Yeah, pretty much, every every milestone is a celebration and
for a gift and there's cards, and.

what kind of gift for a kindergarten graduation.

Well, let's see, she's five almost six. I think probably
a boat maybe, Yeah, start her out young, ok you know,
and then you know, then there's the junior high graduation
and it's it's it's a bit much. It's like it
goes back to that whole thing like when we were kids.
You just graduated kindergarten and you got to go to
first grade.

Woo hoo.

We got to I think our big deals we got
to get. Uh we lived in town at the time,
and the whole I don't know, both kindergarten class whatever
all walk to the park with their teachers and yeah,
all day at the park.

That was the yeah we had. Yeah, it was like
a fun, free day.

That's that's exactly right.

I mean, that's it's just I think it's an indoctrination
of how much life with a small child is just
going to cost you.

And they just start you out of kindergarten. I'll get
you accustomed to excited. I know, well, it's exciting. We
can't wait to see.

Sure, it's amazing and yeah, teachers. So I'm just glad
because I know I was not I wanted to be outside.
I was not a school guy. So yeah, exciting stuff.

Yeah, all right, So we've got stats, we've got real
estate news. We're gonna talk about riding the market. Damn,
we're seeing a lot of that. A lot of people
ride in the market, so we'll definitely get into that.
But but driving here, you know, there's a topic that
just keeps coming up in my life that I wanted
to talk about, and that's insurance.

Yeah, car insurance or house insurance.

Speaker 2 (03:00):
I'm talking about home insurance, property insurance, insurance on your buildings.

Speaker 3 (03:05):
That kind of insurance used to be a good thing.
It used to be a.

Speaker 2 (03:09):
Good thing, and you used to think you were covered.
But honestly, it kind of sucks now because you pay
premiums your whole life. You don't have to hit the
bleep button. I'll keep it clean. Set.

Speaker 3 (03:20):
I was gonna say, yeah, we're good.

Speaker 2 (03:23):
Yeah, that out of my system on the way here.
But you know, it's pitiful, it really is. You know,
Hurricane Eam was over two years ago and we're still
fighting insurance, never had a insurance claim, but yet they
don't want to take care of you. And I know
there's a lot of people in this boat.

Speaker 4 (03:40):
Well, and every year they raise your premium with no
explanation as to why, but you don't get to complain
to say, well, you know, based on the service you've
given me, I don't feel this increase is fair. But
like you just said, you know, and we're not alone,
which is even worse. I mean, my goodness, you can
still drive, you know, different parts of our community. We

were just driving down on Stump Pass the other day
and there's still homes that are destroyed, and you know,
they're still waiting for their insurance claims, just like we are.
And it really is disrespectful to us as Americans, as
tax paying citizens, as law abiding citizens, to do our
job every month and pay your premiums and then when

we need you, you basically kind of flip us the
bird and say, yeah, you know, sorry for your luck, chuck,
but peace out.

Speaker 3 (04:32):
We're not paying you well.

Speaker 2 (04:34):
And when they go and get stuffed thedn't they just leave.

Speaker 4 (04:36):
Well, And then they try to do the political thing
where they bury you in paperwork and they kick the
can down the road. Oh, we'll get somebody out next week.

Oh, next week, next week, and next week is almost
three years later.

Speaker 2 (04:49):
They try to wait.

Speaker 4 (04:49):
Yeah, yeah, they hope you die before they have to
settle the claim.

Speaker 2 (04:52):
Yeah. So I guess my rant here is I would
just be curious, you know, reach out to us on Facebook,
reach out to us, send us an email, go onto
the website content. I want to hear your stories. Yeah,
I want to hear your stories because I'm not going
to the story. I'm not laying down on this one.

No, it's unfortunate, and I mean, you know what they say,
the squeaky wheel gets the grease yep. And I just
feel like I think a lot of people like us
are just mentally exhausted from fighting and playing the game
of Oh we need all these invoices, Oh we need
all this documentation when we've sent it ten twelve times.

It's exactly and it just it's the shuffle.

Speaker 4 (05:37):
It's the shuffle, and it is it's really and you
understand where people get frustrated and do very extreme unfortunate things.

Speaker 2 (05:47):
Well they do well, you know, and you know they
call and they say, hey, you know I just need
to get out of this house or this piece of really,
you know, and and they take the hit and it's
just wrong.

A lot of homeowners have walked away from their life
here in Florida because the insurance companies did not honor
their fiduciary obligations. And these people are like, I'm out,
I'm out. I have to I have to walk away
from my home. I walk away from my friends, my community,
my my enjoys, my hobbies, and I've got to go
someplace else.

Speaker 3 (06:19):
Yeah, very sad.

Speaker 2 (06:20):
So as much as I love him, I'm saying, I guess,
Governor DeSantis, Yeah, step in, let's go.

Yep, Yeah, I know.

Speaker 4 (06:28):
And I'm sure I'm sure we're, like I said, we're
not the only ones. I'm sure there's a really long line.
And I'm sure that you know, if anybody could do
something to this insurance debacle that we.

Have here in Florida, it would be dysantas.

Speaker 2 (06:41):
Yeah, because there's a you know, we've seen a mass
exodus of a lot of people affordability and and it it's, uh,
it's something's got to give.

Speaker 4 (06:53):
Well, and like these homes, you know that that my
husband and I drove past the other day, they're they're
not getting any easier to repair.

They're getting more expensive.

Speaker 4 (07:01):
They're getting more expensive, and as time goes by, you know,
cost of materials go up, Labor, you know, becomes difficult.
And there's a shortage now because now there's there's no
storms chasing, so you know a lot of the storm
chasing laborers are gone, and you've got to get in
line to get the good quality builders. And it just
it just creates a an epic tide of problems.

Yeah. Yeah, and unfortunately what's right around the corner.

Speaker 4 (07:29):
Yeah, we were what hurricane season fifteen days out from
the hurricane season again, so but I did see something
that's encouraging as far as the pressure systems. Where last
during during the year of Ian, the pressure was the
colors were a lot more favorable for bigger storms to

common develop. And now that same chart is showing out
in the Atlantic. It's all very blue, there's no red.
So yes, there's will be storms, but they are suggesting
that not as many are going to fire up and.

Be as catastrophic as in twenty two.

Yeah, and I'm hearing a lot of them are going
to come up to golf.

Correct because of the pressure system. Yeah, but I'm not
a meteorologist. Yes, so I can't say.

Harpoon Harry's. Unfortunately, we've all heard the stories about what's

going on with Fisherman's Village, and you know, several other
restaurants have been victims to you know, rent and other issues,
and it looks like Harpoon Harry's is one of the
latest victims. So Harpoon Harry's and the Captain's Table Upstairs
Fine Dining, Uh, both of them are closing, and according
to their Facebook posts, the last day open to the

public is Monday, May twenty six, which is Memorial Day.
So if you have a favorite server, you know, favorite meal,
whatever it is, time is running short. We've got about
two weeks left to celebrate.

Kind of like a pun a gorda icon. Everybody knows
about it, you know.

Speaker 2 (14:27):
We Sajeski there, pull up, have blood heard? Yeah?

Yeah?

Well then I say, you know, you've got some time
between now and then, Well you've got two weeks about
two weeks.

Yeah, come out, celebrate and celebrate them. You know, they've
they've been you know, the whole family there at Harpoons
is you know, full of restaurants here in Charlotte County,
many a different you know, restaurants have spawned off of that, and.

Well you know, and there was a time that was
the only restaurant they're open.

It was yeah, well it was just it was such
a big draw to fish. That's what I mean, what's
a fish village?

I mean, I don't know what's gonna happen once you
get rid of those two big iconic anchors. But but yeah,
sad to see them go. I don't know what their
future holds, if they're gonna hang up the hat and
you know, go into retirement, or if they're gonna surface
back up someplace else and uh do another Harpoon Harry's.
Uh the redo, But yeah, I was sad to hear

that news changes, right, changes.

I know when I moved here, and I say sat
on the boats up when I moved in eighty seven.
That was the first place I went to in Charlotte
County right after I moved here. Yeah, just to meet people.

It's a big draw. It's a big draw at night.

Bikers would go there, and you know, you go there
after football games and you know, all kinds of celebrations.

we all did think we might get a give.

Those two little front spots like sobody's going to miss them.
But yeah, we're grateful to to Harpoon Harry's and all
they've done for the commune. So we wish them all

and you have a boat, this is the world's richest
tarpin tournament weekend and it's usually televised. I know it

has been televised in the past. I don't know if
it is, but it's obviously in the past, and a
lot of my charter captain friends have been smacking those
tarpins for the last couple of weeks. I'm seeing all
the pictures totally jealous. It is a skill I have caught.
I've caught a tarpin. I've actually caught two. Not easy,

they really uh, they really work you good. But yeah,
I definitely if you're a casual boater, I would not
be at bocagram pass this weekend.

It is going to be passing crazy, you know.

And obviously the sad thing for me as a local is,
you know, one of the videos one of my charter
captains posted was there reeling and a tarpin and a
nice giant bull shark comes and thank you, thank you
for the dinner. But yeah, so that's that's what's happening
out in Boca. And then of course downtown Punta Gorda
farmers Market always on Saturdays from eight to twelve.

Always great vendors out there.

And then if you want to walk around the parking garage,
the Puntagorda Chocolate and Wine they are always sampling chocolate
and beer and wine. So a couple things to do.

It's it's slow, you know, season is now kind of dumping.

That boat and jumping that boat and hit the poons
one last time.

you I did not expect it. It is absolutely gorgeous.
You'll fall in love with just a kitchen alone. But

for agents. Okay, this is not for the public, but

this is just something that good agents do for their sellers.

Absolutely so usually I'm in bed by this time. Now
I'm joking. All right, So tonight what we're doing we're
doing a broker's open house.

And what does that mean?

Okay, so we are inviting all brokers, you know. The
thing is an open house for the public. They're great. Yeah,
they're good for brokers. We also like to do these
open houses to give them the chance to come in
see these properties. Many of them have you know, may
have seen one, but we're we're teaming up with five

of their homes, so these six homes on the tour.
Of course, we're offering some some more girls, some drinks,
and we're doing this one in the evening because how
often do you see these homes lit up right? Those
gorgeous pools. Yea, the outdoor lighting it is is wonderful
to see. Plus it works with their schedule as well.

But we're doing a private tour for these these top
brokers to feature their homes and all the other agents
and brokers in the community to come through and see them.

I think that's a really great idea and I think
it's just going a little bit outside the box, and
like you said, it gives you know, as an agent,
we do most everything on the computer and we just
see the words and the descriptions, and we do see pictures,
but it's it's a little different when you actually, like
you said about the other property, you walk through the
front door and you like, whoa look at the view

to the water, or look at this fantastic gourmet kitchen,
or look at this, you know, beautiful entertainment wall. I
think it's great. And so this is going to be
in Puntagorda Isles, correct.

It is, and they're all going to be, you know,
first together. These are these are all gorgeous homes. I mean,
I'd like to say, you know, the one I've got
on theirs are the best, but I can't. They're all gorgeous.

but some you see them, just put them in them

have got to be promoting these homes. You've got to
be talking about these homes. You got to be screaming
from the mountaintops because there's a lot of inventory. So

your question about why do we do price improvements? And
I think a lot of people when you first list
your house, you see these big dollar signs.

Oh, I'm going to make a fortune.

Speaker 4 (29:34):
I'm going to make x amount of dollars and I'm
going to pay off my mortgage and I'm going to
have some spending cash.

Speaker 3 (29:40):
Some some can some yes, some okay, some some not
so much.

Speaker 2 (29:46):
Everybody likes a nice ride, Todd would agree, yeah, especially
but a lot of times too, I feel like it's,
you know, they're looking at what what it's going to
cost some where they're going to achieve what they want.
The reality is, though, that does not dictate what a
property is worth.

Here correct, What you need is not what you're going
to get.

Speaker 2 (30:06):
That's exactly right.

Speaker 4 (30:07):
Yeah.

Speaker 2 (30:07):
Also though it's you know, it's the reality of looking
in the rear view mirror going man, I you know
I was offered this before, you know, a couple of
years before or I had people call me and say, hey,
i'll give you this, somebody knocked on the door. It's
a different time and a different market.

Well, I think everybody plays the it's the gamble, you know. Okay,
I'm going to do one more round, one more hand,
one more, one more, one more and sometimes those one
more's cost you money, that's right, Very rarely do they
make you money.

Speaker 2 (30:36):
But and we know staying on the market. Writing the market.

Speaker 3 (30:40):
Down is never a topic.

Speaker 2 (30:43):
Yes, And by the way, how do we pick our
topics by what what we feel like that the listeners needed,
and and and we are experiencing daily.

Speaker 4 (30:53):
Well, and that and what I lay in bed at
night and watch on TikTok so there's that.

Speaker 2 (30:57):
Too, I know TikTok So. Okay, I'll give you that,
all right.

Speaker 4 (31:00):
It is it's conversations we have on a daily basis
in the office.

Speaker 3 (31:03):
Way and our.

Speaker 2 (31:04):
Team, yeah, I mean, it's what they're experiencing. So let's
talk about writing the market down. And you know it's very,
very costly. We know statistically you are going to the
longer you're on the market, the less you're going to
get for the home. Now, yes, could you hit a
time where the market starts to go up and it
meets you, Yes, you can, but you know daysime market

(31:28):
is a big factor and people look at that and
they have that conversation with us all the time. Yeah,
they start to think what is wrong with that home?
Or if others do not want that price, it's the
wrong price.

Speaker 3 (31:39):
Correct. Yeah.

Speaker 4 (31:40):
I mean if if somebody calls and like, well my
house has been listed for two weeks and I haven't
even got a showing, it's your price, we know it's
your price. And like we said last week, there's so
much competition out there, and there's so many houses that
have the same floor plan, you know, very similar year bill,
very similar in the neighborhood. Like I drove through PGI

(32:01):
the other day coming home from tennis, and I called
you and I'm like, holy Moses, there are a million
homes for sale and PGI, And we know in PGI
and Deep Creek, Burnt Store Aisles, the Meadows, all of
those communities, all homes are very similar. So your competition
is it's like it's like being in a Miss America pageant,

(32:22):
you know, with fifty beautiful blondes. How do you pick
one hold on zaying and Matt just woke up. But yeah,
it's it's a hard choice when they're all very similar.
So prices is what is going to get you noticed
more so than the fancy landscaping or the whatever. Pool
it's going to help, but your prices is what's going

(32:44):
to get people in the door.

Speaker 2 (32:45):
We're in a beauty contest though, it's with this with
this munch confee.

Speaker 3 (32:49):
So you've got the beauty, but you need you need
the brains.

Price has the magic.

It has to has to do the magic.

You know, we know that ninety nine percent of the
people start their search online. Yes, even if they a
couple of doors down and you get one first.

Speaker 4 (33:02):
Impression, Yeah, because people are gonna be like, eh, I'm
not saving it. You know, like when you're on Facebook,
Instagram or whatever, you don't like something just to like it,
you're like, eah, I'm gonna move on and it's out
of your brain.

Speaker 3 (33:12):
Well, when you have others to pick from, exactly, you know.

Speaker 2 (33:16):
Interesting enough for those listening, I'm wondering if you caught.

Speaker 3 (33:21):
What I caught there, which catch Okay.

Speaker 2 (33:24):
Well, when you start explaining you did make that call
to me and you're like, you know, oh they're sorry.
You know, I'm driving down the street here, there's signings everywhere.
But just a minute ago you said there's a million
houses for sale.

Speaker 3 (33:33):
Well, let me just thing exaggerate that number.

Speaker 2 (33:38):
Yeah, but I've got a point here. Okay, I'm getting somewhere.
And I love that you said that, because as we're
looking at numbers and we go, okay, actually there's five
and thirty six. I really can't wait for that eye
appointment if I need these classes thirty six. Here's the reality, though,

(34:00):
That's what it feels like to you, and that's what
it feels like to consumers that are out looking. They're like,
there's a million homes out here, so.

Speaker 4 (34:08):
Uhrewhelming to sometimes it is.

Speaker 2 (34:13):
Yeah, so a lot to pick from, a lot of inventory.
Not all doom and gloom though, because out of that
we had almost five hundred to those sell in one month.

Speaker 3 (34:24):
That's awesome.

Speaker 2 (34:25):
Okay, so about ten percent? How do you getting that
ten percent? And that's where these adjustments come in play.
If you introduce your home to the market and you
know you position it poorly and you're not getting the activity,
you've got to make a move and you got to
make it quick.

Speaker 4 (34:44):
Well, we have a perfect example. Are a lovely couple
of hours that went on the market at a certain
price and you told them in the in the initial meeting,
it's probably going to go for this, and they rode
the market a little while, a little longer than they
should have, finally came down to the number that you
originally suggested.

Speaker 3 (35:01):
And what did they say?

Speaker 4 (35:02):
I wish I would have listened to you, Yeah, because
their house was on the market longer than they wanted
and it kind of delayed their moves so well.

Speaker 2 (35:10):
And you know, we have a lot of examples of
that there. There's several you know, some some weeks all
you know, graciously walk away from two three listings. And
I know others on the team are as well, because
the price that they want, the market will not bear it. No,
and they're going to be and I know I'd be
doing them an injustice to put it on at that.

(35:30):
I've been tracking some of those recently and I've watched
them actually now drop lower than the number that I had. Yeah,
and they're going to sell for less money. Yeah, yeah,
that I am certain we could have gotten them, you
know a little more. That's yeah, exactly, sometimes twenty five,
thirty five, forty thousand dollars.

Speaker 4 (35:50):
Well, and I know sometimes people call and they go, well,
I'm going to drop it five thousand.

Speaker 2 (35:54):
Well let's talk about that.

Speaker 3 (35:55):
That's I don't know, that's.

Speaker 2 (35:58):
That's well, or or they want to drop it a one
thousand or two thousand, Yeah, because they're told, well, you
go back out on the high sheet. Let me tell
you right now, you know two thousand and one thous
is it going to You are not changing your your
positioning on the market at that now? Of course, the
difference in the price point of the home, right you know, uh.

Speaker 4 (36:19):
Are you telling a different story though? If you're only
going to drop it two thousand.

Speaker 2 (36:24):
People are seeing you. Yeah, you are not. You're really
not repositioned.

Speaker 4 (36:28):
And people, like I mentioned on Facebook, they're just going
to keep scrolling past, like ah, they're not serious.

Speaker 2 (36:33):
That's right.

Speaker 3 (36:34):
So yeah, you got it. You've got to make big moves,
You've got to make a big result.

Speaker 2 (36:39):
I like it. So that is why we you see adjustments,
and as a market changes, you've got to change with it.
And that's why you've got to be on this I
mean daily, not weekly, not monthly. Daily, all right, So
let's talk about some new listenings. I've got Harbor Cove,
great fifty five plus community, uh uh with Pool Community

Center Marina. We've got seven to one to three Riverview
in Northport. One thirty nine is the is the price
that's being introduced to the market. Two bedroom, two bath,

think some of them should. That is why, you know,
it appears that, oh the market's dropping, dropping, dropping, We're
not seeing, you know, I'm not seeing that. Yeah, with
everything I'm looking at, I'm seeing, you know, again, correcting

from some overpricing from an abundance of inventory. But we're
really starting to see them move too. I know, weekly numbers.
I will say that real quick before I continue. Cape
Quarrel Fort Myers three hundred and ninety two new listings.
But wait for it. Three hundred and twenty seven hundred contract.

Okay, so that's a lot of buyer act yeah.

There, okay, as well as go back up to Charlotte
County one hundred and eighty two new listings, one hundred

numbers change, and I hope people are hearing that now

Okay, I like it all right. The other question, why
aren't people buying condos?

Speaker 3 (50:55):
Hmm, well I think they are.

Speaker 2 (50:59):
That's I was going to say they are, and we're
seeing more activity on it. I can tell you why
they were not buying condos, and some are still very
reluctant HOA FS care and cost. Yeah, so you know,
post storms, what happened is obviously a lot of them
they had great some had good reserves. Some had great reserves,

(51:20):
and they realized they didn't have enough reserves even having that.
And I'm talking about financial reserves for uh, you know,
ross parking lots, driveways, buildings and so now they've been
changing that, and you see, you saw a very large
increase to help make make up for some of that.

(51:42):
But what a lot of them saw too were very
large special assessments that they had to write check for
and it was very disheartening and many decided, Okay, I
don't want a condo. So what I would say is
you get one. He can get a really good deal
on condos. We have seen several of them going very
low and for what they should be, I should say that.

And and also a lot of investors bind them because
what do they know, They know that they're going to
