and just tore everything up. Uh. I know a lot of people are
still gonna be dealing with this forseveral weeks to come, because it's not
just a matter of getting all thepower back up and things like that.

Uh, We're gonna have fences down, We've got windows to replace. Downtown
is gonna continue to look like adisaster area for quite some time because all
like that, that glass on thosebuildings, it's got to be replaced.
All that stuff's got to be customordered. It's it's not like it's sitting
on a shelf somewhere waiting to beput into these buildings, because not only

do the sizes have to be right, the tents have to be right,
things like that. So we're gonnabe seeing the aftermath of this storm for
quite some time. And uh,if you've had damage from the storm and

again, the damage is comparable towell when we've had hurricanes and stuff come
in, so uh it's gonna there'sgonna be long term effects of this.

This is Jim. How can Ihelp you? Hey, I had
a question about covering my windows doinga hurricane. We're going out of town
for a couple of weeks this summer, and my wife's like, oh,
we got to cut some plywood,you know, in case, in case

there's a hurricane, and so yourdad can come over and cover the windows.
My question is this, what iswhat do you think about cutting masonite
exactly the size of the windows.These are solid, big, solid pane
windows and attaching that masonite quarter inchmasonite with like cock or silicon. It's

gonna be a heck of a messto clean up later. Well, I've
thought about that and I can dealwith that. You know this, we're
having a car kid watch our house, and you know my dad can come
over and put it on. Butif that if I put something on that
glass, well and I go totake it off, will it affect the

glass at all? There's no kindof make sure you're covering on it.
Well, the glass will typically takeit better than other parts of the structure,
like if you put, for instance, cocking onto the brick or something
like that, it's gonna get downinto doors and you're gonna see it no
matter, no matter how good,this is, gonna be just on the

glass, just on the glass.If it's just on the glass, I
mean a razor blade scraper will prettymuch clean it up. Okay, but
now what you're thinking about, I'mgonna give you this. This the second
side of it though, because ifif it's on the glass, something hits
that board that you have on there, the glass will break still. Okay,

that makes sense. Okay, allright, well we may do pilocks
and just go from there. Yeah, the plylocks actually work very well.
The other thing that people tend todo is, you know, if you're
gonna go ahead and cut plywood andhave it ready anyways, you actually can

mount studs into the brick and haveyou know, have your boards numbered for
what windows they go on, andliterally those studs are sticking out. The
boards slide straight on to the thestuds that are sticking out like a bolt
sticking out, and you use awing nut to tighten up the plywood and

(07:33):
you're done. I had something similarwhen I lived on a lakes there's a
big open area and huge windows.I had something like that and that worked
great. Okay, yeah, allright, and especially if you know,
like have your dad come over anddo it or something, that'd probably be
the easiest and quickest way to coverthem up. Okay, all right,

(07:56):
all right, I appreciate it.You bet you take care all right,
by bye, but again our numberseven one three, two one two five
eight seven four. And look,it doesn't have to be plywood anymore.
I mean they've got polyproducts. Thereis fabrics that you that they do it

(08:16):
that way where they they have thestuds in there. You just have it's
it's almost like a heavy tart typefabric that you just roll it and hang
it onto those studs. It stretchesout and it takes a two by four
uh slamming into it and doesn't doesn'tdamage it. You can take a look

(08:37):
at like rollax shutters where you virtuallydon't have to do anything other than roll
the shutters down to protect your home. So you definitely have options nowadays,
more so than just put putting plywoodup. Uh. You know the uh,
the the plastic boards that are availablenow. Uh they're lightweight, easy

to handle, easy to put up. So you know, I would take
a look at some of the otheroptions other than plywood. The issue with
the plywood boards as you storm,they tend to warp and twist and stuff,
and they become a bigger and biggerproblem to put on all the time.

know a lot of people are cleaningup today. Document document document. I
said this a few weeks ago whenwe had a storm. Take pictures of
everything before you start pulling it out. Pull it out, pile it up,
save it for the insurance company.UH. If you add a tree,
come down and go through your house. Pictures, pictures, pictures,

but have the tree removed and thensecure the house as best as possible.
So often people think, well,I'm just gonna leave it for the insurance
company to deal with. They don'tdeal with it. They come in and
they tell you this is the moneyyou have to hire somebody to fix the
stuff. But when when damage likethis occurs, you have the responsibility of

securing the property. So further damagedoes not happen, or they may limit
what you collect, they won't beresponsible for that further damage. So again,
you've got to make sure that you'reprotecting the property when something does happen.

let's face it, a lot ofpeople right now wish they had generators.

Houston office, he's without power andhe already had a pigged ail out for
hooking up a generator and everything.It has certain outlets that it runs like

the ones for the refrigerators, freezersand all that kind of stuff. He
had the bedroom hooked up where hecan has a window unit in the garage
he can put it in and thatoutlet is hot. So now they've got
a room that they can keep cool. So you have options, and it
doesn't mean you got to do theentire house. Got a question seven one

Katie sent in an email that mynew house runs humid around sixty five percent
or higher, but almost never belowsixty percent. Typically when the air isn't
running, sometimes there is a mustysmell. We have two outdoor AC units

(16:22):
in a larger home, and oneis twice as big as the other physical
size, and I suspect it maybe oversized. Should I consider a whole
house dehumidifier or maybe replace the wholeAC unit? Both options are expensive,
so I'd like to get it rightthe first time. Any other options?

(16:44):
Thank you, Francis. Francis.Absolutely, the first thing you need to
do is let's get somebody out tocheck the size of the units versus the
size that you need. I'm guessingthat you may be a two story house
or have a split where you gotone section of the house that's bigger from
one unit than the other. Andthat's why one outside unit is bigger.

(17:11):
But keep in mind, newer unitsare bigger than they used to be.
And so even if it's a fourton unit that used to be there and
now there's another new four ton,it's going to be a bigger unit outside
than it used to be. Butbefore you start worrying about it, a
dehumidifier and stuff, because your airconditioning system is a dhumidifier, but it's

(17:33):
only dehumidifying when it's running. Sowhat you do is you have somebody come
in and your HVAC contractor should beable to do this. You do what
it's called a load calculation. Theytake the square footage, the insulation,
the windows, which way the houseis facing. All this stuff goes into
a computer program that then tells themwhat size air conditioning systems. Let's get

(18:02):
the right size first. Uh.And yes, if it is oversized,
you're better off to downsize it orsee if that oversized one can have some
adjustments made to it to where itdownsizes. Uh. And by that I
mean runs longer in order to dehumidifylike it should. So realistically, what

(18:26):
you're looking for in humidity is fortyfive to fifty five you know, getting
up to sixty, yes, itcan happen, but you do start feeling
it then. Uh, Like Isaid, usually you're looking for that forty
five to fifty five percent humidity andthat that's where most people are going to

(18:47):
be fairly comfortable. Uh. Ifyou need somebody to come out and take
a look at it, you cangive du West air Conditioning to call it
seven one three four seven three sevenone five six and uh, you know,
we can size it up for youand let you and check the units
that you have there and let youknow what you need. Again, if

months ago regarding painting a metal roofon a house I recently purchased in Virginia

Beach. I do remember that.Uh. My husband said he heard the
end of your reply on THCHI butmissed your advice regarding what prep is necessary
and what kind of paint should beused by the painter we hire. Would
you be able to reply by email? Yeah, we can send it to
you and typically what we do iswe clip the recording of it and send

that to you. So, uh, look, just for anybody if you've
got a metal roof, there thereactually are metal roof coatings that you can
put on that are white in color. I don't think they got them in
any other color option, but whitein color because that helps reflect the heat
and UV and all that kind ofstuff, and it seals the gaps between

the panels and different things like that, and absolutely that will help you with
not only changing the color and allthat stuff, but also with the longevity
of the roof. Now, ifyou want to go with other colors,

(20:37):
yes, you can paint a metalroof. You'd have to do it with
metal type paint, whether it's automotiveor something else in order to do it,
but it absolutely can be done.The first thing you'd have to do
is just clean the heck out ofit, you know, get all the
debris and all the build up that'son it off. It's got to be

(21:00):
clean all the way down to anice smooth, clean finish. And then
it could be spray painted, butuh, typically that's not what you want
to do. You typically want tojust use a regular metal roof coating on
it. It'll look good, it'llbe more durable, and probably lasts longer

(21:22):
as well. With that, we'regonna take a quick break news trafficing weather

things like that. If you've gotrooms in your house that have a lot
of windows and they're hot, oryou know, maybe uh maybe you're getting
too much glare coming through your windows, or the hot Texas heat shining through
your sliding glass door, heating upyour floors and furniture and things like that,
fading out the drapes and flooring andfabrics. You need to call Concord

need, like the stuff we werejust talking about. And you can go
from a darker tint to give youprivacy, or a tent so light you

I have looked into those systems becauseI've looked at them for my r V
and they have them for whole houseuse as well. But look, they

tout them as as doing the wholehouse, but they don't really do the
whole house. If you try todo the air conditioner or anything that's drawing,
like the air conditioner, it runsit down rapidly. It'll get you
a couple hours and that's about itif you keep yeah, if you yeah,

because if you're just trying to keeprefrigerators going and things like that,
then they work fine. But whenyou when you're trying to really do the
whole house. At least that brand. I have not looked at the Tesla's
and some of the other brands,because some of those do say that they
can handle it, but I havenot looked any further than that one brand.

Uh. In today's economy, tobe honest with you, your better
buck is going towards a generator itself. Okay, sounds good, sir,

there are some other good ones outthere, and I've been looking at some

your portable generator into it when thepower is out and you need it when
it's going to be an extended timelike this. For most of us,
if we lose our power for anhour or something, we don't need to
worry about getting the power back upimmediately. But for some people for health

reasons, they do. But youknow, in general most of us don't.
But if we're going to be outfor days, it would be nice
to keep the refrigerator going, fansgoing, lights, and different things like
that, and so a portable generatorcan definitely do that. You can have
an electrician come out, install awhip that basically is a converter box so

that when your generator is on,it won't send power down the line and
electrocute somebody who's trying to fix thelines further down. And so this is
not as simple do it yourself project. You really do need to have somebody
who knows what they're doing to installthose things. But it can be really

worth having it on a situation likewe've got going right now. Got a

if it's the foam, if it'suh, fiberglass, cellulos, all of

them, if they get wet andhold the water or are going to start
promoting foam growth or mold growth,right, But I I just want to
I mean, I know that youknow, when a house flood would pull
all the insults out. So ifit floods, how do you get that
phone stuff out? Oh, theexact same way you would if it was

fiberglass or cellulase. You just literallyreach in, pull it and it comes
right out. Oh okay, okay, because that's kind of concerned me.
And then but it's recommended. Ithink you had said I can't of your
show it on my way home.Uh huh, so safe can stuck falls

and olds out correct and then applythe news. Well, if it's in
the attic, uh, they cantake all the old out and put in
new, but uh in the walls. And that's where I was talking about.

were looking for insulation for the atticor for the walls? Well, possibly
both. I live in a housethat was built in the seventies and so
I'm sure it has old stuck inthe side of the walls. But several

years ago I had somebody put downsome rolled out insulate and then had floorings
put on top of my attic.Okay, so you know, wood,
a deck or whatever you call it. And my concerns is, you know,
do they need to remove all thestuff that might be left inside the

(34:51):
walls over lots of years. Andwhen it did flood, we did pull
out anything that was like, uh, so many feet above the foundas,
But who knows what's inside the wallsand how long that's been there. Well,

(35:13):
when the USA insulation is who Irecommend for the walls, and when
they look at it, you knowthey can they can, Like when they're
getting ready to install insulation, forinstance, they'll drill a hole through the
mortar line in order to inject thefoam in there. But before they do
that, they can go in witha camera and take a look and see

(35:34):
what's in there, what kind ofcondition uh, and then make the determination
of what needs to be done.But understand, if if the insulation in
the wall has to come out,you're at the mercy of having to tear
the wall up to do that.Where to just add the foam insulation,
you're not now in the attic.I don't reco I don't recommend the foam

in the attic unless you leave fiberglassin the walls. I don't want the
house totally encapsulated in foam because thenit seals up too tight, and and
that's where you start getting the sickhouse syndrome. So use foam in the
walls because you're limited on your spacethere, and use like fiberglass or something

breathable like that in the attic andyou get your R value that you need,
but you don't have to worry aboutit being sealed up to where you
start having humidity issues and things likethat. Right, So there's not anyone
that does the blown insulate in anymore. That oh blone is done all the

time in the attic still, andso who you recommend for that? Well,
if you'll call USA Insulation, they'llhelp you out with it. Okay,
Well they do both these, Yeah, they can do both. Yeah.
Now one thing I you mentioned though, that you had bat insulations.
You know they rolled out up there. Those typically don't need replacing. Once

that's in there, you're done.Blown in will settle over time where that
bat insulation doesn't uh and it doesn'tdegrade or anything. So I really,
you know, based on what you'resaying, you maybe don't need to do
anything in the attic. Yeah,I think you're right. After you're talking

time, keep in mind, onceyour air conditioning system comes back on,
it's going to take a while tocool a house back down, but it's
also going to take a while todehummidify everything in there, because the moisture

it goes up in the insulation inthe walls and the attics and and uh
in the furniture and things like that, and so it takes it a good
while. And by that, Imean you're probably looking at twenty four hours
to get it back to normal onceyou do turn the HVAC system back on,

once you get power again, Souh, you know, don't don't
expect to instantly be comfortable. It'sgonna take a while because once the AC
comes on, it's gotta cool allthese things back down and take the moisture
out of the air and out ofthose things where it's been building up as

basically, if it's a product I'mthinking of, they spray it on.
It soaks back down into the asphaltshingles and helps to extend the life of

got a roof that's to say,thirty years old and getting it at the
end of its lifespan. You canput this product on and maybe get another
three to five years out of it, Okay. So in other words,
is I've got twenty years on afifty year I usually cut the license half

off of a roof because in ourclimate, that's about right. Yeah.
And I was just debating on whetherthe roofmax system would be worth going with
or just going ahead and having anew roof put on. It's all going
to depend on how much they wantto put it on, because I can
tell you right now, roofs havegotten really expensive as the cost of oil

has gone up. Roofs are becomingastronomically expensive, right, So have you
got a price on that roof Baxyet No, I haven't. Okay,
what I have seen in the pastis something in the neighborhood of you know,
four or five thousand to do that. And you know, if you

got to, say a two thousandsquare foot house, you're probably looking at
something in the neighborhood of twenty thousandto replace it. So you got to
decide if that's if that four thousandis worth it to gain another three to
five years, right, Okay,let it That answered my question on that.

I got piling under this house andit's still moving, so you know,

and it's just there's gonna be alot of work that has to be
done to get everything back to normalagain, and a lot of stuff,
especially when like trees fell on housesor winds broke through windows and different things.
A lot of times people are gonnabe dealing with insurance claims that won't

necessarily be all that simple to doafter a storm like this. Yeah.
Correct, Depending on what type ofinsurance policy you have, you really have
to look at into that see whatyour insurance covers. If you're unsure about
that, I would reach out toyour agent or the claims department to find
it exactly what's covered and what's notbefore leaping into filing the claim. And

what your deductibles are. Oh good, good point. Yeah, yeah,
has goodhead. Well, I wasgoing to say, sometimes you know,
people got you know, two orthree thousand dollars worth of damage. They
want to turn it in, butthey got a six thousand dollars deductible.
Right, don't follow a claim.Don't follow claim because if you file,

(56:37):
go ahead and follow a claim andthey're only they're not going to give you
any money because it doesn't reach yourdeductible. Well, they're not going to
give you any money for one.And then secondly you just file a claim.
And then if you fileow too manyclaims, your insurance eventually could drop
you. Yes, and when theylook I know they tell us all the

time, well it doesn't count againstyou renewal. Uh, yeah it does.
Regardless of what they tell you.It is looked at. Sure it
does. Yeah, I want to. I was gonna say, with with
all this stuff going on, whatcan you help people out with? Well,
we can. Going back to theinsurance, the number one thing we

do is when we go out therefor a free evaluation, we can determine
whether they can need to follow aclaim or not. That's really the the
the most important part of having uscome out and letting people know whether to
file a claim or not and whenwhat's saw damage and what's not damaged.
And I'm talking about internally like thethe interior. We can with what we

(57:46):
do is we we deal with waterdamage and mold damage. But with water
damage, we have the technology tosee if there was any hidden what areas
and can can can we can identifywith sweat and what's not. We can
also assist if you did have anyroof damage, if there's any areas from

the roof where the water is comingin, and kind of let you know
the whole scope of what you're dealingwith and guide you through the whole insurance
process. And that can be adaunting task. Oh tell me about it.
It's really not just filing a claim, Jim, But it's really that

whole process of getting a hold ofthe adjuster, making sure the adjuster has
all the information to get to keepthe ball rolling to get you back to
pre lost conditions. So it's don'tthink about the struggles and challenges of just
filing the claim, but it's reallythe day to day of interacting with your

adjuster and making sure that it's gettingdone in a timely manner so you're not
displaced and you're back in your home, in your pre lost home, as
quickly as possible. Well, andI want to caution people on something when
they're dealing with adjusters, because weall assume that the adjuster knows what they're
doing. And I'm not saying mostof the adjusters don't. I mean most

adjusters. They've got training, theyknow what they're doing. But we do
have a lot of adjusters who allthey did is go through a course.
They don't know anything about construction,home building, or anything else. And
they're instantly out there looking at structuresand making financial determinations on what the insurance

(59:36):
company can do to help you.And we're taking them at their word and
may it's not always an educated word. That's an excellent point. You know
a lot of people of Jim,they think whatever the insurance company says is
the law. And you're right.Maybe some of these adjusters just this is

their first day on the job andthey don't know every every aspect of building
material and what's covered and what's notcovered. They they need time to get
some some some reps in if youwill, to know the industry, and
if you have whomever you choose togo out there, if you're dealing with

a roof or restoration, make sureyou have a representative from one of those
companies to to be your advocate,because most often than not, they may
just know more than the adjuster.And when we go out there and we
talk to adjusters, Jim, wewe don't try to we try to help

(01:00:45):
as much as possible. If ifwe if we kind of feel that they
they're they're just starting off, we'lljust say, well, what do you
think about this? What do youthink about that? Do you think this
is covered? You don't think thisis covered? And why don't you think
that's covered? So that's kind ofwhat we do. Yeah, and it
doesn't have to be an adversarial thing. It's just good to have somebody there

is try to put baffles to redirectthe noise. And you got to be
careful when you're doing that because thesystem needs air circulation to keep the motor

and put like a plywood wall aroundit, that will redirect the sound up
instead of out into the neighbor's yardsand stuff. You know, it's kind
of like when you're driving down thefreeway, you see those concrete barrier walls

so, uh, that's what Iwas kind of thinking about doing. But
then is there some material that Iwould put on that plywood to help?

and things like that that you coulduse. And I know, I got

really hard seat and noticed a leakand started dripping in the in the master
bathroom. And after the storm onThursday, I went up into the attic

flute pipe from the furnace goes upthrough the roof. Okay, I noticed
it was dripping. Water was drippingdown there, and I'm I'm concerned about
the insulation being wet and where itwas dripping in the master bathroom. You

know, it's right at the doorand it's really soft wood. You can
stick your fingernail into it. Soit's been going on for a while.
I think, yeah, well,yeah, what you just described. As
far as we're the penetration through theroof for the heating system, that's probably

so a roofing contractor obviously is goingto have to take a look and take

taking it out. The molds andmildews are only a problem as long as
there's a moisture source. And youknow, if your moisture source has been
