there's a there's a slight slope tothe land, obviously towards the street for
drainings. Should I be overly concerned? Apparently this gentleman is still in douziness
up there the foundation. I knowthere's no regular regulatory agency governing the foundation

or pair business. They are stillin business since twenty well there's still in
twenty fourteen, so they got nineten years in and apparently the warranty is
transferable. Should we have any extraordinaryconcerns about this at all? You know,
your only concern is a third ofthe foundation repair company squad of business

every year, and so that's reallygoing to be your only concern is is
if they go out of business.I would tell you I would ask one
particular question, since they how longago did they do the work? He
said nine last year? I believe, oh last year? Okay, you
know, typically a press piling thatway gets stronger with time, and so

it had it been in the groundfor say four or five years, my
question would be, have they hadto do any adjustments on it, because
typically once you pass that three fouryear mark, it's very rare that you
got to do adjustments after that.But that first year or two that's when
when you really find out how wellit's going to hold. Other than that,

now, what should we look for, Like like, it's just been
in the ground per se, nopun intended, but for just about a
year, So you're saying about inthree to four years, have them check
it again? Well, I personallywould have another set of readings done now,
because they should have taken a setof elevation readings and you can have

I'm considering replacing all the windows inmy house with double or triple glazed windows.
Do you think that the cost ofeither is worth it? If so,

stick with double pain in Texas.I mean, I know there's people who
will sell triple pain. And youknow, if someone's asking for triple pain,
I understand why they sell them.But for the money, for the
value, for the energy savings,in Texas, all we need is double
pain windows. The rest is overkill. If you if you were up in

h well, I'm in Wisconsin.If you were up here in Wisconsin,
triple paint is what I would tellyou to use. But for the weather
in Texas, you would never saveenough on the energy to justify the cost
of those windows. So would thatbeing said, you know that that is

my sister lives in Laport and hasa problem with her concrete driveway. It
is not cracked yet, but thefront section near the garage door is slightly
tilted. There is also quite agap under one side of the driveway that

cracking and shrinking, sinking into thevoid. Would this be a candidate for
pumping in the expanding foam to preventsinking. Does your company handle this kind

also mudpump it. Either one wouldfill the voids and keep it from sinking

Houston says she wants a bathroom remodel. I'm living in a condo. I
need to have my bathroom remodeled,particularly removing tub, installing walk in shower,
removing conventional doors, and installing pocketdoors in the place. Additionally,

since condo is forty five years old, I need to have galvanized pipes removed
and replaced with PVC to protect againstleaks ever occurring. I have a neighbor
who is also interested in remodeling hisbathroom. I know he is interested in
removal of calvinized pipes and the tubthings. Well, here's a couple of

things real quick. D If you'rein a condo, you need to check
with the condo the homeowners association tomake sure you can change those pipes out
the bathroom. I got no concern. I know you can do that.
But when it comes to changing outthe waterlines and stuff. Two items on

that one. Sometimes the condo actuallyis the one, the association is actually
the ones who are responsible for it. Now in other cases it's not.
But number two, you know alot of times they're all tied together,
and so when yours are being changedout, it can affect others. So

you may need to have at thevery least their permission to make that change
out. So I would recommend thatyou, you know, get that checked
out first. Now, as faras somebody who can come in and do

prices, is home building from groundup still a viable option? What's the
cost per square foot to build versuspurchase? Lastly, can you reckon mend

a few trusted home builders in theHouston area. Thank you well. On
the home building versus purchase, youknow, I'm hearing prices right now ranging
from two fifty to two hundred andseventy five dollars per square foot to build,
(16:22):
and that doesn't include the land,that's just the building cost. And
right now, traditionally it is morecost effective to buy a built house.
I mean, look at the costper square foot when when you're looking at
(16:42):
new or looking at buying a home, and a lot of times you're going
to find that buying a house it'salready built, you are in excess of
one hundred dollars two one hundred andfifty dollars less per square foot. Now
that's not to say you can't findsomething that are up in that same price
(17:03):
range. I'm just saying you shoparound a little bit, you are typically
gonna find cheaper by buying one that'salready pre built, something somebody's already lived
in, and then you can remodelit the way you want. I mean,
look at it this way. Youbuild a new house and you spend
(17:26):
five hundred thousand dollars on it,you build you buy a used house and
you spend three hundred thousand dollars onit. You got bigger trees, you
got established neighborhood, no construction goingon around you, and you got two
hundred thousand dollars to do remodeling.That just uh, you know, the

it just financially does make sense alot of times. So hopefully that helps
you out with that. But youknow, that's just the facts of light.
Now. I do think some ofthe building costs have come down a
little bit because some of the materialscosts have come down, but in general
(18:08):
it's still at two fifty to twoseventy five per square foot range. The
cost of materials came down, butthe problem is the cost of labor has
gone up, and so as thepricing is going down, it's still be
an offset on the other side.Hopefully that helps you out. Anyways,

in the attic between roof trusses underroof. He says, an eight pitch
gable foil backed foam board in betweenroof trusses on underside of roof to keep

peat down an attic. Will Ihave to put a firebacker all so with
the phone board, No, youdon't. And is there any value any
an R value by code? Well, the foam insulation has an R value,

but it's not going to be awhole lot because that's usually not real
thick and you're you're doing it inthe attic, not for the living space.
Okay, next, I have ridgevents, but they don't seem to
be doing the job. Softa fenceare not obstructed. Had electric attic fan
at one time, but Dad tookit out and put ridge vents in because

another show said to do that.Also thinking of putting the fan back in.
I recommend ridge vents all the time, and that's what I have on
my own house. I would recommendyou stay with the ridge vents. Now,
the rule of thumb is for everyone hundred and fifty square foot of
attic space you have, you needone square foot of ventilation. Divide it

between the intake in the exit.So you'll have to figure out how many
square feet your home is. Butas an example of you know, if
you've only got say twenty five footof ridge vent up there, that's not
going to be enough if your houseis two thousand square foot you need more
(20:19):
ridge vent There's no such thing astoo much attic ventilation, though, so
I would highly recommend that before youstart spending money doing a bunch of other
stuff, that you take a lookat adding some ventilation unless you've already got
continuous off at vents, and mostpeople don't. In fact, most people
(20:42):
are way undersized on the ventilation sideof it. And if you properly ventilate,
you get it where you've got goodairflow coming in and going out.
You should be able to get theattic within ten or fifteen degrees of the
out side temperature. But again,you got to get enough attic ventilation going

when you're dealing with a window company, it has a remodeling company. If
there's you get into the window andyou find there's some wood that's got to

got the resources to get it takencare of. Yeah. Absolutely, And
you know it's in a while we'regoing to bump into a situation where there's
maybe even rotted framing that we discoverwhile we do in the windows. And

disruption and without a lot about itexpense to the customer. It's not like
you have to call in a wholeother company to replace a few studs.
You know, we have their professionalsdo it well. And another advantage you

a different color outside than the inside. Some want wooden windows and uh,
vinyl windows, fiberglass windows. Andit's easy to make that one call somebody

who come out and go over allthe options on these windows and help you
choose the best fit for your homebecause it is not always the cheapest window
that's the best fit, but it'salso not always the most expensive that's gonna
do the job right for you.Yeah, and it's nice. It's nice
to be able to offer multiple products. Um. You know, we we

welcome the idea of customer having otherbids as well, you know or not.
We like competition that we feel likein the clearest of apples to apples
comparison, we like our chances alot. So, you know, if
somebody's curious and maybe they got abid that they felt pretty good about,
but they just wanted, you know, a second opinion just to make sure

they weren't spending you know, severalthousand more than they needed to, or
they weren't matched up with the rightproduct, fall us. You know,
it's a quick estimate. It's nota it's not a huge commitment on your
part. It's our estimates free andyou know, we'll get in there.
We'll give you information, need toshow you the products, and then and

then you know, give you thequote. Well, what about lead time
on windows? I mean in thepast, you know, sometimes some of
the windows would get out there prettyfar as far as lead time to get
a replacement window. What are wewhat are we looking at nowadays? And

is there a difference between the differentstyles of windows on league times? Yeah,
the you know, if you getto a more basic rectangular window.
You know, the current league timesthere have gotten pretty good again, I
mean they're they're down to about threeweeks on a again on a rectangular windows,

single hung windows, picture windows,things like that. Geometrics of course
could take a little longer. Specialtyglass to take a little bit longer,
and then if you get into youknow, a little bit more um,
you know, odd windows, theymight take a little bit longer. But
generally right now we're running about threeweeks to get the windows from from watertime.

Okay, we're happy about that.And if somebody's needing windows, you
get some financing options for him.We do. We do. We we
find our bank, we finance throughan interbank USA. It's a quick application
process, good terms, and youknow, we will have multiple officers out

there to be able to show acustomer. Oh yeah, that that works
out really well. Then well let'stalk about so the windows come in.
What what's our lead time to getthem put in? Is that within that
three weeks as well? Yeah,normally we're gonna advise a customer when when

we know the windows coming in theschedule to come in, we'll give them
a call and then we'll look toschedule the actual installation. Usually by the
time we get into the warehouse,we're going to install them within a week
to ten days. We'll we'll havethe installation scheduled within a week to ten
days of that. All right,friend, okay, so all in about

a month you get the windows fromyou know, from the point of order.
Okay, Now if yeah, Ihad an email a little while ago,
and I always recommend double pain herein Texas over the triple pane windows.
But if for some reason somebody wanteda triple pane, do you offer

it? We do, Yeah,we don't use them often. I think
sometimes it gets a little oversold forthis climate. But you know the low
our standard offering with a low Ethree sixty six class, who's gonna give
you a great value. But wecan't get triple team as well. Okay,
well you might hold on for justa couple of minutes, absolutely sure.

you can choose from to get exactlywhat somebody wants. But one of the
things we haven't talked about is theenergy efficiency of windows. You know,
when people are looking to do replacementwindows, that's typically the biggest reason they're

looking at replacement windows is to maketheir house more energy efficient. And is
there a big difference between the differentmanufacturers and the different styles, whether it's
a wood versus vinyl versus fiberglass wind. Yeah, generally the most efficient one

that you're finding out there is avinyl one does a great job. It's
probably eighty percent of the marketplace forreplacement windows does a great job. It's
very energy efficient. A lot ofit has to do, of course with
the glass, right and the recommendedglass in our area is is a product

called Lowi three sixty six. Andyou know that the Loie three sixty six
is a double pain product that's gotour Gonzill in it, and it's gonna
block ninety five percent of the UVrace coming in your house. It's also
going to help protect the floors andthe fabrics from dating, and it's gonna

block sixty four percent of that solarheat gains all that heat coming in your
house on a hot sunny day liketoday, it's gonna make a big difference
in your house. And it alsothis is a sound, you know,

has a reputation of when it cracks, it leaks water and ruins the wood
behind it. So I don't havean issue with you leaving the wood on,
because you got to have some typeof wood for it to go on
to Anyways, but what you cando have to make sure is they put
up a moisture barrier between the stuccoand the wood. That way, if

a leak does occur, it's notgoing straight into the wood, causing wood
rot, causing mold, causing allkinds of other problems. So if you
want to take that approach, Ithink you'll be just fine with it.
Just keep in mind it's not atrue cement stucco when it's that synthetic stuff.

they did a segment on the newsin Dallas about it, and she

national news. So apparently she calledquite a bit of attention with this story
because in the story, she wentin and was one little girl was,
you know, playing with the cat, and there was another girl next to

her who was going through treatments whowas afraid of cats. And after watching
that little girl who was petting thecat and playing with it, she finally
agreed to touch the cat and shestarted playing with the cat and the next
thing you know, she was askingher mom if she could have a cat
as well. So it was avery touching story. And my daughters had

calls from other hospitals if she'll bringher cat to visit them as well.
One of the funny things was shehad contacted one of the hospitals and was
turned down before. Now after thenews story, they want to have her
start bringing the cat there. Soit's just an interesting story. It was

on w FAA channel eight in Dallas, and it is bouncing around online a
little bit. And last time Ilooked, it was still on their website
as well. And imagine since it'sgoing to go to the National News,
it'll be on there for a littlebit still. Anyways, again, if

our neighborhood, I see house isincluding my house, the corner of the
house. The piece of concrete justfell off, just clap and fell off,

and I don't see any visible structurethem like like anything like that,
but it just looks terrible. Whatcan you do? Yeah, it comes
off about six inches in each directionon the corner there, that's why.
Yeah, And what happens is,you know, we have reinforcement in the
concrete to hold it together when itcracks, but an outside corner like that,
(53:07):
the reinforcement doesn't go that far outbecause it's too close to the surface,
and that concrete dries faster because youknow, it's exposed on two sides,
and it just becomes a weak spotand spalls off. It basically chips
off. Nothing structural, nothing toworry about. But if you have the
(53:30):
corner, you can use some epoxyto put it back on, and you
know, it keeps it from lookinglike you're missing a piece of the foundation.
So that's about all you can do. Yep, Yeah, it's it's
I mean, you can form itup and pour another little piece there,
(53:52):
but truthfully, it's not going tostick very well, so you're better off
if you've got the piece to justepoxy it back on and be done with
it. It's strictly a cosmetic issue. Yeah, yeah, that's what I
see. So if I had thepiece, it haven't wash it away,
then I get yes, I cando that bood By with your POxy.

Yeah, but if the piece alreadygone, I guess nothing you can do.
Now you can form it and poursomething back in place. You might
if you're gonna do that carefully,drill some small holes to put some steel
in there to help hold it inplace, and you'll put forms on each

corner, pack it with concrete anduse the forms to get the shape you
want and it'll stay fairly well aswell. But it's going to be a
different color. Buh by. Okay, Well, I really I'll please said
that because it takes the worry outof me because it's just a coustmatic Otherwise

of his, and so he hadthis extra fence and he gave him a
good deal on it. So abouteight years ago he put that seven foot
tall, stain length fence all alongthis between my house and his house.

porch on Well, here, here'swhat I would probably do is I would
talk to my neighbor and see,you know, if if he doesn't mind
and doesn't need a chain link fence, take the chain link off of those
poles, put the brackets on themetal poles, and put your wooden fence

you know, for some reason hewants that seven foot height. You can
put a rock board on the bottomand then your fence pickets on top of
that, and you don't have togo through the hassle of setting all new

but I don't have the pressure toput out two or three or four,
so I'm just gonna get one andkeep moving it. So, but how
many hours should I let it soapbefore I move it? It's not hours.
The typical instructions and the instructions Iput out is fifteen minutes twice a

day. And as far as havinga lot of pressure, if you put
a lot of pressure in the soakerhose, you get a bunch of water
at the beginning and nothing at theend of it. You want to drop
that city pressure down to like fifteento twenty PSI and balance it out and
you can hook a couple hundred feettogether that way. Oh okay, I

can do a couple of hundred Ohyes, ma'am. Okay. Well,
I just know you can't use watertwo places in my house at once for
some reason and the pressure just dies. It means like I don't have pressure.
I just don't have it. Yeah, and multiple places, Well that's
it just an indication that your supplylines coming in aren't aren't big enough.
But you know, like I say, if you put a pressure regulator on

this and drop that pressure down,it'll go all the way around your house.
Uh, uses very little water fifteenminutes twice a day, and uh
you don't need that full pressure goingout that way. Okay, sounds good.

uh, that's the size of thedoors. And I said, but DELSI,
David, Oh sounds like he's havingas in there. But then they're

not going to recess back into thewall. They're gonna be chicking out a
couple inches, So I'm not surewhat he did wrong. Let me ask
you a couple of quick questions then, So, was this a pre hung
sliding door or was this one wherethey had to put everything together and assemble

it? Yeah, it was apre hung They put the frame in the
wall first, right and um,and then they seat rocked over it and
they did that put in the doors. Did that frame come already all set
or did he have to put thatframe together? No, frame was already.

It was a it was you know, it was it was pre hung.
It was a box, a woodenyou know, with the flats on
the side. It was pre hung, did I And how much too short
is it when you close the doors? How much gap do you have on
each side? Uh? Probably wellenough for the doors to just swing back

and forth, but probably about atleast three quarters of an inch on either
side. Okay, I'm always sayingsomething about he could try to put some
trim to fix it, but I'mjust thinking he didn't. He made the
whole too big or something when hewhen he framed it out. Yeah,

had the measurements for the opening inthe wall goes in there, and then
there's a boards that you put onthe face of it, you know,
where the door slides out. There'strim boards that go on each side of

completely out of the you know hehad on the ends that it's got little
bumpers, you know that keep thedoor to its slides kind of smooth.
I mean it's come completely out ofthose. Yeah. He he obviously mismeasured
then, and he put it inon where it had to be set,

flushed. It's flushed with the opening. I think it looks to me like
you just made the opening too bigor too wide. Well, that's that's
what I'm saying. He mismeasured whenhe when he's set the opening the way
he did. But he's right,Jim, I mean he's well I wouldn't.

I would be doing just like hesuggested and probably take the door trim
off, fur it out a littlebit further the facing, and then reinstall
all the trim and stuff, becauseI mean that's really even if you took
everything apart. That's what it's allgoing to come down to, is it's

really has to do that on oneside, right, or does he need
to do that evenly on both sides? I personally would do it evenly on
both sides because the amount of gapthat you're talking about got you, got
you? And is that I mean, is that something that's difficult for him

won't have to add drywall to it, you know, comes up shouldn't have
to do it that way. Imean, uh, you should be able
to just add wood trim on thereand move your door trim over some you
know, if depending on how thatdoor trim was put in, you may

have to use a wider piece ofdoor trim in order to cover everything because

and all the brands are built underthose five or six manufacturers. So it's
much like General motors. You gotCadillac, you got GMC, you got

Chevrolet, Oldsmobile, you know,and so on, and they all had
their differences. Your air conditioning systemsare the same way, and there's there's
benefits on different systems based on thebrand. So yeah, they're not all
exactly the same. And the wayair conditioning manufacturers look at it is basically

they got a three sometimes a fourtier system. You got your upper brands.
Train is an upper brand American standardcarrier, Lennox. Those are basically
your upper brands. Then we godown into mid level m rud Good or

not Goodman, uh Colban brands likethose. They're still manufactured by those other
guys, but some of the partsare different. And then we get down
into the lower levels. And againit's not it's not that they don't work
and that the and all that.It's just typically going to be noisier.
