And my aunt is old school. She gets those little
checks and put them in a shoe box in the
top of the closet. She's scared to spend them. Because
so with that being said, dividends as African Americans, I
don't know if enough of us understand generational wealth. So
I'm excited to have this conversation today because as I

look at these two in the studio, you guys can't
see the Thibodeau's with They're young, and they look eager
and fresh. Still so young and eager and fresh. But
I want to talk about this beautiful program that I
think is absolutely genius.

Scott, you said it best because everybody, believe it or not,
you are affected by are you in the game of
real estate? You either buying or renting something, even where
you work at or where you live in So everybody
is affected by this real estate and so the mission
of this movement or initiative is empowering through real estate.

local NAACP. Our goal is to not only just educate,
provide the resources, but also the training and relationships an
individual would need, anybody that would need to get in
the game and out of the rat race.

I love that you said a keyword training. As I
mentioned before, our family is scared of something that they
have not been taught. But tifanickly, why do you think
or when you guys came up with this. What were
you thinking, what was in the back of your mind
or what was happening at the Thibadeau dinner table.
Speaker 3 (03:34):
You said, we got to help our people.
Speaker 5 (03:37):
So we have a lot of people that come into
the office and one of the main things that we've
noticed is they don't have the knowledge, they don't have
the resources, and they don't have the team behind them.
So he was like, what can we do to kind of,
you know, help someone the families that come in, help
(03:57):
them get to the generational wealth and you know, be
financially free. So he was like, I'm gonna give away
a duplex just like that, just like like he had
been chilling over it, and I was like, okay, like
where are we going with this? But it just kind
of grew legs and took off, and once we partner
(04:18):
with Prosperity Banking and NAACP, that's when the education piece
came in and it all just came together and it's
been amazing so far.

I think in any initiative.

You know, when we was talking about it and we
was bouncing it back and forth and how we want
to do this and stuff, and we didn't want to
just give away a duplex. You know what, We wanted
to make sure that through this blueprint, we're actually giving
a way to stability and like you said, generational wealth,
and that has to have the educational opponent. But when
we looked in the climate of just the real estate game,

there's a lot of information that's thrown out there. And
I tell people all the time, even just in our
own consultation, that good information applied in the wrong season
can be detrimental if you don't know how to analyze
a deal or when to utilize this information, or how
to come together with it. So a lot of times
people were coming they just fearful because they are in

the situation of the unknown. So we saw that they
have resources already, they just don't know how to apply
their resources and put together a good deal or a
structure for them so they can be successful. So with
this initiative is doing all of that. With this masterclass
series in which we're in right now, we're going from
the layout. So if they're trying to become a flex

family we call them flex family, but a flex family.

Landlord, homeowner, or developer. They get that all through this class.

Plus they get to carry on play that somebody's gonna
be selected with a giveaway with the duplex.

let me get in something, Let me stop being a renter.

a reality. Now, quick question, JB. You just said something
that made me think, why would I start with a duplex?
What are the benefits of starting with a duplex versus
as a first time home buyer going right into a
single family.
Speaker 4 (06:24):
I think in our community, we got away because we've
been taught and through generations, you know, in the past,
as we were talking about before, like our grandparents and
elders in our community were going to the community and
they will purchase their dream home and they might be
in that home or that land might be in our
family for years and years to come. But now times
(06:45):
have changed and we got to get back in our
community to do what we call the starter home and
look at our property as an asset and not just
a liability. And what I mean by because you know,
really when you get a home and stuff, though you're building,
equity is still when you look at your bookst it costs,
it costs it, so it is a liability. But when
you look at it as an asset, then you would
(07:07):
be you would consider opportunities like a due plex. You
might come into a situation where like, hey, I can
start off by purchasing a due place where I can
rent out the other side. We call it kind of
like a house hacking, or I can rent out both
sides and then go buy my dream home or whatever else.
And so there's so many ways, and like I said, yes,
there's so many ways and so many keys that you

can utilize and put in your tool belt to be successful.
But we're trying to educate folks for stability because you
can be empowered through the game of real estate duplex.
Speaker 3 (07:38):
Flexing, due plex flex I love it, Timmy.
Speaker 1 (07:41):
This is my question because off top, I'm like, I'm
tired of paying rent even more. I guess it's two
day and go high. And if I could get in
somewhere for me to stay and rent out the other
side where I'm making money, or that rent alone covers
the whole property for me. Sign me up. So that's
why I think it's genius. But tell me what it
might be a hesitation for somebody in general.
Speaker 5 (08:03):
You know, I've noticed that a lot of people just
don't think they can do it. They talk themselves out
of purchasing, They talk themselves out of believing in themselves
if they can do it. They talk themselves into like,
my credit's not good. I spoke with one lady. She said, yeah,
my credit is not good enough to purchase. What's your
credit score?
Speaker 3 (08:20):
Six forty?
Speaker 5 (08:21):
You can one hundred percent purchase something. But when you
don't have the knowledge, the education, or the people around
you you know, that have that knowledge, then you're just
gonna fall into it and not believe that you can
do it and talk yourself out of it.
Speaker 1 (08:35):
The duplex flex The Thibodaux are giving away a duplex
tipany said, JB said, let's give away a duplex. How
can I be a part of this program of me too?
I'm talking about me too the listener? How can our
listeners be a part of this where it stands today?

Well, well, let me say this.

The fortunate thing is is that we already went through
our application process and so we went out there marketed
like crazy to get the word out there and stuff.
And then we was telling our listeners or well I'm
saying listeners, look like we were telling people and getting
the word out there to go to our website at

But where we were is we asked them and fell.

Out the question there so that we can analyze and
make sure that we through the master class. It can
be impactful for everybody's needs. Everybody come from different walks
of life and things like that, and so when they
came to us, we asked them to be mortgage ready
and allow us to get them mortgage ready. And so
we have affiliate partners Quality Lending Blackstone Mortgage with the

mortgage man that helped us to get to navigate to
prequalify individuals so that we can get them in the class.
And then we did a selection of forty four We're
gonna say blessed individuals to go through this masterclass. But
it's just meant like you, Tiffany was saying. With the
partnership where Prosperity Bank just went to a whole nother lets,
and so we went from the basics of just home

ownership and learning what that means of how to be
a successful homeowner with the mindset of an asset to
now where we're kind of navigating to where the lending
the lending options. And so that helped because everybody, like
what Tiffany was saying, is that they prequalified theyselves and
didn't realize that there's so many opportunities, so many different

lending programs that can get you out of the rat
racing into home ownership, and so they getting all of
this jam packed into six week master course.

Yeah.

Wow, So the six week's master's course that's currently.
Speaker 2 (10:37):
Going on, currently going on right now, but.
Speaker 5 (10:40):
This week is three week three three, Yes.

Like if I'm saying, you guys are in week three,
but this master course sounds like what I need? Just
get my mind ready? What do I do?

We're in the masterclass, so you have to be selected

we got another event that's going to be happening. So again,

So JB, let's back back. I did go to the
website just to get some background information, and I see
this is three generation of Thibodeaux. So tell me a
little bit about your history, why you're qualified to do this,
and why do you have the heart.
Speaker 3 (11:53):
To do this.
Speaker 2 (11:54):
That's interesting qualifications.
Speaker 4 (11:57):
Listen, I'm not just your average and pay investor and
things like that. I am a tradesman at heart. I'm
a third generational carpenter and concrete specialists, and so I
enjoyed being on site, and it just so happened God
had commissioned me to take my family trade, which is construction,
to a.
Speaker 2 (12:16):
Whole nother level.
Speaker 4 (12:17):
And with that being said, it comes with a lot
of responsibility because the need is there. The need ain't
just there for everybody in the community, but it can
be impactful just in your own family, right.
Speaker 2 (12:29):
And so even me and my.
Speaker 4 (12:30):
Wife was talking, did we really do the right thing
with this when we know that there's family members who
need homes and things like that. So why were trying
to help the community when we got family members who
need a due place in the house and stuff and
like that.
Speaker 2 (12:42):
But we said that.
Speaker 4 (12:44):
Empowerment comes in different ways, and so you can't just
give somebody something where they tell you where you can
just give them money, And you think that that still
would be as impactful of not having the education, but
also along with education and the resources, the relationship, you.
Speaker 2 (13:01):
Know what I mean. And that's what they're getting through
this course.
Speaker 4 (13:04):
And so with that being said, all of my clients
we really don't even call them clients. We call them
flex family members, you know, they family members and things.
And so through my blight and growing and growing this.
Speaker 2 (13:16):
Company, and things like that.
Speaker 4 (13:17):
This is just another opportunity for us to give back
and be impactful in that because we saw the need.
Speaker 2 (13:23):
The need is there.
Speaker 4 (13:24):
Everybody really desires to get into the game of real estate,
but they just don't know how or have the exposure
to and so this initiative or this movement is doing that.
Speaker 2 (13:34):
So I had to It was a no brainer. I
had to do it.
Speaker 1 (13:36):
It sounds like teaching someone how to fish versus just
feeding them fish.
Speaker 3 (13:41):
It's a fish fry because we're fishing.
Speaker 1 (13:44):
For the tools so that after I give you this,
you can perpetuate this into exactly the future.
Speaker 4 (13:51):
Absolutely, and the way we structured it is like no other.
You know, we did do research throughout the country to
see other giveaways. We found out that there was nobody
that nobody has ever given away in the country that
we've been made aware of a duplex. We saw other
home giveaways and things like that, but it's just that
there was a lot of trials and errors and things
like that that we saw in their initiatives, and so
(14:14):
in this initiative, we're making it away.

In the way we structured it, through.
Speaker 4 (14:18):
The application process, sifting through all of the applicants and
things like that to make sure that they are mortgage ready.
We saw that there's a lot of resources and other
type of things out there for people that are from
meager backgrounds. But we also saw that there's a group
of individuals who I call like the working class people.
And sometimes when we think of working class, we just
(14:39):
think of other tradesmen or blue collar workers, but we
don't think about that there are professionals with professional titles
like doctors and lawyers who get stuck in the rat race,
living from deal to deal, raffles or whatever, or a
project to project, and they still left with mo money
and not enough money. So this initiative, when we talk
about empowerment, is really powering ourselves to get to financial freedom,

financial freedom through real estate, and then whatever you can
do after that. We won't fay sustainability.
Speaker 2 (15:08):
I love it.
Speaker 3 (15:08):
I love it. Tif you look like you were about
to say something about.
Speaker 2 (15:14):
That's my baby, she.
Speaker 3 (15:17):
Got it, she got it.
Speaker 1 (15:18):
Now I was gonna ask what are the characteristics for
someone that you see do what does well with the masterclass?
Because if I don't think it's for me, how would
you tell me what are the characteristics? So maybe I
can identify myself in this.
Speaker 5 (15:33):
One of the main things that he constantly points out
is mindset. You have to have the right mindset because people,
like I said, people talk themselves out of everything. So
if you have the mindset that you want to grow,
you want to build this. And the people that we've
met so far, like we've had several cry like they're
(15:53):
just so excited just to have the opportunity to learn
and to see like this is something that is truly obtainable,
you know, because in their minds they were thinking, we
can't do this, This isn't something that you know is
in reach.
Speaker 2 (16:08):
Right.
Speaker 5 (16:08):
So now in meeting these people in majority of them,
seeing how touched they are and how this has impacted them,
just we're only on week three right, so it's just
been truly amazing. But like you said, mindset is the
main thing.
Speaker 3 (16:25):
And don't count yourself out, go ahead, JB.
Speaker 4 (16:29):
No I was saying, And just to touch on what
she was saying, they already feel like they want, you know,
we're going to select one winner, but everybody that's in
the class and the master class have already came in
with the attitude that I won JB. Because I'm here,
and then the information that they're learning, Like on first class,
we went over home ownership.
Speaker 2 (16:45):
Second class was all about.
Speaker 4 (16:46):
Lending and financing and doing the deals and seeing them
understand the difference between the different lending organization and stuff,
what a retail lender would do a commercial lender, and
then even hard money or private money lending.
Speaker 2 (16:59):
They got all of that on that day and they
was like whoa.
Speaker 4 (17:01):
They was blown away because she was to mention in
like a six forty credit score.
Speaker 2 (17:05):
We had the person that had a five baty credit score.
Speaker 4 (17:08):
They didn't even know that they qualified for a mortgage
and everything, and so they get in all of that.
Speaker 2 (17:13):
That's empowerment and stuff.
Speaker 1 (17:14):
So yeah, I went to the website and I saw
a list of questions that some people go through to
see where they fit in the process, and the BEE
word stood out to me. It acts had you ever
filed for bankruptcy? And it stood out to me because
I have a sister who filed for bankruptcy maybe ten
years ago, and recently another friend is researching to file
for bankruptcy. So what will you tell somebody who counts
(17:36):
themselves out already because of the B word?
Speaker 2 (17:40):
I tell people all the time.
Speaker 4 (17:41):
Is that again, get out of the rat race, get
out the sideline, educate yourself or expose yourself to non
traditional ways to get things done. And that's what we
teach so in the class. And it was a great
opportunity because one of our partners with Prosperity Banking, Mss
Belinda Everett, has been in the game over forty years
and her background has been really like mortgage and lending
(18:03):
and things like that. If you go these traditional routes
and things, you would also probably feel, you know, discouraged
and everything. But when we came together, I brought my
non traditional background to it and we jersey together. And
that's why we call it the duplex flex. Guess what
I gave my testimony in the class. I was the
ultimate red flag four hundred credits go to board. All
(18:26):
things that they can say I had and I had
to start in the journey. But there are lenders and
private money lenders that will work with you to get
you out of the game. And then again I told
you just because of where you start, don't mean that's
where you are finished. But not knowing and sitting in
the sideline just twiddling your thumbs as a whole. Another
thing you won't find out you lost already.

supporting Black women and are women taking care of our
self enough and communicating well enough so that our men
know what's going on in the studio with me today,

I have the chair and co chair of Uplift Her,
the Women's Wellness Day taking place at the Community Collective
right absolutely, Sidney Hicks uplift Her chair and Belissi appears
uplift Her honor every chair. I know we're gonna get
into a lot today talking about men's wellness and women's wellness.
But welcome to the show, Ladies. Tell me what is
uplift Her?
Speaker 3 (20:25):
Yeah, I'll share.
Speaker 6 (20:26):
Uplifts Her is a women's wellness initiative. We are an
initiative under the African American Male Wellness Agency and we're
all about empowering our women.
Speaker 3 (20:34):
Now.
Speaker 1 (20:34):
About three years ago, I recall a good friend of mine,
Kenny Hamilton from Ohio, saying, sCOD We're.
Speaker 3 (20:40):
Coming to Houston. We're doing this big event. We're taking
care of the men.
Speaker 1 (20:42):
We're gonna talk about men's mental health and all of
that meaning with the mayor. How did this go from
the men being about the men to now the men
about the women.
Speaker 6 (20:51):
Yeah. So it started in Columbus twenty plus years ago
and we were doing so much for our men, having
a free day of wellness meant for men, and we
were like, hey, we need something for the ladies too.
That's really where it started.
Speaker 1 (21:04):
If you are familiar with the men's portion of this,
they have a walk every year here over at the
University of Houston, or at least for the last.
Speaker 3 (21:11):
Two or three years. So is this the first year
for the uplift Her Women's wellness portion?
Speaker 6 (21:16):
No, this is a third year. Yeah, vendors, free resources,
we have some really cool fireside chats going on, we
have a youth experience and even a micro career fair.
Speaker 1 (21:25):
We're talking about Women's Wellness Day. The uplift Her event
is Saturday, September twenty seventh, from ten am until three pm.
Speaker 3 (21:33):
I love that you're talking.
Speaker 1 (21:34):
Micro wealth, health, full bodied wealth, vision and growth in
a way that's real relatable and just being ready to
shift your mindset. Also in the studio, Miss Belissi appears.
She's the founder of Befit Foods.

Right correct, Yes, Befit Foods. This is our eleventh year.
Now I'm really excited about that. But the chair for
the African American Men's Wellness, Pastor Jay, has been an
avid customer of Befit Foods. Last year he asked me
to be the honorary chair for Uplift Her. Just being
a part of this organization, it's not just you know,
your typical organization where they're hosting events. This is really

something that you feel connected. The name I mean speaks
volumes that the community and the ladies out there really
know that what they're coming to is something to connect to,
a community, to connect to and increase your awareness of yourself.
Speaker 1 (22:24):
Can we talk about that just for a second, Uplift Her.
The fireside chat is happening at the event, and a
few of the topics that you guys are going to
be talking about really stuck out to me, Like women
currently going through perimenopause.
Speaker 3 (22:36):
Somebody may say, what is that.
Speaker 1 (22:38):
At the beginning of this segment, I said, men are
gonna want to tune in and here, in addition to
the women, here about these stages of life that we
find ourselves going through. On both sides, so real quickly,
can you tell us some of the vendors that are
going to be there, and then can we get into
some of the fireside chat topics.
Speaker 6 (22:55):
Yeah, we have University of Houston, we have ut Health,
Johnson and Johnson, and we have Kroger. I mean, we
have so many different screeners and screening vendors that are
going to do biometric screenings, mental health screenings, vision screenings.
I mean, whatever you can think of, you can find it.
Speaker 3 (23:12):
Uplift her.
Speaker 6 (23:12):
Think of what you mentioned too about just blending the
just a holistic component of finances health.
Speaker 1 (23:19):
Pause because we didn't say I didn't hear finance. Let's
just put a pin in the parking lot right side.

Tell me more about the financial part.
Speaker 6 (23:27):
Yeah, so we have a fireside chat. Actually Bellicia is
going to be a facilitator on that that chat, but
it's really going to just be a deep dive into business, entrepreneurship, finances,
and we know that health is wealth, but also wealth
is health as well.
Speaker 3 (23:41):
Yeah, absolutely, wealth is wealth. Well about I see.
Speaker 7 (23:45):
I brag on them being in business eleven years, but
that financial aspect could have thrown me off a lot.
The organs and everything inside of our bodies work together.
Speaker 2 (23:53):
Now.
Speaker 7 (23:53):
Part of being healthy is having your finances in order.
Part of being healthy it it doesn't just stop at
the foods. You're taking everything that you're putting into your
body and your mind. With everything that you're feeding your
mind as well. And so if you are stressing, and
finances is something that majority of Americans stress over. It's
not something that you can do on your own.
Speaker 3 (24:14):
You need the community behind it.
Speaker 7 (24:15):
You need those resources, and that's what we're providing at
Uplifters Wellness Day. It's not just about coming and getting
you know your wellness checked, and we need to check
your mental as well, and we want you to do that.
Something that the founder, Pamela Gregory always says is wellness
is power. Your wellness is your power. Financial stability, the
(24:37):
foods that you're putting into your bodies, those things all
help to maintain a healthy lifestyle. Besides food, finances may
be one of the biggest stressors being in business eleven years.
The failures that I've had, most of them even stemmed
behind finances. But until I check that the stresses weren't
going away, you can't be healthy, or sometimes you can't
(24:58):
even lose weight if you were stressed. Sometimes you think
you're thinking that I'm eating right, I'm doing the exercises.
Why isn't this working? Because those chemical imbalances are there,
The things that you're feeding your mind are not allowing
you to lose the weight. You know, our bodies are
a lot smarter than we are, and we just cannot
psych it to believe something that it's not doing.

Plisia pears would be fit foods. Just listening to you now,
my mind jumped to something currently. You know, ozimpic is
very popular, and hearing you made me think about in
getting with some of these fads, are we thinking about
the mental implications of why we're not reaching our goals?

And does the.

Quick fix play into that? Mentally? Are we thinking through
how to sustain our health and our wealth the mental
part of that. You are the same you mentally. So

This is no not to my mother, but her doctor
has been telling her forever, go on a vegan diet.
Get your health, your blood pressure and things where it
needs to be. I'm just picturing my mother's face as
you say, bland. Everything's blanding her. Everything the doctor says
to eat is in the end.

While I'm here, let me say, stop blaming salt for
what sugar is doing. We've got to stop eating so
much sugar. A lot of people like to say.
Speaker 1 (31:06):
Don't take me too fast, but I say giving her
a nickname, right, Ali, slow me down. When you say
stop blaming salt for what sugars?
Speaker 3 (31:16):
What does that mean?
Speaker 7 (31:17):
So a lot of people blame some of their illnesses
that they're they're just eating too much salt, but they're
ignoring the fact that it's the sugars are the main
causes of diabetes and some of those other illnesses. So
a lot of people like to monitor the salt intake
and ignore the sugar. And if we paid more attention,

you realize that a lot of the foods that were eating,
the breads and the coffeees and everything.
Speaker 1 (31:44):
Else, well you just cursed in me, just cursed to me.
Not that coffee that's so good to me outside that door.
Don't don't touch my coffee.
Speaker 7 (31:52):
Take a look at it. One of the doctors that
I love likes to say, you don't like coffee, you
like sugar. Speaking of doctors, Beliezy Peers, who you hear from,
Food's also secured a partnership with m d Anderson Cancer Center,
and her company offers meals in some of those hospital locations.
So if you hear her tell others these things, some
of these things they will share on the panel at

of friends who are dealing with it. Now, how dare

into menopause and everything in between. We go through cycles

Parry is something that your woman is going through that
may explain why she's snapping at you or distant from you.
