I am excited to be back here on this humpday Wednesday,
and very excited because I got a friend, a scholar
of the title world, Kevin Graham, with us from Suncoast
One Title. How are you, Kevin, I'm good man, Good morning.
How you doing. I'm good. It's good to see you.

So today we are obviously going to talk a lot
about title. We're gonna talk about the market, We're gonna
talk well, I don't know, we'll just see work, but
it could go anywhere with the two of us. So
let's talk a little bit of numbers right now, as
I usually do in the first segment. So what I'm
seeing in the market. So one hundred and eighty three
new listings in the last week in our market. Uh,

(01:17):
forty six back on market that we're off previously one
hundred and thirty six sold. So one three that's not
a bad spread. You know, as if you listen to
the show weekly, you'll know this has been changing trending, uh,
you know, uh, back toward a neutral market for several weeks,

(01:40):
which is is great. It's great news for everyone because
I know a lot of people have been watching, a
lot of people have been waiting to see these changes. Obviously,
we've had some you know, a lot of talk about
interest rates and and we we're seeing some slow changes there,
but definitely in the direction we've wanted to see.

Speaker 3 (01:59):
And uh, we've got to have that. Let's talk about
a neutral market. Why is that good?

Speaker 2 (02:06):
Just explain that to people, Well, neutral market, So you know,
actually it's a good questions a lot of times, you know,
we hear on the news all the time, you know, oh,
it's a buyer's market, it's a seller's market. You know,
we're numb to it because we're in the real estate
world all the time. But you know, some of asked
how do you know it's a buyer or how do
you know it's a seller's Well, the numbers don't lie, right,

(02:28):
so it goes off of inventory. A neutral market is
you know, six months of inventory. We know that you
get about a little lead way there, about a month
on each side, so five to seven months, you know
you're you're not a buyer or a seller, you're just
a good, healthy market. Same amount of homes coming on
every month that's being sold. So so you're going to see, well,

(02:51):
what's normal anymore? But you're going to see somewhat of
a normal activity in the fact of they're not going
under contract with twelve offers in two days and waving
inspections and appraisals and contingencies for over list price. If
you're a buyer, why is that important? Because you know

(03:12):
your hair's not on fire fighting after houses, you have
more options and and of course you become more of
a buyer's market, you've got more negotiation power. You ultimately
feel like you're getting a better deal. Why is it
important to sellers? Well, because when we get into that
seller market, like we saw in the past, they're able
to move properties faster for more money, more profit. But

(03:39):
then if they're buying and selling at the same time,
that's a whole nother conversation, and now they're going to
run into it there. So that's why we've been saying
for a long time. You know, date the rate, marry
the home, buy the home now, refinance it as these
rates come down, which they are starting to do now,
and so you're not in more of a competent fight

(04:00):
for the homes.

Speaker 3 (04:01):
That's true, I mean, honestly, if you think about it
right now, Yes, well you said that whole date the
rate kind of thing. Interest rates have pushed the property
values down, right, pricing down a little bit, right.

Speaker 2 (04:14):
Well, okay, I'll go stuff further. Yes they have. But
ultimately the interest rates have slowed down the buyer activity,
which is so, and the inventory has been setting there
and as the natural flow of inventory is coming on,
inventory goes up.

Speaker 3 (04:28):
That's what's driving, right, So pricing's coming down. You could
buy the house now for less money than you could
a year ago maybe, And then the interest rates they
are cyclical as well, so interest rates come back down
and then in a year, let's they rates are back down.

Speaker 2 (04:44):
You refight it now.

Speaker 3 (04:46):
Not only bought the house for less, and you have
the interest rates that you wanted, and your overall costs
for the home is so much better.

Speaker 2 (04:52):
So it's so much better. Yeah, by the way, Kevin's
phone vibrating, so that's five hundred dollars in the jar
every time the phone vibrate. At least I turned the
ringer off. That was actually so Yeah, you're absolutely right,
and you know there's other options to and we've talked

(05:14):
a lot about it on the show. I don't feel
like he gets talked about in appointments enough because when
I bring up a lot of times, you know they've
met with other agents and they haven't heard of this.
But you also can get you know, you have more
negotiation room here. Sell As a seller, you're more willing

(05:36):
to do things like buy down the rate for that
buyer right now so you don't have to pay the
higher rate right now and refilater so with a little
seller concession on the deal. That's right. Concessions can come
in any form.

Speaker 3 (05:48):
Right, And I see a lot of deals that I
don't think the agents ever coached the seller on what
a seller's concession is or a buyer to know to
ask for a buyer's sellers concession.

Speaker 2 (05:58):
This is why we're bringing in experts you know, like
yourself to our team meetings. This is why you know,
special events when we do our broker op and this
is why we have them involved because to be that
resource to keep us up on what's going on, it's
really really, really important. And you're right, a lot of them,
you know, they're not they're not talking about that. It's

(06:19):
because they don't know. So, but there are all kinds
of options go on the buy side. Now, on the
buy side, you've got a lot of options as you
know that as well as down payment assistance. So you
know you might be looking at it that oh I
can't right now because I don't have enough to put down.

(06:40):
But yet there's there is by down assistance that you
can get a lot of programs. So that's where we're
reaching out to Tony and and and he's having that consultation.
I don't have to know it all. I know the
right people to get them to well, that's it, get
the right people on your team. And so the truth
is I can't know because it changes, right, you know,
So I've got to have you know, I've you know,

that's why we have those real issues.

Yeah, sure, you're watching the real estate market today, but
somebody else has to watch the mortgage market.

Speaker 2 (07:05):
Today, Holistic appointments yesterday. You know, if something changed as
far as a new program can come out, it might
be days till I see that. But yet it could
help my people today exactly. That's work. Yeah, absolutely, So Okay,
we're up against the first break already, but I think
you can kind of see how this show's gonna go
and you can get a lot of value out of today.

with Kevin Graham from Suncoast One Title and uh, we're
just we're gonna have a good time today. Now, you
were just talking about TJ. What's that guy? TJJ. That's
that's what made my phone vibrate while we were saying,
all right, and what's he doing? Comedy for a cause? Right?
What do you know about that?

Speaker 3 (10:54):
Well, it runs He's heat, so it does for the
local Charlotte players. But he's he's also on the the
Imagination Library team, so there's always one person that doesn't
Imagination Library which is a kind of a offshoot of
Dolly Parton's organization, and they send books to kids every

month across the country. So that's his thing is to

I wasn't gonna say it, but yeah, yeah, that's what's
gonna be funny. Anyways, we're just winging it today. So
that just happened. So you got it live, all right?
So where were we at? We were talking about talk
to me a bit about title man, what are you experiencing? Title?

Speaker 3 (12:11):
Actually, the biggest thing right now in title is fraud
real estate, real estate fraud, a seller identities theft. We
spend hundreds of thousands of dollars making sure that the
seller is real. In other words, people are stealing people's
identities and selling off their homes or their vacant properties

(12:35):
by faking their identity.

Speaker 2 (12:37):
Yeah, we've had some of this that that has been caught,
but obviously they're not real great conversations. When they happen,
I noticed it or and tell me if I'm wrong
here a higher percent of it having on vacant land.

Speaker 3 (12:53):
It honestly used to be one hundred percent vacant land. Yeah,
now you're seeing it on vacant homes, people that are snowbirds,
things like that. But yeah, it's more, it's more prevalent
on vacant land than it is on vacant homes.

Speaker 2 (13:08):
Okay, so how you know, what do you look out
for in this how are they you know, what do
you say in the trends?

Speaker 3 (13:15):
So a big thing that we do is we have
verification software for their IDs.

Speaker 2 (13:21):
We use real estate portals. People don't like these portals.

Speaker 3 (13:24):
They're a little extra work, but the fact is what
they're doing is they're protecting people's personal information. They're social
security numbers, the identification of the property, the identification of
the process that's going through. Because it's gotten so god,
it's been so sophisticated, they're actually like doing deep fake
with artificial intelligence of people's voices, of people's faces, passports, yes, oh, passports.

Speaker 2 (13:50):
Yeah, that's all for an ID. And then you know,
and now they're I mean and they look yeah, yeah
they do, and and but I mean they will actually
get on a video conference call with people and say, yes,
this is who I am. I swear that's who I am.

Speaker 3 (14:06):
They're doing remote online notary and yet they're using fake
video of who the person is. Somebody actually caught them
because they said, hey, raise your right hand, and they
hadn't programmed that into the video.

Speaker 2 (14:18):
And so, I mean, the.

Speaker 3 (14:20):
The technology now they can they can dupe just your voice.
You You could get a phone call from your wife
today and she could say, Matt, my, my, my purse
is locked in the car and I've got a toe
truck here and I need you to give me your
credit card number, and you wouldn't know it wasn't your wife.

(14:40):
That's how scary it's gotten. So but we spend so
much money on technology to try to stop this. So
it's it's one of the reasons.

Speaker 2 (14:52):
Yes it is. It is. And and so.

Speaker 3 (14:55):
The nice part is we're large enough to afford some
of that technology. You know, if used to be you
could do a backyard deal of a shake handshake, you know,
things like that. And and now that person that you
might have talked to on the phone and you FedEx
paperwork too and they signed off on and stuff like
that and then you mailed them a cashiers check or

(15:18):
wire the money.

Speaker 2 (15:19):
It can be fake. Yeah. Yeah, my first experience with it,
they had actually and it was not your title company,
it was another one and somehow had compromised and and
and and they they made a Google email look like
it was with and they had changed the wiring instructions. Yes,

(15:42):
so when that person had wired the money, it actually
went to them and then was gone. Yep.

Speaker 3 (15:48):
As soon as as soon as that wire goes out,
it's gone. So our certification not only looks at their
their identifications, but we actually can see their wire information.
We can check their wire information through a national network
and through technology we can actually see q like their
u ur L and where they're sending their email from.

(16:10):
We can actually check like what computer they're sitting at.
If they tell you they're in Ohio and they're sitting
in Russia, we know it got it because of those
systems that we're running.

Speaker 2 (16:22):
Okay, So if you're using your title company and you know,
as the stuff keeps evolving, you miss it. Yeah.

Speaker 3 (16:29):
What happens, Oh easy, you wire money out to somebody
and it's it's gone. And I'm telling you when you
say it's gone. It's gone in minutes.

Speaker 2 (16:37):
But if we're if they're using your system.

Speaker 3 (16:40):
If they're using our system, then the fact it's all protected,
it's insured. We have insurance. The identification fraud identification companies
also ensure it. So yeah, that's that's a big protection
for the for the buyer that his money's not gone,
because the minute you wire that money, I'm telling you
it's really gone.

Speaker 2 (16:59):
Oh it is, Yeah, bounce through it everywhere and it's
going on. Yeah. So that's what I wanted to make sure.
So again that's showing that's where the value is in
the sure because that's the question I get all the time,
why do I need it? Look? Uh, you know uh,
mister and missus sellers had the hat. They build it. Yep,

(17:20):
they build it twenty years ago. We know them. We yeah,
neither we neither ones want to do title insurance. What
else do you see being a problem in that situation.

Speaker 3 (17:33):
Well, one is that you might not have clear title
because the deed could be written wrong. One little item.
There's you know, there's very key elements in a deed.
I've actually seen attorneys that don't specialize in title work.
I have to do deeds yea, and we have to
go back and fix them in that chain of title.
And if it's a twenty year old deed, you know,
it's very hard to fix. I've had them where they

(17:55):
had to go to a suit to quiet title because
it was a twenty plus year old deed and one
of the people was in Japan they couldn't find and
the other person was dead. And you know, those are
things that you find out too late. And now all
of a sudden you need to you know, sell your
property or you want to sell your property, and you can't,
and you got to go through a year worth of

(18:15):
fighting within the courts to get a suit to quiet
title done and spend all that money on legal work
where you could have paid a one time premium at
the closing, had it done by somebody that specializes it in. Now,
when I say specializes it, you know, and I don't know, Matt,
what do yourself five to ten a week?

Speaker 2 (18:35):
Uh? Yeah, I mean it depends.

Speaker 3 (18:37):
And so my people close probably on average five a day.
They are specialists.

Speaker 7 (18:43):
Well, I.

Speaker 3 (18:45):
Hey, and I love that for you. I want all
the blessings in the world on you. I want you
to have five a day yeah, but.

Speaker 2 (18:52):
That you know, when people and honestly, a lot of
rialters don't do five a year, I know, and so
so as realtors are you know, yes, they're good at
what they're doing, they're experts in there. But but are
they staying on top of this? Yeah, and that's the thing.

Speaker 3 (19:08):
And and so a lot of them will come at
us and say, no, I don't want to do it
that way, I don't like this, I don't like that. Well,
I'm sorry, these are the things you have to do
today to make sure your customer is safe.

Speaker 2 (19:18):
Well, I've had some of those called recently, of clients
that have been clients for years. So believe or not,
this is my fifteenth year I'm coming into in the business,
which has flown. But then again, my daughter is six.
I don't know where that time has went, right, So
it's it's flying by, and and they're being asked to

(19:39):
do so many things they didn't do before.

Speaker 3 (19:41):
Sure, it's just frustrated. It's accelerated in the last in
the last two years. The differences we see are amazing.

Speaker 2 (19:48):
And they're like that you know me, they know me,
I mean, what's you know? I don't want to do
all this stuff I don't want and and so you know,
this helps me explain it better to of of why
it's happening, what's going going on, you know, uh, because
it seems much more complicated. Oh, it is so much
more compound. It is.

Speaker 3 (20:07):
It's absolutely to protect the entire real estate transaction system,
the banking system. It's interesting because there have been politicians
out there who say, like title insurance is unnecessary, but
then they also say, we're the first line of defense
against seller fraud. So right right, that's you know, that's
where we're at, you know, but yet they're putting it

(20:30):
all on us. We have new finnsend requirements that every
cash deal that is in that is as an LLC
is coming up that we're going to have to actually
verify all of the owners transaction. So when the sellers
in an LLC or something like that, you know a
lot of that stuff, we don't have to get that information. Well,

(20:51):
now you have to drill all the way down to
the base owner of the LLC to get to basically
make sure that it's not fake money, it's not drug money,
it's not gun money, it's all of that stuff.

Speaker 2 (21:04):
Is this causing the cost of the title insurance premiums
to go up.

Speaker 3 (21:08):
Oh well, it's not changing cost of premiums right now.
What it's doing is changing the cost of closing, which
is more a matter of which.

Speaker 2 (21:19):
Is your smaller fee of it? Right. So, but but you.

Speaker 3 (21:22):
Can only incur so much of that, right because, like
I said, we're you know, we're buying this software, buying
these computers, we're doing this.

Speaker 2 (21:28):
Process we have.

Speaker 3 (21:29):
Yeah, so all of our closing fees and those types
of fees have to go up because it is so
much more work and there's so much more risk.

Speaker 2 (21:37):
That just goes directly to me.

Speaker 3 (21:39):
It's not just my it's not my title insurance that's
going up, it's my E and O insurance that's going
up because there's so many fraud claims out there.

Speaker 2 (21:45):
Well, and then let's talk. You know, I'm a big
believe in professional versus you know, someone you know, not
taking whatever industry serious. Talk a little bit about the
professionals that you have, you know, the type of people
you have working.

Speaker 3 (22:02):
Oh yeah, absolutely, we I mean, first of all, if
you go into my office, it used to be you know,
we had you know, some new people, some people that
have been there a while most of my people have
been in the industry fifteen, twenty thirty years. I think
my newest person's been with us for five and we
maybe have two out of twenty that are at that

(22:25):
point in their career. My VP Carolyn has like the
most professional designations you can find out there.

Speaker 2 (22:33):
She is.

Speaker 3 (22:34):
She knows more about title than I'll ever know. That
knew she's twenty five.

Speaker 2 (22:41):
I know, but I love her. I had to give
a shout out to her because I met her early
in my career and she was always so kind to
me and helped me so much. I love that woman well.

Speaker 3 (22:51):
And that's the type of people we love to have.
Is you know, it's not just that my people know
things that my people are good at what they're doing.
The fact is that it's the care that they give people.
The important delivered in a chair the other day. I mean,
who does That's your title is delivered chair.

Speaker 2 (23:06):
It sounds like what we do. And you know on
our team as far as real estate, I love that well.

Speaker 3 (23:10):
And you realize that this is a big transaction for
a lot of people. There's a lot of emotions going on.
You know, you're talking hundreds of thousands of dollars or more,
and and so people get really emotional, and my people
have to kind of take it on the chin sometimes
and and smile all the way through it. And that's
the kind of person that Tracy isn't the way my
whole team is.

Speaker 2 (23:30):
Yeah, well, there's a lot of emotions to it, especially
when you have a market up and down. Right, Yes,
naturally it worked down for a while, right well, and.

Speaker 3 (23:39):
People are fearful of they're going to get their money,
is it's going to get done on time, all of
those things.

Speaker 2 (23:43):
You got to have it, you know, because we don't
want to own two homes, so we needed make sure this
goes through. To make that go through, there's a lot
of dominoes there, which creates a lot of a lot
of stress, and and that's what we do it, you know,
that's our goal as well, is to make that as
smooth as possible and to help alleviate.

And things like that it's just. So sophisticated that way
so Technically it's interesting because i'm here because obviously technologies a. Game,

looking at pulling some comps the other, day and looking,

that's crazy because. We haven't seen that and you can
