for a minute here, because youknow the weather has been just unbelievably hot,
and as most people can predict,the calls for air conditioning have skyrocketed.

I know the call The calls reallyspiked up starting what Wednesday or Thursday?
It was? Yeah, Thursday waswhen it really popped. Yeah. When
when when we started pushing the thetriple digits as far as the heat index

because the humidity levels went up,temperatures went up, an ac started getting
stressed out. Yeah, I thinkwhat happened this year is that it was
relatively mild summer and then it wentfrom a mild spring yet mild spring,
to all of a sudden one hundreddegrees without much ramp up. So the

systems that normally kind of peter areout over the course of a month or
so just all had a problem allat once. Yeah, we never we
didn't really have those ninety five toyou know, one hundred degree days.
It just all of a sudden wentfrom ninety to one hundred and one.
Yeah, it's probably been the busiestweek that I can remember since I started

running this AC department. So rightnow, if somebody's having issues with their
air conditioning system, and obviously youknow it's it's a week end, a
lot of texts are already busy,there's limited texts available. What can a
homeowner do in order to help getto Monday, well tomorrow. It's amazing
(06:14):
how many houses that we go tothat it's nothing more than a dirty filter
or maybe a reset of a breaker. And those are things that as a
homeowner you can definitely look for,is seeing if you get a fresh filter
in there, and if you tryto cycle the system on and off that
may turn it back on. Okay, well you mentioned a tripped breaker cycling.

The system is not going to fixthat though, Well it's there's been
some power searches because the system isstrained so much that it's been surging at
people's houses and so we're seeing alot of that right now. Okay,
so they need to go to theirbreaker panel and reset it or is it
an internal that when they shut thesystem down and turn it back on,
(06:56):
its automatically. No, no,at the breaker panel. Okay, okay,
So the secondary thing that people arefinding their coolant levels are low the
system ice is up. That's right. Well, you can put a charge
in there to try to get toa well, you can have somebody put
(07:18):
a charge in there to try toget to where you can get a replacement
part. But there's not an easyfix really for a do it yourself or
when you start getting refrigerant leaks,right, I mean, the first thing
you need to do is if it'siced up, shut the system down and
let it thaw out. I mean, otherwise you're just gonna make matters worse
(07:39):
and run the risk of burning upyour compressor. So beyond that, yeah,
you're you're going to be facing havingto bring a tech out in order
to take care of the the issueand get the right coolants in there.
Now. Yes, yesterday, whenI was broadcasting from Florida Core, I
(08:03):
had someone stopped by and talk withme. In fact, we had her
on the air. She was havingan issue where AC companies were telling her
she needed to replace her system simplybecause our twenty two wasn't available anymore.
Well, that's definitely not true.Yeah, that's what I told her.
(08:24):
Yeah, and I'm going to repeatthis today because I know it's a different
audience on Sunday. Our twenty twois still readily available. Yes, they
can't make it anymore, but thateverybody knew that the date was coming where
they couldn't manufacture it. The manufacturersproduced a bunch of it thinking they would

get a gold mine out of it. They got more on their in their
hands now than what they anticipated.And quite frankly, the cost of our
twenty two has come down from whenit was at its peak after they put
the band on it, because nowthey're starting to be stuck with some of
it, trying to get rid ofit, and so it has come down
a little bit So if you dohave in our twenty two system and it

still working good and just needs somefree on put into it, put it
in. Don't let somebody tell youyou have to replace it over that.
But keep in mind the only reasonit's low one coolant, it's got a
leak somewhere, and so you probablyare looking at needing to replace it before

too long. So yo one,But one last thing before I got to
take a break, here is thecost of AC systems. Over the last
twelve months, they have just skyrocketedin price from the manufacturers. Has that
(09:54):
slowed down any yet? Yes,a lot of post COVID everybody was saying
supply chain issues, supply chain issues, and so we went from having maybe
two price increases a year to duringthat twenty twenty one timeline having more like
five price increases a year both ofthose years. But they've stayed relatively stable
(10:20):
for at least six months now.So everybody needed to gear up to cycle
into the new twenty twenty three seerstandards. But once that happened, it's
it's been fairly stable. Now.Okay, all right, well I'm gonna
get ready and take a quick littlebreak here and we'll come back with more

there, Okay. You know sometimesI have people who call in and they're
trying to bring their house down tosixty eight and you know, sometimes even
as low as sixty three degrees,and they have a hard time understand why
the system won't do it. Now, I always sound, look, you're
(14:54):
gonna you should get down into themid seventies, but you're not gonna.
It's not designed to, especially inthis heat, to get down into the
mid sixties. That's right. There'sa couple of pieces to doing load sizing
on equipment. One of them istrying to satisfy the heat load, which
is the heat from the outside tryingto radiate in. The other is the
(15:16):
humidity and trying to balance those two. You have to pick a coil that's
going to both cool but also ringthe heat out of the air. So
if you try to go too big, some people just intuitively think, let
me just go bigger so I cankeep it cooler. Well, if you
go too big, you'll lose yourability to get the humidity out of the
air. So it's important to getthe right size. The problem with that
(15:39):
is that a manual j load calculationis designed for ninety five degree outside air
temperature at fifty percent relative humidity,and so when we hit these one two
hundred and five degree days outside,we're now exceeding the loads that that house
system was designed to be able tohold. And so those are normally calculated
(16:06):
with an indoor set point of betweenseventy two and seventy five degrees. So
you could imagine if you've got atwenty degree differential between the indoor and outdoor
on your load calculation, if youroutdoor goes up five degrees, your indoors
going to go up five degrees too, So you may only be cooling down
to eighty degrees inside on a reallyhot day, and that's all the system
(16:27):
is going to be able to giveyou. Now, that's one benefit to
doing something like a true variable speedsystem, because in those kind of system
archetypes, you can oversize a coil. Some they come in only one one
ton increments instead of half ton increments, so you can oversize it and it'll
(16:48):
still be able to account for thatand keep the humidity low while also satisfying
those really really hot days outside.Okay, and what about the dual speed
on a two stage compressor on theoutside, dual speed fans and such for
(17:11):
humidity control? Oh yeah, yeah, So in our kind of system types
that we build routinely, I putin a lot of true variable speed,
but also we put in a lotthat just have a two stage compressor outside
and have a variable speed blower inside, and that can also help do the
(17:34):
humidity control. And those come inone ton increments as well. Okay,
all right, Well, I'm gonnajump onto a call here real quick is
to hang on there and uh,let's see here seven one three, two,

a week and a car affiance comforthot water lines and the plumber that ended
up fixing call. My attention tothe fact that there's a lot of blue
green around the soldering right, andI'm concerned that this is the thing to

be everywhere else in the house.Twenty two years old had it built.
But can you tell me is itworth my time to get someone to fight
my house or should I try tofind the local the places that could eventually
(18:42):
leak in house again that I mustmyself. Yeah, but let me ask
you a quick question. I mean, it's twenty two years old. I'm
making the assumption this is the firstleak. Correct, yes, sir,
this is and what leaked the hotwater line going to a lavatory in the

bath? But was it a jointor was it the pipe itself just sprung
a hole in it or what?You know? It was right down scream
an inch down, scream of anelbow. Okay, in the half inch.
You know, I assumed it wasa velocity problem. Yeah. You
(19:29):
know a lot of people don't realize, but you know, water running through
a pipe will put wear on it. And it's one of the reasons that
you don't hear me recommend recirculating systemsstay on all the time so people have
hot water, because it literally willwear out the pipe. I mean that
that little river that's in the bottomof the Grand Canyon made the Grand Canyon
(19:52):
right, So just like the waterwill wear the shorelines, it will where
the sides of your pipe. Withthat being said, I don't think the
green that you're seeing is going tocause you a major issue anytime soon.
Will it? Over time? Causeleaks. Yes, but we're probably talking
(20:14):
not just years, but probably decadesfrom now. Well, hear what you're
saying. The plumber that fixed it, that people that originally installed it didn't
wipe whatever treatment they did to thetubing prior to making the solder connection.

They didn't wipe that at all.And so I'm assuming it's throughout the house
where there was another connection of thewell, and you're correct, it probably
is throughout the house that way,or at least several of the joints,
because there was more more than likelymore than one person doing the soldering when
(20:56):
the house was built. Typically asthere's going to be two or three of
them out there, you know,solder everything together. So can it happen
again, Absolutely, But be honestwith you, and we do a lot
of replumbing of houses, I wouldnot recommend that you replumb it at this
time. If it starts, ifit happened again, then yes, I
would say, hey, you probablyneed to go ahead and replumb it.

But typically advertisements for company that aboutand pipes the house, right, is
that the same thing you guys do? Oh yeah, yeah, we do

parts in labor now, that's right. Yeah, we um recognize that in
the industry, the industry is movinga lot towards the tenure labor warranty so
we made the decision to match that. So you can get now a complete

system installed with the tenure essentially bumperto bumper equipment plus labor with from the
factory. A twelve year on yourcompressor in a ninety nine year on your
heat exchanger. So, but onecaveat on that that equipment has got to
be registered in order to receive that. And so it amazes me how many

companies don't bother registering their equipment.Yeah, so if you don't do the
registration, it'll come with a fiveyear per the label on the side of
the box. But we register andthen send those registrations to the homeowner every
time so that they feel confident thatthat equipment has been registered. Okay.
So and yeah, I don't knowif you can answer this question, but

ninety nine years on the heat exchange. The rest of the unit doesn't last
that long, and when you goto change out the system twenty years from
now, it's going to need adifferent heating system. So where's this ninety
nine years gonna Well, it's uh, it's so that they can define an
(25:33):
actual number to rather than just sayinglifetime. Okay. So, in some
of the product literature it says lifetimewarranty, but when you actually look at
the registration material, that's ninety nineyears that you're getting there, got you.
But that being said, especially inthe Houston market, we have much
more of a cooling season than wehave a heating season. So it's not
uncommon for somebody to go through twooutdoor unit condensers and two indoor evaporator coils

before they actually need to replace afurnace, unless, of course, they
want to upgrade to the newest efficiency. Right. Okay, so I mentioned
when we started the show we've beenworking on putting in the floors, and
Johanna and I have been working onIn fact, we didn't stop working on

it until five after and the showstarted at six after. But our third
wheel, who's been helping us,has been dying to get on the radio
and say something. So Charlie,yes, what did you have to tell
us you wanted to talk on theradio? You're on? Well that was

I moved into a house last Augustin twenty twenty two. A month
or six weeks later, I kepthearing this boom boom sound in one of
my spare bedrooms, which is alsoon the other side of the garage.
I talked to one of the foremanof the development and he said, it

is some kind of fan in theattic and I need to call the HVAC
installer to come out and look atit, which I did. The HVAC
technician went into the attic and hesaid he unplugged or disconnected whatever it was.
Now I'm concerned maybe I should havehave them reconnected. Do you know

what this is and what it does? Thanks for your input, Pam.
Now, it obviously could be sometype of exhaust. Man, But I'm
betting because this is a newer home, you know, built in twenty twenty
two, it's probably an encapsulated house. And I'll bet you that's the intake.

Absolutely, Yeah, forced air fromoutside. And what that guy just
did is caused this lady a problemthat's gonna start plaguing this house with humidity.
Yeah, because that you have tohave a certain amount of air infiltration
in order to have a healthy house. And when you have a house that's
so well sealed up that all thewindows are tight and the insulation in the
(29:06):
walls is tight, you have tohave supplemental ventilation to provide an appropriate amount
of airflow in that house. Andthat's also the reason I always talk about
foaming the walls, leave the atticwhere it's breathable, because that helps with
that problem as well. But definitely, if you've got one of those fans
(29:27):
that's in there for bringing in freshair into the system, it's there for
a reason. And yes, itdoes need to be hooked back up,
Pam, And you know if thefans making noise, it's not a complicated
change out to get it working likeit should. And given that this house
(29:47):
is as new as it is,it should be under warranty still at this
point, I would also input thata lot of HVAC texts do that kind
of procedure all the time because theydon't necessarily understand the engineering behind it.
They know the operations of how atraditional system is operated, but these are
(30:11):
take a little bit more advanced engineeringto understand the airflow changes that are needed
in a house of that type.Well, at the very least, they
have to go through the continuing educationclasses to learn about these new systems.
That's right. You know, there'sa lot of trades that have the old
school way of thinking, and whenyou're getting into the AC world, we
(30:36):
always got to keep up with thetimes because we're the evolution of our technology
is ever changing because of the standardsof energy efficiency that are required upon us,
and so if you don't keep upwith those changes, then with these
new home developments, so politically correct. Now, see the way I would
have said that is you've you've gotto keep up with all the changes because
(31:00):
the EPA and the government and theirinfamite wisdom want to keep changing the rules
and moving the line, and wegot to keep up with where they're moving
things to right. Ron are indifferent, They're moving it absolutely. Yep.
Even just as something that is asroutine to to my team as a variable
speed system is out of reach ofa lot of quote unquote old school guys
(31:26):
that don't stay up with the currenttechnology because it does take some special training
to understand how to work on thosesystems. Well, and I know I
got to take a break here,but you know you bring that up a
lot of times. Homeowners will bringup well, I don't want to put
that in because the system is toocomplicated and too much can break down.

But those systems, one of thenice things a bottom is they can actually
be monitored off site to know whena problem is approaching as well. Yeah,
you know how vehicles of previous generationsthey would just come up with an
engine light and you wouldn't know whatit is. And then the cars of
today, when you are driving downthe road, it'll if it has an
(32:09):
error, it'll actually explain to youwhat that error is. Maybe it's a
tire that's low on the front leftside. Yeah, I'm tired of getting
the text from one of the salesguys. It's driving them one of the
malibus that keeps texting me that it'sgot a low tire. But that's a
different story. But yes, goahead. But for us, the technology
of today, there as sensors inthose systems that we can diagnose the problems
(32:34):
from our office chairs, and whenthey come out in site, they can
they can read on their screens exactlywhere the problem is. So you don't
spend time with the guy trying todiagnose and figure it out, and you
also spend less time down because we'renotified. It may understand that there's an
(32:55):
issue before the homeowner even understands there'san issue. Well, I would I
would make the assumption that helps withhaving the right parts when you go out
as well. Absolutely, So I'lltell you what I got to take a
quick break. If you've got ahome improvement question seven one three two one

air conditioning, any home improvement questionyou have seven one three two one two

five eight seven four. You know, we talked about dust air conditioning,
and obviously most people have heard aboutdust foundation repair, and of course we
have dust plumbing as well. Butif you know when you're having a foundation
problem. That's one of those thingsthat a lot of times people will stick

their head in the sand and say, oh, I don't want to deal
with this right now, I'll dealwith it later, And later turns into
a month, a year, fiveyears, and before you know it,
that little problem that could have beensolved with preventative maintenance is now a full
blown foundation problem that requires underpinning.You know, when people call early enough,

you don't have to do full blownfoundation repair. You do some root
shields, you do some watering,some drainage, You attack what's causing the
problem instead of waiting for the problemto be so severe that you got to
totally rebuild and fixed stuff. Andthat's really what we deal with it at

this happen, how can we preventit from getting worse? And do we
need to do corrective actions? Andyou know what, half the time you

Garland actually, but he says,what is the main cause of temperature variation
from the AC events? In myhouse? I have some vents that blow
colder and they are further away fromthe unit than others that are closer.
Could it be an issue with theducks or possibly a blower motor issue?
(36:44):
Any suggestions on who I might contact? So why would the further away ducks
or vents be blowing colder than theclose ones? A couple things come to
mind. One, there's different typesof insulation ratings for ducting, and so
(37:07):
if somebody accidentally threw some return insulationon a supply side, that's could be
heating up a lot in the attic. Another big one is that not everybody
does a great job of putting togethera supply planum and so you have to
get some lament or airflow off ofthat blower and down that duct run before
(37:30):
you start splitting off and go indifferent directions with the air. So when
people are reusing ducting or maybe theyare doing some crazy sizing to get a
coil fit up to a blower froma furnace, those don't always get very
(37:52):
good airflow off of them. That'swhy we when we put a system in,
we're putting in a coil that boltsright up to the furnace, and
then we're putting in a new supplyplenum that's coming directly off of the other
side of the coil that's the exactsame size to fit up to it.
Can you use the duck work,but the plenum you change out, that's
right. Yeah. Now, oneother thing that can cause it is as

the duck work ages, depending onwhat type of duck work it is,
sometimes it starts splitting open. Yeah, there's Yeah, there's a lot of
ways to get the connections wrong becauseyou've got to connect the inner liner and
seal that up and then put theouter insulation around it and seal that up
too. So there's a lot ofplaces where eric can get sucked into that.

Yeah. So really, what whatdoes which what they need to do
is have a technician come out takea look and see you know where the
make sure that one that the duckwork is all in good shape and two
then check the flow pressures and thingslike that to make sure that it's getting

the proper air flow, not justthat the duck work looks good. That's
