Oh it's exciting. It's good. A bit of a roller
coaster at times, all in all, very good lately good.

I do too, so uh yeah, we're seeing some more contracts,
more activity. Uh, definitely more showings, which is all a plus.
It was you know, we knew what was coming. It
was just a matter of when. So we're gonna talk
a bit about that. Obviously, we'll get into the stats.
We're talking about what's important, uh, you know, curb appeal, landscaping,

having the home ready to go. We are still in
a beauty contest, we are, and uh, I'm excited.

Talking about bugs. It's summer in Florida.

I was out what's up of the mosquito.

I'm telling you I never hardly have, but I was
out doing some ac maintenance in my house last night
and the little mosquitoes were chewing up my ankles.
Speaker 5 (02:11):
So we're a little annoying.
Speaker 4 (02:12):
So I've got some tips to make your yard and
home a bug free zone, and talk about summer safety
for the holidays, because it is the week of fourth
of July, which is on Friday, so there's going to
be kinds of fireworks and and sendiary devices flying through
the skies, and how to hopefully not make your house

the largest firework on the block. Right, Yeah, we need
our fingers for typing and signaling when we're driving on
our lovely highways. And then we're going to talk a
little bit about as a buyer what to expect, but
thanks things to think about as a future buyer or
as a current buyer. So hopefully we can help you

guys navigate that. So what's going on with our market?
How our our numbers look?
Speaker 3 (03:00):
Our numbers, Well, i'll tell you as I'm sitting here
doing some highlighting. What we've been noticing is is, obviously,
like I said, more showings, more contracts. That is great.
Also less inventory on the market, which you know last
week in one week's time, one hundred and fifty eight
(03:21):
new listings, one hundred and fifty one under contract, so
that delta is at eight, which we have not seen
in a very very long time. Cape Coral Fort Myers
two hundred and ninety new listings, three hundred under contract.
That's good, that's fantastic. But you'll notice also less listings
on the market. I think, well, I know we historically
(03:44):
we've always seen that in your June and July a
lot of peoples waiting if I had a home that
to put on the market in the next few months.
I would be getting it on seeing this this lower
activity and new listings.
Speaker 4 (03:59):
Well, and I think the buyers are so used to
so many choices, and let's be real, homes are sitting
on the market a little longer and they've already seen
what's out there, something new.
Speaker 3 (04:09):
You're gonna you're going to be new to the party. Yeah,
and that goes with making sure that you have it
ready to hit and give the best Verston impression. Yeah,
with what we're going to talk about today. But yeah,
I mean what we're seeing. You know, that home in
South Gulf Co we just put on for under contract
(04:30):
in fifty three days.
Speaker 4 (04:31):
That's huge because I mean we've talked about our days
on market with homes you know, over a million, and
that they've been they've been on the market a little
longer than typical. But this obviously, this home itself, the location,
the layer, the way they've taken care of, Oh my lord,
it is a masterpiece.
Speaker 5 (04:49):
And those those properties do not last long.
Speaker 4 (04:51):
But on the same side, we have other homes that
are you know, in that price range that are equally fantastic,
and you know, we're hoping to find some buyers and
get those under contract. This week, but they've sat a
little longer, so.
Speaker 3 (05:04):
They have and we're getting more activity, but it's still
average ninety four to one hundred and three days on
the market. Now you get into your million twenty five,
you know, that's you know again, we're seeing that change
as well as far as the trend. But I'm still
seeing a lot of those homes that have been on
for a long time. You've got to make a.
Speaker 5 (05:24):
Change, right, you got it. You can't play the game.
Speaker 4 (05:27):
Well, I'm you can't stick, you know, draw that line
in the sand and say well I'm not going lower.
Speaker 3 (05:32):
Well well, and it's not just lower, but it's also changing.
Speaker 6 (05:35):
You know.
Speaker 3 (05:35):
We've got one right now going in a contract that
was on the market for six months, right, and the
reality is is, you know it needed some staging help,
it needed some repairs to the pool area, and need
an adjustment and price to reflect where the current market is.
And we're under contract in three weeks.
Speaker 5 (05:52):
Yeah, those and it's it is.
Speaker 4 (05:54):
It's a small concession to make, especially if you're serious
about selling your home and moving on to the part
of your life.
Speaker 3 (06:01):
So and what's the definition of insanity doing.
Speaker 5 (06:04):
The same thing over again? And expecting a different result.
Speaker 3 (06:06):
Exactly, So it's time to change that and you know,
and position that home right and get us old.
Speaker 4 (06:12):
Can we talk about our work hours, because I feel
like those are insanity.
Speaker 3 (06:16):
I don't. I think we're good there? Okay, actually I do.
I thinking about going more of a longer day. What
would be a tough mare? I think?
Speaker 4 (06:24):
You know, isn't it time for a commercial? I stepped
in that one. I shake my shoes off and move on.
Speaker 3 (06:34):
All right, So let's talk about inventory. So we know
six months is a balanced market. Here's the good news.
We're seeing almost every single price point lower in our
months of inventory. So you know, even with less listings,
we're still seeing that because we've got we've got more closings.
But also what I'm seeing trend up as well is
(06:57):
the percent of list price to sale price. So you know,
what's that tell us? It tells us that those overpriced
listings that that are accepting much lower offers are finally
getting off the market, getting sold, and we're seeing people
adjust to that price them appropriately, get them under contract
in a reasonable amount of time, and get them closed.
(07:18):
That's where you're getting, you know, closer to your your
list price percentage wise, which is the right thing to do.
When you're seeing them at ninety ninety two percent, they're overpriced.
Speaker 5 (07:29):
Correct, they're overpriced.
Speaker 3 (07:31):
You know my sweep. I like to see about ninety
seven percent. And then we'll see some and so the
seller that's right, and we'll see something that a lot
of them that we've closed one hundred hundred, right, even
one hundred and one nine percent. That's when you know
you are.
Speaker 5 (07:45):
On you're doing you're doing a good job.
Speaker 3 (07:47):
Agree, And if you're seeing one hundred hundred, one hundred
and one percent, you're usually getting multiple offers. And some
might say, hey, there is no.
Speaker 4 (07:56):
Oh correct, sorry, technical tofficulties difficulty.
Speaker 3 (08:01):
So some will say, oh, well, yeah, we're not going
to see multiple offers you know right now? Actually not
necessarily the case.
Speaker 4 (08:09):
Awesome, all right, So you know, and I usually talk
about what's happening in our area, but it's summertime and
there's not a lot happening, so I don't have a
lot of things to share as far as mcipal events.
Speaker 3 (08:23):
Well, I agree, there's a lot happening. It's kid time, it.
Speaker 4 (08:25):
Is, it's summer, it's.
Speaker 3 (08:27):
R and R, it's vacation some vacation and maybe it's
a staycation.
Speaker 5 (08:33):
Sometimes those are just fine.

But you know that that's what I'm feeling right now.
A lot of a lot of people re energizing, you know,
I hate to say it, getting ready for you know,
for hur staying ready. We're already in it.
Speaker 4 (08:46):
But so schools are going to at schools only like
six weeks away, and I think for year round school
they're starting even pretty soon in the next couple of weeks.
So it's a short summer when you're a kid.
Speaker 3 (08:58):
Yeah, I know. You know Everly's birthday twenty six days away.

Yeah, you have a six year old.
Speaker 7 (09:06):
I know she is.

She's she's grown up and so fun. Yes, such a
fun age.

All right, guys, welcome back. So we're talking about curb
apeel kurb appeal.
Speaker 5 (12:54):
It's important. We talk about it a lot.
Speaker 4 (12:56):
And the reason we talk about it a lot is
because it's probably one of the most important thing that matters.
It's it's how you're going to get people to say, Ooh,
I want to see that house, or they're just going
to keep driving and think you're just like everybody else
on the street. You know, it's it's got to be special.
It's got to be worth getting out of my car
for in this heat and possible.
Speaker 3 (13:17):
Rain well and and and also worth or communicate to
you that, hey, I want to see more of.
Speaker 5 (13:23):
This house exactly. It's what draws you in.
Speaker 3 (13:25):
Yeah, or you see that house, you see the sign
of the yard to call that number and say, hey,
you don't I really like them?
Speaker 1 (13:32):
Yeah?
Speaker 3 (13:32):
See the inside of that I want to see more?
So uh, all right, so you're out shopping, you and
David's shopping listen for a new house. Yeah, talk to
me about, Kirt. What sticks out to you. What's the
first thing that you notice when you drive up to
that home.
Speaker 4 (13:47):
I'll notice two things. Paint color and landscaping. How well
kept the yard is. Yeah, that's what's important. I mean,
obviously I have to think about, you know, do they
have does the yard look taken care of? Are they
mowing it regularly? Are there dead patches?
Speaker 5 (14:03):
Or is it all green?
Speaker 4 (14:04):
That tells me that they may have a service like
we have that comes and fertilizes your yard every you know,
every month. You know, are their plants trimmed, Are there flowers?
Speaker 5 (14:15):
You know?
Speaker 4 (14:15):
Are there are there nice landscaping? That tells me a
lot that they care about the outside. Once again, that
makes me want to see what they've done on the inside.
Speaker 3 (14:23):
You know what else it tells me, and I hear
this from buyers as well, it tells me that, you
know what, if they're taking that attention to detail on
the outside and they're spending the money or time and
energy to maintain that to that degree, I guarantee they're
taking care of the inside and the mechanics of the.
Speaker 4 (14:41):
Home exactly I mean. And same with the exterior. You know,
is the paint modern? Is it a newer color?
Speaker 1 (14:49):
Is it? You know?
Speaker 4 (14:50):
Is a driveway clean? Do they powerwash their driveway? Because
let's be real, it's hot, but it only takes you
know what, thirty forty minutes to powerwash your driveway. Those
are the things that say I care about you know,
my first impression, that's your first impression. You know, it's
it's nice because when I come down my street and
I open my garage door and I look at my landscaping,
(15:11):
I look at my green yard, I look at my neighbors,
I'm like, I love coming home to this. This makes
me happy exactly, all right.
Speaker 3 (15:19):
So you know what's a cost to have good curb
appeal to communicate that value.
Speaker 4 (15:29):
Well, I think it doesn't have to cost a fortune,
especially if you do it yourself. If it's like, Okay,
I'm on the phone in the evening talking to somebody,
I'm outside, I'm pulling weeds, I'm you know, trimming my bushes.
I mean, it's it's little maintenance, and it's maybe three
or four times a week. I'll walk through and I'll
pull the dead weeds out of the rocks, or I'll
(15:50):
take the round up and I'll spray the weeds, you know, wherever,
those little things. It's not such a labor laborious project
when it's like, oh my gosh, it's Saturday and I'm
going to spend six hours out in the heat doing
all this landscaping. When if I do it a little
bit at a time, it just makes it a little
bit easier.
Speaker 5 (16:08):
It's not as overwhelming.
Speaker 4 (16:10):
But there's some things that I don't want to do
or I am not capable of, and I don't want
to screw it up, so I'll hire a company. We
do have a gentleman that comes and mows our yard.
I don't want to take up the space in my
garage for a lawnmower, so all of that that comes
with it. So yes, I have a long company, and
then I have a company that comes in and sprays
for you know, sprays my grass, keeps the weeds out
(16:32):
of the yard and all that stuff that. Lord, if
you left that to me, forget it. My yard would
be a barren wasteland of brown grass. I would kill everything.
Speaker 3 (16:41):
And I think one good point is, you know it
can be less. Yeah, you know, it doesn't have to
have a ton of flowers and a ton.
Speaker 5 (16:47):
You know, you've seen ours. We're very minimalist.
Speaker 3 (16:50):
It's clean. It's a matter of having clean, having it presentable.
Someone else can add other things.
Speaker 5 (16:56):
Correct.
Speaker 3 (16:57):
But if you have flower beds, even if you just mulched, yeah,
get rid of the weeds, malt them, you know, edge back,
have it cut. It's going to show so much better.
Speaker 5 (17:08):
It's easy.
Speaker 4 (17:09):
And once again, you know, in our since we've got
this lovely evening daylight, you know, once it's seven seven
point thirty before the mosquitoes come out and eat you alive,
it's just easy. Just take you know, just take ten
minutes walk around your house, do a little maintenance, you know,
pull the palm fronds off that have fallen, throw them
in the trash, you know, for the trash night. It's
it's easy maintenance. It's easy to keep it if you
(17:30):
if you do it on a regular basis.
Speaker 3 (17:32):
Okay, that's it all right. Let's see here are curb
appeal upgrades. Just looking at it be done in a
weekend again.
Speaker 4 (17:45):
Power washing, hosing, hosing the house down. Cleaning your windows,
you know that's a big one. Clean clean, Okay, don't
clean the back windows, clean the front windows on a
regular basis though, that's that's the simple minor thing that
can be done. Actually, if your sprinklers hit your windows
and you're you know, like for us, our sprinkler system
is on a well, so we have hard water.
Speaker 5 (18:07):
So yeah, it's a pain.
Speaker 4 (18:08):
But I got to go out there once a month
with the CLR and kind of do a little scrubbing.
But you know what, am I wasting thirty forty minutes
on something that you know lasts for a while.
Speaker 5 (18:19):
And then you put the rain x on and that
really helps.
Speaker 4 (18:22):
So yeah, little things that could be done a week
and go to home depot, get some fresh rock for
you don't have to do the whole yard. Just do
this flower bed and then next week and do that one.
Do little projects, but just continually maintain once again, I
think is the key.
Speaker 3 (18:37):
It's pretty amazing what you can do for five hundred dollars.
Speaker 5 (18:40):
Oh even less than that too. Yeah, yeah, easy.
Speaker 3 (18:43):
You can definitely do it budget conscious absolutely okay, maintaining
curb appeal and you know it during the summer versus
the winner.
Speaker 4 (18:53):
Once again, I think because there is I think the rain,
I think the weeds grow a lot more.
Speaker 3 (18:58):
They do, but the grass is green everything you do,
I'll take that trade off.
Speaker 5 (19:04):
Than the dead.
Speaker 1 (19:05):
Well.
Speaker 4 (19:06):
But see that's if you have a sprinkler system, then
you're okay in the winter as long as you abide
by you know, the regulations. But I do think that
you know, you trim your bushes back more, you know,
the summer, everything's lush and flowering and all of that
great stuff. So yeah, there's pros and cons. But once again,
if you just do it on a regular basis, then

you don't have the big you know, winter summer, you know,
multiple weekend events.
Speaker 3 (19:34):
Okay, and this also goes time on market. Yeah, so
you up the lawn maintenance. So you want to get
that home sold in yeah, in thirty days versus you know,
one hundred days.
Speaker 1 (19:45):
Yep.
Speaker 4 (19:49):
I can't even tell you what's going on behind the
scenes here, but it's pretty comical.
Speaker 7 (19:53):
Yeah.
Speaker 4 (19:53):
But but anyhow, yeah, I do think it's and do
think about that when you're investing, if you're going to
invest in a company, and maybe you do have your
long I come a little more frequent, you know, in
the summer to keep that lawn at that same level
of you know, height of the mow and have them
come and trim the bushes. And maybe you do need
(20:14):
to replace some plants and pull something out that maybe
they're a little too big for you, you know, to
do by yourself.
Speaker 5 (20:20):
But yeah, I think we.
Speaker 3 (20:22):
Covered the yard. We covered the power washing is huge
power washing part of it living in Florida. But guess
what you do not have to shovel snow.
Speaker 4 (20:29):
No, but wait a minute, before we leave the yard,
let's talk about how to make our yard a little
bug free. And that also can come with plants there.
You know, there's certain plants that bugs hate.
Speaker 3 (20:41):
I know there are, but I don't know what they.
Speaker 4 (20:42):
Are, well, let me tell you, and especially if you
if you like to cook a lot.
Speaker 5 (20:46):
Like we do.
Speaker 4 (20:47):
We have a basil plant on our patio which repels
flies and mosquitoes, cat nip, mosquitoes, ticks, flies, cockroaches. Chrysanthemums, lavender,
lavenders are always great. Look the plants. They've got that
really pretty purple. They're good for moth fleas, flies and mosquitoes, citronellas, geraniums,
(21:08):
they bloom. Their geraniums are hard to kill. Plus they
give great their great color. Lemon thyme are for mosquitoes. Merrygolds,
I would put those by the doors, patio doors, front doors.
And rosemary.
Speaker 3 (21:20):
If that doesn't work a fogger, well true.
Speaker 4 (21:23):
But but it's a real you know, even if you
have potted plants of your herbs, especially your rosemary and
your basil, that's that's a kind of a do and
a double duty. Plus, Also painting your home a lighter
color will help mosquitoes. They see the dark colors and
the bright colors more easily, and they're not as attracted
to the lighter colors.
Speaker 3 (21:44):
Well. So also with your entries, not not leaving them
yes on at night, correct because that tracks bugs and
you end up with other things the bugs, agreed, bugs.
Speaker 4 (21:54):
Yeah, yeah, well, and also keeping your yard trimmed also
helps with with preventing all the buzz in your yard.
The one thing that we have now we don't personally
have a bath house, but we have bats in our
backyard area. But a bathouse not for nothing. They're really
not obtrusive, and you can put them somewhere in the
back of your yard and a little post and a
(22:15):
little bath house. And I mean they fly for like
fifteen minutes at night, they eat all the mosquitoes and
then they're gone. So those are some options for keeping
your house bug free.

we got to get to the front door. Okay, this
is this is a place that a lot of people struggle.
Do you do something different with your front door than
the rest of the house.

I paint. Yeah.

I'm a believer that, you know, if you have a
more of a neutral colored home, kill color. Let's go
beigey tan basic, basic girl tan. Do you do a
pop of color at your front door?

I agree, good answer.

And then obviously solar powered lights because you think about
you know, we're talking about daytime people see in your house,
but you and I set after the third driving Yeah,
if they're driving by at night or just for your
own personal pleasure, I like to come home and see
really nice garage door lights, exterior lights, and solar powered

yard landscaping lights.

It's I have them on the back of my pool.
I have them all. You know. It's a good thing.
And they're inexpensive.

Well, and like I've said before, I wouldn't purchase or
you know, until I've seen it at different times of
the day. Correct, Yeah, you know what's going on after
bike comes home or from output. You know what is
it like at night? Yep.

So just don't forget the outside as far as your
front door and what it looks like in the evening.
Are you highlighting a special palm tree with some Once again,
they don't have to be in ground lights. They can
be solar lights. You don't have the Amazon solar lights.
I'm all about it.

I want to make a point to that though. Yes,
if nothing, you know more that you do clean a
clean front entry. Oh yeah, you're clean. I'm talking all
the ceiling, all that, because you have to think about
when we walk buyers up to go into that home,
they're staying there. We're open the lock box, forget the key,
we're talking there. That's their first impression of the outside

of clothes.

Well, and I think a lot of people we forget.
Most of us go into our house through our garage.
We do, so we don't ever go to the front door.
And that's where, like you just said, you don't realize
that there's you know, a wasp that just made a
home or some you know, spider webs or you know
that the front porch is dusty because of the rain
and all their you know, the lawnmowing. Yes, you've got

to pay attention to your fun entry.

It's funny you say that. I don't even know the percentage,
but it's very high. When I list a home that
they it takes a while to even find the home
because they came to the groage.

For exactly agreed. Yeah, okay, so like we.

Yes, we can go, walk through the door, all right.

Yeah, I mean, like if you have toasters that you
don't use, if you're not using your toaster, or you
have multiple coffee makers or appliances that are just there
because they're there, put them away.

Okay, let's be let's be clear here though she said
multiple coffee makers. I do not expect anyone to pack
up the one if they only have one coffee.

No, no, because I mean speaking because we have several we
have that is very important.

Correct, now you need the coffee because we want you
to be in a good mood. But yeah, just those
other little things food processors, ninjas, whatever people keep on
their counters. Yes, some of that stuff can can be
packed away. And I do because we we did some
broker opens of some of our listings last week, and
you just walk into all of the homes that we visited,

they did that. They decluttered, The countertops were clean, the
islands were clean, the backsplash areas were clean. You know,
there was some decorative things, but it was like, oh yeah,
this is It just gives you that feeling of cleanness
versus clutter wears you down. And you know, light, bright,
airy spaces definitely make your make your eyes open and
(30:46):
they open your mind. I think, without getting too philosophical here,
what else is important?

Inside?
Speaker 3 (30:54):
Inside? Really clean? Just needs to look clean, no clean, smell, yeah,
mid nice.
Speaker 4 (31:04):
You know when carpet should be clean if you've honestly,
and a lot of people. I think most buyers are
so anti carpet these days because you know, carpet holds
your life, your dog's life, your pets, your you know,
your kid's life.
Speaker 3 (31:19):
There's so much sand here.
Speaker 5 (31:20):
It's just yeah.
Speaker 4 (31:21):
So you know, even area rugs, if you've had an
area rug that's you know, thirty forty years old, you
might want to upgrade, clean it, get it, get a
carpet cleaner and clean it.
Speaker 3 (31:32):
That's right, Okay. Up and coming communities, Uh what what
signs show a community is on the rise?
Speaker 4 (31:44):
Act signs on the highway, let's say activity, you know,
definitely if they're build out, if they're full. But I
mean think about the think about let's just pick a
well in park for instance. There are signs on the
high way. You know there's the big flags, you know,
new community, all these specials you know, open till this time,
(32:07):
come see us. I do think that's interesting. And obviously,
you know what you see on social media in the news.
Speaker 5 (32:14):
You know, when you see new.
Speaker 4 (32:15):
Grocery stores going up, you know, a new plaza, you
got to think there's going to be homes.
Speaker 3 (32:20):
I've done the research. They have ye, okay, purchase a
home by lifestyle. Yeah, what's the right home for you?
Speaker 5 (32:30):
Depends on where you are in your life.
Speaker 3 (32:32):
I think you got to ask, you know, what what life, fellow,
what chapter am I in? Is it more of a
low maintenance? Are you travel? Do you want to turn
the key and leave and not have to worry about anything?
Or are you going to be there more? And you
want the acre each you're fighting with the upkeep? You know,
all that impacts your decision there.
Speaker 4 (32:53):
And you also got to think about your family. People
who come visit, you know, inducive to this lifestyle. You know,
if you if you and your husband, let's just say,
we'd wanted to downsize them to a condo. You know,
we are not really prepping for you know, four kids
and three grandkids to come visit. But you know, do
(33:17):
we have an opportunity where their hotels nearby and you know,
or do we have the big, giant, five bedroom home
where there's a guest area and all of that stuff,
or a big property with a pool and a guesthouse
ideally so.
Speaker 3 (33:32):
Interesting fact, over the years and thousands of homes that
we've sold in clients I have worked with, many have
purchased a home with the idea that, especially if they
were the first to come to Yeah, that I need
this extra space right for all the guests. Yeah, kids
and the great to come down and majority of the
(33:54):
time the story, I get it. You know, we thought
we were going to have guests more often. We didn't
need all of this space. It would have been cheaper
to put them in the wife or the points. So
definitely something to really think about because you're the one
carrying the cost of that taxes well, and it's hard
for families. Everybody's business.
Speaker 4 (34:17):
It's easy for those who have grandchildren. It's easy for
one person or two people to fly to the family
rather than a five person family fly to grandma and grandpa.
Speaker 3 (34:27):
It is.
Speaker 4 (34:28):
And then those kids actually do get older and they
don't want to come and jump in the pool anymore.
Speaker 5 (34:32):
They want to go to Disney or they want to
do Yeah, they grow, So you have to be you
have to you have to plan a little bit ahead. Yeah,
so neighborhood.
Speaker 3 (34:42):
Well wait. Also on lifestyle, I think a big one
is the boating. What kind of boating you do? True?
I get that a lot too. And one of my quies,
how often are you going to go out. Yeah, if
you have dreamed of coming and you're retiring and your
you know you're going to go fishing three four days
a week. Yeah, you're gonna take the family out matter weekend.
You're not going to want a forty five minute I'll
(35:03):
speed out. No, you're gonna want to be under fifteen minutes.
Speaker 1 (35:07):
Yep.
Speaker 4 (35:07):
And you want to be close to if you're If
you're not, you know, if for whatever reason, you don't
get to buy a home with a canal in the
backyard where you can put your boat, how close are
you to the marina?
Speaker 5 (35:18):
How convenient is that?
Speaker 1 (35:20):
You know?
Speaker 5 (35:20):
You got to think about those things. So lots of
things to think about.
Speaker 3 (35:24):
Another one I get a lot is I want to
be close to the beach. I like going to the
beach every week. Yeah, okay, well that's good. That can
definitely affect where you want to purchase location as far
as time to the beach.
Speaker 5 (35:37):
It affects your purchasing power.
Speaker 3 (35:38):
Too, that's right. So if you're going and I talk
about this because I've seen it go both ways where
then they're like, you know what now that we're in
for you know, we kind of we see that we
like this more than that. We'd rather have more house
and drive a little bit further to the beach because well,
we can afford more.
Speaker 4 (35:55):
And that's part of one of these articles was talking
about for a buyer to think about. And it's like, Okay,
I'm got I got this beautiful house by the beach,
and it's this and it's this. Okay, Well, your insurance
is higher, your taxes are higher, your maintenance is higher.
So now, as a buyer, you've got to prepare for that.
And they were saying the average Floridian spends about fifteen
(36:20):
to eighteen thousand a year just on maintenance. Think about that,
so you've got to you've got to put that in
your budget. On top of you to put.

Does it does? You got to think about all those.
Speaker 3 (36:32):
Things you don't believe or not. This might come as
a shock to you. I'm not a huge beach guy.
I like it beach, I love it sound level, but
I turned to a crispy piece of bacon. So true,
I've seen on the beach. It's not it's not really
my thing. Boating, However, the water I love, So I
would rather have the premium access great boating and get

in the boat and take it to the beach or
in that and play. Then then you know, so that's
what's worth it to me.
Speaker 4 (37:05):
Well, and you can you can turn into a christy
piece of bacon on the boat just as easily. You
don't feel but you don't feel it as bad. And yeah,
it's much better. I agree, agree, So.
Speaker 3 (37:14):
It's definitely things to consider. I've also had others again
activities pickleball, that was a big thing.
Speaker 5 (37:19):
Oh, my father in law.
Speaker 3 (37:20):
I've had others move to be closer to to to
where they play pickleball. It's er about what.
Speaker 4 (37:27):
You're going to be doing it is. It's all good
things and you got to find there. And I think
that's one of once again why this area is so attractive,
Because if you're into horses, if you're into pickleball, if
you're into two boating or beaching or whatever it is,
we have a community for you, We have an opportunity
for that. Really, you know, yeah, there's there's really.
Speaker 3 (37:50):
And then then also i'd ask, you know, are you
purchased in a home for for right now or for
the future?
Speaker 4 (37:57):
True, Well, like we talked about, you know, people by
oh I'm buying this big house for the grandkids. Well,
grandkids grow and they don't want to come see grandpa
and grandma once they become you know, preteens. So yeah,
you got to think about this. And I know everybody says, oh,
this is my forever home. Well things change, life changes,
So yeah, I think there's a lot of important questions
(38:19):
you should ask yourself before you make an investment.
Speaker 3 (38:21):
And this this is just a fractional what we go
through in our consultation.
Speaker 4 (38:25):
It is it is, that's what, and that's why we
ask our buyers to come sit down with us. It's
not that we want to waste time, but we want
to use your time efficiently, and we don't want to
show you things that don't have your desires and your wants.
And then we also ask those questions, what can you
live without? And what's non negotiable?
Speaker 3 (38:44):
Ooh, that's a big one. That's one of my favorites.
Is what are your non negotiable? Yeah, and you know,
as you start going through that through them, it's well,
you know, I could you know, I'd really like the
high ceilings, but I mean, if it was the right,
So that's not a negotiable. The non negotiable is we
were leaving this house. If it does not have that, well,
(39:06):
more importantly, I'm going to search and we're and our
agents are going to search and there where We're not
even wasting your time of taking around.
Speaker 5 (39:12):
I don't want to show do not have that.
Speaker 3 (39:15):
If you absolutely must have a pool or the ability
to build one and it does not have enough have
the space for.
Speaker 5 (39:21):
It, I'm not showing you.
Speaker 3 (39:24):
Especially in this market, you have options so many, you
have great options and a great time to purchase to
where you know, unless it is just a very special
home location wise that you know, and it doesn't have
the pool, but you can put one. I get it completely.
(39:45):
Otherwise that's funny the one. Let's move on. We're going
to save you money. You're not going to have the
time of putting one in. And that's just one example.
There's many other things.
Speaker 4 (39:55):
Oh yeah, garage space or office space.
Speaker 5 (39:58):
Yeah, it's it always, you know, definitely is huge.
Speaker 3 (40:01):
So you know, something to start thinking about, even you know,
before you meet with us, is what are my non negotiables?
What's what's really important to you know, if there's if
there's one purchaser or if there's two, or I've got
one right now that's that's two generations. Yeah, they're looking for,
you know, for one property. What is every list? Everyone's
(40:21):
what the non negotiables are and and that's a great
place to start.
Speaker 5 (40:26):
It is and I think I think to be.
Speaker 4 (40:30):
Be prepared is to just sit down with your partner,
whomever you're buying your house with, if it's your family,
if it's your children, if it's your spouse, if it's
you know, in laws or you know, your parents, make
a list. Everybody, make a Listen, have some serious discussions.
So you go in with your realtor prepared once again,
so that realtor focuses on what your needs and once are.
(40:52):
But it's it's something you should just both. Don't get
in the car and then start having the conversation. You go,
wait a minute, you want to pool?

Well yeah I want to.
Speaker 4 (41:00):
Oh well I don't really care about a pool. Well
I do, And it's like you don't want it. That's
not the time to have those discussions.

if you pick up anything from the day show, it

best first impression you do und percent and if you're
on the market, don't be discouraged. We can still change this.

And I think one of the most important other than
the presentation of your home, is your realtor.

Tell me more.

Well, obviously I'm biased, but I think working with the
right realtor is really important and building a really strong
rapport with that agent where you two can speak openly
and honestly, but you also need to understand what their
job is. I know people have this conception that realtors,
you know, drive around in their cars and they look

at houses all day. But there's a lot that goes
into it. What does the realtor other?
Speaker 7 (45:27):
Yeah, it is that really is.
Speaker 3 (45:28):
Yeah. I think it all starts with and so may
get upset with me here, but you know it, maybe
the truth hurts. I think it all starts with knowing
the market ahead of time. Yeah, I'm talking and and
and there was a time where you could except for
new listings coming to the market, ending stuff like that,
(45:49):
but actual statistics of the market, the trends, every you know,
we would see inventory pricing, all of that. It was
the same for months, right, was a very similar conversation.
That has not been the case. It's not been the
case for a long time. You know, we we talk
about it every week in our meetings and in between
(46:11):
meetings in the whole you know, of the mark, what's
going on? What are you saying, Hey, this one just
went on, this one just went penning. This is what's
going on? Why? Because it has been such a roller.
Speaker 5 (46:22):
Coaster well, and it's good to know the trends of
what areas.
Speaker 4 (46:26):
You know, it's one thing to know the area of
Charlotte County, Sarasota, Lee County, but it's also to know
what area is hot because there's some areas that are
hotter than others.

Because it's all going to come down to get you know,
if you're listening home, you know, position it with the
way price you definitely, you know that's key. Also if
you need to get ahead of the market in other areas. Uh,
there's a there's a lot of of communities right now
that you're up against new construction that are continually dropping

their prices because they can't get rid of them. And Tory,
you've got a home getting ready to go on the market,
you better know that market.

So, I think it all comes down to education and
and you know, any profession needs to be staying up
on you know on obviously the standard the trends. Just
like this week we're watching on the you know, NAR
has new changes here in effect July first, right on
condominium documents. Exactly why do we have the change in

condo docs is because it's a necessity of what's happened
in the storms, what's happened with the assessments, what's happening
with the stability of these communities. You better know how
to communicate that to buyers. Buyers need to be able
to understand that. Sellers need to know what they're responsible
to provide. This is this is one on one in my.
Speaker 4 (47:45):
Case, it is it is I totally agree. Okay, So
the real good realtor should know the market. They should
know what the trends are in the local neighborhoods, what areas,
you know, as you have your consultation, they should a
maybe in their head all these little bubbles should be
popping up ooh this area, this area, this area, oh,
this house. So obviously the more your agent knows, the

better for you as the buyer. How do how do
people communicate best with your with with their agent?
Speaker 3 (48:18):
How do they communicate? How should they should they? Well?
What for first? You have to have that the connection.
Speaker 4 (48:25):
Yeah, you know, but I'm just I'm talking like email, text,
phone crawl and and I know here's it.
Speaker 5 (48:34):
Here's the thing.
Speaker 4 (48:35):
Maybe agents will appreciate this little comment. How do we
set boundaries? And we have we have to talk about
this briefly, but boundaries.
Speaker 5 (48:44):
You know, I know a lot.
Speaker 4 (48:45):
Of our our customers are our age are our buyers
and sellers. We'll text an agent at eleven o'clock at night,
you know, six am in the morning because they have
a thought in their head? Is that are those thoughts
best communicated? In my opinion, I would think they'd be
best communicated via email this way.
Speaker 3 (49:04):
Oh yeah, I'd say email, because you know you're not
going to see that. More than likely you're going to
be a so you're not going to see that till
the next morning. And the thing is that you know,
you don't you don't want to miss that forget about that. Yeah,
you know, so definitely an email is great in that situation.
Speaker 4 (49:19):
Probably probably something that the agent should talk to the
customer ad at their time.
Speaker 5 (49:24):
This is the best way to get a hold on me.
Speaker 3 (49:26):
Just like we're asking them, how do you prefer to
be communicating? You know, and you know some text, some emails,
some voice very important. But yes, then I think it's connection,
meaning to be able to communicate. Well, everyone has different personalities. Yes,
you know, I'm big on listening to the client. You know,
(49:50):
what are they telling you that they want? Then, you know,
also then helping them put that on paper as far
as Okay, what I I'm hearing is you want this?
Is that correct? Which then in my brain is telling
me aja house right, you know, depending on the ceiling, heights,
so on and so forth, wind ratings, you know, if
(50:13):
that's you know, depending on if they want the cheapest
carrying costs. Okay, that's all determined what we're going to
be looking for. True, very true, very true. We're running
