and built this home for themselves. And I'm going to
tell you the quality. I love walking through a home
like that.

It's so nice when you walk into a well built home,
and obviously when you have custom builders, it's just it's
just better.

Yeah. Sad part is that it's you know, you know
it didn't sell right way and we know why it was.
The market. Yeah, the market's been tough. It's been tough
so many watching. I have good news if you're listening.
We are starting to see more activity. I did not
say a huge amount of activity, but I'm feeling it.

Yeah, you know, getting more showings, offers trickling in, you know. Definitely,
I feel like everybody's still looking for a steal.

I I saw something well, you know, I'm slightly addicted
to TikTok.

Yes, I don't get it.

It's it's a terrible it's a terrible habit. But yeah,
there was a realtor that I follow, and you know,
the message is, if you're a seller and you think
you're going to get what you thought if you listed
your house in twenty twenty one, even the beginning of
twenty two, and you listed today, you're not getting those
prices of three years ago. You just need to understand

that that that is, that's history. That's no longer your
current reality.

And honestly, I feel like I feel like most have
settled into that.
Speaker 2 (03:07):
There are some, Yeah, I think the majority they.
Speaker 3 (03:09):
Really have, and you know, it really stinks because you know,
it's not their fault, it's the market.

It's it's not it's not nice news to hear.

So you got two options. You either you wait for
the market to come up and meet you, or you
meet the market. And that's what we're seeing, and therefore
we're going to start seeing more sales. As far as
waiting on that, you know, I know, like I said,
so many are waiting. I feel like that they're going
to miss some really good opportunities because I'm getting those
phone calls as they go pen and going where did

that house go? I run that house. I've been watching
that house. Well you cannot just watch and think it's
going to be there forever.

So tell them finish telling me a little bit about
this house you saw today that has you so excited.

So here's what exciting. This house is built. Obviously, the
quality twenty twenty two wow, three card, it's got it
all like a three cars, you know. It's got some
port solid walls, which you know when we talk about

know only you would know if you've built a lot
of homes to do and again they did it for themselves.

Yeah, you're gonna come out over by the park very fast,
very quick out. And uh, the reality is is this
home she had already been sold, but someone's gonna benefit.
We are. We are going to be markting the home
at a million five point fifty okay, and I'm gonna
tell it now, you couldn't build this house for close

Yeah. So you've got all the very tall fourteen foot ceilings,
just incredible custom features, high end appliances, perfect entertaining home.

It was just like a big swipe of the arm,
you know, like you're wiping the sweat off your brow,
and cars are gone. People aren't outside anymore because it's
just too stinking hot. But if you're into semi pro
soccer this Saturday and for the next couple of weeks,
there's semi pro soccer at Charlotte High. Didn't know this,

but we have a home team, Twin Rivers United versus
the Florida Celtic Soccer Club Saturday May thirty first, at
five pm weather it should be nice for that. So
if you want to go watch some some really great soccer,
Charlotte highre's your place. And then the twenty sixth to
the twenty ninth, so today and tomorrow the last two
days pg so Punta Gordon Inglewood Beach Visitor Bureau. This

is a mouthful Junior Golf Championship. So if you're into
golf and you want to watch some juniors between ages
of twelve and nineteen over at the brand new Revammed
Aileron Golf Club. Admission is free. So if you want
to go watch some juniors play golf, if you're retired
and you just want to support the younger, the younger
golfers coming up in the world.

This would be something fun to do. And then as
usual on Saturday is our Punta Gorda Downtown's farmer Market.
That's really all I got. Okay, all right, that's quite
a bit now.

I know we talked last week about the h two
o Fast out in Boca on the sandbar. I think
there was probably I can't even I couldn't even count
the boats. We had some drone videos and pictures. I'm
guessing probably five, maybe six hundred boats out there.

It was incredible, each two of it.

They were just drinking water.

No, not kind of sort of, Oh, no, it was
It's something that happens every year. Is pretty cool.

There were some stages I'm set up and live music
and it was just very very very just a really
cool thing for like the start of summer. It's like
our summer launch.

Okay, I'm not sure if I mentioned that's great, Yeah,

I'm going backwards here because I've just not done forty
five foot concrete doc nice. Yeah, so room for all
the toys.

What's the market telling us, Matt, Because I know numbers
don't lie.

Market's telling us that it's going to play with us
a little bit. Okay, you know, I'm asked, House of Mark,
how's the market, how's the market. It depends on the day. Sure, Uh,
you know we're seeing you know, spikes and activity. And
then of course we are in the summer. There are
people traveling, they've got plans, you've got holidays, they've got

a lot of water, drink out at a sandbar. Yeah,
so you know, it does play a little bit of
a factor. But the reality is a lot of the
a lot of these buyers are coming from out of
town and you know, they've got vacations with their kiddos.
So we've seen it. We've seen it slow up for
a couple of weeks. Then the i'd say the last
four or five days, well except for holiday, but right
(08:35):
before that I would see a more activity, more showings.
Of course, you're four hundred and under stuff selling. Uh
you know quickly if it's priced appropriately, just like all
of them, you got to price them appropriately. But then
I'm starting to see more activity on our higher end
stuff and the you know, the middle pricing there, especially
(08:58):
the ones being aggressive in their pricing.

Yeah.

Something I didn't think about. Being a native Floridian. Our
school season pretty much ends like right after Memorial to weekend,
if not before. Well, the up north kids still have
school like almost to the end of June. Yeah, I
didn't realize that. So for them, they're still they're still

in school modes. So before they start making moves, before
they start coming south to buy their summer homes, they
got away to those kiddos get out of school. So
I still think it's going to be a couple more
weeks before we get some more northern activity down here.

Well, buying their summer home, you mean buying to get
out of that snow, because we had pretty good snow
last year up there.
Speaker 2 (09:39):
How much snow did we shovel down here in Florida?
Let me think, oh yeah, none, none, none.

It was fantastic because that's where I was raised.

under contract. So those you know that that difference there,

that delta is definitely closing, which is a is great
to see. And that's in our area, Charlotte County. Now

That things are happening. People are buying, but they're you know,
of course, and there's a question. We talked about it
last week, I think, or the week before. You had

our little community I think is con they're a coastal
community because there's a large area that is canal, harbor front,
beach front. So we have a pretty good, you know variety.
You're not just at the beach where some communities have

just beach but we have we have a combination.

Yeah. But also what I like is that well one
our canal SYSM is incredible, yeah, which is very rare,
you know, having that boat in the backyard short right
out and then also you have the protection of.

The harbor you do, and then you go up river
and you've got the river too.

You do. To me, just big difference in than living
out on a on Tana bell Or. That's exactly right,
you know, even out of Boca Uh. I know, you
know with that, you can't argue it's gorgeous. It's a
lifestyle that you're that you're purchasing it is, but definite

increase of maintenance.

Yeah, we were talking about that where I had a
friend that used to have a beautiful home out on
out in Englewood and just we went out and were visiting,
and you know, the husband was repairing their outside lights
and he had they had just boughtom a year ago
and they were rusted and of course they were supposed
to be weatherproof. But I think I think a lot

of companies, unless you're a Florida company, you don't understand
what Florida weather is really like. Between the heat and
the wind and the sand, like you said, you're getting
sand blasted. So yeah, definitely. You know, obviously everybody imagines
lifestyle is you know, these big beautiful homes with the
big porches and the big you know, the colorful sighting.

the barrier. Yeah, I know. My dad's home was in
Destined and he was he was in a gated community
on the beach. He happened to be three streets in though,

but a direct line to the beach and same thing,
hinges on the house, lights, all of that. And you know,
whether they say that there, whether they're more resistant correct, Yeah,
and just a lot of maintenance. But I have to
say he absolutely loved it and when he went there,
he was it was like being on vacation.

It's your happy place.

And that's that's what I did chat GBT a little
bit on you know, what are the effects of coastal
living and obviously the improve mental health. And I can
say this going into the ocean crossing that bridge to Boca,
all the stress, anxiety, it all just leaves. It's once
you hit the toll, it's gone. Obviously, the physical benefit,
(27:05):
you're out more, you're swimming, you could be surfing or
paddle boarding. Obviously the sea air is believed to be
cleaner and healthier for your respiratory health. And then there's
that social interaction where you have your regular people that
live on the beach and you see them on your
morning walks or they're walking their dogs, similar to our
other inland communities. But there's all. You know, obviously the

benefits of abundant vitamin D. You get better sleep, maybe
better food quality. You know, you've Coastal communities often have
access to fresh and healthy seafood, which can contributes to
a balanced diet, healthier skin, the salt water is good
for your skin, but you have to protect your skin
also with the sunscreen. And they've got to get the

right sunscreen. You know, you got to get the reef approved,
not the one with all the petroleum and chemicals in it.

So lots of.

Lots of benefits, but you know what a what are
the I don't know what would be the counter to that?

What would be the in on the water?

First and foremost insurance?

Yeah, insurance is pricey.

I would say storm protection because now you've got a different,
different degree, a different level. Yeah, that you're going to
be impacted by storm. And then the additional maintenance that
we talked about.

Yeah, And I also think, I know because i'm you know,
we're guilty. We drove down to Minnesota, Ky the other day,
or Minnesota Beach and there's still homes that are destroyed
by the hurricane.
Speaker 2 (28:31):
Oh yeah, and.

You've got you've got the drivers, you've got the people,
you've got the visitors, especially if you're in a more
popular beach community where you've got the the airbnbers and
they take the walks and everybody's walking past your house
and oh look at that hat. You know, you do
have a little you don't have as much privacy, I think.
Speaker 3 (28:48):
And then also I would say the commute, the drive
a lot of times in those areas, it's obviously it's
going to take it a little longer to get there.
Traffic is slower as the closer you get, yeah jested,
which he'll usually put you further from interstates and airports
if you're still working, still traveling.

Yeah, getting on and off the island.
Speaker 3 (29:08):
Now, that would be my least concern. I mean to me,
that's a very easy trade off. Take a little longer commute,
but you know, of course the cost savings you have
factory as well well.

I also think amenities too. It's like, you know, you
go to a small like Boca for instance, there's not
a Publix on Boca Grin. You have to hit the
grocery store before you hit the bridge, so you gotta
you know, they're.
Speaker 2 (29:30):
Close, but it's still a twenty it's probably a twenty
minute drive to the grocery store. And a lot of
us are very spoiled and we have a five or
ten minute drive to the grocery store.
Speaker 3 (29:38):
So all right, let's move to the next one, which
got should you rent in an area first when you're
relocating or buy right away.
Speaker 4 (29:47):
I think you should rent because I especially a community
is diverse. Let's just say you're moving to southwest Florida
as diverse as our Charlotte Serriesoda Lee County. Oh oh
my gosh, there are so many places you could be happy.
I would hate to make a decision and drive someplace
and go oop, I'm going to buy here, and then
(30:08):
you go to a different part of the community six
months later and go, oh, man, I want to be here.

You know, so I think you should rent first. What
do you think?
Speaker 3 (30:17):
I've told many that in their situations, depending on the
market situations or the current market at the time, I
definitely think for many it makes sense at least to
do a short term rental, to really know the neighborhood,
(30:38):
to see him during the day, see him at night.
You know, my first ques is what what do you
picture your lifestyle being? You know, what do you like
to do? Activity wise?
Speaker 2 (30:49):
Right?
Speaker 3 (30:49):
You know, if it's the beach every day, well then
you know you don't want to live far from the beach.
Speaker 2 (30:54):
Right, Yeah, you don't want to live in Arcadia if.
Speaker 3 (30:56):
It's you know, if you're if you play in the fish.
I have many that have a dream of fish, and
you know, they're retired and they have a fishing boat,
or they want to get a boat and they want
to fish three four days a week. Well, you're not
going to want to be forty minutes out to the canals.
So it's it's very important to know this that I
think rerunning makes sense. Now. The other part of me, though,

is I'm like, you know, Todd used a joke, live
in your own bank. I would go a little further
than in this market. It would be tempting to buy
something that I could then turn into a rental and
buy my buy the home I wanted. That'd be a
little different. It just depends on your on your scenario.

I think it totally depends on are you fully retired,
is one of you working? Are you both working? So yeah,
I agree, that's just one home.

You're done investing and you're done you know?

Are you people that go in and go yep, that's it,
I want it and you don't second guess yourself. I'm

I think that's a you know, I just have to
ask some details. But in many cases short answer I
would say, reht learn the area, know the area, or
unless you've been to that area a lot or right,
they used to live there.

Yep, all right. So what's something that most out of
state buyers regret not asking before moving here?
Speaker 4 (32:21):
I would say probably the weather. I would think, what
is the weather like? Because everybody has summer, but our
summer is basically May through mid October when it's in
the nineties. I think they don't understand what the humidity
(32:42):
is like, especially if you're up north and you don't
have the humidity like we have. I don't think they
really fully understand the impact of our weather and the
afternoon thunderstorms that are consistent, you know, day after day.

You just look at the clock. Yep, it's three o'clock.
Speaker 4 (32:56):
You don't even have to look at the time, you know,
if it's raining, it's three Yeah. I think obviously than
the hurricanes, you know, for people who haven't experienced it,
I think I think that's probably a big question that
people don't really ask or really go into depth about.

What it's about. What about you.
Speaker 3 (33:17):
I've got a few, but one that comes up a
lot that I think is something good to talk about
because I've had many, many clients with the same scenario.
They purchase a home much larger than what they need,
thinking that the family and friends are going to come more,
which are saying, hey, oh, we're going to be down
all the time, and then they don't because everybody has lives, Yes,
(33:41):
everybody has going on. Time gets away and they go.
You know, it would have been cheaper to put them
in a you know, in a very very nice hotel,
you know, when they're here and spend the days together,
and then they could say, then paying the extra taxes,
insurance price of the home when you know that twenty
(34:02):
two to twenty four hundred foot would have been fantastic,
or even eighteen hundred. Instead they bought the three.
Speaker 4 (34:09):
Thousand with the four bedrooms and with the formal din
or dining area. Yeah.
Speaker 2 (34:13):
True, they overbought.
Speaker 3 (34:15):
And instead they could have had a different water location
or golf course location, boat, a bigger boat, more travel,
easier to turn the key and take off on vacation
more instead of this very large.
Speaker 2 (34:29):
Level than being the host you go out. Yeah, that's right.
Speaker 4 (34:32):
I'm at that point too, And I mean my kids
have been to my house once, you know, right, and they.
Speaker 2 (34:40):
Talk about it. But the reality is.
Speaker 3 (34:41):
A lot of times you go that way because.
Speaker 4 (34:43):
It's easier, because of exactly it's easier. So yeah, I
would say, yeah, over the size of your house would
definitely be a good conversation to have with somebody.
Speaker 3 (34:53):
And then also activities, you know what, what their days
are really going to look like. You know, I've had
some overtime that decided you know that, Hey, I'm I
remember one time I had a couple in Inglewood that
years went by, pickleball became a big thing. They started
playing pick a ball, loved it, fell in love with it,
(35:13):
was doing it every day. Had me sell her home
out there so they can move closer this way because
of the people they played pickball with, and they played
so often, that just kind of happens.
Speaker 2 (35:24):
It happened.
Speaker 4 (35:24):
But you know their activities, well, yeah, I mean, if
you're a big golfer and you're not really and maybe
both of you golf or play tennis and you're not
really home a lot, would you rather have a smaller
home on your golf course in your golf course community, than,
like you said, the big thirty five hundred square foot
home out on the water where you don't have a boat.

Okay, you know I can get on board with that.
But what if you don't want to play some golf course.
Speaker 2 (35:48):
Every day, Well, then you join other clubs.

home that's just in a neighborhood.

There's no community, there's no gate, there's no clubhouse.

What are the pros and cons of being like a
an individual or buying in a community like that.
Speaker 3 (38:58):
Well, buying in a community like that, more amenities, the
more cost. So it has to come from somewhere. So
that gets into into your homeowners association fees. You know,
everyone's chipping in to help pay for those amenities. If
you are not going to utilize those amenities and you
you know, then why would you pay for that.
Speaker 4 (39:18):
Well, but then there's also those people who want to
go maybe the ones that are downsizing and they don't
want to host their entire family every summer, and they
don't want a pool in their backyard, but they want access.
Speaker 2 (39:29):
To a pool.
Speaker 3 (39:30):
Well, then I say absolutely, because you are going to
be using them.
Speaker 4 (39:33):
You are going to be using it so and you're
not going to be spending as much on your pool
maintenance and on your insurance and against share call.

Yeah, so there is.

But now you're giving up the privacy of your own pool. True,
but that's okay if you're just going to for you know,
if you're not using it all the time, and you're
going to use it whenever you have people in town
or get togethers, I think it's great. It's also a
great way to meet other people in the community.

And I can see I've done both.
Speaker 4 (40:01):
I've I've lived in a condo complex that had a
small it was a smaller complex with the private pool,
and I was out there at that pool every Saturday
Sunday and I maybe saw ten people there the whole
summer because well just that most of the residents go away.
So in the summertime, I had the pool all to myself.
But then obviously if you have a larger community like

just say Vivante, then obviously you have more more people.
But even then it's it's still not usually that terribly crowded.
Speaker 3 (40:32):
Sold something there, and the pool it's not.
Speaker 2 (40:34):
Yeah, there's a lot to I guess.
Speaker 4 (40:35):
Once again, it's those questions of you know, you've lived
up north, you've had the large home, what is your
commitment level to keeping up your property and doing the
honeydews around the house exactly, yeah, because I mean you
have a pool.
Speaker 2 (40:51):
We have a pool. It's a weekly thing.
Speaker 4 (40:53):
You know, you're adding salt and you're chesting the water
and you're cleaning the pool filter and there's something to
be said.
Speaker 3 (40:59):
They're having some given I read done. And that's where
you have to start looking at the call. So as
people say, oh, the show a fee is so high, well,
I mean, you know, I remember when pol service used
to be one hundred dollars or eight dollars a house.
Now it's one hundred and seventy dollars. So then you know,
you start, you know, doing the math on that number,
and a lot of times it can get pretty close.
And then depending upon if they're doing all your landscaping,
(41:21):
or if they're just mowing the grass. So I would say,
you know, again, it comes down to lifestyle.

Right now.
Speaker 3 (41:29):
I do get a lot of people that come from
other parts of Florida or other states that say, oh,
I want to be in a gated community because they're
thinking crime, security, so on and so forth. And you know,
you do not see a lot of gated communities here
because I mean, well, it's different.
Speaker 2 (41:47):
It is different.
Speaker 4 (41:49):
It is from Sarasota to Fort Myers. It's everybody lives
in a gated community. But for whatever reason, the the
the planning of our communities and our our layout just
never really provided for gated communities.
Speaker 3 (42:03):
And I never felt like it was a huge need
unless you just liked that extra tighter community.
Speaker 4 (42:10):
Feel well, my in laws live in a lovely community
down in Naples, and I must say, going through the
gate and you know, now, their community is fantastic.
Speaker 2 (42:20):
They have tennis.
Speaker 4 (42:21):
Courts, pickleball courts, huge pool, a gym, a post office.
They even have a gas station and a car wash
in their community. No, they don't. Nobody needs a buckets
in a community. But it's very self contained, and I
think for their retirement six months out of year lifestyle.
Speaker 2 (42:38):
It is perfect. I at where I am in my life.
I'm not a plus they have a pool.
Speaker 4 (42:44):
They have a pool in their villa, so they do
have the pool, the little hot tub in their own villa.
But yeah, once again, I think it comes down to choice.
And that's one of the most amazing things about our
community is that regardless of what you want. You want
a home in the country, you want a little house
in a neighborhood, or you want a beach house or
a condo with a pool, We've got it.
Speaker 2 (43:03):
We've got it all for you.
Speaker 3 (43:05):
Okay. What I picked out of that and I agree
completely is six months, six months and six months. Yeah,
you know, well that's definitely another added feature if you know,
if you feel like that that's what you want. That
that helps you sleep at night when you're gone for
six months in that community.
Speaker 2 (43:21):
Fantastic we have ye Yep.
Speaker 4 (43:24):
I think that's a big thing for a lot of
people because you know, this is their last investment, most
likely in a home, and you know they want to
protect it and and it's hard to have a service come,
you know, once a month and check on the house.
You just don't know who's who's coming, but that gated
community is at a level of security.
Speaker 3 (43:44):
You know, as you mentioned, I was thinking because we
were just going through our vendors the other day, and
I have to say that's the other struggle is getting
people that you know, yeah, you trust, you can count on.
I hear it every day when I'm in appointments. You
know that people are struggling with this. Yeah, you know,
(44:06):
it's it's a shame that it's that way. Some are
just so busy, you know, if they're really good, they're
very busy. That that's something that that you know, I know,
we take pride in vetting our vendors. I don't recommend
anyone that we don't wouldn't use ourselves or we haven't
used correct, So I would definitely say, you know, that's
(44:29):
a big advantage to to getting the right agent to
learn these things that we're talking about, because that's I mean,
that's why there are topics, because we keep coming, you know, hearing.

About them well.
Speaker 4 (44:39):
And one of the things I think about, you know,
have growing up in this community. You know, you grow
up with certain vendors, with the AC guy, the electric guy,
your car mechanic, and then they.
Speaker 2 (44:50):
Have the nerve to go and retire, and then you've.
Speaker 4 (44:53):
Got to find somebody new, and it's it's definitely it's
definitely different and a lot of there's been a lot
of change. Yeah, yeah, definitely a lot of change that
the people that I would pick up the phone and
call if I had an emergency, they've retired and they've
moved away or whatever. So it's definitely which is good though,
because it does give new people in town opportunities to

create a new business just like those people did before them.
But it's also instead of having one main AC guy
or one main electric, there's choices. There's choices, so we
all need choices. Same with builders. Obviously, when I was
little growing up here, there wasn't you know, four hundred
million builders in town, but now there are. But we
also have so many good choices to choose from. So,

like we mentioned earlier.

Okay, so last question on here, which and I promise
I didn't read it before, I said that how can
your real estate agent make relocation of smoother process? Well,
I think we just.
Speaker 2 (45:50):
Outlined one of them pretty much.

Having the right connections, yes, with people that you can
trust that will do a good job at a fair price.
Speaker 2 (45:59):
Yes.

Also, I would say having the right the right network
as far as agents in different parts of of the
country and being able to say, you know, because I
get all Matt, we don't remove, you know, to this state.
That's the you know, we're going to Tennessee. Do you
have you know, we want somebody like you there.

communities have that? And then of course one of my
biggest ones is I would always drive by a house
before I purchase it at all times, multiple times.

And well, and what happens whenbody comes home from work?
You can get that will help you get a real
clear picture of the neighborhood. You do not get to
pick your neighbors.

You don't And and maybe sometimes talking to if you're
looking at a house, talk to the neighbors. Yeah, how's
it like living here? What do you like about it?
