quarter inch wide. The home isthirteen years old. Is that normal?
And is there anything I can doto repair it before having to replace everything?
Thank you? No, that's notnormal. In fact, the way

Hardy is put together, I guessI would question is this a straight line
split or is it kind of jaggedBecause if it's a straight line, it's
probably just a joint that opened upand it's time to recock it. Because
thirteen years old, yeah, Iwould guess that that is likely what you're
dealing with. But if it's kindof a jagged line, then I'm going

to start questioning what is moving sodrastically that it's breaking it because no,
there's nothing normal about it now.Of course I haven't seen it, so
I can't say exactly what it is. They do make pair kits, though,
for James Hardy Siding. Uh.And that's for if you know,

it gets hit or something like thatwhere it gets damaged. Uh. They
actually have a repair kit that youcan use on it, and that would
take care of something like you're talkingabout. But it's definitely not the norm.

situation. I've got real whole plank, not not the prefab sort of wood

flooring, and it's a mixture ofoak and reclaimed so it's got natural distressing
in it, different different widths,and so it's really beautiful. I really
love it. But now I wantto add the next room which connects or

will touch this, uh this woodflooring, and I'm a little concerned about
how difficult it's going to be tomatch it, and I I also have
a couple of problem areas in thiswood flooring that I've not been able to
find someone who can come fix itfor me. So I was wondering if

you had professionals that you could recommend, or what your thoughts were about this.
So if it's true wood plank,that way it can be sanded and
refinished to where everything would look thesame. Now, I will tell you
old oak does look different than newoak, so you still could have some

issues with that, but yeah,it definitely can be worked on now as
so as long as it's I mean, but it would have to be like
full plank, like the same stuffin oak, and they would just have

to blend it. Yep, okay, And no two ways about it.
That's going to kind of be aproblem because it's not even going to be
just a regular guy who does refinishing. It's going to be somebody who's a
specialist at doing what you're talking about. So I don't have somebody that I

know that does that, But I'mgonna give you somebody to call who has
to deal with this kind of stuffand they probably do have somebody. Okay,

it because they are a restoration company. So when a person's house, you
know, has a pipe that breaksand floods it or rising waters, flooded,

they deal with restoring the house backthe way it was, Okay, and
I would imagine they've had to dothis before, so they probably do have

conditioning? Is this correct? Atthe end of this year, they're not
going to sell anymore four to tenand it's going to four fifty four B
units? Is that correct? Well, you're still going to be able to
get the four to ten? Uh? What's happening? Go ahead? I

think sorry. Yeah, what's happeningis the government is stepping in and changing
coolants again, and so some ofthe manufacturers are going to the four fifty
four. Uh. Others have anotherbrand or another type that they're going with,
and so it's just another one thatthe AC technicians are going to have

to carry on their truck and butyeah, as far as new units,
they will be changing the coolants again. Okay, Well, you know what
I got is I got two units. I got a four ton into two
tons and there you know, they'retwenty four years old, you know,
and I just didn't know. Behoovedme to go ahead and bite the bullet,

you know, before the end ofthe year. You know, even
though I think my units are running, but they're not going to run forever
twenty four years of piece. Yeah, at twenty four years, I can
guarantee you the new ones are goingto be so much more energy efficient that
you'll save your money over next overthe next coming summer. Yeah. Okay.
Then we talked about these units.You know, there's a single speed,

double speed and variable Is that correct? Correct? Or less? More
or less? Yes? Okay.You know my problem with buying a variable
speed, which I listen to otherpeople talk, you know, that might
be my problem. But just thecost, you know, maybe not so

much as initial cost, but repaircost. I mean, is there like
a ten year warranty on parts onthose variable speeds or how does that work?
You know, as far as gettinga good warranty on something, you
know, all the different manufacturers havetheir own different warranties. What a lot
of guys don't sell is there isaftermarket warranties available on HVAC systems, and

a lot of companies don't bother tryingto sell those, but they are available.
And you know, as far asthe variable speed versus say a single
speed or a dual speed, here'sa big difference. Yes, they're going
to cost more money. If youhave an area where you're having issues with

humidity control, the variable speed cannotbe beat. A single speed operates just
fine, just like they always have. It's just more bells and whistles when
you get into the variable speed.I will tell you in my personal home,
I run the variable speed because Ilove how quiet it is versus a
single speed and the humidity and temperaturecontrol. So there's definitely some big differences.

we were talking HVAC systems and sorryabout that, Greg, but I have
to break when it's time. Yeah, you got to pay the bills.

speed, how is that just alow and a high? Is that?
You know? Is that all thatdoes? More or less? Yeah,
it's just it's just a two speedthat it can slow it down and you
know that again helps with the humiditycontrol. And with the quietness of the
system. Yeah, because my oneof my neighbors had one put in after

Harvey, and I know the difference. I mean that he has a variable
speed, and yeah, you knowyou can tell the difference. But it's
there's really no more expensive to runthan just a single speed, is it.
I mean, no, definitely not. In fact, they are typically
more energy efficient than the single speed. It costs less to operating because they

will stay on longer and your bigexpenses is kind of like turning on a
fluorescent light. Used to be itwould take twenty minute. It's of power
to switch an old fluorescent ball bond, where with the eight C systems,
the power boots, boot up doestake power. But it's just the comfort

level and stuff. I mean thatthat's really the big thing. Well,
you know, I understand what you'resaying about the humidity control because you know,
I've lived up to this house inConroe for a little over a year
now, and you know, lastsummer, you know, my humidity levels
were just not right. Even thoughI was cool, you know, I
still pushing sixty percent. That's that'shigher than I like. It is a

little high. Yeah, and uh, well Okay, y'all kind of sell
the American Standard or do y'all sellall brands? Or I mean, how
do y'all go? We have otherbrands we can sell as well, but
yeah, we do a lot ofAmerican Standard. Well you know, okay,
so I was talking about a warranty. What kind of warranted offer on

those units? You know, likeon parts? Well, like American Standard
for instance, it typically has likea ten year on the compressors and things
like that. But even that,in order to make sure you get that,
your contractor has to register the unit. Otherwise it only has a five

year So a lot does depend onwhat the contractor does. But we also
do sell a after market warranty oroffer you an aftermarket warranty that gives you
ten year parts in labor. Yeah, well you know I would you know
I have you know, when Ibought this house, you know, I

(18:42):
had to buy a warranty. Youknow, America Home Shield. Okay,
some of my AC went out.You know, I blew a capacitor.
I could see it, you know, so I go ahead and go through
the rigamarole to get ahold of them. Didn't they tell me it's going to
be a week gym. You know, well, and on these type of
warrant it's not that way because yousimply like the one we sell, you

would simply call us, we comeout. We just we're the ones who
turn it in. Then, yeah, okay, because you know I'm able
to get ahold of a nacy guyon you. And you know he sold
me one for sixty bucks. Iput it in myself and I was up
and running the next day. Youknow, yeah, I just hate having
to do that, to be payingmoney for a warranty, and just you

know, I just normally be Itell you how I look at it.
You know, I bought a newtruck this year, and you know,
it used to be I'd always say, no, I don't need the extended
warranting stuff. But the vehicles havebecome so complicated that the least little thing

goes wrong and it's fifteen hundred bucks. And honestly, your air conditioning system
is getting that way as well.And so typically the first time you have
a claim, you covered the exof the extended warranty. Sure, and
I understand that. You know,okay, one more question here, Sure,

answer it the best way you can. I'm looking at the four ton
and the two tons? Am Ilooking around twenty twenty five thirty? You
know, just ball park me inthere somewhere. You're looking at two units,
yes, sir, Yeah, you'reprobably looking twenty to get one for
half price. You're a funny man, No, I'm teasing you. Yeah,

you are in that probably between twentyto thirty, depending on the brand
and depending on the style. Youknow, the single versus dual speed.
You actually could get less than twentyif you went with single speed on both.
Yeah. Well, you know,I'm selling myself on variable speed if

I think I can get a decentwarranty on them, you know, because
I might not live here ten moreyears, you know, I might not
be around you know, yep.But I just want to have the comfort
of, you know, just nothaving to buys it. You know.
I'm worried about circuit boards and stufflike that. More. That's it,
and that's where that extended warranty comesin. But hey, I know I'm

more than thirty percent, and soI personally I would let them go.

where you know it's sixty seventy eightypercent, a lot of times they're going

that it's too too high a chanceof rain. But at thirty percent,
even when it even if you doget rain, I mean you see it
coming, they cover it, theyget it prepared, and you shouldn't have

about flexible ventilation ducks. Should youreplace the flexible ventilation ducks in your attic
My house is over twenty four yearsonly if the duck starts having a problem.
Now, Uh, if you hadducks from the eighties, they were

the gray flexible, they had aproblem, the gray plastic on the outside
would deteriorate and peel off, allowingthe insulation to peel off that had to
be replaced. Nowadays, the ducksare the silver kind of milar types material,
and uh, it doesn't tend todegrade and peel off that way.

Newer ducks have a little bit betterinsulation on them. But honestly, unless
you're having a problem with the duckwork, no, you don't bother replacing
it. So hopefully that helps youout with that and possibly saves you a

But again from six to now,no, I would not replace them until

I just see all around, andI I've never had my ducks cleaned out.

Is that would that be a goodidea? Could that be causing a
lot of external dust or is thereanother reason for that? It's probably not
the cause of it. Unless theducks have holes in them and it's drawing
air in from the attic, thenthat can be the cause of the problem.
But as far as having to cleanthem for that, now that that's
unlikely. How old did you saythe house was? It was built in

I heard the question about the ducksearlier, so that's why it get me

I had windows. I had someinsulated windows put in upstairs. I've replaced
all of it. About two ofthem, the big one over the door
I didn't do because it's more expensive, and then there's another one in the
bathroom, the master bathroom. Butthe rest of them I have replace.
So yeah, that's a kind ofwondering. Yeah, yeah, no,
it very well could be a selfgenerated problem you got when you have the

one inch filters, You got tochange them every month because what happens is
they get caked up with the dust, and once they're caked up with dust,
the rest of it kind of flowsthrough into your system and that will
float flow through and create dust inthe house. So just to be more
proactive about changing my filters and usegood filters. I mean, I don't

want to break the bank on filters. I mean, I know there's a
variety that you can buy, andI'm certainly not buying the cheap ones that
yeah, I tell you, theones I like to get, especially if
you're having a dust issue, isdepleted filters. They're not that much more
than just getting those fiberglass looking ones, but the pleats catch more of the
dust and pollens and things like that, so it does a much better job

and they're weaving them in through thepost. If you go to Dallas,
they typically run them vertical like wedo in Houston, but they put a
board on a board, so they'lltypically be like a one by four going
over where the gap is and soyou don't see through them. They also
put a top board on and anddifferent things like that. So the different

areas have different types of fencing,but in order to get rid of that
gap, you would have to dothe board on board. Okay. Is
there any particular efence company that yourecommend? No, sir, because the
fence companies typically hold to just tightareas. They don't do a lot of

traveling, and so I don't getto know the different ones through, you
know, all over the city.Yeah, okay, what was that feel
that you said you put on everyfour or five years against lise? Ready
seal ready feel? Okay, yep. You can just pain all the pressure
roller or something like that, rollit on, brush it on, you
can spray it on. Uh.Yeah, it's very easy to put on,

and you don't have to worry aboutruns or lap streaks because it soaks

a GNAT gas water heater to changeout. Didn't know if it was better
tank or tankless. Huh. Youknow, I personally like tankless water heaters,

uh, because you get a continuousflow of hot water. But it
all depends on your needs. Imean, you may not need more hot
water than you're getting out of thetank. It is cheaper to operate tankless
water heaters, but the purchase ofthe water heater itself does cost a little

(54:00):
bit more than a tank type.But you're, like I said, you're
operating costs or less. Your bigdeciding factor though, is typically what's it
going to take to retro fitty installation, because you got to see, you
know, what size gas line yougot coming to your tank versus what you

(54:21):
need for the tankless I like touse a tank on a gas water here
that way, Naveyon, it's extremelyefficient. In fact, the vent pipe,
a single wall PBC vent pipe canbe used. You don't even have
to use metal. And it usedto be you had to have a three

quarter inch gas lines going to tankless. Well, they've got them down so
efficient now that you can do itwith a half inch. So most of
the time you've got half inch comingto a tank type water here, and
then it switches down to a threeeighths so but it usually the half inch

is close enough that it's it's nobig deal to put it in, uh
is it in? The attic orgarage or where's it at. I got
two of them that I got tochange out. Ones that it's for rental
homes, ones in the upstairs,and the other ones in an attic.

Typically your lifespan of a tankless versustank is about two to one. Okay,
so it usually doubles the life goingto the tankless. Okay, that

a shower, even in the mornings. I mean so severe. It's on
the top of the bathroom window andthe bottom the water droplets are on the
inside, and it will puddle somuch that I have to wipe it up
off my window sill. I foundout they said, run the vent fan

when we take a shower, whichwe do. We have nameless ceilings and
my husband likes to take a hashshower when we have a brother large bathroom,
so I mean it kind of goesaround. I've never had this before.
I found out they had shut myvent on the outside myself, and

I was like, okay, howcan this escape if it's painted shut?
So they opened that up. Thathelped. Had the ac man come out
because I have a heat pump tokeep my humidity out of my house.
But that helped a little bit,but not much. She adjusted my thermostat

and no one said to know howcome I get so much condensation?
I mean to where it could belike I could pour a quarter cup on
my window sill and the bathroom.The other one is in the high so
I know it's coming from the bathroomevidently, but I need to alleviate the

house is encapsulated, so you're drawingfresh air in from outside through the HVAC
system. And the first thing Iwould check is make sure that that vent
is working properly, that you thatyou are drawing fresh air in. The
second thing is, uh, youknow the exhaust van. If he likes

to take long hot showers, yes, you need to have the exhaust van
on to to take the humidity out. Because if that room is the only
one that's that it's happening to andonly happening when the shower is doing that,
it's just a matter of running theexhaust out in order to to take

it. And so it may nothave a big enough fan. You know,
they do make different size fans forhigher air volume, so that may
be something you have to look at. What do you know what size to
look for. That's what I wasthinking, And I told them we also
have a ceiling fan in our bathroom. So he runs the ceiling fan and

he runs the aravan on top tothe exhaust fan. Yeah, to get
that out. But and when it'sdifferent temperatures outside. You know, it
could really be bad when it's calledoutside. Yeah, you know, double
our moisture content. I just don'tknow. I get the condensation too on

a couple other little windows around thehouse when it's really cold. But well
see, and that's why I mentionedthat if you get in condensation in other
windows. Now I'm starting to wondera little bit if the HVAC sys them
is working properly to dehumidify enough.Do you have any idea what your humidity

level is in the house? Yes, at the run from anywhere of sixty
two to fifty nine okay out hereright outside of Houston so well, Turing,
Euston and Austin. Okay, Well, typically on a house, I
like to see fifty to fifty five. That's normally where you're not going to

be having a whole lot of issues. I'll tell you. Typically my house
is at forty five percent, andat that you probably wouldn't be having all
these issues because I run a longhot shower as well. I literally sometimes
stay in there as though it's asteam room, uh, and don't have

these kind of issues. So how'dyou get down to forty your was it?
Do you have a heat pomp orI have a variable speed? What
do you mean veritable speed? I'msorry, the air conditioning system I run
has instead of just being either onor off, it's a variable speed where

it can ramp up or slow down, and when it's trying to control humidity,
it just slows down and the systemstays on longer because your air conditioning
system is really nothing more than abig dehumidifier, and so by keeping it
on, I'm able to draw outmore humidity that way. So you said

it's a what now you have avariable speed? Okay, I'm thinking maybe
we I don't know if we haveveritable speed on my unit. I'm gonna
have to look or call my iceeman back out. He adjusted something.
He also took all the filters outof our house, and we only have
one large filter up in the unit, which I have never heard of.

But yeah, yeah, you probablyhave what's called a media filter. It's
about to either four to six inchesthick. Yes, yeah, no,

house or building that's in the floodway and the lower level we were thinking
about, uh building it out ofCMU with no sheet rock on the inside,

you know, just CMU block.Uh. And I was curious when
it floods, we want to I'dlike to know if there's a way to
insulate that CMU that is that won'tabsorb water. Well, you can use
a foam board on it, andthat would that would not absorb water.

Because yeah, if you just gowith a CMU block, they're actually not
real energy efficient. Uh. Itseems like it would be, but it's
not. Uh. You definitely wouldwant to put some type of insulation in
it. Now. One of theother things you can do is, as
you're building it, uh, thecavity, the void that's in those you

know, the the blocks themselves canbe filled with mortar and that does help.
Okay, have you is there anykind of insulation that you can put
in the cavity when you're building it? None that I'm aware of that would
handle the flooding right right? Okay, all right, Well, thank you,

reason you're you're wanting to do itthat way is so when it floods,
you don't have to take everything outand redo it. Correct. Correct,
Okay. Once you take a lookat another type of system, then sure

they've got where you can put instyrofoam forms and then you fill it with
concrete. The styrofoam can stay asthe insulation, and you can put siding
on the inside like a James Hardysiding over it and have a nice finished
wall. You can put a sidingon the outside again that would withstand the

water and you would have a nicedry wall that you wouldn't have to worry
about. It would be it wouldbe solid concrete and typically the insul the
foam insulation is about two inches thickon inside and out. That would give
you a very energy efficient and besomething you wouldn't have to worry about getting

it wasn't whatever that was the celluloseor something that. Yeah, the cellulose

Well, then so my house wasbuilt in ninety six. In the
thickness, it doesn't settle out whereI need more or less. Well,
the if it's a blown in youknow, if it's blown in, yes

thing I will tell you is twothings. One, there's two different types

of ICFs out there. What you'regoing to find out here are typically not
going to be a waterproof foam extorform. The forms you're gonna find out
here are going to absorb water ifthere's if they're submerged. The foams we
used up north, because they wereon basements, were all waterproof. They

would not absorb the moisture content.On top of that, we would put
a waterproof membrane on the exterior ofthe form to prevent it from getting punctured
or anything like that, and allowingmoisture in. The Second thing is if
you're going to go ahead. Andthat's typically what I've used is the ones
I've had to have him shipped tome because I wanted the waterproof ones.

I've used them under uh like historicbuildings would raise them up and put a
stem wall and set it back downon it. Yeah, you'll see him
used in Florida and those for thoseforms that they use in Florida are not
waterproof. Yeah, they'll actually absorbedwater. See, he's got to make
sure he specifies what he's wants itfor. When he gets the forms.

Okay, he gets the wrong form, it won't work. But the second
thing is is in order in orderto put a cladding over the surface of
it on either side, he's goingto have to put furrying strips on there,
and yep, does that. He'sgoing to want to make sure that
he keeps an air channel behind thecladding whatever he's using, so any moisture

that gets behind it will allow thosefurrying strips to dry. Otherwise, those
furrying strips, want to say,get wet if they're if they're between say
hardy and the foam, there's noway for that water to permeate through and
it will ride out. Start moldingout his furrying strips. Yep, yep.

got to make sure he tells whoeverhe's doing exactly what he's trying to do
with this thing and make sure theydo it correctly. So that's kind of

different types of radiant barriers. Sowhat did you put in mine? Double
bubble and it's got white on oneside and it's got the foil on the

double bubble, right and and soyours has the the like packing type bubbles
on it. Yes, yeah,see that's normally made for like metal buildings,

on the roof rafters like you did, a simple single ply radiant barrier actually
works better. Okay, I gotthis had a really good deal, So
yeah, I thought it would workas well as whichever the other one you're

talking about. So yeah, andhigher inside of the house, the garage
and everything, yep, because Ihave it. But you know, I
was surprised that it didn't. Itdidn't even make It's like it's not even
up there. Yeah, and that'swhy, because it's it's not being used
for its intended purpose. You know, the uh the silver on that.

And I gotta go back and looknow because I may be wrong on this.
I was thinking the silver needed tobe facing down because that's a single
ply, and on a single ply, if it gets overloaded with dust and
stuff, it will tend to loseits efficiency. So normally that's got to
be facing down, and that verywell could be what's your issue is with
it? It does make a differencehow they're installed. Now, the one

I use all the time in atticsis the Energy Q. It's a multi
layer system and it's designed where youlay it on the attic floor so the
heat that does go in the atticdoesn't go into your insulation. But again

was the silver was the heat hittingthe silver bounced back up. Yeah.
A lot of people always think thatit's reflecting the heat, but all all

base, and during a storm andthe floods, obviously the insulation under at
the first floor mildews. I'm wonderingis there any kind of I'm getting tough
to replace eleven hundred square foot ofinsulation all the time, and so just
