Hello, everyone. I'm Steve Sino, President of the Marlborough Regional
Chamber of Commerce here with another member, spotlight video. And
today I'm very pleased to introduce Nina Sable from William
Ravis real Estate. Nina is a new member of the
Chamber and uh really appreciate you coming on the show today, Nina.
Tell us a little bit about yourself about uh your
real estate business. And um you know how you go
about doing your day to day in, in that industry.

Speaker 2 (00:50):
Good morning, Steve and good morning everybody. I have been
in real estate for nine years. This is actually my
third real estate office. William Ravis is our brand. Uh
Currently this year I am a teamed agent, so I
have an assistant Claudia Shepherd that we're working together. Um

(01:12):
Our specialty is senior real estate distressed homes, remodeling and
just about anything to do with residential sales. Ok.

Speaker 1 (01:28):
And so um when you say uh seniors and distress,
so you're, you're basically working with the uh you work
with the senior population to help them sell their homes
or find homes. And on the distress side, you're basically
looking at uh turning over distressed properties, you know, quickly
for those home homeowners who are looking to sell, is that,
is that a good assumption? I want you to expand

(01:49):
on that a little bit if you don't mind.

Speaker 2 (01:51):
So I got into real estate to help people and
I look at that side of real estate as the
helping side of real estate. Um, we work closely with
families where their family members are going into long term
care because I came out of
the senior care industry. Typically, people have reached a point

in their lives where they're not, the homes are not
the most important piece and things have gone under disrepair.
Um And so we can get those homes sold without
them having to remodel the house and then the target
population to purchase those homes tend to be investors or

(02:38):
remodelers that are looking
to resell the homes. Um A new population that has
kind of grown out of that is also people who
want to own or occupy, but use a rehab loan
to buy those homes. So that has actually become a
little bit of our specialty right now. Excellent.

Speaker 1 (02:57):
So what makes uh there are a lot of real
estate companies uh you know, throughout the region really across
the country frankly. But what makes William Ravis real estate,
you know, unique different than others is there, you know,
particular approach that they take. Uh Obviously, you've expanded a
little bit on what you're doing specifically. But uh what,
what makes your organization uh stand out.

Speaker 2 (03:17):
So we uh we actually won the Inman Award. We
are the number one brokerage this year. We have 4500
agents and we run
all the way north to all the way south of Florida.
Um The great thing about William Ravis is we are
very collaborative and team oriented. Um We are set up

(03:42):
to help homeowners by collaborating with each other within the brokerage.
We have lots and lots of marketing tools that we
can afford you.
Um And our presentation online is beautiful. There are some
things

cool. So um with the uh well, first of all,
tell us a little bit about the the communities. You're,
you're uh you know, working with buyers and sellers and
I assume it's Marlborough. But what do you, what's your territory,
so to speak?

Speaker 2 (04:14):
So I actually live in Marlborough. Been here for 25 years.
Um I work in Nick. Nick is the community where
the office is and also in Wellesley and Needham. I
sell pretty much 50 miles south west and east of

(04:34):
the offices. So I go all the way to Cape
Cod now and all the way west of Worcester. So,
um
and we're really, because we're not regionalized, we're really good
at knowing and learning the communities quick and getting the
information that families need when they're moving.

(04:56):
Um
So, but predominantly our strongest markets are, are Marlborough and
ne

Speaker 1 (05:03):
excellent. OK, great. And so you know, obviously the the
real estate market is, uh uh you know, from what
I've been hearing, it's been a little bit challenging lately.
Uh obviously with lack of inventory as well as high
interest rates, uh you know, as far as what's happening
with the economy, what are you seeing, you know, nowadays,
uh from, from your perspective as a, as an agent,

Speaker 2 (05:24):
um definitely inventory is still presenting a problem for families
who are selling and trying to buy. It's very easy
to sell your home right now. If you are just
selling your house, if you have to purchase a home
in another community, the inventory is still tight. For example, Marlboro,
there are only 30 homes throughout the whole price bracket

(05:48):
in Marlboro on the market right now. So, um
it's becoming a problem statewide, especially if you want to
stay within the same region or community.

Speaker 1 (06:00):
Interesting, interesting. So what are some ways that people can
reach out to you and learn a little bit more
about you and how you may be able to serve them?

Speaker 2 (06:10):
Definitely, we're easily accessible. They can reach out to me
by email, phone text, even they can use Facebook marketplace
or Facebook messenger. Um
I also have an assistant, they can reach out through her.
Um And we answer our phone seven days a week

(06:31):
till 11 o'clock at night.

Speaker 1 (06:32):
Excellent. And what would you say people can expect from
you when they do reach out to have a conversation.

Speaker 2 (06:39):
Um They definitely can expect us to respond very quickly.
Um There's no pressure, no obligation and we um we
can provide them with easy access to the inventory online.

Speaker 1 (06:55):
Excellent, excellent. Well, NIA thank you so much for coming
