Where are we going to start? You know, I want
to say you know what I love well won it's
been it's been pretty exciting a couple of weeks, and
we're going to talk about that. As far as real
estate and what I'm seeing, what's going on. I like people, well,
I do, I do, I see all some of them,
I would say, not all people. But I love helping people,

you know, accomplish their goal.

I see that every day when you walk in the
office and you've listed a property and you tell their
story and you are so happy and excited for these people.
You're like, We've got to get this household for these people.

I love it, and uh as well, love a challenge.
I've realized that as well.

There have been several there is.
Speaker 2 (01:46):
Yeah, but you know it's going good and I'm really optimistic.
I mean, you know, to look at the numbers. So
this week and I wasn't sure what week, which week
it was going to, but it looks like it's this
week early in May, our new contracts has passed.
Speaker 3 (02:04):
Our new listings very nice. It's not bad. So she
had talked about probably mid year, so we are a
little early.
Speaker 2 (02:12):
Well, I'm okay with that.
Speaker 3 (02:14):
Other you know, absolutely under promise and over exactly. That's
always the good motto.
Speaker 2 (02:20):
So yeah, it's really exciting to see for you know,
so anyone listing, what that means is we put more
listings on or put less listings on in the last
seven days than what one under contract. Now not a
huge spread. One hundred and eighty one under contract, one
hundred and seventy six new listings, one hundred and ninety
four closings. But very very exciting to see that trend

go in the other way.
Speaker 3 (02:43):
Yeah, it's going to be it's it's not going to
be a massive numbers change, it's going to be small gains.
So but that's good it's happening.
Speaker 2 (02:51):
Yeah, Well, and it depends it depends on your you know,
your thinking here, as we've been saying for months, you know,
as being aire and out there looking at property wanting
to make a move. Of course, everybody's training to time
that perfect time, you know, you want to buy low.

And I feel like we're there. Could we see still
a little bit of adjustment, Yes, I don't think huge
huge adjustments. That buyers are seeing that and they're starting
to make moves. So very excited about that.

Okay, what else have you seen happen the last couple
of weeks.
Speaker 3 (03:31):
Well, I definitely have seen the buyers are It's interesting
to see the buyers where they are and where they
want to be. And I think we've always like we've
been talking about the selection of opportunities that these buyers
have at their disposal with all the homes that are
on the market. They are now, you know, like we
talked about what three and a half four years ago,

they were just taking any house, I don't care if
it was, you know, a greenhouse with a purple roof.
They were just taking it. And then they were having
to have buyers remorse and like, well, this isn't exactly
what we wanted, and we really wanted a pool. Well
now they pretty much have. If you have a list
of twenty things that are must haves or even want,
you're getting eighteen of those.

That's right.
Speaker 3 (04:14):
So they're getting the house that they really want without
having to settle or make this well, we can always
add the pool or oh, I guess we could always
redo the kitchen. I think the sellers have gotten, for
the most part, the message, make your house the most
attractive house on the street.
Speaker 2 (04:30):
It's a beauty contest.
Speaker 3 (04:31):
And yeah, it is a beauty contest, and the buyers
will buy it because they don't want to. They don't
want to come and do all this work.
Speaker 2 (04:38):
Well, the majority correct because they don't have to. Right now.
They don't have to because in the market before they
were like, hey, it's cool. I can do this, I
can do that. So you know, that's the thing you've
got to, you know, position yourself with what the current
times are. Is what I'm hearing you say to me.
They have options, yes, and they have negotiation power, which

is huge.

They do, they do.

It's a lot easier to not have buyer's remorse when
you don't feel like that you've overpaid for something.
Speaker 3 (05:12):
And when you haven't conceded too much because nobody likes
to concede. I mean, that's you know, exactly exactly.
Speaker 2 (05:19):
Sounds yeah, yeah, I can't I couldn't say, but.
Speaker 3 (05:25):
I have noticed that. I was just telling you in
the car right over, how what a weekend it makes
with the lack of people. It was like a quick exodus.
You know, we knew after Easter a lot of our
community would be heading back north. But you know, I
walked to the park yesterday and there was nobody. There

was nobody. I feel like the the Don Henley song,
you know, the Boys of Summer, Nobody on the road
and you're going to what s word. No, I'm just
going to say, it's May and there's not as many
people outside because it's getting hotter. Is that better way
to say.
Speaker 2 (06:04):
That's a better way to say, because you're going to
poke the bear because I'm going to tell you right now,
I don't believe in it. Okay, I won't get on
board with it. When it comes to real estate, I
see it a bit different, and my numbers prove it.
Speaker 3 (06:15):
I bet if you try to go to dinner on
a Friday night anywhere in Charlotte County, you're going to
get a.
Speaker 2 (06:20):
Table that I can get on board.

Yeah, but not in relation to you know, I have
that conversation all the time. Oh season, season, season, we
missed it, we missed it. No, I disagree.

Completely, Well I do. I mean, I agree with you
on the respects that people have left. That doesn't mean
the business has left. Because now you've got all the
people up north who have sold their homes or are
in the process of selling because their spring market doesn't
start till basically the snow leaves. So that was March, yeah, May,
and now they're going to sell and now they're going
to come. So summertime actually is a very good time
(06:54):
for real estate because that's when the Northerners decide to
come and move to Florida.
Speaker 2 (06:58):
Well, and they may very well been here. Oh this season,
they were checking out the area, checking out surrounding areas,
making a decision on neighborhoods, communities, the lifestyle they want
to live, and now with what they want to be
close to.
Speaker 3 (07:13):
As our community has expanded, you know, to Weldon Park
and all the great new communities that are coming, they
have a lot to choose from. So, yeah, they ran
up north and put a sign in their yard and
they'll be back the summer to buy.
Speaker 2 (07:24):
Paper showers, bring may flowers right good Ton, to photograph
that home. So and most of the are a lot
of them, I can tell you. And I can speak
to this because I lived there my whole life nineteen
years ago, and you know it was a lot of
them wanted to get The goal was going in the spring,
get sold, get moved. Yeah, get into the new house

up there, or you know, if they're buying a second
home here or if they're buying a primary here, then
they've got time there. But but before the kids got
back in the exactly snow started flying, holidays were coming.

Yep, they want to be settled because and when they
have their family down for Christmas, you know, they want
to have the pool ready and villa and I ready
and furnished and painted and all the good stuff done.

So yeah, it is so yeah. So I'm really optimistic
in the activity we're seeing. And we will talk more
about this. And we've got some community events. I believe
some information.

We have some information. There's not a lot going on
this weekend. I think it tends to what I noticed yesterday.
I think there's I think all the festivals and all
that is kind of come to an end.

So I lived in Austin for a year and then
Matthew Patterson begged me to come back to Southwest Florida

I stopped at a BUCkies and I've heard about him,
and they have them in Texas and it had like
one hundred and twenty gas pumps. I parked so far

away from the building, and I looked at the building
and I'm like, I'm not even going to take the
time to walk there, because it'll take another hour out
of my life just to get inside the building. But
for those of you who've actually been inside of BUCkies,
and many of my friends have, it is like the
place to be. So and I have an article here
from the News Press that BUCkies is looking at Southwest Florida,

Charlotte Harbor specifically about possibly building a BUCkies. Now supposedly
they were going to go to Lee County and something
happened and they dropped the ball. Lee County did, and
so now possibly at Harborview. There's a lot of land
there right before the interstate and it's on the water,
and so I believe there is there is talk of

a Bucky's coming over to harbor View exit, and obviously
other development like a hotel space, commercial space, some restaurants,
so kind of making it maybe a pretty big rest stop.
Because the next closest BUCkies, I believe. I think there's
one coming to Tampa, all right, but there's one. The
first one in Florida was in Jacksonville, Slash Saint Augustine
(13:52):
and then Daytona. But they're over fifty thousand square feet.
Can you imagine a convenience store fifty thousands worf? I
mean that's like one.
Speaker 2 (14:02):
It sounds lovely. I'm going to have to be the
judge of this myself.

I think you'll be wearing a Bucky's T shirt if
it happens.

They have really good beef breast skits.

Oh it's and they supposedly have the cleanest bathrooms in
all of America.

Okay, let's get back to real estate. Just saying, yes,
I'm excited. But you know, now, if it was already open,
then I could get on board.

talked a little bit before I get into this. Actually
we talked a bit about the buyers. We're seeing the
buyers start to get re engaged more, honestly they are.
They're seeing the buyers and you know, yes, the market

has changed, the market has come down. But you know,
if you just do a little bit of Google and
then you see all kinds of information on Ponta Guarda,
We've set it for a long time, this area port
at Northport, it is. It is still way up the list,
but now on top of the list of best places
to invest it is, and the words out everyone knows it.

So it's just a matter of time here. So what
we're seeing is those buyers start to take advantage of that,
but many are, so you're seeing home sell in my opinion,
lower than I thought they would have.

Yeah, I think I do think it's lower and slower.
Speaker 2 (16:10):
Slower, lower, And again, you know, everybody putting their best
foot forward this, you know, putting stuff into the home
that maybe they weren't before. So you're seeing a lot
of price reduction. That's where I'm going here. Yes, okay,
very common And I get the question all the time,
oh well that's going to look bad. No, what's going
to look worse is if you're overpriced. Well, because nobody's

gonna yeah nobody.

I mean, you're going to drive right by you for sure.

In this market that we have today, the right thing
is is when your agent is in showing you the
market and explaining why they're moving you and what they're
moving you to, because you know, as an agent, we
do not make the market. We communicate it with that.
We have got some exciting improvements on some pricing on
homes that I just I know that that they are

going to be moving forty four to sixty nor Shore Drive.
This is now, this is right on the harbor.

Awesome. Well, you know something that we touched on in
the beginning segment of about the sellers having to get
your house on the market and the competition level is
so this article is talking about a lot of people
that move to this area have a preconceived notion that
when they moved to Southwest Florida, it's beaches and sunsets
(31:34):
and sunrises and outdoor activities, which all of that is,
but when they walk into a home, they have that
HGTV mentality that their home should be showcased to the
to the hill. Not everybody has the skill of a
designer to you know, update your home, and that's where
something that the Patterson Group does very well. Is we

offer staging. So if you happen to have a home
that has you know, needs some maybe some updating, or
let's just say you moved out. Sometimes a vacant home
is really hard to show people because they don't have
the vision. And if you stage your home, put furniture
in the main living spaces, you know, spruce up the
master bathroom. You know, that really helps your buyer envision

themselves living there. And sometimes, you know, I will be
the first to say it, sometimes sellers bring their up
North decor down South and it is always trend well.
And so when you're trying to find a Florida home
and you see all dark wood and up North stuff
in that older nineteen eighties furniture, people sometimes can't get

past that. So bringing in a real estate team like

much as I really should. You know, there was a
time not to keep talking about the market of a
couple of years ago. Staging wasn't necessarily.

You didn't have to do anything.
Speaker 2 (34:06):
That's right now. I still believe, as I've always believed
any investment proper or anything that I have sold personally,
I stage it. And why because I practice what I preach? Yeah,
because I know that it sells faster and for more money.
In that time, when homes were, you know, selling that fast,
(34:27):
I couldn't really increase the speed that would sell, but
I do think that it would still bring more money.
Speaker 3 (34:34):
Well, I mean obviously, when you're scrolling through Zillow or
the in the MLS or whatever and you look at homes,
and I will say this from the female mind, the
male mind may be different.
Speaker 2 (34:44):
I go to the garage.
Speaker 3 (34:45):
Yeah, I'm very I'm very critical when I see a
bedroom that has mixed, mixed, matched, mismatched furniture and I'm.
Speaker 2 (34:53):
Like, ooh, well, it's confusing.
Speaker 3 (34:55):
What is that old desk in there? Ooh no that No,
I don't even want to look anymore because I'm already
turned off. Or if the bathroom is sloppy and you've
got you know, your shampoo bottles everywhere, and you've got
your wet towels hanging up and the agent took the
picture with their cell phone. Versus, when you stage your home,
we go in, we prep your home. We make sure
your bathrooms are clean, your showers look tidy, your towels
(35:18):
are folded properly, your beds are made. It just presents better,
and that's the that's the foot you want to put
forward as a seller when you're presenting your home to
the public.
Speaker 2 (35:30):
That's right. Yeah, it's a beauty contest. It said it.
You get one first impression, and I will say as
well as curb appeal. Yeah, pull in.
Speaker 3 (35:41):
That's another thing in the front yard.
Speaker 2 (35:42):
That's another thing that we go over is the landscaping.
The multi I mean one you know home that we
listed last night that was you know, the home is
absolutely spot on gorgeous. Yeah. It was a custom builder
that had built us home and uh, just with weather
and everything that's been going on outside, great landscaping. Some
(36:04):
of it needed trimmed, a couple of things taken out,
and a couple hundred dollars in mulch. Of course, the
you know, the homeowner was happy to get the advice
and it's going to have have that done immediately before
we take photos. And what's going to happen is it's
going to be a great experience from the moment you
walk in the you pull into the driveway. Yeah, you
walk up the front up to the front door, and uh,
(36:26):
and the walk in because the inside is just spot
on gorgeous.
Speaker 3 (36:29):
Well, that's the other thing. You pull up to a
house and there's no or dead landscaping, the yard is brown,
they've not watered their yard, The front door has cobwebs
and it's dirty. Do you really want to go forward?
Speaker 2 (36:43):
Right?
Speaker 3 (36:44):
So it really matters, It really matters.
Speaker 2 (36:47):
You know, when I know that we've knocked it out
of the park on the staging, No is when and
this happens a lot. The homeowner will see the photos
if they've already left and yeah, moved, or if they're
and they say we might want to move back.
Speaker 3 (37:01):
In, Oh yeah we have definitely or even better yet,
when a buyer comes to buy a home, they want
to buy the furniture that's in the house.
Speaker 2 (37:09):
That was my next t you're exactly right. That's when
you know that that you've hit the nail on the head.
Speaker 3 (37:15):
Yeah, because you sold the vision correctly, that's right. Yeah,
it's a good thing. So yeah, just a little tidbit,
just I think we're going to always emphasize the importance
of spending the time, spending the money. Spend a weekend,
go to home depot, get the mulch, get the plants,
wipe the front doors down, take a little care to
entice people to want to come look in your house.
Speaker 2 (37:36):
Well, And I would even go so far as to say,
so yesterday Chris and I were at a home, and
gorgeous home. They they're going to be moving here soon,
and they do have some up north furniture, and I
brought all of mine down, all my oak furniture years ago,
(37:58):
and it's what I was used to, what I grew
up with, loved it, and then after I was here
for a bit sort of you know, over time changing
that out. And so it's very common, especially you have
pieces that mean a lot there.
Speaker 3 (38:12):
So sure it's comfort too.
Speaker 2 (38:15):
They were your grandparents, your parents. So this home we'd
went through and talked about it, and I said, we've
got a stage his home. Yeah, we have got to
stage just home. We're going to do a couple little things,
stage the home, reintroduce it back to the market. I
would I would venture to bet you dinner right now
(38:37):
that I think that this home will sell within thirty days. Yeah,
it has been on the market previously and it's not sold.
I think. I think, well I was sold in thirty days,
and the proof will be in the putting well.
Speaker 3 (38:50):
And I know we mentioned this many months ago about
you know, the little knick knacks and the choch keys
and the photos. You know, people have like walls of
photos of all their family. If you've at your house
on the market, you've already decided you're going to relocate.
It's a good idea to carefully pack all those things
away for your new home. But declutter. That's right, d
(39:13):
chochkey the house take, take the knickknacks off the shelves,
put them away and save them for your family members,
or save them for your new home. But yeah, give
people the bigger canvas to look at.

Okay, so I know we're on short time, but we're
gonna get back to this stage because I have you
were spot on in what you were saying I just
want to add to it. When you were talking about
packing up the some of that stuff, the best, you know,
the best way to look at it is if you're
really good. I mean, you've already made the commitment. You
know that you're going to sell. Do you know you're

gonna move, So you're just getting to jump start on that,
exactly right. And I tell folks it you do not
have to run a story even if you know. If
anything's going to be cluttered, I'd rather it be the yes, Okay,
obviously we don't want to pack full, but you know
(44:06):
some boxes out there is not going to hurt pere.
Speaker 3 (44:10):
Well, don't come to your house with the assumption that
you're still living their moment to moment, that you're not
prepping to move. Boxes are not going to deter somebody
from wanting to buy your home.
Speaker 2 (44:20):
So less is more. But you know in this case,
and we help with all of this, so do not
get overwhelmed. We'll go through this with you and help
you to whatever level you would like. Also, what I
wanted to say is at that point, you've got to
really try. And I know there's a lot of pride
in home ownership and all of the time you have

lived there, the things you've done to the home. I'm
not trying to take away from that, but there does
come a point where you wanted to appeal to the masses.
And to do that, it's going to be neutral. It's
going to be you know less ye or if you will,
meaning on countertop, so on and so forth, and so

to pack that up, get that away, but also to
emotionally decide, okay, we're going to look at this as
we are ready to sell this is this is just
a home now exactly, and let's sell this and get it.
You know, somebody else is gonna have great memories and
and and a chapter of their life there and you're
moving on to the next one. It's going to really

help in doing this.
