Speaker 1 (00:00):
Let's move to Florida.com. My name is Mark Erickson, and
we welcome to the program, David McGinnis of Perfection Power Washing. Hello, David.
Speaker 2 (00:09):
How are you today?
Speaker 1 (00:10):
I'm doing great. Why power washing? How did this all
start for you?
Speaker 2 (00:14):
I started business when when COVID hit. I got laid
off and needed something to do, and I did it
on as a side gig for a little bit, and
I decided to go full time with it up in
the Boston area, and it's been a hit ever since
and it's probably the best thing I ever did.
Speaker 1 (00:29):
You're in the power washing business in a couple of
different places,
Speaker 2 (00:32):
right? Yes,
Northeast.
Massachusetts, southeastern New Hampshire, the Lakes region, Ossippi Lake area,
and now Southwest Florida. I'm the, I'm an official snowbird.
Speaker 1 (00:43):
Well, congratulations on that, David. Tell us a little bit
about the services that perfection Power Washing offers.
Speaker 2 (00:49):
What I do is soft washing. It's, it's uh full
of pressure washing, but it's you're not using any pressure.
What I do is, uh, mix the chemicals, which is
sodium hypochloride.
With it's a fact and, and you spray it up
on the, on the building or whatever surface you're you're cleaning,
and it eats all the organic growth, which is a
must not down here in uh southwest Florida, in anywhere
(01:11):
because it just grows and you want to get rid
of that. You don't want it to, everything they get
all ugly and
Yuck. So, you spray it all up, let the chemicals
do their job, and then you do a high flow
rinse and rinses it. It's safe for the environment, and it's,
it protects your dwelling from anything that's gonna grow and
and cause any damage, mold, algae, anything like that.
Speaker 1 (01:34):
So there is some science involved in power washing. A
lot of people have that, I think misconception that you're
just showing up with a high powered hose and you're
hosing something down, but no, it's, it's really much deeper
than that. You've got chemicals and in fact the amount
of pressure you're using isn't all that much.
Speaker 2 (01:51):
Yes, sodium hypochloride is a 12.5% chlorine, which you use
in the pool, and you, you mix it with, again,
with a surfactant so it sticks, and that's when the
chemicals do their job and it eats everything.
Speaker 1 (02:05):
David, talk a little bit more about those chemicals that
are used by perfection Power washing and any impact on
the environment, and what about folks that have pets?
Speaker 2 (02:13):
We use the bleach neutralizer, which we spray on all
the plants, anything, any vegetation, so it won't touch the vegetation,
and we do a pre-rinse everything before all your vegetation,
the whole area. And we also do a post rinse
once we're all done, so it, it will not hurt
any plants or any pets, anything like that.
Speaker 1 (02:31):
And it goes beyond just the the home, the home owner,
if you're part of a condo complex, uh condo complexes
need to be washed, and what about a business that
might have a fleet of vehicles?
Speaker 2 (02:43):
Yes, fleet washing, we use a two-step. First step, we
use an acid. Second step is a is a pH soap.
You do the acid first, and then you'd go right
with the pH soap.
Let it dwell, and it's gonna eat all the grime
and dirt, and then you do a high pressure rinse
on on fleet washing. So you are using pressure on
Speaker 1 (03:02):
that. So, if somebody is looking to hire a power
washer and perhaps isn't in an area that you serve,
what are some of the things to look for when
you're when you're talking to the folks in the power
washing industry?
Speaker 2 (03:16):
Make sure they're insured.
That's number one, you don't want to hire the $99
guy who just doesn't care, they're gonna just show up,
do their thing, and leave. And you also want to
build a relationship with the customer too.
Speaker 1 (03:31):
Any uh any stories about uh a memorable uh something
or other that uh your company has washed, David?
Speaker 2 (03:38):
Just an HOA I did back in the Boston area
this year. That's a repeat customer. You build a relationship
with the repeat customer and it's, they call you every year,
and you just have that connection.
And it's a great thing because word spreads with from
the from the customer that word of mouth travels and
it works.
Speaker 1 (03:58):
Let's talk a little bit about Florida and perfection power
washing in Florida. Florida is surrounded on three sides by
salt water. Does the environment in Florida make a difference there?
Speaker 2 (04:09):
Yes, with salt water, obviously it can do damage, especially
the concrete.
And I also offer concrete cleaning, and I also offer
a paver cleaning and ceiling. I can seal the concrete,
which will make it waterproof. And also with the pavers,
I use a ceiling, and it's to penetrate, and it
penetrates right into the pavers and also penetrates into the concrete,
(04:29):
and has UV protection, so it's it'll help from the,
the salt, the sun, any weather-related instances that's gonna happen.
It's gonna help protect everything.
Speaker 1 (04:40):
I'm on the 2nd story of a building and and
out my window, I get a unique perspective because I
can see the gutters from the top side and and
the gutters are something that most people see from the
ground and you don't really know what's going on in there.
I gotta tell you, man, gutters are gross.
Speaker 2 (04:58):
Yes, I also offer interior gutter cleaning. I have a
machine that I can go up to 40 ft high
and
It's a vacuum and it sucks all the crud, leaves, debris,
anything that's in the gutters, it cleans them right out.
Speaker 1 (05:11):
And you mentioned the uh homeowners association that you've been
uh working for annually now. How often should uh people
consider washing their homes or
buildings?
Speaker 2 (05:21):
I tell everybody once a year up north, down here
in Florida, you want to do it twice a year,
cause then you get the it's very humid, especially in
the summertime, rainy season, humid.
Um, but down here it should be done twice a year.
Speaker 1 (05:34):
So, if perfection Power Washing comes by and and power
washes my home in Florida, after you leave, David, are
are there any maintenance things that that I need to
be concerned about?
Speaker 2 (05:46):
No, not really, just keep it up with a rinse,
but again, I'm, I do 6 months up north, 6
months down here. So, if I was to do it, say,
in February 6 months later, I'm back, you wanna do
it in November, somewhere around there.
Speaker 1 (06:03):
If you could power wash absolutely anything, what, what do
you think would be your first choice to say, this
is a challenge I want to take on?
Speaker 2 (06:12):
TD Garden in Boston.
Speaker 1 (06:17):
That's an awful lot of building there.
Speaker 2 (06:19):
Yes, but it'd be great for business.
Speaker 1 (06:23):
I imagine it would at that. For for a typical,
let's say a 2 or 3 bedroom home, how long
a process is is the power washing if you're showing
up to do that house?
Speaker 2 (06:34):
Probably about 1.5 to 2 hours, depending on the size
of the home.
Speaker 1 (06:38):
Any kind of prep work that you need to do
on the home? Yes,
Speaker 2 (06:41):
what I do is the first thing I do is
when I come up, I greet the customer, walk around
with them, and show them exactly what I'm gonna do.
I tape all the electrical outlets, anything that has power
to it, doorbells, ring cameras, um, AC boxes, electrical boxes,
service box, and all that gets all taped before I
start spraying. Any cameras, those get taped with within reach.
(07:05):
And uh making sure all the windows are closed, everything.
We don't want any, anything to get wet on the inside.
And if there's anything that the customer doesn't want to
get wet, we make sure it's moved or the customer
moves it before we get there. Fill up the water
and uh start the machine up and go to town,
get it all nice and clean for them.
Speaker 1 (07:24):
What about window air conditioners or air conditioning compressors that
are on the ground?
Speaker 2 (07:30):
No, those are no problem at all. There's, there's no
harm to those at all.
Speaker 1 (07:33):
Beyond power washing, you help folks out if they have
a paverstone walkway, those things require some uh some maintenance,
and you could help with that.
Speaker 2 (07:41):
Paver ceiling, how important it is to
To clean and seal your pavers. When we do paver restoration,
we uh do a complete cleaning, two-step cleaning. First step
is we're cleaning for organics. Second step, we're cleaning for
anything that's non-organic. And then what we do is we
put the polymeric sand or silica sand, whatever the customer prefers,
we put it back into the into the joints to
(08:03):
make sure that they're stabilized. And then uh once that's
all dry, then we spray the sealant down and
You tell everybody to stay off it for 24 hours,
and then it just comes out beautiful.
Speaker 1 (08:14):
Talk a little bit more about the polymeric sand.
Speaker 2 (08:17):
Polymeric sand is a joint stabilizing sand that you put
into the in between the pavers, and it's has a
glue to it.
And it's activated by water. So when you put the polymerican,
is once you're all done, you you wet the surfaces,
and then it activates the glue.
Speaker 1 (08:34):
And that polymeric ceiling in between the the paver stones,
how long does that last?
Speaker 2 (08:39):
It's
a permanent thing.
Speaker 1 (08:41):
So it's a permanent seal for a paver walkway. How
about appearance? Does it come in colors?
Speaker 2 (08:47):
The polymeric sand, you can get it in different colors
to match your pavers, anything like that. There's there's different
colors uh available. You have your gray, your tan, your black,
there's a burgundy, there's all different, all different colors, whatever
the customer requests we can do. The polymeric sand will help.
It's not gonna guarantee any weeds coming through. You can
(09:08):
never guarantee that because it's just the way nature is,
but it will help with weeds coming coming through the
uh cracks of the papers.
Speaker 1 (09:17):
Especially for folks in Florida, a lot of folks in
Florida have have swimming pools and uh the swimming pool
needs uh needs some maintenance and the deck area around
that pool also needs some maintenance, right?
Speaker 2 (09:28):
Correct, and most of them down here, they're all pavers,
they're all, everybody uses pavers.
And again, they need to be clean. And once the
once the paves are cleaned and sealed, you wanna do
a maintenance on it once a year, do a soft wash,
and you use the sodium hypochloride and it's gonna help
with the cleaning, it's gonna kill the mold, and the algae,
because it does happen, and it's again, down here in
(09:50):
southwest Florida, the humidity, you get a lot of that,
a lot of the the growth, and you just gotta keep,
keep it clean. If you don't, it's gonna get ugly,
very ugly.
Speaker 1 (10:01):
And your website is perfection Powerwashing.com, correct?
