it that komp will linger for many, many many months, right, the
gift that keeps on giving. Yes, that's where I keep saying. I'm
here in two months, three months, four months. I'm not a month

so yep, yeah, I'm afraidthat's the case. So hopefully that won't
interfere two months. What we haveto do here today, which is to
look a little deeper, take adeeper dive into the local real estate economy,
things that affect the real estate market. That might be growth in the
area. It might be new businessesopening, real estate trends that. Of
course, the final segment is alwaysthe found the real fun one. For
me, I love listening in.I might a fly on the wall to

Matt's picks of the week. He'sgot some hot picks, some listings that
in some cases you're just not goingto hear about or find anywhere else.
So where do we begin. Wenormally take a look at the local real
estate market and what's happened over thelast week or so. Let's do that.
Okay, all right, So let'sstart this time with Cap Coral Fort
Myers four hundred and eighteen new listings, three hundred and seventy five hundred contract

Okay, market is moving right.Lee County is a hot mine, it
really is. Yeah. I've beengetting a lot of a lot of interest
and a lot of action there.Absolutely very high growth. Let's talk about
our area, one hundred and eightyseven who listening, one hundred and fifty
nine under contract. This is agood sign because what we you know,
we were seeing a lot more listingsthan what was going on under contract.

(02:19):
So we're starting to see more movement, more activity, which is great for
everyone. Okay, very good.I mean I can't do the math in
my head very quickly. Are wein in a balanced market or almost balanced?
Nearly balanced? Depends on the pricepoint, It's a good question,
something we'll probably get to. Yeah, yeah, it depends on the price
point. I will say we're seeingimprovement in almost every price point. You

know, we were as high asas you know, and we talk about
it, you know, six monthsas a neutral market, so under five
your seller's market over seven buyers market, we've seen every single price point decrease
except one, and that was ourseven to fifty to a million. I
think you'll see that decrease in thenext couple of months. So I think

later this year you're gonna you're definitelygoing to see this inventory gobbled up and
uh, we'll start seeing more multipleoffers. Does that mean in a nutshell
to the novice like myself, Isort of missed the boat. If I
wanted to sell my home, no, no, no, no, no,
no no no. If you wantto sell your home, no,
you definitely didn't miss the boat.If you're wanting to buy a home,

(03:30):
you're going to miss the boat.You know. A couple of years ago,
we were on the show and Iwas saying, if you're waiting on
the peak to sell your home,we just crossed it. Well, I'm
telling you right now as a buyer, if you want to get concessions,
if you want to get meaning sellercontributions, if you want more negotiating power,
you're going to miss the boat ifyou don't engage. So I say,

(03:54):
the other side of the coin,so to speak. And when we
talk about those concessions too, oftentimeswe can talk about I'm sure this will
come up somewhere along the line.Buying down the interest rate, which is
also important to a lot of peopletoo. Absolutely. I mean that's just
rates huge, I mean, aswell as insurance. Right, it's affecting
Yeah, it's affecting everyone. Imean I'm seeing some quotes go from twenty

four to thirty seven hundred, andthat's non flood homes and you've got the
flood insurance, so all of thatfactors into affordability. And now you've got
we were just talking about Lee County. There is the FEMA Lee County battle.
Now you see that, Yeah,where a lot of flood insurance discounted
rates no longer will enjoy that discount. FEMA says Lee County didn't do what

it needed to do. Lee Countysays, we sent a fifty one page
report. What are you talking about? So that's said, right, don't
know, that's gonna put a lotof people on the time, that's right.
A lot of folks are going tobe in jeopardy. So it's going
to put a lot of people intough positions. I know a lot of
people are self insuring. Now Idon't really want to weigh in on that
because obviously you have a risk there. I do understand it. You know,

it's tough. It's tough affordability,you know, I mean from going
to the grocery store to buy athomes. Well, every situation is going
to be unique and you have toweigh what's best for you. That's right.
So what I can't tell you affordabilityIf you're going to buy a house.
Now's the time, okay. Nowis the time. You've got some
leverage, You've got some negotiating power, So I would jump into the market.

(05:27):
I would not wait around again.We talk about we can refinance you
up to thirty six months, soyou know, date the RPE, marry
the home. I love that expression. Can well do a deeper dive into
the individual, all right. Soup to three hundred thousand, three point
eight months of inventory, three tofive hundred eight point two, five to

seven fifty four point six. Sosee that drop, that almost dropped in
half. And the reason there wasthe mouth that went under contract. We
had ten in the previous month.Now we had twenty one. So this
is what I'm saying. Some ofthe buyers are engaging and they're getting these
homes in their contract. So Idon't want you to wait three, four

or five months from now and say, oh man, I wish I would
have known. Now's the time.You're million to one point two five million,
eight months of inventory. Still notsuper heavy, okay, I mean
these homes are moving and a milliontwenty five and up. You've got eleven
months of inventory, so you've gota little bit more negotiating power. Okay,

(06:30):
all right, get off the fencebuying or selling. The Patterson group

and it gives you options and itdoesn't mean necessarily that you're even selling.
It's good to know, and it'scertainly good to know for insurance purposes.

difference is quite different or wine.I guess you could say between Lee and

right, because I can tell youit is quite a difference. Yeah.

Inventory, if you know, ifyou're in and we've seen this for some
time now, if you're in FortMyers or Greater Lee County, every single
price point is under six months inventory. Okay, if you're in Cape Coral
until you get up to about fiveseventy five, you're under six months in

inventory, then you're in about sevenmonths, you get up to six seventy
five to seven seventy five, ninemonths, but still nothing over ten months
of inventory. So we are talkingabout quite a difference if you're looking to
purchase a home there. And alsoI heard a little bit of talk about
this, and I'm certainly not theone that would have the best information on
it, So fill in the blanksfor us. Wouldn't it be advisably if

you wanted to invest in real estateto look north of the county line,
Well, sure, yeah, absolutely. I mean, looking at the inventory
right, everything's supplying demand. Iwould be looking at Pontagorda and Port Charlotte,
which has been a great investment locationfor many years. But if you're
in the Cape Coral Fort Myers market, you're going to be up against more
off ersionier to be paying more money. And I know you get calls every

day from out of area, outof state investors asking about such properties.
But you don't have to be,you know, an out of state real
estate mogul. It might be timeto put a toe in the water if
you've always thought of owning investment property, and that'd be a good time to
talk to the Patterson Group. Absolutely, the rental market here is very strong.

I do not see that changing.Obviously. You know, we're going
to see a change in rents.That's normal because they've gotten very high.
But even my parents, you know, I, you know, I grew
up, they had fifteen rentals inIndiana. I took care of. They
sold them off and bottom here inthat fifteen or in twenty twenty five years.

They did well on the rents,but we sold them for about the
same amount of money the homes theybought here. On average, they made
one hundred, one hundred and fiftythousand per hole. Interesting, that's the
difference in the Midwest to here.Yeah, well, not only get the
rent, but you also get theappreciation. So keep that in mind because

a lot I know, there area lot of listeners who have said to
themselves, I could do that.I get investment property and I could be
a landlord and I could make alittle bit of money each and every month
and then watch it appreciate and andyou know what, these are the folks

To have a good plan moving forward, whether you're three months out,
a month out, six months,a year, but to know what what

to look for when to get preapproved. You know, you know first's
preapproval. If if you're twelve monthsout, you don't want to be running
your credit taking a hard hit onyour credit. So we're going to go
through all of that. It's interestingbecause you said have a plan. I
wonder how often I mean to me. I never really thought about having a
plan. It's time to buy ahouse. I'm going to go and call

yeah, you know, I thoughtabout what we should talk about today,
and I figured, here we arefirst of April, technically the third.
But it's like spring. You know, it puts you in that frame of
mind of you know, we've comeout of hibernation, and it's time to
get the house cleaned up. Youknow, open up the shades, open

up the windows. Maybe not today, I think a lot of things will
be blown over in your house today, but it's a good time to start
that spring cleaning. And you knowthat also leads into what should you do
for your home to get it readyif you want to put it on the
market. What are the what arethe top things you should do to be
market ready when you do decide toput that sign that says, you know,

to make your house stand out?Now? You need more than a month.
Apparently you need a little bit oftime. But yeah, I think
it's just it's smart to get organand you know, I was at home
depot the other day, and youknow, I saw tons of people there
with the flatbeds getting new plants andmulching your flower beds and pulling those weeds

and just just those things. Youknow, get the get the power sprayer
out, you know, hire aneighborhood kid to come and powerwash the driveway,
powerwash the sidewalk, and you knowthe pool cage. You know,
it's just interesting when you think abouthow we go into our houses. You
know, I pull in my garage, I go inside. I don't think
about it, but when you docome into the front door, Oh wow,

look at all these spider webs,or you know, you gotta wash
the screens, you know, mopthe front entry, just kind of refresh
everything. So I thought it'd bea this would be a good time to
talk about some of the things thatyou know, you guys can do,
whether you're selling or not. Tojust get ready to be in that happier

(18:52):
summertime frame of mind that's coming.Well, springtime has always been the season
of renewal. It is so itis. The flowers are blooming out,
the pollen is floating all over,dusting everything with yellow. So that's also
another reason to wipe down that patiofurniture, because you did it on Saturday,
and after today you're going to needto do it again because it's going
to have a fresh coating of yellowpollen. I'm sure all over it,

all right. So I love thepoint of the front entry, and I
talk about this when I'm in listingappointments because you're exactly right. A lot
of times you come in, yougo on the gruge, you don't see
end of the house. You don'tthink about it. So think about whenever
you've looked at homes. You know, you know, the clients show up
with the agent, We walk tothe front door, the agent's opening the

lock box. They are spinning onaverage three minutes, maybe looking around or
look at the ceiling, looking everywherelike it's really really important. I say
it all the time. You getone first impression, so you know,
light bright, declutter and it andfresh. I mean, that's what's important.

And on top of that, thesmell absolutely. I mean, at
most everybody, when you walk inthe front door, there's an outlet.
You need to have some glade orfor breeze plugins right there to where it
smells enticing. You know, it'slike, oh wow, this is great,
okay talking out though, I've gotto add to that, you do
not put ten of them in,No, because I gotta tell you,

I've been into homes. Yeah,and they put them everywhere, And the
first thing that potential buyers say iswhat do they covering up? True?
Or a lot of people are verysensitive to that kind of yeah, yeah,
don't overkill, no, overkill No. But obviously let's just say it's
Sunday night and you know you're goingto work on Monday, and you've got
a showing, run the swift fer, run the mop over. You know,

put that once again with the smellof the cleaning. But just people
want you know, when you whenyou're fortunate enough to have someone clean your
home and you come home and you'relike, oh my god, she was
here today. It's such a greatsmell. You want the people walking and
your house already entice. You know, it's a dating thing. You want
to date, you know, youwant them to kind of fall in love

when they walk through the front door. And that includes painting your front door
too. Yeah, a fresh coat, what do you can eat? A
court a court of paint. It'ssuper easy. You can do with that
in an afternoon. And just refreshingeven your hardware on your front door.
Yeah, and that's a very goodpoint because I've repainted a door too in
my time, and I admit totaking the shortcut of A not removing the

door boy, and b not removingthe hardware. You know what, No,
you can pull that off, youcan. It can make a dramatic
difference. Yeah, and just evena magic eraser. You know, if
you have a white door, justtake a magic eraser. I think those
are the best things since sliced bread. And they clean. They just do
such a great job, and it'seffortless. It's literally twenty minutes of your

afternoon. Or you just let ussit our handyman over and he'll take care.
Well. Actually, that's so funny. If all of this sounds daunting,

to do it. You know,little things like you know, clean your

crosh or openers everything, but thatis the perception it gives. And I
think, oh, this hounds hasn'tbeen maintained. And ceiling fans, you
know, we we don't really noticehow bad our ceilings fans are until we
turn them off. There's an easytrick. Get on the ladder and put
your killow case and just pull thepillowcase off. It's it's super easy.

There's all kinds of tips and oruntil my daughter shoots a nerf gunner and
sticks on the fan that that didhappen. And then you're like, well,
since I was good, aim there? Look at well and you know

kinds of tips for your home,and they say taking the time to deep

clean your house can boost your valueby thirty seven hundred dollars on average.
Wow, So you know what,that's not bad. And you figure to
hire a professional to clean a twothousand square foot home, say a typical
two bedroom, three bath, you'relooking between two and four hundred dollars.
So maybe your time is more valuableand it might be worth it for you
to have someone come professionally clean yourhome. Because we know sometimes we skip

the corners of the window sills.Let alone, do we even clean the
windowsills or the blinds. You know, there's just certain things we just kind
of glaze over. But the otherthing is closets you know, when you
have people looking at your home,they're going to open the closets because they
need to see the cabinet, see, and they're going to open the cabinets,

right, So you know, youmay think, oh my god,
I have a showing, let's justthrow all the you know, laundry in
the corner of the closet. Well, when people open your closet and see
that, it does, it's justsomething in your mind psychologically changes and you
have a certain opinion about this property. So yeah, just pick things up
off the floor. This is agreat time to go to Amazon and order

some boxes and you know, notboxes, but you know storage storage containers
to put on the upper shelves andorganize your socks and your winter stuff.
Pack it away. You know,we don't have to have winter jackets in
our closet anymore. I don't knowof any of us who really have them
period. But well I did fora little bit, and then I've slowly
started giving them away. Yeah.Well I put them in the zipper of

the vacuum bag and I show himunder a bed. After two years they
were all gone. But also it'sthis is a really good time to clean
out your closet, donate it.You know, there's so many charities in
town. You know, I've talked. I took a ton of stuff to
the care Donation Center shortly after theCare Ball this year. So if it's
hanging in your closet, you haven'tworn it in six months. The reality
is you're never going to wear it, So get rid of it. Somebody

else could use it. And here'sthe truth. And and and we talk
about this, you know with clientsin our in our appoints, if you
have clutter and things that you know, yes, you know, we all
put it off packing it up.You're going to be moving anyways. I
can tell you. If you've gotme there and we're listening to this house,

know you really want to move.You're moving, Yeah, we're going to

So everything you've talked about is somewhatgeneric. We've all got too many,

too much clothes in our closet.Yeah, we've got too many pictures
on the wall we've got But whatabout the s These the uncomfortable conversations I
would dread if I were in yourbusiness, the one that says, you
know, I think your mermaid statuein the middle of the living room is
gorgeous. When the mermaid's naked,it gets a little exactly, we're gonna

have kids coming through here, Andyeah, well, I think sometimes you
just have to be honest and say, listen, I love mermaids. I
poo that if I could have yourMermaid, I would take it right now.
But not everybody loves mermaids. Somaybe for the safety of your mermaid
statue, you might want to wrapit and pack it up so when you
move nothing happens to it. Inbetween showings, so maybe just suggest to

them that they protect it. Idon't want to sell my house to somebody
doesn't like Mermaids, right. Iknow there's always going to be the diehard,
but you got to be open mindedto a little honest conversation. Not
what you have done isn't gorgeous,especially to you. And your neutrality is

your neon green kitchen with iguanas allover it. Maybe very tropical to you,
but maybe somebody is not of thattropical mindset. So maybe a more
neutral palette will show better and itlooks better in pictures. The reality is
you want to appeal to the masses. Right. The more people have interested
in your home at one time,the more money you're going to get,

and the faster it's going to sell. Go visit. And I'm not pointing
any specific direction here. Any modelhome in the area. That's what you
will see, the kind of lookthat you should be trying to achieve.
It's neutral. It's not any culturesexactly right. And my daughter loves show
purple, but if she had apurple bedroom, I would be painting it

neutral if I was selling the horn. The reality, you know, and
I know it's tough because it's it'spersonal, all right. We've taken care
of our home. We've loved ourhome. We've been on our hands and
knees pulling weeds and you know,and especially if you built your home and
you designed your home. But whatyou have to think about is when you're

ready to go to put that homeon the market and sell that home,
you've got to attach some of thatyou know it, Yes, and some
wost say, well, it's stillmy home and I've got a lot.
That's true, but okay, andwe can do that. We can list
it the way it sets, ordo you want to change a few things
to help, you know, youknow, get it sold faster and for

more money, right, and appealto the masses. Start thinking about the
things you're going to do in yournet. You just said it, because
you're going to do everything you didin your old one. That's right,
and one up yourself. Right.It's almost like saying goodbye and thanking the
home for all the years that itgave you. And now you're going to
give it a clean, fresh bath. You're going to scrub it all and
make it look crystal clean, andyou're going to neutralize it for the next

person to come men and put theirloved possessions and their footprint right on it.
Who comes to view your home iswanting a sort of blank canvas because
they're going to want to do thethings. Yeah, they make them happy
the way you did, the thingsthat make you happy, and it's harder
to imagine they did. Yeah,they want to be able to see themselves

there. Okay, Now I willsay I was in a listing appointment this
past weekend and they had had advicefrom someone else to empty the home totally
empty, totally empty, which Iwill tell you right now, there's a
reason why we stage. So youknow, of course, every home is

Midwest, everyone knows it. Iused to have all oak furniture, right,
that was the thing. That's whyI grew up with us, so
I knew didn't really fit in herein Florida. So you know, there
is times that I'm like, Okay, this really doesn't fit this home if

if you have nice furniture, Iwill get a second opinion because most time
we're bringing furniture in and staging them, and and and uh to have them
look the best. Would it bebetter under the circumstances to have uh,
some furniture then totally empty. That'sa long conversation. We need to do

a gray area. You don't wantto You still don't want to look empty.
So you know when we say,I mean, it's got to be
decorated, right, I'm talking wallhangings. Uh yeah, yeah, stuff

blank canvas and immediately know where tostart painting. So you've got to You've
