We are doing fine, but I gotta say we're a
little sleepy, a little broggy because of the rain. It
just sounds so good, it does it, but you needed,
but it is much needed exactly so, I I know,
you know, I have a commute and I have like
these retention ponds on the interstate as I'm driving north

and there's alligators in her in them. Sadly, one of
them passed away with an incident on the car on
the highway.

I feel really bad for him, but.

I know, but I feel I feel better now that
those retention ponds are filling up because now the alligators
don't have to come on the highway. They can stay
in their little retention ponds and the birds and everything.

So yep, we need the rain.

It's just so different, you know that. The this reminds
me of Indiana. The start raining in the morning and
then all day rain. So different than what we're used
to in Florida. As far as that afternoon that I can.

Will acclimate, it'll get it'll get its timing right.

The morning and then throughout. That makes me tired, Yeah.

It does, it definitely. And then just we're so sun
driven people. When you know our windows and our offices
and everything's just gray, it's like just it's it's depressing.

I couldn't.

That's why I could never live up north for a
long extended period of time.

You know what I think you should do when it's
like this, go home, go buy house.

Speaker 4 (02:06):
Oh okay, well I'll tell you what.

And this wasn't me. This was a client years ago,
and I was like, he caught me off guard, kept
wanting to see property when it was raining, and I'm like, well,
you know, it's a mess, don't want to go on. Yeah,
But I mean he was serious. He was going to buy.
He was a serious buyer. This was the fluffy you
ready for it? Because finally I had to ask him, Okay,

(02:30):
why you know, why are you insisted on this? He said,
because if I like it when it's cloudy, gloomy and raining,
I'm gonna love it.

Speaker 3 (02:38):
Well, I've heard that philosophy on buying cars too. Test
drive cars in the rain this way, you know how
it handles and all.

Speaker 4 (02:44):
Of those little features.

Speaker 2 (02:45):
Fast you want to go, Well, I go fast.

Speaker 4 (02:48):
But no, I love the house philosophy.

Speaker 3 (02:50):

as well as busy weekend, busy last week. I love it. Yeah, right,
it's good to see. So with five contracts that we're negotiating.
That's a lot of showings out there. So my point
to this is we are seeing what we've talked about.

It's time.

That's right. It is time. If you are buying, it
is time. That is my true opinion.

Well, and it's obviously good news for the sellers because
now they know that, you know, their plans that have
kind of been put on hold can start getting back
into motion.

It's been a rough rid. It's been a long ago.
I mean, you know, one of my sellers, very dear
friends of mine, I sold him their home fourteen years ago.
We're negotiating contract on theirs right now. And uh, you
know they've been watching some they're they're going back north,
be around. You know, they get some family, uh tugging
at the heart strings. But of course they love Pontagorda
so much that they're gonna gonna kind of change size

of the homes. Yeah, and still have something here. And uh,
some of the homes that that it went on the
market in the spring, there was one specifically want it.
It's gone. And I'm like, you know, if it's if
it's meant to be, it's meant to be. I'll put
the right one in your path. I really believe that.
And so they found another one that they're getting ready
to make it off r as you know, and we're

Negotia and there're so really great news to see this. Yeah,
people be able to get it accomplished and their biggest thing.
Like many as the months, weeks and months fly by,
he's like, man, I do not want to be moving
in the snow.

Right, Nobody wants that.

Speaker 3 (04:51):
I mean nobody wants to be doing it in a
hundred degree weather either or in the rain. But it
sure beats the snow. Yeah, definitely.

As we talk about rain, let's touch a little bit
on what is the date today? June fourth?

Yeah, where we at means.

So you've got some really good stuff today on the

Well, I think I was thinking about this and I
kind of am remiss that we should have talked about
this sooner. We've mentioned, well we have but to help
our snowbirds that have now flocked north.

But this also applies to all of.

Us who go on vacation who do like to get
out of the heat. But we don't necessarily go for
six months. But how to protect your property while you're
on vacation. Just some suggestions on ways to wasts to
be more secure and be able to take that vacation
and not be worrying the whole time about you know

Yeah, and talk about that.

We do have some really great new properties that are
coming on the market.

Oh I've got something that we actually you don't even
know about.

Oh, I don't know if that's possible. And we've also
one of and this is what we talk about when
we talk about our sellers. You know, you have to
be the nicest, most attractive house on the block. Sometimes,
well you know what, even if you are the most
beautiful house on the block, which this house happens to be,
sometimes you.

Have to go over and above.

Speaker 3 (06:37):
And there's there's incentives that sellers have at their disposal
to offer too. Maybe you know, it's almost like when
you give your kids an allowance when they're little to clean,
you know, to vacuum.

People are incentivized by money.

Speaker 2 (06:53):
And that's called bribery, but.

Speaker 4 (06:58):
Teaching them the value of hard work.

But smart sellers who are motivated to really move forward
will often offer a bonus out that's right to an
agent who can bring them.

you've got to know the market we're in. You got
to play to that market. So I love that. So

Well, if you can bring a qualified buyer, get them
under contract by July first, you could put some I
don't know, five thousand dollars in your pocket. So if

could be their new home, that's right, it is. I
love this home. I've actually been in this home. I
got to do an agent a company a couple of
months ago, and I'm just like, oh my gosh, this
home is so immaculate.

It's so well.

Speaker 3 (08:09):
Decorated, it's spotless, and it's very thoughtful.

Speaker 2 (08:13):
I may know a bit about this house because I
sold him in this house when it was Brandon.

Speaker 4 (08:17):
It's a very thought laid out home.

So this home. You know, Todd used to joke doing
the show with me that he likes to live in
his own bank. That's exactly what you're doing here. I
had this home sold for north of one point two million,
and then then the last few months the market's stalled out.
You know again this situation. They've got family up north,

(08:43):
so it's a timing thing that they're willing to sell
it for where they're at that he can purchase his
home for a million fifty thousand. And I'm going to
tell you right now, you're going to be moving into equity, well,
the one of that bank account. When you're living in
that bank. It's already starting with a very nice balance.

It is.

Speaker 3 (09:00):
And one of the really great things for people with
this home. Part of the allure of a home like
this is the interior, the decor, the furnishings. Sometimes when
you walk into a home, you're like, oh, man, but
my furniture, I don't know if my furniture will fit. Well,
here's the cool thing. The furniture for this home is negotiable.
So if you walk in and you're like, oh my god,

I love everything these people have done, let me just
can I just put my clothes in the closet?

Okay, this this could be that option for you, and.

I love that. But now I'm gonna trump you one more.

So here's the thing. You move into the house and
the furniture is great, you know ever you know, mama's happy,
you know, watching TV. But you got this boat dock
in the backyard with a lift. Yeah, and you really
want to go boating, but you got to go shopping
for a boat. Well, guess what. This boat is negotiable.

Okay, that is a sweet boat.

Speaker 6 (09:56):
I gotta tell you, I'm a sweet boat in her
very few hours, all that boat and I have a
lot of people wanting to buy that boat, but we're
not going to sell that boat until the house is
in case the buyer wants to buy it as well.

Speaker 2 (10:08):
So sure, wow, definitely could be a great package.

Speaker 3 (10:12):
Hey, listen, boat Trump's furniture. I mean, I guess it
does to me. All day long my boat, you know,
versus sitting on a couch. I'm good, all right, So yeah,
that's that's uh, that's kind of a really cool thing.
And I'm really, I'm really have high hopes that this
home is going to get a contract before July.

First, you're telling me I got twenty six days.

Six days.

we got, Matt, Let's talk about Let's talk some numbers.
Just spend like two seconds on the numbers and just
keep the positivity going as far as where the market
is headed.

Speaker 2 (13:50):
Okay, positivity buyers, I'm telling you, I am screaming it
from the rooftops. It is time to buy. If you
still want that negotiation power, you've really got the best
of the world's here. Because you know, we've been saying
it for the last few Okay, we're gonna start seeing
this and inventory going. What I'm getting is calls like

(14:13):
crazy from investors and that that are watching this, and
and not just investors, but also homeowners that that are watching,
that are in the market like we are, and they're
starting to throw these offers in and get these homes.
So once you start seeing some of that inventory, a
large amount of inventory moving, everybody's going to be jumping in.

(14:33):
So now there could still be months here. But my
point is is that if you're looking for that sweet spot,
I truly believe you know, I put another piece of
property under contract this morning some Dirt. Has anybody ever said, oh, yeah,
by Dirt.

I think there's a song.

By Dirt if you're wanting to invest in, which, by
the way, we do have an investors Some are coming
up end of the month at the end of the month,
so we're gonna talk a bit about that. We're gonna
have some other some other guests there to help with
any aspect of the purchase process, uh and investing. Uh.
But so what I'm seeing right now, actually the last

(15:14):
week've been seeing our million dollars the upper ends starting
to move very well, a lot more showings, a lot
more activity, starting to get offers on them. And uh
so let's talk about two fifty four hundred. You've got
two thousand and eighty two homes on the market. Last month,
three hundred and fifty six sold on the average of

(15:36):
ninety seven percent of list price. I'm seeing those averages
come up as well, which means that people are getting
those prices. You know, we were seeing six hundred, six
hundred and fifty price reductions a week. I've been seeing
more like four fifty. Well with that, when you're then
you start seeing the ninety seven ninety six percent list

(15:58):
of sale price to the reality is it's because they're
pricing them more on the market and the market's starting.
You know, those numbers are starting.

Speaker 3 (16:06):
It's almost like a reward for doing it, getting your
price to right. If your priced right, you're gonna be
rewarded with an all you're.

Speaker 2 (16:11):
Gonna be well that you're gonna be rewarded with getting
more money because if you overpriced it, I'm gonna tell
you right now, we've seen it over and over and over,
them writing the market down and ultimately you're gonna you're
going to receive less for that home than you would
have if you were to price the right to begin with.
So with that two fifty to four hundred, you're seven
months inventory. That's right, seven months, not seven point six

(16:33):
seven like the month previous or seven point ninety eight,
which is basically eight months. And what do we say
five to seven months is a neutral MARKETO yuess what?
Your two fifty to fours just hit it. Then four
to six hundred you're at nine point eight, so still
some more inventory there, but half the homes to pick from.
In twenty twenty three, you're million to million two five,

(16:56):
you've got eleven months of inventory because I will say
we had there was less closings in May, which you know,
I'm gonna tell you're gonna see that change as well
when June numbers come out, So you that monthly inventory
is going to change and that also had a very
low because there was only two that had closed in

(17:16):
that in that month. The percentage to list price sell
price ratio was off. I'm telling you, if you're looking
to make a purchase in that range, you've got you've
got a sweet spot right here.

Speaker 3 (17:30):
So how did those numbers correlate with the kind of
the blurb or the little teaser we had about the
reverse housing crash? How does well, how did they kind
of what do they tell us?

Speaker 2 (17:42):
Well, here's here's the reality. You know, there's oh, you know,
there's always different factors that play in one thing that
we've known for a long time. You know, I call
it rainbows and unicorns. When we had three percent three
and a half percent interest plus, you had great prizing
prices on housing. You know, the market was flying, multiple

(18:03):
offers it. You know, people were paying twenty thousand over well,
they were still getting great deals on homes. When you
then had a forty percent increase value, now it drops
down twelve fourteen, let's say even fifteen percent, you still
are setting in a great position as far as of
when you purchased it. Here's the other part of it.

(18:24):
They locked in on these interest rates sixty four percent
have less than a five percent interest rate.

Speaker 4 (18:30):
So you mean sixty four percent of the seller's.

Speaker 2 (18:34):
Homeowners homeowners right now, right now, yep, sixty.

Speaker 3 (18:36):
Four have interest rates below five percent five percent now,
which is why those people aren't selling, most of them aren't.

Speaker 2 (18:45):
Yeah, let's take a little further. I don't have the
exact number on this one, but I can tell you
from conversation there is a lot of people with a
three in front of it as far as interest rate.
One of them, ok, same here. So here's a that
you know, when you look at selling and purchasing when
things were at a seven, then that that is now

(19:07):
a component of it that they're like, oh man, I'm
going to pay an extra you know, three, I'm gonna
pay double smaller. That's hard to swallow.

Speaker 4 (19:15):
It is hard.

Speaker 2 (19:16):
Now, if it's going to be for a short term,
it's it's easier. But if it's their primary home that
they plan on state and they're like, okay, you know.
So that's why we've talked so much about hey, we
can refinance your Okay, that's great, but it's still really
hard to stomach when you're double exactly, It's like we'll
say where we're at and west a few modifications. So

(19:37):
here's what's happening now. We've been seeing some interest rate
drops and the reality is when once we see a
five in front of it. We've known this for a
long time. We thought it would happen earlier, but now
you know, obviously it's taken more time. There's been national
stuff that's happened international. It is what it is is

(20:00):
when those interest rates have a five five that it
starts with, you're going to see a lot of buyers
getting back into the market. You're going to see a
lot more listings come onto the market because they're gonna
want to They're going to be ready to make that
move and and all bets are off.

Speaker 10 (20:15):
It is.

Speaker 3 (20:16):
I think it'll be kind of it's almost like I
imagine it of a Black Friday sale. Let everybody standing
outside the door to get into.

Speaker 2 (20:24):
I think that's what they're doing.

Speaker 4 (20:25):
That'st by, and then the suits the door is open,
there's going to be a rush.

Speaker 3 (20:28):
But I still think hearing the conversations and knowing what's
out there. If you're looking to buy a house and
you want your quote unquote dream home, don't be standing
in front of the door.

Speaker 4 (20:40):
Do it now? You know that's exactly right what you want? Yeah? Yeah.

Speaker 2 (20:47):
A year ago they were still out in the street.
Well then they moved to the parking lot. Now guess what.
They're out of the car. They're up at those doors,
and and and a lot of them, the ones that
deaf only follow the market interacy.

Speaker 4 (21:03):
They're starting to go in and because they get what
they want.

Speaker 2 (21:07):
And I'm telling you that the store is going to
be back to your hair before.

Speaker 4 (21:10):
Long, and you're not going to get your choices.

Speaker 2 (21:12):
So, especially if there is a specific home you're watching,
I'm going to tell you I get this. Every week
a home goes under contract and then we get a
phone call. Yes, oh I've been watching that. I've been
there three times. Can I still get it? Well, there's
no way to get you in first position. Now if
it falls apart, yes, and they're really upset about it.

So if there's a specific when you're watching, here's what
I say, put the offer in.

Well, especially if you're in that position where you can
actually make an offer, but you're just trying to see,
you know, how low will it go? Well, like you said,
shoot your shot, Yeah, shoot your shot, Shoot your shot.

walk through my neighborhood and you can see some of
our neighbors have gone north and they put their hurricane

No one exactly and we kind of and I even
thinking not just of the intrusion of an unwelcomed person,
you know, somebody who has ill intentions, But what happens
if something springs the leak or electrical something happens. Even

shutters on your ring, camera's not going to work. So
I know you can go onto Amazon and get these
indoor little cameras and you can log in from your
phone and you can just take a little.

about putting video cameras in our home. My best friend

Exactly every time you move, but they are some emotion activated.

how to protect your home when you're not there.

utility bills every month.

If you notice like your water bill went up or
your electric bill went up, and you're like, well wait
a minute, nobody's there, you might have a problem.

I love that. And there's two reasons. The only thing
is there's going to be a delay there true with
where I'm going so look at the utility bills. Definitely,
if you had a squatter or something like that, yeah,
it's not using any utilities. But again delay, you're not
going to see that for a month or so. As

well as if you have a leak, if you have it,
if let's say, if you had an underground leak, yeah,
definitely it's going to show up there, so you want
to watch that. As far as interior leak, that'd be
a little late to know, so I go back to
home watch or definitely cameras. Yeah, also making sure that
you shut those things off. If you have a man
of block system, you can shut off the entire home

(36:37):
and then just turn on the hose bib for your
pool service. Sure, if you do not have a man
of block, then you could shut the mane off on
the side and have that discussion as far as if
they need to fill the pool, but really really important
stuff there. You may even depend on the location of
your hot water heater. Want to shut the power off
to it and drain that hot water heater.

Speaker 3 (36:57):
Yeah, especially if you're going to be gone for you know,
four or five months, it makes sense.

Speaker 2 (37:02):
Yeah, I would definitely, could you know at least consult
someone as far as the home watch company and uh uh,
you know, be prepared.

So we touched on this. What is a squatter?

Speaker 3 (37:13):
I know I saw something on the on the internet
about DeSantis was signing a bill targeting squatters and we
hear about this. We see it on social media where
people have moved them to homes and the homeowners have
no recourse. And that's not in Florida, that's in other
states where these squatters have just taken over a home
and it's like so sad, so bad you you're going

(37:34):
to spend a lot of money to get me out.

Speaker 2 (37:36):
Yeah, Sadly, it's really easy to you know, FPL, you
can call them and turn on power to anything.

Speaker 4 (37:40):
Yeah, they don't know.

Speaker 2 (37:41):
Waters are different story. So you know, back in the
R e O days, the foreclosure days, you'd have people
move moveing into homes. And I am not an attorney.
I do pretend to be an attorney, So definitely consult one.
And my understanding of the law, three days or more
or if someone is lived at a place, even if

(38:03):
if you live there and you let someone move in
three days or more, they have rights and it's called
squatters rights. Yeah, and then then it's a whole different
process to get them out.

Speaker 3 (38:12):
Yeah, you can't just call the police and have them removed.

Speaker 2 (38:16):
It has to be I didn't give them a lease.
Well yeah, but the point is depending on if they've
been here for a certain amount of times. Yeah, they
have rights, and you can't.

Speaker 4 (38:23):
Just remove them from the I don't. I don't know.

Speaker 3 (38:25):
I know something I saw, like the true squatters that
are actually really trying to take possession of your home,
they have to be there for seven years and that's all.

Speaker 2 (38:35):
They're trying to own the home. Yeah, oh yeah, that's
a different st thing.

But yeah, so I guess would that apply to family
when they come to visit. Maybe that's you're out to say, listen,
I can only let you stay for two days, because
after three days you're considered a squatter.

Yeah, I love my family, my new family, I love them,
so they're welcome to stay longer. But you know, that
could be an out for some of you who have
interesting family members.

and you know, we did talk about squatters or people

sense things of what to do.

insulin that had to stay refrigerated. Ah, you know something
like that that you're looking after. Make sure you're asking

I saw something on Facebook this morning and I can't
find it right now, but they were showing, you know,
obviously the prediction of hurricanes, you know, this season, and
it showed the Gulf of Mexico with like only two
name storms.

What if you are a senior person and you don't
have the ability to climb up on your roof? Do
you have somebody who can help you? Who do you
call a handyman a contractor?

If you don't have one, you probably it's not. There's
not an endless supply of handyman in our area, so
you need to make friends.

And when these times come, I had many, and I
have great contractors, great handyman ruffers. The reality is is
they book up, especially if they're great. So if you
have a roofer that's near and dear to you, have
you bought them lunch lately? Right?

None of them is going to say no to pizza
or cookies or brownie that's right?

Have you bought them some beef jerky?

and I just love him and like his boy's running
a lot now too. You know the reality was I
I mean, he got booked up quick, but sadly there
was so many that was coming in the area, charging
people six eight grand for some little click and unlike
you paid what? So you know what, start thinking about that?

Who would you even even if if we don't get
a hurricane, it just we get the you know, some
the aftermath, Yeah, from other ones in other places. You know,
who are you gonna call to help do that? Yeah?
By the way, have you fired that chainsall up lately?
Or your tremor or your blower stuff like that? Charge
it up, get the fuel, get it now.

Something else to think about is like, if you live
in a certain community you have an hoa. Sometimes your
hoa has funds for some of that removal, and well,
hstrictions that's right on where you can put that debris. Obviously,
in a hurricane and time of emergency, it can go
pretty much anywhere.

But you've got to also be aware. You've got to
be a good neighbors.

That's right. But also read those documents. Know what they're
going to take care of, what they're not seeking plant?
And who do you call? Who's the chain of command there? Oh,
you guys have jokes insurance and documentation, you know insurance.
