uh So, we're gonna learn a lot today. We're gonna
talk about some really great stuff. And we've got a

You know what I can only imagine because homes are selling,
people are buying dirt.

That's right, they are by dirt. Actually. Uh So, today
I want to welcome everybody. Uh I have got a
special guests in the house. I have got I call
him Bob the Builder. But Bob and boy At Miller.
How are you, sir?

I'm doing great, Matt good.

How long you been here? Bob? How long you how
long you've been in BUSINESSO?

Speaker 1 (01:12):
So I moved to Florida in eighty seven.

Speaker 5 (01:15):
Started Boyett Miller in nineteen ninety nine, came to Charlotte
County in O four after Hurricane Charlie help a friend
and I never left, sort of fell in love with
the community and moved here full time in O six
And it's been a great ride.

I did not know that. I came here No. Five
and the same thing.

Speaker 1 (01:34):
Yeah, Yeah, it's been a great ride.

Speaker 3 (01:37):
Yeah it has. It's changed a bit.

Speaker 1 (01:40):
It's changed, well, it's changed a lot, yeah, you know.

Speaker 5 (01:43):
Uh, but we had that fifteen sixteen years of Pawna.
Gordon was that little sleepy town that everybody sort of
drove past, and it was wonderful.

Speaker 1 (01:52):
Yeah, but unfortunately we've been found.

Speaker 3 (01:54):
We have been found goods and bads to that. Right,
it is absolutely but still I've yet to find another place,
really in Florida that that I love more than Ponta Guarda.

Speaker 4 (02:06):
Uh.

Speaker 1 (02:06):
I have to agree with that. You know. It's just
the uniqueness of our community. The uh, the low key uh.

Speaker 5 (02:13):
The you know, the crime rate which you don't hear
of any crime in.

Speaker 1 (02:17):
Part of Guarda, Right.

Speaker 5 (02:18):
And what's really awesome is the community and the way
the people give back.

Speaker 1 (02:26):
To the community, yeah and really get involved.

Yeah, the way they connect.

And that is a pretty amazing and a lot of fun.

Yeah, all right, so definitely, you know I always talk
about the numbers, talk about the stats. Let me talk
about that a little bit. Then we got a lot
to talk about with Bob. So I tell you what,
you know, we've I've talked about it again, I don't
have a crystal ball, but so we didn't know exactly
when we would start seeing it really start to trend.

(02:57):
I'm seeing the early stages of that. And I talked about,
you know when we talk about months of inventory, how
quick that can change. Because we've just had the lack
of buyer activity. Well that's been changing here. We've been
seeing a change the last month, and uh, interesting enough
it is. It's definitely been in our higher end really

(03:19):
really showing up. Let's see from the previous month, we've
went from over one point two five million, we went
from five closings to seven one million to one point
twenty five. We went from two to eight. Again, you know,
this is going to change that month of act months

(03:39):
of inventory, which is which is really a big indicator
of what's truly going on here. So and then all
price points doing very well, but obviously some better than
others looking at weekly. Uh, just in our area, one
hundred and twenty two new listings on the market, well,
one hundred and twenty five one hunderd contract. So how

(04:01):
about that. Yeah, we're finally set. That's good, you know,
we we finally cross that. So I will say as
I'm looking at that, you know, we've seen less listings
come on and I know very that's very common for
these months of the year. I really believe, you know,

(04:22):
we see another month of this kind of activity. I
would be getting mine on the market now before that
that big push at the end of the year. You know, less,
less competition is going to be better if you're on
the sales side, So it makes sense, all right, Cape Quarrel. Again,
we've seen a reduction in almost every price point. As

(04:42):
far as months of inventory. Things are moving there, they've
they've been you know, really slow, you know, coming back
on this. So three hundred and twenty nine new listings,
two hundred and fifty five closed under or under contract,
one hundred and seventy eight closed. So we're starting to
see things move there a little bit better as well.
But still, you know a lot of inventory down there.

(05:04):
You know, we talked about it last week, you know,
the National News you know, as far as worst real
estate market in the country right now down in Cape Coral,
that too will pass, That too will pass. So so,
Bob Man, has it been a crazy few years?

Speaker 1 (05:22):
Right, It has been a busy time.

Speaker 3 (05:24):
What do you want to talk about today? Where are
we going to start?

Speaker 1 (05:27):
Well, we just talk about our community. Yeah.

Speaker 5 (05:30):
You know myself, I drive as a remodel contractor more
than anything.

Speaker 3 (05:36):
Yep.

Speaker 5 (05:37):
I do do some new builds, but I don't do
any new homes. But I do, uh, commercial buildouts.

Speaker 1 (05:44):
That's right, is what I do.

Speaker 5 (05:45):
And I'm mainly up geared myself to commercial remodel and
commercial buildouts. But I've always done housing and uh, you know,
the last three years, we've probably done probably close to
one hundred and fifty teen home remodels fifteen yeah, uh,

(06:05):
and probably pushing close to one hundred and fifty commercial
free models.

Speaker 6 (06:09):
Yeah.

Speaker 3 (06:10):
I'm really concerned about just one right now, and that's ours.

Speaker 1 (06:13):
Yes, So, and I'm ready to get back on and
I'm ready to get you.

Speaker 5 (06:19):
I know, you know, unfortunately you and I both are
controlled by different things in life.

Speaker 3 (06:25):
Don't get me started on insurance.

Speaker 1 (06:26):
Well, we won't get you started there, but.

Speaker 3 (06:29):
I went on a ran a few weeks ago, and anyways,
I digress.

Speaker 5 (06:34):
Well, you know, the nice thing or the cool thing
about it is is, uh, whenever we put people back
together or we remodel, you know, we always make it
upgrade to them that uh, that makes a difference instead
of just putting you back together the way you was
Uh and there's no thrill or no bang for your

(06:54):
buck out of it. You know, our goals is trying
to see what we can do. Sometimes small change make
huge differences. Yeah, you know, you know I've taken walls
that are six inches wide and made them an inch
at inch and a half wide, and for closets or
tight knit kitchens, and it's amazing the difference that just

that little bit will do at a finished build out.

Speaker 3 (07:18):
That's a good point. Well plus also efficiency too, Like
obviously I'm a big fan in you know, in metal roofs,
huge fan as well as spray from insallation. Absolutely, so
you know, we talked about on ours and that's kind
of where we stand right now. We're ready, but you know,
I think it's gonna make a world of difference and

(07:40):
what better time to do it? Yep, And especially you
know sneaking up on our being in hurricane season. You know,
I'm really hoping we're just gonna pass riot through this one,
go on to twenty twenty six, and pass through a
couple more. I hope so, but if not, we're gonna
be ready.

Well, you know a couple of things about that.

Speaker 5 (08:00):
Number One, we know that the standing see metal roof
is the best by far roof you can put on
in the state of Florida.

Speaker 3 (08:07):
I'm glad you said it, because I've been preaching that
and now I've got somebody with some authority on it.

Speaker 5 (08:13):
Well, and the nice thing about that is the prices
actually have sort of I'm not saying that they've come
back down, but they've sort of leveled off and compared
the concrete tile and the metal roofs, the difference used
to be night and day difference.

Speaker 1 (08:31):
Now it's really just a little bit more difference.

Speaker 3 (08:35):
Well and then okay, but there's still a big difference.
The end product is huge, Oh it's huge. But also
there's a there is still a big gap in the
longevity of what insurance will give you in your favor
on the metal that's right so versus a tile. So
to me, I mean, one, I love the look of it.
Love the look. Obviously, I feel like you know, you know,

the older tile roofs become missiles yep in a hurricane.
And but I love the longevity, the insurance savings obviously,
the look the curve appills clean. Oh, it's beautiful.

Ye.

Speaker 3 (09:16):
So yeah, I mean obviously we're noticing they're they're popping
on everywhere. I mean, you know, definitely that is uh,
many people are aware.

Speaker 5 (09:23):
Well, so I personally live in Burnstore isles and I
personally need a roof of my house and I am
going to hold off and fight until they will allow
us to put standing seams in Burnstore owls. They doing PGI,
but they don't in burn Store and it's just its
I mean so uh. And once again, it's like we

(09:45):
did on your building spray home insulation inside of a building.
It's less money now than the bad insulation and you
get fifty more efficiency out of it. You know, when
you insulate a roof deck, on the bottom of the
roof deck, your attic will be at about fifteen degrees

(10:06):
difference than what the air conditioning space is being non conditioned.

Speaker 3 (10:10):
Well, speaking of which, I'm just curious because you were
in You were in an attic this morning and you
were on a roof. Did that attic was it a
little warm or did you have spray foam insulation that
you walked down?

Speaker 1 (10:19):
No, that attic had blowing insulation.

Speaker 3 (10:22):
It was hot.

Speaker 1 (10:23):
It was hot.

Speaker 5 (10:23):
We were there at seven o'clock and the reason we
was there because all the insulation got blown everywhere during
the storm and it's a mess in there. So my
goal is is to see what we can do to
get all that insulation took out of there and spray foam.

The bottom of his roof deck. That's gonna be my recommendation.

Speaker 3 (10:46):
Perfect. Yep, all right, hold that thought. We are already

excited today because I've got Bob on here from boy
Att Miller, and if we can just recreate everything that
we just talked about on break would be great because
we've gotten a really good conversation. So before we go
into that, Bob, you're out there listening Uh, you've got

a commercial building or you need to know who you know,
need contacting people to how do they get a hold
of you?

We're located in downtown Ponta Gorda at one twenty East

your work and the quality of it. And I'd like
to think that that's where you're getting that quality from too,
because you're controlling that absolutely.

Quality control is the top.

Yeah. But yeah, and you guys doing that in the house.
Lets you do that, yep. So uh all right, So
we were talking at break we were talking about, uh
what we were talking about homes and what you can
do to them and and uh what to be looking
for what we're what were you talking about there?

Speaker 5 (16:28):
Well, so there's a as we know, there's a lot
of houses for sale that has a lot.

Speaker 1 (16:33):
Of great locations. Oh yeah, and uh, but the floor
plan doesn't work. You know, it's either dated or it's
too chopped up.

Speaker 3 (16:40):
Say it's not. So I haven't seen.

Speaker 1 (16:42):
Any of those.

Speaker 5 (16:43):
So so one thing that we've done, most of our
house remodels have been residential, has been going in and
tearing taking out some walls, enlarging the kitchen, and just
making the you know, there's nothing like opening the front
door and looking all the way through your whole house
to the.

Speaker 3 (17:01):
Back of Now, if I had a dollar for every time, you.

Speaker 1 (17:03):
Know, that is the key. Get rid of all those walls, open.

Speaker 5 (17:07):
Up your kitchen, or when you're entertaining and you're in
the kitchen, cooking, you're also interreacting with your guests.

Speaker 1 (17:14):
Yeah, and uh, you know some of them.

Speaker 5 (17:17):
I was just in one yesterday that I did ten
years ago up in Riverwood, and the clients, they said, Bob,
you wouldn't believe how many compliments we have when we
have entertainment here of our home because it works, you know,
and in our lifestyle down here, we like to entertain.

Speaker 3 (17:36):
Well, that's what it's all about. That and you want
to see, you know, you want to see out over
that pool, see the water absolutely wherever you're at, and
you know that's the lifestyle. When winters, you want those
doors open and you want to be able to enjoy
every part of it. So and yeah, I joke about
I've seen a lot of those homes, depending on the

ages of it. You know, it was really common to
block off that kitchen, especially on one side. And you know,
we had a client here recently that that had to
purchase it and it opened it all up and I
went back over, Oh man, you look like a totally
different It is a totally different house.

Speaker 1 (18:16):
Yep.

Speaker 5 (18:16):
So to me, find your location, find a view you like,
and then work it backwards, because every home could be
remodeled to have that open floor plan.

Speaker 3 (18:26):
It's really hard to change the location.

Speaker 1 (18:27):
Bob, Well, that's what The location is the most important thing.
I believe.

Speaker 5 (18:32):
If I was looking for a home, either residential or commercial,
you know, you start with the location and then to me,
I work.

Speaker 3 (18:39):
It backwards and you say you can modify all that
for ten thousand dollars almost it's a good start to
some plans. Right Well, speaking of.

Speaker 5 (18:50):
The plans, one thing we do, we have a couple
of architects that we work with in draftsmans that actually
listen to us, so we can value engineer each home
is a little different, and we get out value engineering
without hiring an architect to tell us what we have to.

Speaker 3 (19:03):
Do all right time out. What is value engineer?

Speaker 5 (19:07):
Well, value engineering is when you would pull in instead
of an architect come in and draw everything the way
he thinks it needs to be. You bring in a
contractor as myself, I bring in the plumber, I bring
in an electrician, and we look to see what's possible
and what makes sense as a cost savings to create
a new lifestyle for your own. Okay, and we do

(19:29):
it in residential, I do it a lot in commercial yep,
and uh, it's a win win for everybody.

Speaker 1 (19:35):
Well.

Speaker 3 (19:36):
And the reason why I wanted to get clear on
that because you know, so many times I mean on this,
I'm talking closings every day, contracts, this, that and the other.
You're talking build it. You know, a lot of people
have only bought or sold or own, you know, maybe
one or two homes in their lifetime, maybe never remodeled one.
So it seems like a lot for them. And so

I want to get you know, get the point across.
You know, that's where you come in. You've got them,
you you can show them the way from start to finish,
and it doesn't have to be as uh seem like
as big of a hurdle.

Speaker 1 (20:13):
What does that have to be complicated?

Speaker 3 (20:15):
That's it?

Speaker 5 (20:15):
You know, we try to keep things abc simple. Ye well,
you know we speaking layman's terms. We're not trying to
blow anything out of proportion. And uh. And usually when
there is something that we've got to go against, when
I come to you, I'm going to have an A
and a B option of how we're going to get
around this or work through it. And that A and

B is both going to have a good and a
bad A cost factor and a saving factor and what's
the long term of each of them.

And it makes it easy for the.

Speaker 3 (20:44):
Client exactly, you know, and I like easy, I like
I like Indiana terms because that's what I understand.

Speaker 5 (20:49):
Yes, well, I'm from Kentucky, so loath so uh and
you know, uh. One thing that I'm gifted of doing.
And I've learned this through the years, have actually continuous education. Yeah,
back to do it every two years. To listen to
your client and give your client what they're asking for,

(21:10):
not what you think they need. That is a huge
gift that I've learned to work with and it really is.

It's amazing the difference.

Speaker 3 (21:22):
It is the outcome, and we talk about it on
the team all the time. Here's the thing, you know,
it's this is their home. It's you know, everyone has
a different lifestyle and how they're going to utilize it
and what's important to them, what's important to you, you know,
you know that's not important to them.

Speaker 5 (21:42):
To them and at the end of the day, if
you down your throat, they're gonna be unhappy. They're not
gonna have it there if you listen to them. And
not everybody has the great idea they think they have.

Speaker 1 (21:55):
But if you can.

Explain it to them in a certain way where they
understand it, then everybody moves a little bit different direction
and you still get the end result that makes everybody happy.

Speaker 3 (22:05):
It's got to be quite satisfying when you're done.

That's the best part of it.

Yeah.

You know, I could take that office and'll never be
in it.

You put me out with my clients and all my
job sites, and I'm a happy camper because that is
what I do best.

Yeah, that's what I love about it as well. Favorite
part of the day setting on with my past clients.
You know, it's just it's fantastic now as time goes,
we have a lot of them, so it's hard to
get around all of as much as i'd like. But yeah,
I love seeing what they've done with the house. You know,

whenever they were looking for a home and they're talking
about and hey, I think we're going to do this,
do that, and then to see that come to light,
it's really cool. Yes, So all right, we're knocking on

have people that care for me. And I've learned a
gift that every individual has a need or a want

that makes them tick personally, and I have a gift
to try to feed to that individual and also keeping
in the rim of the company. So Lisa, my office manager,
been with me fifteen plus years.

She is put up with you. I mean she's been
with you, She.

Put up with all those.

I'm her second husband, Larry Fife, He's been with me
right about twelve years. I've employees been with me for
sixteen years. We don't do a big turnaround. You know,
I have long term employees.

They say me, yeah, same with that. And that's why
i wanted to bring it up, because that that says
a lot about you and your company and them of
so people can get a real clear understanding of who
they're going to be hiring and working with.

Well, it's true, and you know, as the world.

Throws a lot of ugly things at you sometimes and
we've been accused of things that just not are true.

My staff has always done is they said, Bob, if
you were even close to being that person, I wouldn't
work for you. The reason I work for you is
because of who you are. And that's a gift, you know,
that's a God's gift. That it's wonderful have that.

Yeah. Yeah, I was out for three months last year
and I came back and and uh, man, you know
what a blessed I mean my team exactly. Yeah, it's
it's it's very very special and very humbly yep. So
now don't you have what's that one guy, what's his name?

Yeah, yeah, he's.

Speaker 1 (29:27):
A powerhouse edge from the north.

And uh yeah, it's and actually he's an estimator project manager.
He is smart and uh and we think a lot
of like And I can tell you that's what a
better gift than that, Yeah, because we can show up
at a problem on a job site and then both
of us are queued in in the same direction of
how to fix it, and and that that's a gift.

I can tell you. That just makes me smile all over. Yeah,
because we take on a lot of a lot of
jobs that nobody else in town gets. Many of times
I'll get a phone call. Now, say I called four
different contractors and they all said, you need to call
Bob Miller, boy at Miller.

That's all I kept hearing.

Speaker 5 (30:13):
And uh, And so you know that that comes from
the hard work, good reputation, and doing what you say
you're going to do, and having smart people that knows
how to resolve these issues that other people don't want.

Why do you think? Yeah, I'm surround by shore, and.

I mean I took you.

Nobody else wanted you, but I'm like, I'll take him.

So we've had some hurricanes, we have you know, we're
getting there though. It's looking good.

Well let me ask you, so the hurricanes and the
things we've had for the.

Now half of art City upon a Gordon. Is that
just a bump in the road.

Yeah, I believe so, I do. I think it. It
was a very rough bomb. Well, you know, I mean
ian Ian happened, and and this is just a general
feel I've had, including myself. It was like, okay, it's
been a long time since tur King Charlie. All Right,

we're gonna deal with this. We're gonna put back together.
You know, we're good and and praise God for our
community and the first responders and contractors and just everyone
and everybody jumped in together and was like we got this.
We're you know and you know, and was feeling optimistic.

(31:39):
I saw sales come back, you know, faster than I
even thought that they would. That was the first big
one for me. That for damage like that, all the
all the blue tarps and it, and I will say it,
you know, it's made it stronger as far as business
people understanding insurance better, understanding construction better. Uh and when

(32:06):
I say better, you know, time frame stuff like that,
I think a lot of people got to got a
real good education. So it started coming back, and and
then these two together so soon after Ian, I have
to say, it has been absolutely devastating to so many
emotionally there. You know, people are tired, they're exhausted. They

(32:30):
love this area, though some have chosen that hey, you know,
I don't want to. You know, at my point in
my life, I'm gonna make it, you know, a move
or come off the water. I'm not using the water,
let's say, like I used to. So they're making a change,
but you know, many are are definitely staying here. They're
changing their lifestyle and and what they choose to deal with.

(32:53):
And now we're seeing other activity come back, We're seeing
the repairs to where I do feel like it was
a bump. It's been a long one. But also we
had a shift in the market as well. At the
same time that that shift was happening in different parts
of the country. I was in Masterminds in Austin and
we were seeing it in different places and we knew

(33:15):
we had one coming. What kind of what kind of
took the focus away from it? And when I say
a shift in the market, you know, a change. We've
been been on that bubble. What changed that was COVID
hit and then things went took off like crazy and

(33:37):
kind of delayed it, and then the hurricanes hit, So
it just it was just one of those times. But
I'm very optimistic. I see great things happening here and
uh and I think it's going to continue on great.

Speaker 1 (33:50):
Well, I definitely see great. Are you feeling that, Oh no,
I do.

Speaker 5 (33:54):
Oh values, the values out there, I can tell you
it's uh so, there there so many opportunities out there
to buy something.

Speaker 3 (34:02):
Well you just said, and that is the truth. Anytime
something like this happened, you know, there is opportunity. That's right,
so speaking in which I can tell you you know,
there was time we were seeing six hundred some price
reductions a week in them unless and then five hundred
and them four hundred we are seeing, you know a
little left, but still a lot compared to just a

(34:24):
balance market we alone have made. Okay, let me get
the readers. Eight price adjustments that yet this month. Now
you know that's the market that we're in. That you know,
you I've said it week over week over week, You've

(34:45):
you know, you introduce it to the market. You're testing
the market. We you know, but you've got to stay
ahead of it. You've got to be talking every week.
You've got to be proactive about it. And some of
these that we may have adjustments, we already have in
our contract. And so what is that that's opportunity for
someone else to get into that? And and and you know,

(35:06):
so the values, I mean, how many homes do you
see and almost well several I won't say all that.
You're like, there's no way with cost of materials and
construction that you can even build it close to that
right now?

Speaker 1 (35:19):
Oh absolutely not.

Speaker 5 (35:21):
Yeah, and to find a location it's in exactly, you know,
that's just it.

Speaker 1 (35:25):
They don't make water front property anymore.

Speaker 3 (35:26):
Well you know, God qut making land long ago.

Speaker 1 (35:28):
Yep.

So that's why we say, by Der you said it
in the first segment that the cats out of the
bag people know upon ward, Well, that's been going on
for for several years there. We've had some things that
have altered you know, and made people people maybe hold
up on their plans. But now they're getting back to
them and we're seeing that growth here. So by de dirt,

(35:51):
for sure, if it's the location you want, secure it.
And also if you're in the position, now is the
time to buy.

Speaker 1 (36:01):
Absolutely.

Speaker 3 (36:02):
I think you know, we're going to see that this
this come back to a balance market and then we're
going to see people fighting over homes again. And what's
that gonna do. That's gonna drive the prices up?

Speaker 5 (36:10):
Yep.

Speaker 3 (36:11):
So what are you seeing in the way of construction cost?
Are we seeing material yet? I mean I'm hearing that
hasn't changed much.

Speaker 5 (36:20):
It's, if anything, it's leveled off. You know that all
the tariffs and everything we've heard, I haven't seen any difference. Okay,
that makes that that really makes a difference to me. Okay,
you know there's always those price increases that you get.
And uh, but as I said, of anything, it's sort
of leveled off with us.

Speaker 1 (36:40):
And you know, the demand is not as high as
it was after COVID sure and twenty one and stuff.

Speaker 5 (36:47):
Yep, you know twenty two, materials were going crazy, labor
was going crazy, you know, all that stuff. That sort
of settled back down now and so, uh, you know,
after Hurricane in that same roof was ninety thousand dollars.
It's forty five thousand dollars now to fifty thousand. So

(37:07):
there's some good deals. You gotta be smart, you know.
The biggest thing I can tell anybody is is you
need to hire a license contractor you need to do
your homework, and you need.

To ask the questions absolutely and just.

Don't if it sounds too good to be true, it
is too good to be true.

And if it seems really cheap, it's not good. It's
