:08):
It's eleven oh six here at NewsRadio WCCF. It's Wednesday,
and it's that time again. Yeah, time for real Estate
Exposed on NewsRadio WCCF. This is a fast paced hour.
I'll look inside the world of real estate, whether you're
buying or selling. If you have any questions, and chances
are you will after you listen to the show. There's

(00:29):
always something that you can expand on and expand your
knowledge on two. You want to call the Patterson Group
at nine four one six one eighty six hundred. That's
nine four one six to one eighty six hundred, or
you can call uh Matthew Patterson dot com on the internet.
So let's get to it.

Speaker 3 (00:48):
Uh.

Speaker 2 (00:48):
Here is our host of the program, Matthew Patterson.

Speaker 3 (00:53):
All right, all right, all right, here we are again
on a Wednesday, Little Matthew McConaughey. For you, McConaughey, I
love him, coming to you today with my sidekick here,
Shannon Jacobs.

Speaker 4 (01:06):
How are you very fine, very well? Thank you?

Speaker 3 (01:09):
Good. How's your week been.

Speaker 4 (01:13):
We's been good. We's been good, weather's been great. Enjoying
the outside. I took a trip to Miami this past
weekend to watch the Miami Open. I know Zane and
I have a tennis likeness and got to sit out
in the sunshine and watch some top athletes perform. And
it was a lot of fun. It was good, lots
of fun. I bet lots of fun.

Speaker 3 (01:33):
Yeah, yeah, I know the Masters is coming up.

Speaker 4 (01:35):
Masters is going to be next week, not tennis, but
next week, next month, golf.

Speaker 3 (01:40):
Yeah yeah yeah. The other day, I'm I was walking
to a parking lot and I'm like, okay, yeah, this
is why we live here.

Speaker 4 (01:48):
It is, it is, it is. Well, my best friend
and I were talking about in the tennis down in
Miami when we go every year, and always there's two
one to two days of like complete rainouts, and with
the exception of a few little thunderstorms yesterday, there's been
no rain down there in Miami. So it's it's once again,
it reinforces why people move here.

Speaker 3 (02:08):
We could use a little but yes, temperatures all in all,
fantastic little Wendy for boating.

Speaker 4 (02:15):
Yeah, a little chop on the water.

Speaker 3 (02:17):
Yeah, but that'll change here soon. What do we have
coming this week on our the rest this week and
until we meet again on events.

Speaker 4 (02:26):
Well, I will say the event of the week is
tomorrow and that is going to be It's at our
office at sixteen seventy five West Marion Avenue in punk
took Gorda, Florida. We are having a little kind of
a launch party of like we've moved. So we've been
in our temporary location since about two weeks after Hurricanean,

(02:50):
so that is roughly almost two and a half years ago.

Speaker 3 (02:53):
How long is it that temporary does not feel temper Yeah,
it was good.

Speaker 4 (02:58):
Yeah, we our forwardered there permanently, but so we've moved.

Speaker 3 (03:02):
You remember if first we were well, maybe we don't
need to afford it, and then it's like, okay, yeah,
we probably should and change our aggress on Google, and
it's like but then we're just gonna have to change
it back, and then we.

Speaker 4 (03:16):
Know, yeah, exactly, So so we're moving back. So here's
it's kind of not permanent. It's still a little temporary,
but it's closer to home than we've been in two
and a half years.

Speaker 3 (03:26):
Okay, well you gotta explain a little more. We're not
going anywhere except for obviously we were always in in
the the second building there.

Speaker 4 (03:35):
We were in the second building. That is still not
that's our home habitable right very soon. We do have
our contractors, boy Att Miller over there starting to do
the tear out gutting it basically because it's gross. You know,
I'm not a big see how you really feel it's

(03:56):
it's gross, it's smelly, mil dewey. Yeah, it's not inhabitable.
So they're gonna They're gonna got it. So that will
be our our other location in the near future, hopefully
by the beginning to fall. Matt thinks, summer so we
can have a running bet.

Speaker 3 (04:13):
I thought, somemer, I'd like to revisit that.

Speaker 4 (04:15):
No, no, no, you've always said summer. I've said Thanksgiving
going to happen. But anyhow, we are closer to home,
so we have reclo the property. We are on the
same property, so we've relocated our team up to the
main Keller Williams office and we're having with two of

(04:37):
our lovely sponsors, Todd and Maria Leebold from Premium Mortgage
and Alexia Martin from Witco. They are sponsoring Danny's Food truck.
And if you know anything about food truck, Danny's is
here in Charlotte Harbor by the publics. He has amazing
Mexican food. So Danny's Food truck is going to be

(04:58):
there from twelve until two p So if you'd like
to come by and say hi, see us, see our
office just kind of pinpoint where we are now versus
where we used to be. We would love to see
you stop by.

Speaker 3 (05:12):
Yeah, and it's a good time. It's a good place,
good people.

Speaker 1 (05:15):
You know.

Speaker 3 (05:16):
I love having the team in there, and I don't
know how much they like it, because as everyone knows,
I can be allowed and sooking the team, but leave
it good time.

Speaker 4 (05:26):
Well, and if you're looking to maybe you know, this
is the time you're thinking about, you know, maybe heading
up north and you're maybe, you know what, maybe I
do want to put my house on the market. Come
meet us face to face and we'll be happy to
tell you how we do things. Come look behind the
curtain exactly. So yeah, So Thursday, which is tomorrow at
sixteen seventy five West Marion Avenue from twelve until two.

Speaker 3 (05:48):
Okay, if you're not right down addresses, we are a
caddy corner from the Aisle's Yacht Club.

Speaker 4 (05:53):
True, right past Fisherman's Village at the stop plate.

Speaker 3 (05:56):
That's right.

Speaker 4 (05:57):
So Saturday. So once you eat great Mexican food on Thursday,
take a break on Friday, and then Saturday you can
go to downtown Puntagorda. FM Dons is doing a Marti
Gras on Marion shrimp and crawfish boil. That is once

other things, of course, downtown has our Farmer's Market every
Saturday from eight to twelve, and then Saturday there's also

a Saturday, So highly recommend that. And then obviously something
else that is constantly running like our Puna Gorda farmer's
market is the Punagorda Chocolate and Wine complimentary beer and
wine tasting. Punaguarded Chocolate and Wine is located in the
downtown parking garage and they have it every Saturday from
nine thirty am to three pm. So lots to check

the things happening, all.

Speaker 3 (07:44):

Speaker 3 (11:53):
All right, let's talk to market. Let's talk what's going on.

Speaker 4 (11:57):
What is going on?

Speaker 3 (11:58):
Well, I'll tell you what's going on. That's contracts and
contracts and showings and homes going on the market. And
it has been exciting, It has been fantastic, been able
to you know a lot of people that have been
waiting have been able to make that next move and
start that next chapter, which is awesome. We love that,
love being a part of it and are very blessed

(12:20):
to be a part of it. And you know what
I'm seeing, you know, because there's so many questions about this,
you know, whether we're talking with buyers or we're talking
with seller. You know, everybody's trying to get the field.
Where's the bottom is going to drop? And you know,

(12:41):
so I just want to get real on this what
I'm going through daily. We are seeing contracts and and
I am seeing a lot of homes go under contract.
When they close, they're selling for you know, a significant
drop below where they were listed. Couple reasons for that.
Some definitely were over priced and needed a price improvement.

(13:06):
You know, I hear it a lot well, uh, you know,
on negotiate. I just just just bring the offers. And
you know, I you know that thinking, that's that's not
for this market.

Speaker 4 (13:17):
It's not it's not a good thinking for many reasons.
And I think the probably the biggest reason is that
it sets you up for constant disappointment as the seller.

Speaker 3 (13:27):
Yeah, that's true. And well, and we got to talk timing.
You know, this is a different day and age with
the internet, and you know what we know, you know,
used to be ninety five, the ninety six and ninety seven.
I know I've been saying this for years. Start their
search online. Well guess what we're at ninety nine point something.

(13:51):
And the only ones that do not, and whether they
live three doors down, they start their search online. And
the only ones is that one off that that happens
to make the stat sheet that you know, a neighbor
knew about it, or they happen to be driving a
neighborhood visiting.

Speaker 4 (14:08):
Family, right, very yeah. People otherwise they're shopping all circle
the neighborhoods looking for homes anymore.

Speaker 3 (14:14):
Right, and all these and I understand their algorithms that
are not an exact science, but I will tell you
a lot of them are getting better. They have a
lot of information at their fingertips, so they know that,
you know how many homes are on the market, and
they have a lot of other options. So if you

(14:35):
overprice that and get that too far away from what
the true market is, they have a lot of things
homes to pick from, you're not even I'm not going
to get them to the door.

Speaker 4 (14:47):
I definitely think the buyers are much more savvyer than
in these last five years. And I think that goes
to what you just said. When the buyers see a
home in a neighborhood where they've looked at other homes
that are comparably priced and they see this one that's
like outrageous, they're like no, and it's like it's that's
the precedent of this person's probably going to be difficult

(15:07):
to deal with too, if they're so unreasonable about their price.
I don't know if I want to with him a point,
you know, the thought.

Speaker 3 (15:17):
Yeah, well, let's go another direction on that too, because
I've heard this one many, many, many times. Maybe they're
they could think that they're more difficult to deal with
a lot of times though they say I didn't want
to offend them, true, I would have paid that, right.
I actually we would have paid ten thousand more than that,

(15:38):
but but it was so far off we didn't want
to offend them, right. So you know, on on the
on the listing side, if you're or as a seller,
if you're looking to introduce your home to the market,
I would like to think it's with the Patterson Group
if they're smart. But regardless, you you know, you need
to really have your agent going over the current market

(16:03):
of the And I'm not talking six months ago. Six
months ago is doing you no good to me?

Speaker 4 (16:08):
Six days ago changed?

Speaker 3 (16:09):
Now the furthest I will look back for even comps is.

Speaker 4 (16:12):
Ninety days and that's that's a stretch.

Speaker 3 (16:15):
Well, then I didn't say those are the ones I'm picking.
I'll look, we look so I can show the trend
and where we're going. So I have a history. But
but to go beyond that would just be wrong information.
And then you've got to decide where do you want
to be positioned. So very very crucial I want to
get that point across. Is the pricing. Do not you

(16:36):
know this is not the time to overprice and say well,
when I get an offer, I can negotiate. Now I
would expect to regardless of where you put it. Some
some are going to try it. I'm getting on a
lot of them. But if I have the information, if
I have the comps to support that, you bet that's
what you're hiring me for is to go back and

(16:57):
negotiate that and and communicate and show them. And that
comes down to condition, features, upgrades, Uh, everything so very important.
Let's flip to the byside. Yeah, okay, what we're seeing
is definitely more activity, uh, more buyer engagement. Buyers are
getting in there. But what I'm noticing is, and listen,

(17:21):
this changes week to week, sometimes day to day. I
you know, I joke about a wife, you know, but
it seems like a lot of times they all they
all move the same day or the same couple of days.
And then and then you'll see then, you know, your
hair will be on fire trying to get to everybody.
And then it'll slow up a little. They are still
watching the you know, the ones that that have a need,

(17:44):
are the ones making the move this morning on the
news or talking about consumer confidence it's down again. That
is definitely affecting things. But I promise you this, there
are many, many more buyers than what we're seeing go
under contract, that are watching and they are ready and
willing and able, but they they are being very cautious

(18:07):
and they are getting good deals.

Speaker 4 (18:09):
Well, I think it goes to also where are they
getting their information? You know, if if you listen to
the national media, you know the three letter medias, it's doomsday,
it's crisis, it's all of these negatives. But if you
listen to your local expert who actually sees what's happening

(18:31):
in your community, then you get a clearer picture. And
I think you might be better served by listening to
somebody who's local than hearing something on the national news.

Speaker 3 (18:39):
Absolutely, and that's.

Speaker 4 (18:40):
Why you know, call us, talk to our agents, talk
to Matt, talk to anybody in our office, and we
can give you a really a pinpointed better opinion on
what's happening here.

Speaker 3 (18:53):
So what we're seeing as sales are happening. But definitely
there is there is negotiation power there. You know, the
market is going to expose where the home definitely belongs.
But the other thing that's really nice right now is
that you have options. Yeah, you have many, you have many,

(19:14):
many more options to get exactly what you're looking for.
There's always going to be something. Paint the walls. I
don't like that color. I'm not talking about that. I'm
talking about location and size, that kitchen that you've longed for.
That for me, you know, outdoor area, maybe privacy, more space,
so on and so forth. There's a lot more to

(19:36):
pick from. And that's huge because we didn't have that.

Speaker 1 (19:39):
For sure.

Speaker 4 (19:40):
You can get closer to your target area if you
have a family with schools and stuff like that. So no, definitely,
if you're a buyer, it's definitely definitely the good time, all.

Speaker 3 (19:49):
Right, So let's let's talk about how that breaks down numbers.
Last week we had talked about two and eighty five
new listings at the market. We've been, you know, we've been,
and a lot of property, a lot of home has
been introduced to the market weekly and monthly. These are
weekly numbers. So two hundred and eighty five homes hit
the market, one hundred and eighty nine one under contract.

(20:11):
Now let's talk about this last week. Just in a
week's time, two hundred and seventy so fifteen less homes
entered the market. So uh in two hundred and twenty
two went under contract. So that's that's plus thirty three
went under a contract. So again, because of what we're saying,
buyers are making moves, they're being very strategic, which they

(20:33):
should be. We need to be just a strategic on
the listing side when we're introducing them to the market.
And uh, and we got to you know, we got
to work together to get you in your contract. And
remember the longer you're on the market, the less money
you're ultimately going to end up taking.

Speaker 4 (20:50):
Correct.

Speaker 3 (20:51):
So all right, let's talk about at a monthly glance,
Poor Charlotte Pont Goordon north Port. Here's what we've got.
Our border reilators. Two fifty four hundred is still a
very very strong price point as far as amount of
listings and amount of listings being sold to thousand, three
hundred and eighty one. We're on the market last month,

(21:11):
the month of February, two hundred and fifty two one
hundred contract for eight months inventory, so still a seller's market,
but we're definitely seeing that really close to that balanced market,
which I love that. Another great point is I'm seeing
a lot of our million dollar stuff go under contract.

Speaker 4 (21:29):
I mean, my gosh, last week, yeah, yeah, yeah, was
crazy for our team. Putting you know, yeah, we have
three or four four yeah.

Speaker 3 (21:38):
Four, and and been showing you know, others this week,
and you know, here's the reality. The people are seeing
that other ones closed and they're seeing that hey, this
is the time, you know, I'm getting a fair deal
on it. You know, the idea of getting you know,
these homes that I'm talking about back in the six

(21:59):
seven hundred that that we saw years ago, that time
is coming gone.

Speaker 4 (22:03):
Never going to even build them for close to them, no, no.

Speaker 3 (22:06):
And so you start breaking out and it's like, oh wow,
I you know, I can save one hundred thousand dollars
that you're not gonna be able to save here forever.
So we're seeing those go under contract, we're seeing those sell,
So that is very optimistic, you know. I will say
six hundred to nine hundred definitely been a little slower

(22:28):
back to the game as far as selling, but I'm
seeing movement there as well, and we're seeing more showings
and ultimately starting to get some contracts in on them.
So all in all, that is fantastic if you're a
seller out there. Yes, let's talk about Cape Coral Fort Myers,
who five hundred and thirty two homes went on the

(22:49):
market last week. Think about that. Yeah, five hundred that's
a lot of home.

Speaker 4 (22:53):
Be glad you live in Charlotte County.

Speaker 3 (22:55):
But guess what three hundred and eighty eight sold.

Speaker 4 (22:57):
That's yeah, it's selling faster well.

Speaker 3 (22:59):
And we saw that down before. And I'll tell you
do I have last week?

Speaker 4 (23:05):
No you didn't have that.

Speaker 3 (23:06):
No, I do not, But I can tell you it's
it's things are moving and shaking down there as well.
So I'm sure our nick is running around like crazy
there as well. We are knocking on the other break.
We're gonna come back. We're going talking about some other topics,
and this week we're gonna spend a little more time
on our listings. We've got some fantastic sellers that we

(23:26):
want to get their home sold and get them moved on,
and so we want to make sure we have plenty
of time to talk about then those homes. I've had
some calls from some buyers that are like, hey, I
was trying to get that down. What is that? So
we are going to take the more time today and
make sure that we give them the attention they deserve.
So we will see you on the other side.

Speaker 5 (23:46):

Go to Matthew Patters dot com.

Speaker 1 (26:35):
Chet.

Speaker 2 (26:36):
It's eleven thirty two here on a beautiful Wednesday, here
at NewsRadio WCCF, and let's get back to real estate exposed.
You're on news.

Speaker 3 (26:45):
Radio and now it's almost eleven thirty three. Let's talk
about some real estate. Okay, So open houses. I had
I tell you last week. I mean, I just had
so much inventory to go over and we got to
talking so much on title at. I want to make
sure you get these to you soon. So open houses
this weekend two six three zero, Saybrook Saturday. Come by

(27:09):
there and see Rob and uh do I have a
sheet on that show what these are?

Speaker 4 (27:17):
I don't know if I have my hot picks.

Speaker 3 (27:20):
Okay, hot picks, all right, So come by say Brook
twenty six thirty Saturday, eleven to one with Rob Napoli
eight point fifty Napoli. This home just hit the market
at a gorgeous Piaja front. She's taking all of my waterfront.
What else.

Speaker 4 (27:38):
It's got a gorgeous pool. It does have a gorgeous
pool with a waterfall and a waterfall.

Speaker 3 (27:43):
I know.

Speaker 4 (27:45):
It's got a really good color palette for you to
come in and make your additions, your decor additions, very neutral,
just good. Lots of oh my god, storage and space.

Speaker 3 (28:00):
Yeah, just under three thousand square feet this is I
just love this home. Very large kitchen if you're into cooking,
you're right. A lot of custom storage, lots of customs
and uh, just maintain impeccably. They've already moved out, so
actually you could, you know, get moved into this house

(28:20):
quickly if you've already soldiers, and get that boat in
the water and get to live in the Florida lifestyle.
So we're going to be doing an open house there
this Saturday from eleven to one and again on all
of these open houses, you can always call our office
nine six hundred. You can go to Matthew Patterson dot

(28:42):
com and contact us and we can give you more
information on it. And if you need a private showing.
If these times do not work, we would love to
do that. Four to three zero zero Riverside Drive, Unit
ninety seven, Saturday one to three. Come by see less
he's going to be hosting that one and uh then
as well at the same time, same neighborhood, forty three

(29:04):
hundred Riverside Drive, you know, one to eleven, so you
can just have a nice day in the sun a
lot well, Property to property Saturday one to three as well.
Come by there and see mark three three zero one
Northwest sixteenth Terrace. There's Nick Zortel again going to work
Saturday eleven to one. He would love for you to

(29:25):
stop buy his open house. And if he doesn't have cookies,
give him a hard time. Right.

Speaker 4 (29:30):
That's in Cape Coral, by the way, it is in
Cape Coral.

Speaker 3 (29:33):
And I say that jokingly because Jen, if she's holding
open house, always has cookies. And so we're gonna see
if Nick's gonna step up.

Speaker 4 (29:42):
Yeah, we've been. We've been kind of throwing it out
there for everybody if they can write, I mean, step
up your game here. But yeah, feed these poor people
who are coming to buy it.

Speaker 3 (29:50):
I know, especially if you're walking around the neighborhood.

Speaker 4 (29:53):
I mean, you need your energy, you do you do?

Speaker 3 (29:57):
Oh man? All right? So I want to talk about two,
and then we'll get to those topics you've got because
we've still got plenty of houses to come. Hunter Avenue
twelve zero three one Hunter Avenue. This home is a
four bedroom, three bath and we just did a price

(30:17):
improvement on it. You know, when we talk about the market,
this is you know previously this is exactly what we're
talking about. You've got to move quickly. So this home
is now three hundred and seventy five thousand, which is
exactly where I feel like it needs to be. Absolutely gorgeous.
Listen to all of the new upgrades in it. Twenty

(30:37):
twenty one rough twenty twenty three, pool pump with chlorinator,
twenty twenty four, painted exterior, twenty four curving and landscaping
with fruit trees twenty let's see those were in twenty
twenty three. Bedroom flooring as well in twenty three, updated
bathroom fixtures, ceiling fans, you know, quick acts to everything.

(31:01):
So at three seventy five, I would expect this home
to be under contract.

Speaker 4 (31:05):
Well, you know those upgrades. When you think about painting
your home and redoing the flooring, I mean that that's
expensive stuff. So you don't even have to do that.
These these people did it for you and you get
to walk in and reap the benefit.

Speaker 3 (31:19):
Yeah. We used to say, oh that's easy, Oh that's cheap,
and nothing is cheap anymore.

Speaker 4 (31:24):
Oh gosh, I don't know what it is to paint
a home these days. Five six thousand dollars, I would say.

Speaker 3 (31:29):
Exactly, yeah, yep, yep, okay. So again, here is a
property that we've done a price improvement on twelve one
forty four Southwest Egret Circle. This is really close to
your restaurants and your shopping right here on King's Highway.
This condo wait for it, one hundred and seventy five

(31:51):
thousand dollars. So we did a sizeable price improvement on this,
and I can tell you right now this one will
be gone as well. You don't want to for it's
a three bedroom, two bath, twenty twenty three roof, so
that is taken care of. You don't have to worry
about that coming into hurricane season. And I just love

(32:13):
this community, really close to everything, really close right there
at Lake Susie. So definitely give us a call. You're
gonna want to jump on that one pretty quick.

Speaker 4 (32:23):
Yeah, it's perfect for you, for you snowbirds. You know
you land there in Planta Gorda.

Speaker 3 (32:28):
I've had a lot of them living in the area.

Speaker 4 (32:29):
Thirty minutes you're in your condo, so yeah, yeah.

Speaker 3 (32:32):
Well and then you know, the best thing is you leave.
You just turn the key and you.

Speaker 4 (32:36):
Go and you go. Exactly. That's a lovely thing.

Speaker 3 (32:38):
Speaking of condos, you guys don't have it on the list,
because this is what I've kind of.

Speaker 4 (32:43):
Gott my little sneaky one on the side.

Speaker 3 (32:45):
Yeah, it's getting ready to come on the market. But
I've got a condo in PGI, and you were going
to want to know about this if you're a voter.
Over the years, I have had multiple calls and they're like, hey,
I've got this forty five foot boat, I've got this
thirty eight foot boat, and where can I keep it?
And I'm like, oh boy, yeah, and you know you can.

(33:10):
You know, Marinas, they only have so many slips at
that size, correct, which a lot of them are full,
including boat storage. If oh, I just went Blake Emerald Point.
Emerald Point, the dock master there, fantastic guy. A lot
of times he would work with people that you know,
had larger boats, but again, only so much space. This

(33:33):
condo has added fifty four foot doc sailboat water and
it's going to be hitting the market at three seventy five. Okay,
so you're in PGI fifty four foot doc uh that
is deded to you.

Speaker 1 (33:50):
Uh.

Speaker 3 (33:51):
And of course if you don't have a sailboat, then
you can put in a lift. But the previous owner
had a sailboat on it. So I would imagine that
one is definitely going to get some attention because for
the right bar. I mean, honestly, you could buy that
condo and have the condo and have the slip cheaper
than what it costs to put.

Speaker 4 (34:08):
It anyplace else. You well, and the whole point of
having the boat, you know, is you don't want to
have to get in your car and drive to a
marina or some other location carry all your stuff. It's
a hassle. That's that's not what boat people want. We want.
We want freedom, ease of using our boats.

Speaker 3 (34:24):
Yes, what else you got?

Speaker 10 (34:25):
You know?

Speaker 1 (34:27):
Oh?

Speaker 4 (34:28):
Gen xers, Hey, don't you and I are gen xers
just so you know. So gen Xers are are kind
of getting to where we're getting close to retiring easy,
well not all of us, but I I'm going to
retire on the day of my funeral. But anyhow, Yeah,

(34:48):
they want they want that retiring lifestyle when they're looking
to purchase home now. They want the communities. They want
the pools, they want the tennis courts, they want the
pickleball courts, they want all. They want it all now,
but they don't want to have to be they don't
qualify sometimes for the fifty five and plus communities. So

(35:09):
that's a big thing. So so the gen xers and
the baby boomers are looking for a lot of amenities now.
So I think that's something when people are here having
the amenities that we have with our complexes and all
of that. That and war will be coming. That's going
to be another big drive to getting people here in
our area.

Speaker 3 (35:29):
Yeah, you know, and another thing with it too. I
don't know about generation wise, but I can tell you
in this market where you know, somebody had said one
day that we're in a beauty contest when you're putting
your home on. Sure you remember the days where it
was like you don't have to touch anything. Now it's a
little different, and it's the same thing that that it
took me to that because they want it done well.

Speaker 4 (35:52):
Same with these these two properties that just did all
these renovations. Yeah, I don't want to spend you know,
three hundred and fifty to five six hundred thousand dollars
and have to go in and redo everything and repaint everything,
because then that's more money when I'm out laying when
I should be putting that into my pickleball game or whatever.

Speaker 3 (36:12):
But also, let's talk about it. I don't think that's
a generation. I think that's just the time of coming
through what we have, COVID then three hurricanes. The reality
is anybody's had anything done. And I am not knocking
the contractors, God bless them, but they're busy. Yeah, and
you know, it's it's hard. You know, there's escalation clauses

(36:34):
on things, so you don't know the exact price that
changes depending on supply and everything else that's going on,
as well as when they can be there, when the
job can be done. You know, So if they can
purchase something and it's done and everything is right, that
seems to be what they're looking for.

Speaker 4 (36:53):
It is, and that's that's a great point about the contractors.

Speaker 3 (36:56):
Or it goes the other way and you have the
ones that actually want to put the sweat equity in
and they're looking for the one that that needs all
the renovation. But why do they want that? Because I
want to be able to gain equity moving in correct.
So then it's got to be a price appropriately there
that in between, you know, not as much.

Speaker 4 (37:15):
No, I agree.

Speaker 3 (37:16):
I see theferred maintenance they get really especially it's the
roof hurricane, the big protection generators. Yeah, that's exactly what feafe.

Speaker 4 (37:26):
They're looking at different features now, they're not looking at
the landscaping or or you know, the kitchens and the bathrooms,
are looking at the A C s or looking at
the the big ticket items because we've we've seemed to
have been in the receiving end of several hurricanes recently.

Speaker 3 (37:42):
So that's right.

Speaker 4 (37:43):
So yeah, so that's that. That's interesting. Anything else or
I don't.

Speaker 3 (37:47):
Know, Well I will tell you. So. I do have
the sheet on on Napoli. I do that. We spoke
about the open house, so we're going to talk about
that coming up. And this other huge stack of listings.

Speaker 4 (38:03):
I know, I kind of overloaded you.

Speaker 3 (38:04):
Well, it's been busy, right, So let's go to break.
When we come back, we're going to go over these
and talk about our hot pick from what we got.

(41:54):
to wear your grilling gloves.

Speaker 4 (41:56):
Wow, that was a good one, Sane. I like that
all right. Let me give you guys a little detail
on our open houses this weekend. So we mentioned twenty
six thirty Saybrook. This is in Northport. It is a
three bedroom, two bath with a three car garage, which

(42:17):
I don't know anybody who could live on a two
car garage anymore. We all have so much extra stuff
in our lives. But it's got a built in spa,
it's got tile throughout, it's a split bedroom floor plan,
high ceilings, newer roof, newer air conditioner, newer water heater,
and an irrigation system for the landscaping. So that is

(42:39):
definitely going to be a good one. Here's the detail
on our eight to fifty Napoli Lane in Punta Gorda Isles,
three bedroom, two bath. It's got an oversized two gar
garage plus den. This one is listed at nine to
twenty five. So you know something that Mount and I
talked about it a little while ago about the million

(43:00):
pluses in the PGI area. This is a easily a
million dollar home on the market for nine to twenty five.
So these sellers understand it, they understand the business. They
want to sell their home. They're they're looking to move
to their next, their next, you know, forever, but they're
going to leave behind this beautiful home that is on

(43:20):
sailboat water with an eighty feet of water frontage and
a private ten by thirty dock and a ten thousand
pound boat lift. It's got a twenty twenty four metal roof,
which is just beautiful. It's a real pretty bronze right.
And then a bronze colored metal roof on Napoli. Yeah,
beautiful two ac units. It's got the roll down Hurricane shutters,
Circle Driveway brand, you know, Newer Pool Pomp. I mean,

(43:44):
it's just got everything you need. Yeah, definitely come by
and check out Napoli, and then if you're looking for
something a little smaller, a little more easy to maintain.
We mentioned the two properties on forty three hundred Riverside
Drive units one eleven and ninety They each havere a
two to two with a car port. One of them

(44:04):
has a Florida room. They're on or very close to
the Peace River. Ninety seven has a private dock with
an eight pound boat lift. So definitely if you're looking
for something out off of Highway seventeen on Riverside Drive.
It's still close to the interstate. Come check those out

(44:24):
on Saturday from one to three. What you got, Matt?

Speaker 3 (44:29):
All right, let's just cut to the brass tacks, as
my dad would say and my grandfather. We have got
some good houses here. And I had a couple more
to talk to you about about hot picks, but they
already went under gone.

Speaker 4 (44:43):
Unfortunately they were really hot all.

Speaker 3 (44:45):
Right, So let's talk about twenty five four to thirteen products.
You may have seen this home on the market previously.
We put it on, made some adjustments and I tell
you it is lighting up. This home is not going
to last. It's in birt Shore Lakes, three bedroom, two bath,
two car garage with a family room and formal dining.

(45:07):
So here's what you've got. You've got a lot of privacy,
large backyard which is fantastic for entertaining with privacy rate
behind you. But also you can buy the lot on
either side. Oh nice, So if you want that space,
you want that elbow room. But you know, seeing lang
going at twenty five thirty thousand dollars an acre, you
don't want to go buy big land. This is your

(45:28):
spot and still be close to all your amenity. So
twenty eighteen roof with transferable shingle warranty, updated garage doors
and openers. Homewarning includes HVAC, kitchen APPLIANTSS washer, dryer, plumbing, electrical.
Let's see, flooring is beautiful in this house. You're going

(45:49):
to want to call in this house three hundred and
twenty thousands.

Speaker 4 (45:52):
You know the great thing about those side lots. Not
that I'm an anti neighbor person, but control it. Yeah,
get to pick who your neighbor is or not, or
you have all that wonderful elbow room.

Speaker 3 (46:04):
That's right. Okay, So I've got one here. This is
gonna This is a hot one too. It hasn't hit
the market yet. If you like deep creek, which many
people do. Three car garage twenty one thirty two Normberg Boulevard.
It is a three car with a den with the
three car garage. Or I'm sorry, three bedroom.

Speaker 4 (46:24):
Is a den in the garage. Yeah, I just want
to be clear.

Speaker 3 (46:27):
Three bedroom. She's such a smarty pant. It's all day long, guys,
all day long, all week long. Three bedroom, three bath,
three car garage so three three three plus a den.
Nice you are looking at introduced to the market five
hundred and twenty five thousand, and all stainless appliances, hurricane shutters,

(46:54):
just absolutely gorgeous home twenty twenty two rough newer ac garage, door, water, heater,
refriger everything's done. We talked about this once again. That's
your moving So and you're in Deep Creek, which many
people love. I'm gonna move along here because man, this
clock has taken on me. Okay, Now I've got a
three bedroom, two baths, three car garage. This is a

(47:16):
one ninety six tournament road in Retunda West and this
has a twenty twenty three metal roof, huge fan of,
three car garage, hurricane protection, twenty twenty AC newer appliances,
fully finched backyard, and very very low HOA fees at
one hundred and ninety dollars a year, so you get

(47:38):
the restrictions, keeps the community, you know, fantastic. For four
hundred and eighty nine thousand, you can be in this
home next Hey, why not stay in the neighborhood. We're
at Mark Twain Lane two eighty six, Mark Twain Lane,
three bedroom, two bat two car garage, family room, Florida
rooms and has a roof in twenty three salt it's

(48:02):
got a saltwater pool, twenty twenty four, pool case, twenty
twenty two, tankless water heater, irrigation system was replaced, refrigerator, dishwasher,
microwave in twenty three. Again, this is what a lot
of people are looking for. Twenty twenty two. Exterior painted,
twenty nineteen ac and updated bathrooms. The twenty twenty one

(48:22):
they converted the Luni to a Florida room with a
partially fenced backyard, all at the bargain price of four
to fourteen. Wow.

Speaker 4 (48:31):
That's awesome.

Speaker 3 (48:31):
Yeah, we're seeing things change. Now. We are going to
go to Santa Cruz eight three zero six Santa Cruz Drive.
This is in Port Charlotte. Is a three bedroom, two back,
two car garage plus a den, introduced to the market
at eight hundred thousand. Here's the thing. This home was
just built in twenty twenty four, so it is a

(48:54):
waterfront property and you've got the electric fireplace, beautiful water reviews,
all stanlets of appliances, all the upgrades, granite countertops, toileback splashes,
island with the breakfast bar, Roman Shower, absolutely gorgeous, eight
hundred thousand dollars fantastic.

Speaker 4 (49:14):
I like that.

Speaker 3 (49:15):
I know I thought you might. Okay, also, I want
to talk to you about and then we're going back
to some more homes here. I had mentioned last week
about eight town homes that we are listing in Puntaguarda
Isles on St. Andrew's golf course right on Ball Harbor.

(49:36):
You know, I've been walking through them and watching the progress.
Those are going to be coming soon right now. The
builder has given me approval to, you know, to offer
out one of them at a pre pre construction pricing.
Very nice at five hundred and twenty five thousand, so
brand eighteen hundred plus square feet. You have your own

(49:57):
private garage, beautiful, beautiful use of the golf course, fantastic area.
So definitely give us a call on that. We are
going to be starting to update more and more photos
as it gets completed and things get That's exactly right.
So here's the thing with this. We keep getting questions

(50:18):
about Hoa's concerns about Hoa's that their goal is to
have an HOA with a three in front of it.
So hopefully their targets three hundred dollars. You know, a month,
we'll see it may end up a little bit higher.
We're waiting on the final quotes on insurance and stuff
like that. But they know the importance of keeping an

(50:40):
affordable HOA and how many people that's what they're looking for,
and I think they're going to.

Speaker 4 (50:46):
Do it, so that's awesome.

Speaker 3 (50:49):
Definitely stay in touch on that one and we will
keep you updated and would love to show you some
other projects they have done and what they're going to
look like right now. I got forty five ninety Turnberry Circle,
three bedroom, two bad two car garage. This one again
there they have to be moving north. We just did

(51:10):
a price improvement on it to three twenty five. You're
in a gated community built in twenty thirteen. Fantastic neighborhood.
Every time I'm there, somebody's talking to me and just
very friendly. You can you know you're in that gated
community where you can be walking the dog at night,
bike riding and you don't have to worry about traffic

(51:31):
or you sends. You pull out of there not far
up the road. You can jump on Toledo Blade and
you can be at medical or you can be on
the interstate, going to dinner or shopping out of town
twenty twenty four. Shingle roof, roll down screen LNAI. It's
got the R thirty spray foam insulation, very efficient place
to be, no flood insurance required and reasonable HOA at

(51:55):
four seventy five monthly to get all of these amenities,
which definitely give us a call. We'll go through that
with you. It's to hoafe. You know it's h HOA
fe don't tell me two minutes. It's the HOA fee.
What it includes? Guys? What did include? That's what I'm
trying to say.

Speaker 4 (52:12):
Yeah, all right, that's those amenities that that our gin
is looking for if we want the amenities.

Speaker 3 (52:18):
That's exactly right. Okay, I have got a huge stack
of listening. We should have started on this earlier.

Speaker 4 (52:25):
Just close your eyes and pick one that's exactly right.

Speaker 3 (52:27):
All right. I'm going to bus Well one five zero
nine zero bus Well. Uh, this one's been getting a
ton of action. I'm gonna tell you it's gonna move quick.

On Purpose with Jay Shetty

On Purpose with Jay Shetty

I’m Jay Shetty host of On Purpose the worlds #1 Mental Health podcast and I’m so grateful you found us. I started this podcast 5 years ago to invite you into conversations and workshops that are designed to help make you happier, healthier and more healed. I believe that when you (yes you) feel seen, heard and understood you’re able to deal with relationship struggles, work challenges and life’s ups and downs with more ease and grace. I interview experts, celebrities, thought leaders and athletes so that we can grow our mindset, build better habits and uncover a side of them we’ve never seen before. New episodes every Monday and Friday. Your support means the world to me and I don’t take it for granted — click the follow button and leave a review to help us spread the love with On Purpose. I can’t wait for you to listen to your first or 500th episode!
