on the radio show today. Soyeah, we'll introduce him here in a
minute. So, because anybody's notreading between the lines, I think I
think it might be though. Anyway, Yes, go ahead, So anyhow,
Yeah, so what do you wantto talk about? Well, home
sales. Always we start with anoverview of the market. I see spreadsheets

and information in front of you,so crunch the numbers for us, We'll
crunch the numbers. So once again, home sales are steady. They're doing
really well. New listings in CharlotteCounty last week are at two hundred and
fifty two. And I know wementioned this a couple of times, but
I was curious what the difference wasfrom the previous week. So last the

previous week they were two thirty seven, so they're definitely coming on. More
and more listings are coming on themarket. Okay, we had one hundred
and ninety one go under contract andone hundred and forty close, so that
was those are really good numbers.Okay, we talk about Fort Myers and
Cape Coral. So this past weekwe had five hundred and three new listings.

Now, the previous week was onehundred and thirty six, so there
was a little drop on the market, a little bit of activity slowed down
there. Things that went under contractwere four hundred and fourteen. That was
up to previous week it was fourhundred and five and then closings in Fort
Myers we had two hundred and seventyeight, which is about fifty up from

last week. Okay, so thereis definitely movement. People are coming and
they are very happily and very excitedlypurchasing homes in our area. I bet
you get calls every day from outout of state. We do. We
do, especially since like the WestCoast is getting more snow. You know,
the snow is up to the treetopsin some states, in parts of
California and Denver, and I thinkthey're kind of ready to stop shoveling snow.

Yeah. The country had, thewhole country had a little blast of
spring there for a couple of days, and then most of the country's back
in the deep free So I cansee that being exactly. That's always a
pull, and obviously all the amenitiesand all the great things that are happening
in our area. So that's oneof my favorite braces that the spreadsheet that
has the this is one you breakdown. Yeah. Yeah, and it's
interesting when I look at the numberof listings. I know, last week

when we were talking, that sweetspot of four hundred to six hundred was
up in the fifteen hundreds, it'snow in the twelve hundreds. Now.
Obviously, if we jump back tothe two fifty four hundred, that one's
over seventeen hundred. So once again, if you're coming to town to buy
a house, you have got aton of choices, so you can be
very particular and probably get most everythingon your wish list. I'll tell you

why I like that spreadsheet in particular, because I know what my home is
worth, and I'd like to know, not that I'm selling today or tomorrow,
but just if I were, whatthe competition level is. So I'm
good to know. I know thatbecause I go to Matthew Patterson dot com,

from my home, which is reallyhandy, and I like to stay on

top of that as anybody can doby the way, anybody can do it,
and we're happy to give it toyou. We're happy to come out

upgrades, maybe you did some remodeling, know, and things have changed since

I'm sure your voice. And Iapologize for a little call if I'm still
getting over bronchitis and I heard yougot it real bad, got it pretty
bad. Love a second round,antibiotics and steroids and uh that four year
old. A lot of people wewent to convention out in Vegas, and
which was a great convention. Halfa dozen came back with the flu.

Oh yeah, at least and Ididn't get it, and so I'm like,
yes to win. And three dayslater I got heavy's cold. So
that's car tell me about it,right, And this one's been vicious.
Sorry. Yeah, So if Icall for a little, I apologize,
but I am back, and Ineed to go back to these stats because
it's hard to sit here and bequiet if you're me so sure, I

want to talk about a couple ofpoints here that I think's really important for
the listeners. Let's just jump toour our one point two five and up.
Okay, So three months ago wehad fifteen you know, we've talked
about I don't know, hiwevermy episodeswe've had. We've always talked about the
number of months inventory, six months, about market under that seller's market over

(13:33):
buyer. Okay, So going backto December, which December is always a
little different, but we had seventynine active listings in that price point five
to one under contract basically at ninetyeight percent a list to sell price ratio
for fifteen months, fifteen point eightmonths inventory. The next month, it
jumped to twenty four and you know, we talked about it. Then I

(13:56):
talked on other you know, onother zooms and stuff like that that hey,
you can't just you know, westill you know, we jumped up,
you know, about fifteen units ininventory. But the thing is is
we sold one less. We onlysold four that month, so it naturally
it ended up jumping at twenty fourmonths. Sure enough. Now we're into
February, we're back half of thatat twelve months of inventory. So but

(14:20):
and we're we are gaining a littlebit. We gained another ten units in
inventory. But here's what we did. We went from four selling a month
to nine, so big difference maker. But here's the real point I want
to show is the month before theywere selling at one hundred percent of list
price, those four. Yeah,now they're at ninety five percent. So
if you're a buyer out there again, still being at twelve months inventory double,

you know where your neutral mark is. You've got some leverage here,
You've got some negotiation power. Youcan get some concessions or get money off
to do things to the home.It's a really really great time for you,
or get some money to buy downthe rate because a lot of folks
still focused on interest rate. That'sexactly right, you know, man,
thank you for mentioning the raid.I appreciate that, Todd so much.

You know, we went around andaround about this. I wish I had
a crystal ball, you know what. Many thought, you know, this
thing was going to drop earlier.Then we saw a little drop in December,
we saw re engagement by buyers,then we saw it jump back up.
All I can tell you is whatI'm hearing from the people I'm talking
with. You know, it's reallygoing to be a flood situation here.

(15:30):
We think till the fourth quarter orgoing into January, so it's a great
time to buy. Definitely buy downthe rate, and then of course we
obviously offer you can refinance up tothirty six months. So definitely it's going
to be a bit till we seetill we see that big drop. I
wrote, I believe that, butbut you know, at finally having some

(15:52):
leverage in inventory, that's key.Absolutely, So I just want to touch
on that and as well worth havingthe Patterson Group represent you as a buyer's
agent. This is the voice ofexperience speaking now, because I had them
represent me and it was a flawlessand seamless process with lots of great communication
along the way. That's the partI like to emphasize because so many will
tell you, and I see itall over social media all the time.

You know, people like to ventand complain about the businesses they deal with
that aren't treating them the right way. Well, I'm doing their job.
Yeah, I was such and suchan agent or such and such an agency
and I can't get a return phonecall and nobody answers my questions, and
I'm so worried. You never havethat complaint with the pattersing group. I
love that part. Well, thankyou. We work hard hard to do

that. I know you do.So do we want to talk about the
elephant in the room? Yeah,eventually, the nar settlement. Okay,
that's the big conversation piece. Itwas the big news let's take news story
of the week for sure. Well, and and here's the truth. This
has been going on for a coupleof years, and you know, ultimately

we felt like it was going toend up here. So it's not a
huge shocker. Some think that thisis falling and the world is ending,
but let's face it, every businessgoes through changes. Right, it's just
a matter of how you do business. First, let me say I'm not
an attorney. I'm not here totalk like an attorney. I'm just giving

my opinion. I don't represent KellerWilliams. I don't represent anyone else.
This is just my opinion and whatI've learned thus far. Sadly, there's
a lot we don't know yet.We know, you know, the first
ruling, it still has to beapproved by a judge. I would anticipate
that's going to happen. We're lookingat a July date of this really changing.
But I'm already getting these questions andappointments. I'm getting these phone calls,

I'm getting emails from past clients,and the reality is it's just going
to change the way we do businessas far as the way the commission is
handled. But business is going tocontinue on. So you know the details
of that. You know, Ican tell you the offer compensation in the
MLS, which is our multiple listenings, that that will disappear as far as

any cooperating compensation. You know,But the industry, it began one hundred
and eleven years ago. You know, this is just a natural progression.
I think there's a lot of positivein it too. It's just you're gonna
have to adjust what I really dolike. And there's other states and countries
that have been doing this for avery very long time. You know,
we've always encouraged doing a buyer agreementaffront and explaining just as you would with

a seller, this is the serviceI provide. This is you know what
we do for you. But youknow, as you talk about how great
it was working with you, knowwhat that negotiation looks like. What is
our value? What what are wedoing the value we're providing to our client.
Okay, you're going to this isnow going to be mandatory across the
market every state. Before you puta buyer in the car, you're going

to be going through this with them. It's going to be disclosed up front
and presented differently. So, yes, it's changes, but the guy's not
falling and real estate business will continue. It sounds as if it was more
evolutionary than anything. It's so yeah, when the wheel turns and time to
catch up so to speak, withother industries and and I mean you're describing

(19:15):
it in the very easy to understandway too, which I appreciate because I
took a look at this and myeyes glazed over. Yeah, well it
depends on what news. I'll letyou look at. They go h ouh.
Commissions are going to be cut.Well excuse me. There's a whole
other conversation to that of Again,I don't want to go too deep into
this of what's best for the seller, what's best for the buyer, what's

best to get you the most moneyfor the home. So again, it's
all going to be in how it'slaid out. But business will continue and
I can tell you as the patternSING Group will continue to do everything in
our power to you know, whetherit's time that's important to you, obviously
the most money is important to you. Negotiations service, you know, vendors.

We're going to continue on business asusual. It sounds like just more
transparency in the whole process, whichis exactly what everybody would like to have.
Yeah, and they felt like thatthe other way it was being done,
that it that it you know,that it was not as open and
transparent as it should be. Okay, so well, thank you, fair
enough. I think we are allon the same page now, Okay,

all right, so let's buy andsell some houses. Let's do that,

on a listing appointment now that they'velet me come back to work a couple
of days ago. And uh,and it's funny looked at these third party
sites. They were literally all overthe board. One was showing this house.
Let's say I put that three hundred. The other one showed it like
five twenty five. Another one showedit like six seventy five. M You

know, again, these computer algorithmsdo not know what they're doing, so
it's really really, really, reallyimportant. But yeah, a lot of
times they're shocked and they're like really, I mean because again in the media,
so I thought all the market's dropped. The market strap, No,
it corrected, but it has notwent back to what it was oh no,
no, no, by any means. And like I was telling Shannon

(21:30):
last week, I just for fun, I put my address into a variety
of different sources, and I gota swing of about two hundred thousand dollars.
Yeah, one way or the other. Obviously I like the bigger numbers,
but I also know that it can'tgo by that. You really need
some of my boots on ground tocome and take a look and provide you
with a comparative market analysis. Wellthat's the truth, even ours that we

(21:52):
use. I had a very uniqueproperty the other day has an additional building.
There's a lot of additional things thatdo not show up. So immediately
I called him and said, okay, wait a minute, that estimated value.
Let's talk about this, because Icould see it on the on the
GIS map, and sure enough,then we made those adjustments. Now it
will probably and it was a largeadjustment. And that was just over the

phone of what I could We couldtalk about what I could see on the
computer. Now it's a matter ofme going out meeting with them, and
it could you know, we couldgain him maybe another twenty five thousand,
I don't know, but very veryvery important to have this conversation. Okay,
sounds good. I'm looking at theclock which I just put a battery
in. Is now working. Oh, I love it because I kept looking

It does, and whether you wantit to or not, you know,
Florida cities continue to see a jumpin the active listings and on our side
of the state. Cape Coral andNorthport are still very hot markets. The
listings are up fourteen point eight percentover last year, and it says here
in this article from Florida Realtors isthe big driving force is condos. You

know, that's a that's a hugepurchase here and obviously it's probably feeding more
to the retirement you know, thepeople who want to come snow birds condos.
Contrary to what I had heard thatthat condos were they haven't trouble moving
condos because of all kinds of thingsthat have changed, especially after the hurricane
and so forth. But apparently condosare stilling literal hot property. Well they

are, but that's that that's partof why we're seeing an increase in the
list things. You're right, becauseof the HOA feeds yah h h o
A and association stuff. I said, you know, post hurricane again,
we said, you know it wasgoing to take you know, we saw
us after Charlie. I mean,I wasn't in the business at that time,
but average two years for something thatstarts really shake it out. We're
not there yet. So I think, yeah, we're getting there, but

got some time to go. Butlet's think about it. Just like just
like Charlie, things did correct andwe got to a new normal. What
an opportunity to purchase a condo rightnow if you've got an increase in the
listings and uh, let's I mean, it's the perfect time. Yeah,
And I do want to mention on, you know, as far as the

market, you know, ready readyto go, meaning you know, light
bright decluttered everything we're getting offers.I mean, you know, we had
three properties get offers this weekend.I know a couple of them even had
escalation clauses. M hm. Sothat's huge. That means that there's competition.

So it's not doing gloon on thelisting side by any means. Okay,
no, definitely see it more image. Well, I think it's good
when if you have been on themarket for a while and let's just say,
you know you're not getting the showings, you have to take a deep,
light deep dive into why your homemight not be selling, and have
you communicated with your realtor and orhave you listened to your realtor when they

suggested maybe making a price adjustment oryou know, maybe it's time to do
that landscaping that you thought you didn'twant to do. Like Matt just said,
you know, you've got to makeyour house the nicest house on the
street because you want people to stopby and go ooh, I could see
myself living there. So there's there'sall kinds of tactics that we use and
we implement as far as staging goes, helping you declutter, putting away you

know, some of those antiques thatyou have laying around that you love looking
at, but maybe that next personcoming in, maybe antiques aren't there things.
So we're here to help you.Obviously we want to because I got
nothing but hand. I know Ilistened to you in the morning when you
talk, but yeah, get butyeah, you want you want a very
crisp, clean, non distracting lookwhen you have people you know walking through

your home. So you know,once again, there's there's tons of strategies

mentioned as far as adjusting the price. Are you listening to your agent?
Is your you know, is youragent you know, communicating to you?
You know, Please understand when you'rerepositioning a property on the market. A
lot of times, yes it wasoverpriced to begin with. I do see

that a lot, but but alsothere's many times that you know, with
this market changing like it has meaningnot just prices changing, but inventory coming
on. Uh, that dictates it'sokay, it's that slowed down our showings,
it's we need to readjust because there'sbeen other properties come on the market
that now you're not in that let'ssay, top five percent of choices of

(30:55):
comparable homes. So so there,you know, now you're just helping sell
those other home. So that's whyyou've got to continue to reevaluate this.
So repositioning it, do you knowa lot of times I hear, oh,
I'm not going to give it away, or well that it was,
you know, and that wasn't theright price. Not necessarily it might have
been the right price at the moment, and that's why you're getting a lot
of showings, but since I meanwhen you see the amount of inventory that's

coming on weekly compared to the onesthat are selling right now, that changes
the whole landscape of the market.Yeah, that's a very interesting perspective.
I had not thought appreciated that asyour as well as think about it now
for a moment. If if ifyour home is overpriced, you're not just
cheating yourself out of showings and buyers, You're helping to sell the competition because

they're going to go to the nextone in the same price range and fall
in love with that one well,and in the same neighborhood. Because now
you notice when you come into yourneighborhood there's more and more for sale signs.
So now you've got all this competitionand being the highest price is not
the the prize you want to win. Yeah. If if you're out there
looking at homes with us Todd tomorrowand you know, I'm just going to

pick a budget let's say three hundredthousand dollars, and you're looking at three
bedroom, two bath, and you'dlike a pool, and all of a
sudden, there's three, four,five, eight others available that has maybe
a larger pool, or a littlebigger yard with the with with the same
features, the three bedroom to itin similar condition and up updates, or
hey wait, that one's got abonus room too and a three car garage.

You just said it. So allof a sudden, there's that and
you and that one just gets knockeddown the list. When you're looking at
eleven hundred homes and a price pointfor sale, where do you want to
be in that? In that elevenhundred homes? Yeah, that's true,
you know. So So that's thething. As you know, if a
month goes by and and let's justsay, you know, you have a

thousand home, homes come on atonly eight hundred, so you just gained
two more homes of competition. Sure, So that's why it's really, really,
really important to have these conversations andhave communication. That's what we provide
direct clients is having these constant conversations. Not that excuse me, it's not
that that you know, necessarily anythingwas done wrong. It's just you have

to stay current and and and marketmoving this quick, dynamic market, you've
got to talk talk even more often. And that's why I also, it
can be pointed out You've said thismany times that that comparative market analysis is
something you have to keep getting andupdating and keep getting up exactly, get
one and then just sit on it. And there was a time where it
was pretty I don't want to see. Still things stayed the same for for

(33:37):
for quite some time. It wasstatic, didn't Yeah you didn't have to
right, it was like, oh, oh yeah, you just had that
that CMA done ninety days ago,and we'd run it. It'd be within
pennies. That's not the market we'rein. So very very very important.
Okay, excellent, yep, Soon that. Another reason why people are

coming to our lovely area is becauseHarpoon Harry's is staying put. That's interesting,
right, I mean, I can'ttalk about I think that's why they're
coming here. No, not really, but it is. It is a
perk because obviously with Sunseekers and thecruise ships come into the harbor. Now
I hear there's a second cruise shipthat's or a second stop that's going to

be happening. They are coming intoFishermen's Village and I can't believe Harpoon Harry's
has been at Fishville for this Localsfor forty four years. That is crazy
to make in there. You don'thave to hear about this anymore. Yeah,
it looks like things in their legaldepartment are getting better under controlled.

it's it is a stable. Yeah, it's been much debated over the last
few months, and there's obviously lotsof conversations and speculation, but but yeah,
it's all good. We're we're reallyhappy that Harpoon Harry's is staying in
Fisherman's Village. Okay. Also PunaGorda in Bloom. You know, it's
so nice to have such a quaintlittle community like downtown Punta Gorda, and

they're working really hard to keep itlooking lovely with all the spring flowers.
So as you drive down and goto dinner or go to some of the
little restaurants there, the the landscapingis going to be dramatically improving in the

I want to live here. Iwant to I want to live downtown and
I want to be able to walkto the restaurants or I want to be
able to take a stroll in theevening and walk the dog on the waterfront.
