(02:19):
can do to help you out hereon Texas Home Improvement, your total home
improvement source. So just a quickside note here. Last night I went
to the Passing Livestock Show in Rodeoseventy fifth Gala. The Passing Livestock Show
and Rodeo started back in nineteen fortynine, so this is the seventy fifth

(02:40):
year and it was a pleasure tobe there. I am one of the
volunteers out there and have always enjoyedmy time with Passing Livestock Show and Rodeo.
Did a little talk yesterday on thatand the history of the rodeo and
stuff, but uh, you know, just keep the Passing Rodeo in mind.

(03:01):
You know, this is an organizationthat supports eleven different high schools as
far as in the southeast Terrace Countyarea, showing animals and getting those animals
marketed for the students and such, and doing mentoring and training through different programs
they have out there, helps withcity projects and different things. It's really

(03:27):
a great organization and it's all volunteers. We have two paid staff and twelve
hundred volunteers. That really is agreat deal. And tonight we have another
gala for the volunteers because you know, as you can imagine, it's kind
of tough to everything at once, and I'm looking forward to being out there

(03:52):
for that tonight as well. Butin the meantime, we need to take
calls and answer questions. So ifyou got a home improvement question, now's
the time to pick up the phoneand give me a call seven to one
to three two one two five eightseven four. That's seven one three two
one two five eight seven four. And I'll see what I can do to

(04:13):
help you out here on Texas HomeImprovement, your total home improvement source.
So we're gonna start with an emailquestion. Pick this thing up here a
little bit. There we go anduh, this comes from Ronald in Houston.
He says, Hi, Jim,I often listen to your show.
I don't know who. I needto look at this above our hall bathroom,

(04:35):
which is by the attic opening.I saw some damp wood on the
beams. This is the area rightabove the tub. We have three quarter
inch plywood decking which may be holdingsome of the dampness. I removed the
decking over the weekend and found overthe weekend and I've been running a fan

(04:58):
the wood is drying out. Iwant someone to see if the wood has
been damaged. I think the bathroomfan is pretty much to blame for this,
because it is in line with thedamp two by fours, but the
fan is hooked up to a vent. The decking also had some moist spots,
but I think they're drying out aswell. Well. I guess the

(05:23):
first thing I would ask is areyou sure you don't have a leak?
You know, if you got thedampness on the roof deck and then down
below that, that really is anindication that you've got a roof leak,
more so than the problem with thefan, because the problem with the fan
would pretty much be constant, andfrom the timelines it you're describing, I

(05:48):
think we had rain and that sodseems a little bit more plausible on this.
As far as somebody who can takea look at it, it would
be twofold one to have the roofchecked. You'd call a roofing company called
Guardian Roof Systems. They could comeout and take a look and see what's
going on. Their number is twoeight one four zero seven seven to two

(06:14):
eight zero again that's two eight onefour zero seven seventy two eighty. Uh.
They can check out the roof makesure you don't have a leak on
it, because even though it's inthe middle of an area and you'd think,
Okay, I don't see anything upthere that could be a leak,
it can be something that's ten footup the roof from there that's leaking,

(06:38):
and it's amazing how small a holecan cause a big problem for you.
So let's get that checked out.If it does look like it's part of
the or something to do with theblower fan. Uh, the only thing
that should be able to cause thistype of issue would be, uh,

(07:00):
hot air hitting cold air, whetheryou know the attic is cold and you're
blowing fan through there with warm airor vice versa. Regardless, Yes,
that can cause pipes to leak, but when that's happening, you should be
seeing moisture on the outside of thepipe. That'd be condensation from the temperature

(07:21):
change, and the water is notgoing to be above it all. All
the moisture damage would have to bebelow. So those are the things I
would take a look at first tosee if we can find out what's going
on. If you need somebody tolook at the blower pipe, that's normally

(07:42):
done by HVAC contractors and so yeah, you could. If you don't have
a contractor, you could call dueWest and we'd be more than happy to
take a quick look at that.I'm a mute for just a quick second.
I got a call. Thank youso much. Sometimes you just have
to cough, and I didn't wantto do that out and kill everybody's years

(08:05):
again. If you had a questionseven one three two one two five eight
seven four. That's seven one threetwo one two five eight seven four.
Uh, And yes, I wassaying, you can call do West and
we'd be more than happy to comeout and take a look and see what's
going on with the with that issuefor you. You can reach due West.

(08:28):
That's seven one three four seven threeseven one five six and we'll come
out and take a look at itfor you again. If you had a
home improvement question seven one three twoone two five eight seven four, I've
got all open lines available, pickup the phone, give me a call
and let's talk some home improvement hereon Texas home improvement. So Mark in

(08:54):
Austin sends in a question. Hesays, don't know if you've already done
a piece on hold builders, specificallybarn Dominiums. But I but bought some
land. Would like to find atrusted and great home builder. If you
have a great show, keep upthe great great work. Okay. So

(09:16):
I've done a little bit here andthere on that, So I don't know
if you want to build a barndominium or just a regular house. But
you know, the barnminiums are hotright now, and there's a lot of
the metal building companies and that's typicallywhat barn miniums are built out of.
His metal buildings that even have floorplans and everything available for them. I

(09:41):
know Mueller Metal Buildings, which isone of them that I've used several times.
They could definitely help you out withthat. The Muller themselves only sells
the material, they do not buildthe buildings. But they have contractors that

(10:03):
they do work with who they knowand can say, hey, yeah,
give this guy a call and theycan help you out with that. I
know I mentioned passing a livestock showon Rodeo a few minutes ago. We're
working on building a new agbarn andMuller Buildings is the brand I'm I'm looking

(10:24):
at doing that with, and yes, that's something I am working on.
So uh but theh middle buildings, when you start shopping them around, there
are such differences in them. Yougot to look at like the red iron
or do you need to go galvanized? How thick do you want your metal?

(10:46):
What's the windload you're going to bedealing with all that goes into the
design and putting the building together. And then you can have any contractor come
in and do the build out insideif you want, or like I said,
they have contractors who can both erectthe metal building and do the buildout
inside. So you can, Isay, you're in Austin, there's Muller

(11:11):
buildings up there as well. They'vegot locations all over the state. In
fact, they got locations throughout agood chunk of the country even and that
that is where I would start. Now, the things to look for in
hiring a contractor obviously check out references. Now Muler themselves are going to be

(11:31):
one reference, but because they're notgoing to give you the name of somebody
who, for instance, doesn't paytheir bill with them. Two, make
sure they're pulling permits for what they'redoing. Three, make sure they've got
at least generaliability insurance and preferably you'dlike workers comp as well, so if
something happens on the project, you'recovered. And then it is really just

(11:54):
a matter of checking with references. You can call some of their customer and
if you're real lucky, they'll evengive you one that you can go by
and take a look at some oftheir work. So those are the items
I would take a look at.Got a question seven one three two one
two five eight seven four. That'sseven one three two one two five eight

(12:18):
seven four for Texas Home Improvement, your total home improvement source. All right,
So I mentioned due West air Conditioninga little while ago. If you're
needing an air conditioning company, I'dlike you to call my company, due

anything to take care of them becausethe Pollywood you just simply wipe them off.

or peeling. Call Sunburst Shutters forall your shutter needs. You can reach

(15:20):
Sunburst Shutters. Let's get the phonenumber here for you at seven one three

one fifty. When it comes tohome repair and improvements, he'll give you
the good news and the bad news, kind of like a Velveda and Vasoline

(15:41):
sandwich. Here's Jim Dutton non TexasHome Improvement. Hey, welcome back to
Texas Home Improvements. Seven one threetwo one two five eight seven four.
That's seven one three two one twofive eight seven four. Again, any
home improvement question you have, feelfree to pick up the phone give me

(16:02):
a call. I'll see what Ican do to help you out here.
Right now, I've got all openlines, so it's a great time to
pick up the phone and give mea call. So Ryan sent in an
email about a leaking roof, andhe says, I had my roof redone
about five years ago, and itwasn't done properly. Apparently, a couple
of years after the roof had beenredone, it started to leak in a
couple of places, and it seemsto be getting worse. I've had some

(16:29):
people come look at it and theybasically tell me that I need to redo
the roof. Is there anybody thatwould come out and find where those leaks
are and fix those spots instead ofhaving to redo the whole roof. The
leaks seem to be getting worse,But I can't see any visible place where

(16:55):
they were coming in, and Ican't get into the spaces that they're leaking
from the attic to find them whenit's raining. Okay, first of all,
if you've got multiple people telling youit needs to be replaced. It's
probably not because of the leaks itself. It's because of poor workmanship in putting
it on, and it can bepatched. But if it's got poor workmanship

(17:22):
on the installation to begin with,it's never going to be right and no
roofer is going to want to touchit if they can't make it right.
Most roofers will do patching of roofs, but it's got to be something that
was installed properly to begin with. And you know, by all apparent on
this email here it was not.You got multiple leaks you're dealing with and

(17:47):
multiple contractors telling you replace it.And I hate to say this, but
I think that's what you're probably dealingwith. Secondary if they are looking for
leaks, you don't necessarily have haveto wait till it's a rainy day.
Typically, when a roofing contractor islooking for leaks, they can take a
water hose up there and wherever yougot water leaking inside, that would be

(18:12):
the first spot where you would havease a hose running, and they may
leave it running up there for thirtyminutes forty five minutes an hour, and
if they don't see anything, thenthey move it up, and they keep
going through this process of moving itup until they do start seeing water come

(18:33):
in, and that's how they figureout where they need to start looking because
now that they're getting water coming in, that's the elevation the shingle line that
they need to be up there lookingat in order to try and find the
leak. So there are ways tofind it. The fact that you've got
multiple though, it does somewhat soundlike you maybe need to take a look

(18:56):
at getting a new one installed. All right, if you got a home
improven question seven one three, twoone two five eight seven four Brenda,
how are you today? Well,I'm just fine. By the way,
I really appreciate all of your helpfulideas and suggestions. I don't listen to

(19:19):
you every weekend, but a lot. My problem is I have a metal
roof, uh that's over twenty yearsold, and I don't have a problem
with it. Uh. Sometime backI had a patio enclosed and a fiberglass

(19:40):
roof put onto that patio cover whenthey attached it to the house underneath my
metal edge of the roof. Iguess I'm explaining that right that they didn't
do something correctly. I've had acon it's a valley also goes right into

(20:02):
that patio from the roof of thehouse, and evidently water has gone up
underneath that patio cover onto my likemy old wooden roof. And I discovered
sometime back that a lot has rottedup the the old you know whatever,

(20:26):
the old roof, I guess, has rotted. And I can't get seem
to find anyone. I had onecompany come out and I can't tell you
the name, but they were they'revery professional, and they're very honest.
They said they wouldn't touch my housebecause of the middle roof. Okay,
And so I need help because Idon't want that roof rotting anymore up underneath

(20:52):
there. And is this in SpringBranch? Yes, yes, sirs,
okay, right off of im Okay, call and talk to the folks over
at Guardian roof Systems. Okay. Two eight one eight six two eight one
nine two. Is that? Well? You got it quicker than me two

(21:14):
eight one four zero seven seventy twoeighty seventy two eighty okay, Okay,
Well, then I wrote down thewrong one. While I was listening to
you a minute ago, I wentonline and tried to look up and there
are several of them that say Guardian. So this is the one I need
to talk to, yes, ma'am. And that's the reason I tell people

(21:37):
go to my website thhipro dot combecause that way, you know, you
make sure you get the right one. But give them a call. You
know, it could be that theother guy doesn't do metal roofs or something,
and Guardian does all types of roofs. Oh okay, wonderful, Thank
you so much, and thanks againfor everything. Thank you. I appreciate
you call. I have a wonderfulweekend. U huh, by bye.

(22:00):
And you know if you want tocall seven one three two one two five
eight seven four. You know, talking about roofs, I just had a
new roof put on my home.I had the f Wave Reva shingle put
on. Now that Reva shingle isthe toughest Class four shingle that I've seen.
I mean, it'll with stand upto it'll stand over two inch hal

(22:26):
But the other thing that I trulylove about it is it withstands wins in
excess of one hundred and seventy milesan hour. Can you imagine one hundred
and seventy mile an hour wind andyour shingles not peeling off. You need
to call or take a look atthe Reva Shingles by f Wave. You
can go to our website thhipro dotcom and click on the link to Reva

(22:52):
Shingles by f Wave and get allthe information. But that is the durable
shingle. You need one ball fordigging deeve homes. I'm not mad to
paving long roads. I ain't cutout to climb highline home, but I'm
pretty good at drinking big. I'mpretty good at drinking big. Welcome back

(23:23):
to Texas Home Improvement your total homeImprovement so or seven one three two one
two five eight seven four. That'sseven one three two one two five eight
seven four. Let's see, we'regonna head to Texas City and lose this
a gym. How can I helpyou? Yes, High Jim, I

(23:48):
have a quick question. I waswondering in the area of Texas City or
close by? Do you recommend meone for windows replacements at home? That
recommend anybody for what windows to replacethe windows? Absolutely give the folks at

(24:15):
Texas Remodel Team acall and their numberis two eight one. Uh, huh
six one two, five nine onetake two streemodels. Are they in the
area, Well, they cover allof Houston. Oh they do. Yeah,

(24:41):
Texas and Bottle. So they havea website, you know, yes,
ma'am. If you go to mywebsite t hipro dot com and then
click on the contractor, you'll findTexas Remodel Team there and you can get
to their website that way. Okay, got you. Well. I appreciate

(25:04):
your response. Thank you, Na, I had the problem at all.
Thank you so much. All right, bye bye, bye bye and again
seven one three, two, onetwo five eight seven four. Albert,
how are you doing today? Doinggreat? Damn? How are you?

(25:26):
I'm doing wonderful. I've got aquestion about Riddy shieal Uh. My daughter
had a house with a front porchand a back porch. And in the
morning, the sun is on thefront porch. On the leading of course,
is on the back porch. Wecan't keep any pain on that.
It just keeps you know, thisjust doesn't last very long. Do you

(25:49):
think Riddy Shiel would be a betterproduct for that. I've got it on
my back porch and yes, itholds up extremely well to the sun.
Okay, well let me let meask you. We have to take all
the other paint off of who wecould put that one? Yes, because
the other paint, the other paintis is sealing the surface to keep anything

(26:14):
from being able to soak in.And that's a big difference. You know,
what what you're putting on right nowis a coating over the top,
and what ready seal is is amaterial that's gonna soak down into the wood,
and so the paint. Yeah, and so the paint's keeping that from
happening. Okay, So hmmm,I guess just use the ship all the

(26:41):
paint off what's left on there. You can uh, A few ways to
do it would be, Yeah,a stripper. Uh. They actually make
sand blasting for for doing that kindof stuff that uses like con shells and
stuff. Uh. Or is iton the the deck itself or is it
on pole? Sir? What's iton its own? Owned? They owned

(27:03):
the deck? Okay. You canactually get a floor sander, you know,
like if you were going to refinishwood floors. Yeah, and just
do a light sanding to take itoff that way. Okay, all right,
I'm gonna try. I believe I'mtired of paint that okay, Oh

(27:25):
yeah, okay, yes, sir, Yeah, you take your information and
you have a good day you aswell, sir. Thank you, light,
good bye, and yes, it'lltake care of that. I mean,
like I said, mine's direct sunall afternoon and uh it still works
great. Got a question seven onethree two one two five eight seven four

(27:48):
John and spring, How can Ihelp you? Yes, I've got a
roof, asphalt roof that I've gotto replace. Is it possible to put
a radiant barrier under that asphalt roof? Absolutely? Yes, it is energy

(28:10):
the Energy Q radiant barrier. Itcan actually be put down under the shingles
and then the shingles go over it. And because it's a multi layer system,
it'll it continues to work. Youknow. If you use a single
layer radiant barrier, if it's touchinganything, it doesn't work. But because

(28:30):
this is a multi layer it does. Is that expensive? I don't know
define expensive. There is an equalhalf the cause of the roof, not

(28:51):
even close. Okay, So it'sprobably affordable, it is. Yeah,
it's it's very I'm it's very affordable. And it comes in four foot wide
roles just like felt paper does soasphalt paper, whatever you want to call
it. And so it's very easyfor the roofers to install it. And

(29:15):
your opinion is it worth doing?I've got it in every place I own.
Okay, Well that's all I needto know. Enjoy your show.
Thanks a lot, you bet youtake care but yeah, in fact,
if you want to call Energy Q, their number is one eight hundred nine

(29:36):
hundred sixty two twenty and they cango over it with you and help you
out with that. And again ifyou need a roofer, Guardian roof Systems
two eight one four zero seven sevento two eight zero and they can get
you taken care of on that aswell. Again, on a multi layer

(30:03):
radiant barriers, the thermal break inthe middle is what makes it where you
can sandwich it in between building materials. So if it's not a multi layer
with a thermal break, then youcan't have it layered in that way.
Again a question seven one three, two one two five eight seven four will
be right back with more Texas HomeImprovement. Well we talked about them just

(30:40):

(35:04):
an anti slip paint that goes onpatios and decks or something like that.
Good for a pea gravel or canyou put it on pea gravel? You
can put it on there. It'sgonna wear rather quickly. And the reason
it does, like on a drivewayfor instance, if it's concrete and you
put it on, when you walkon it or roll on it or anything,

(35:29):
you're kind of hitting a broader area. When you paint the pea gravel.
Every little tip at the top ofthe pea gravel is a were spot
got chan and so it wears alot quicker that way. But yeah,
ok, it definitely can be coated. Okay, well that may be a

(35:53):
route I go. The problem Ihave is I've got my neighbor. I'm
in a patio home. So wehave connecting driveways if you know, if
you know what that how that looks, And so I think if I do
half of it with that other becausethey don't want to. They don't want
to spend that much money to getthat done on their side, so it

(36:15):
looks funny if I did it,you know, connecting there. So I
thought if I could come up withsome kind of paint that would last,
that's a little less expensive than thatmight work. But you're saying that we
drive on it in those points onthat pea gravel whatever going to start wearing
off. I don't know if Iwant that or not. Yeah, anyway,

(36:37):
well, let me ask you aquick question. I mean a lot
of times people are looking at wantingto get rid of those and they haven't
tried cleaning them up yet. Haveyou done anything to clean it up?
Yeah? Well, I mean we'vepowerwashed it over the years and things like
that. I mean, it looksgood for a little while, and I

(36:58):
mean it looks decent, but it'sfeel that pee gravel look, which dates
it to the seventies. And soI don't know. I think I think
I may try something, but maybejust on I've got it on the side
of the house, got in myatroom before I put in my driveway.
I think I'll try fair first andsee how I like it and see how
it looks. So but but stillif it wears often. I'm not sure.

(37:22):
It probably won't wear as much inan atrium where you don't have ane,
No, it really won't. Buta driveway is is got a lot
more you know, for instance, you're driving up the drive when you got
to turn, you know, tomove the car over just a little bit
to go in the garage or somethingthat just puts a lot of wear,

(37:43):
right right, Yeah, And theirfix come along and redo our streets.
And when they do that, theygo up, you know, five or
six feet up your driveway, youknow, with new concrete. So you
know you'll allow that park pee gravel, park concrete, you know, so
the too, Well, how longis the drive anyway? The driveway is?

(38:05):
How long is it? Yeah?Probably fifty foot from the sty kay,
maybe something like that, Okay, fifty sixty foot? Yeah, I
mean what you may want to lookat doing then if they come up part
way is to just at that pointreplace the rest of it. Yeah,
how is that? How is replacingall the concrete as opposed to covering it

(38:30):
with that other stuff we're talking Iwas talking about earlier, that decorative you're
you're gonna find it. It's goingto cost you a little bit more to
replace the concrete then go over itwith those codings. But you're probably going
to be surprised that it's it's notall that far off, yeah, because

(38:52):
that those coding, those coatings arenot cheap either. No, it's it's
not, and it was it wasgoing to do our whole area there.
It's going to cost about thirty grandfor both of both sides, so we
were splitting that. But but yeah, know she's elderly and they don't think

(39:12):
her kids, don't believe she's gonnabe there, you know, live there
that much longer, and they don'tput that much money into it for you
know, a couple of years orso, so now I understood that.
But yeah, anyway, but Imean fifteen thousand year driveway alone, that
goes a long ways on doing concrete. Yeah, I think so. And
I guess I got some friends inconcrete too, So so anyway, all

(39:37):
right, sir, listen, Iappreciate it, you bet, you take
care, all right, Yeah,so you be less bye bye back and
you always got to look at that, you know, do you go over
and coat something or repair something ordo you replace it? And we have
to make those decisions all the time, whether it's on remodeling or the air

(40:01):
conditioning system or replacing our automobile,At what point do you say, yeah,
rather than fix it, let's justreplace it. And the big advantage
with going back with new concrete isone, it's new. You probably won't
have to worry about this now forthe rest of your life. But I

(40:24):
can guarantee you if you just codeit, especially with a paint, you
will be worrying about it again inthe next five years. If you use
the other codings on it, keepin mind there's maintenance that's got to be
done on those to keep them lookinggood. So darned if you do,
and darned if you don't, we'llbe back with more Texas Home Improvement seven

it yourself or have it installed?Well? Well, if I can install

(44:52):
it, fine, If someone caninstall it, that's okay too. Well.
They're not real difficult to install.I mean they basically go underneath the
kitchen sink and you'll have a faucetthat comes up that mounts on the top
of the kitchen sink. There.Basically, what you do is take the

(45:14):
line that's feeding the cold water sideoff. It goes into the reverse osmosis
and has a line that goes upI mean, and tease off so that
you still have the regular water comingout your spicket as well. You just
have two places where you can getwater. But it's relatively simple to install.

(45:36):
Yeah, yeah, that, I'lldefinitely consider that. Okay, you

(49:25):
this at Jim. How can Ihelp you? Hello Jim, Hey,
Paul Uh. A couple of weeksago, I walked in on the tail
end of a conversation you were havingwith the floor in the core rep.
Okay, I have a back patiowe put in about five years ago,
and it seems to be I'll stayin level and not cracking, and all

(49:47):
I wanted to put down some porcelaintile or some DoD They do stamp concrete.
What do you recommend, Well, they don't. They don't do stamp
concrete. All they do is selltile and wood floors and any any hard
surface type flooring. Yeah. I'vebeen hesitating about doing it because what I've

(50:10):
seen in the past growing up isthat exterior tile yep, things that not
be that cracks and stuff. No, it's somebody with it's definitely going to
have a lifespan to it. Youknow. They do make some great exterior

(50:32):
tile floors that you can put onthere. Your other options is like we
were talking about with the collar afew minutes ago. They have coatings that
can go down on concrete that canbe made to look like well, they
can make it look like wood, they can make it look like stones,
just whatever you're looking for. Thoseare similar, very durable, similar to

(50:59):
stamped, very similar to stack infront of stores. Yep, yeah,
because the thing is you've already gotthe concrete. So if you want to
go with stamped, you'd have tocap it and that requires a minimum of
two inches of concrete. Not theway to go. Nope, I don't
want that. Do you have anybodyor God? Just go directly to floor

(51:21):
in the court somebody. Do theyhave people that install or they have some
contractors they can recommend? Yes,sir, Okay, that's fine. Hi
sir, all right, you takecare that you're wake in you as well.
Thank you, and again our numberseven one three two one two five

(51:44):
eight seven four Steve in northwest Houston. How are you today? Doing great?
Jim? How are you doing thisweekend? Man? Well, I'm
doing pretty good, fantastic. Ihave a question about my driveway. I
got to it from my association thathad mold. It was actually dirt,
and I cleaned it off, butafter I pressure washed. I remember,

(52:06):
my house is about twenty two yearsold, have been there about five years,
and I remember when I bought it, I noticed on the driveway it
shows where the shelves are coming tothe top of the driveway. And when
I pressure washed it and all thatdirt came off the you know, it's
still there, it's not smooth. Is there any type of surface coating you
can put on it? Or doI need to replace my whole driveway?

(52:30):
Well, you can put a coatingon it, you know, like we
were just talking about. That couldmake it look like stone or brick or
whatever you want it to look like. It's going to be a little pricey,
but it absolutely can be done.Or for a little more. You
replace the concrete with new concrete.Okay, but there's nothing that'll with it.

(52:53):
Doing that is going to be wherethe cars or anything they are eventually
gonna make it collapse or anything likethat. It's just wearing terrace. Since
it's over twenty years old, thatthe surface is just kind of the rain
and everything is taken. Oh yeah, it's just surface where and you're gonna
find that even though it looks likethat shell, like you said, is

(53:15):
all the way to the surface. It's not. It's more optical than anything.
And yeah, is it a shellin there? I mean twenty years
ago, they weren't using shell concreteat that time. It looks like shells
when I go across it, it'salmost you know, there's doing it.

(53:36):
It looks like shells. Could besome rocks, but I see white things
that almost look like shells. Okay, it more likely is rocks. And
I say that because back in theseventies they did try making concrete with shell
instead of rock, and there's abunch of it through Baytown. Did not

(53:57):
work very well. That doesn't havethe strength regular concrete does because the shell
is much weaker than the than thestone used in regular concrete. But twenty
years ago, I don't. Ididn't know of anybody that was doing that.
So my guess is it's going tobe just rock that looks that way.
Okay. I just wanted to findout. I appreciate your help,

(54:20):
and I have a wonderful weekend.Thank you, all right, bye bye
and again. Seven one three, two, one two, five, eight,
seven four Any home improvement question sevenone three, two one two five
eight seven four Alan and clear Lake. What can I do for you today?

(54:44):
Well, Jim, I want totalk about full home air conditioning HVAC
system mineus I think eighteen years oldand it's time to replace it. And
had one company come in and giveme an estimate. In the seventeen seer
that they're dealing with is a dykeIn unit and it doesn't look like the

(55:05):
conventional piece of hardware outside where itblows up. This one blows. The
fan blows sideways horizontally. Are youfamiliar with the dyke In products and do
you recommend them? Yeah, dykeIn makes a lot. Uh. You
know, they were big into themini split systems and their their compressors,

(55:27):
they're blowers and stuff did it thatway, and they've adopted some of that
into their regular HVAC systems. Nowokay, and they make a good product.
You know, obviously it's gonna costa lot of money. I think
no matter who I go with orwhat system I buy, But on the
seventeenth zier pretty much the good onedivide these days. And then what's the

(55:51):
best brand names that hold up thelongest? You know, I personally have
been using American Standard in I homesince ninety nine and I've had great results
with them. But some of theother names that I typically would recommend train

(56:12):
Carrier, those are good ones.Diking over the years has steadily gotten better.
When they first came out, Idid not consider them a great unit,
but over the years they have reallystepped up their game and gotten much
better than they used to be.And a few years ago they bought Goodman

(56:34):
out, and Goodman I did notconsider a good unit at all. It
was kind of a bottom end unit. And they have really improved the Goodman
units in the last few years.Okay, And this one is a variable
capacity system, variable speed condenser andall that Is that the way to go
over these days? Oh yes,if you're wanting something that's gonna dehum if

(57:00):
I you know, cool grade andall that stuff, the verial speed is
absolutely the way to go. Okay, And it comes with a twelve year
warranty, So I would think that'sa pretty good indicator too of their confidence
in the system. Well, checkthat warranty because typically that's going to be
on the compressor only. Okay,I will check that. But that that

(57:24):
is one that is one of thelonger ones, because a lot of them
are five year or ten year,Okay, anything else that I should consider
before I make my decision to replacethe whole HVA in the house. Well,
the big thing is going to bewho's putting it in. You got
to make sure that they know whatthey're doing, because you can have the

(57:45):
best unit on the market, andif it's not installed properly, it's just
not going to do the job.So one make sure that they do heat
load calculation and that's where they youknow, get the measurements of the house,
which way it's facing, what ithas for insulation windows, all that
kind of stuff, and that tellsthem what size it needs to be.

(58:07):
Ok And then the same calculations needto be done on all the duckwork and
stuff as well to make sure thateverything is sized properly to give you a
maximum energy efficiency of it. Okay. And they didn't do that also,
and they said, my current systemis a five time I think, they
said, and I only have oneunit for the house. It's twenty five

(58:30):
hundred square feet, two level, and they said, I don't have sufficient
return air. I'm just a littlebit short of that. So they recommend
it a twelve x twelve in anotherroom. Okay, well it sounds like
you eld. You're doing what needsto be done, all right, Thank
you very much for your help, you bet. And should you decide you

(58:52):
want to get a second opinion, obviously my company due West would always be
happy to do that for you.Sure will. Thank you, all right,
Thank you ye uh again. Sevenone three two one two five eight

welcome back to Texas Home Improvement.Seven one three two one two five eight
seven four. That's seven one threetwo one two five eight seven four.
It's out to New Caney and Anita. How can I help you? Hi,
sir, Thank you so much fortaking my call. I had a
quick question. I bought a Pierryhome in Tobolo Subdivision and New Caney.

(01:02:45):
This coming April will be two yearsthat we've been in the home. It
is. You know, Perry's beenprobably one of the best builders we've ever
used, with one exception, andit's their interior paint. And it is
so bad that like if you getanything like the dog rubs up against it,

(01:03:06):
or you have a smudge or anything, you cannot wipe anything off the
wall that the paint don't disappear andyou see blue underneath it. And I
did when I did the survey forthe builder of everything you know, I
liked and didn't like. That reallywas my complaint. And so I'm trying
to decide do I just end upgoing out of pocket pay for someone to

(01:03:29):
come in and repaint the interior,or if you guys know anything about any
amount of recourse with the builder forputting in that kind of paint. I
mean, it's it's all the homesin this area are four hundred thousand up
and it just seems kind of sadthat they did so well with everything else,
and they're good with their follow upand warranty, but now they won't

(01:03:51):
do anything more for the paint.Do you have any experience with this or
any suggestions? Well, I guessthe first thing I would ask you,
This is a flat paint, isn'tit. Yes, it's a flat paint.
Yeah, and flat paint doesn't cleanvery well. And it's the it's
the cheapest builder rag you can get, is what I've learned from by a

(01:04:11):
guy had patched a couple of placesup this morning. Yeah. Yeah,
but flat, flat paint, regardlessof the brand and stuff, just does
not clean up very well. Ittends to just like you said, rub
off. Uh. That's the reasona lot of times you go with a
eggshell or something along those lines, because that does make it a lot more

(01:04:35):
durable for for cleaning. Yes,So honestly, if it was me,
I would just pain be repainting thehouse as opposed to trying to go to
the builder to me. I mean, it's it's almost a half a million
dollar home to put that kind ofpaint in, and it's very disappointing that

(01:04:59):
you I am not even two yearsthan home and looking to have to repaint
because of this. Yeah, butthat's what you would recommend is just how
a painter come in it is andput maybe a high high gloss and don't
deal with that. I wouldn't puta high gloss on the wall. So,
like I say, I would dolike an eggshell or soft white,
because if you go with a highgloss, it will show every imperfection.

(01:05:23):
Okay. The reason they like togo with a flat or an eggshell is
it hides any imperfections. Oh gotyou got you, So if you go
to the other it will kind ofmake it all stand down. Yes,
ma'am. All right, thank youfor your help, sir, and you
have a blessed day you as well. Thank you. And you know you

(01:05:46):
do have to be careful on yourpaints. The cheaper paints have a lot
of clay in them. The moreclay in it, the easier it just
washes off the you know. Andnow we've got one of the major paint
companies gone. They went out ofbusiness. That was you know, Kelly
Moore, uh shut down all theirstores. They're playing gone, So you

(01:06:08):
know you need to be looking atSherwan Williams. Valspar has a good paint.
I don't know how the Valvespar inthe like Low's stores do, but
I know Valspar outside was always realgood. And I've used some from Lowe's
of the Valvespar brand and it seemedto do okay. So, uh,

(01:06:30):
that's a brand you could take alook at. Got a question seven one
three two one two five eight sevenfour Steve, how are you today?
Oh? How are you doing?Mister Jims. I'm doing great, Yes,
sir, I was gonna ask youa question. You probably know if
any If you don't know, nobodyknows. On those floor covering people are

(01:06:51):
getting put on concrete floors. Theylook pretty, but I don't know if
you liked them or not. Butgot it looked looked like and shunty.
But I'm worried if you live ina human environment, you know, if
it rains or fall outside and yourgarage just reen wet with with a humanity,
you might get to slip down easyon. I don't know, I
was just wondering how long it lastsif it peels up later. And you're

(01:07:15):
talking about like the garage floor coatings, epoxy coatings and stuff. Yes,
okay, uh, you know, depending on how they're applied will depend on
how well they hold up. Andbut a lot of them, you know,
don't don't go to the box stores, don't go to those in home
depot to buy it. Go toa regular paint supply store like Sheron Williams

(01:07:38):
or one of those places, andthen follow the de instructions on it,
because some of them will have youacid wash, some of them won't before
you put it on. All ofthem are going to say this though,
the floor's got to be clean anddry, so make sure it's nice and
clean. The contractors I'm talking about, they want to sand it with this

(01:08:00):
big commercial grinder, which I'm yep, you know, I'm worried about concrete,
and you know, there's no suchthing as concrete that don't crack,
and I don't worry what about it. And no matter what, there's fifty
something bottomed piers under my home.We still got a few cracks in it.
But they grind it with this bigcommercial grind. And then clean up
the dust and wipe it with acidtone and mop it and then but it's
not it's kind of like a posse. But it's got some rubberized stuff.

(01:08:23):
But I've heard people say that tenyears down, five years on the road,
it might peel up, might changecolor, you know, or you
could also slip down very slippery whenit's wet. I just didn't know if
you liked it or not. Ifyou do, it's several thousand dollars,
you know it is, and youdon't have to worry about them grinding it
down the surface because all they're takingoff is the very thin surface, so

(01:08:45):
that won't be a problem for you. But as far as the durability of
it, they are durable. Theyhold up very well. Uh they hold
up better than the epoxy floor stewI said, yes, if you have
it done a lot that this doesn'tget round and they guarantee you ten years
or be all right, didn't yes, sir, I would have no problem

(01:09:05):
going with that. Okay, allright, I'm sure, Thank you,
sir. Good showing every weekend.Thank you, sir, Thank you.
So let's talk about American standard heatingand air conditioning systems. For a second.
You know, if if you're lookingfor a great system for your home,
we were just talking about the differentbrands and putting in a new system.

(01:09:28):
You owe it to yourself to takea look at American Standard. American
Standard systems are durable, they arequiet, they get the job done.
Like I said, I've had themin my home since nineteen ninety nine.
Love them. The variable speed isabsolutely the way to go. You can
do, You can do the othersystems, don't get me wrong, But

(01:09:49):
for ultimate humidity control and temperature cancomfort control, those varial speeds cannot be
beat. Now. If you wantto learn more information, you simply go
to America and Standardair dot com.And that is comfort the way you like
it. He's dependable, consistent, andsane, the complete opposite of Texas Weather.

(01:10:14):
Here's Jim Dutton on Texas Home Improvement. Welcome back to Texas Home Improvements.
Your total home improvement sour seven onethree two one two five eight seven
four. That's seven one three twoone two five eight seven four. And
I'll see what I can do tohelp you out here on Texas Home Improvement.

(01:10:39):
Carlos, this is Jim. Howcan I help you? Hey?
Thanks? For taking my call.Uh, well, I have got a
home that uh that's kind a brickexterior, and uh it's a color that
I really don't like. And I'vebeen thinking about about the exterior, and

(01:11:00):
I've heard several different uh uh severaldifferent types of paint and uh something I
think somebody was telling me something thatwas like ground paint and and slurry and
different things. And I just reallydon't know, uh which way to go
with it. Just regular outdoor uhbrick paint, that's that's actually for brick.

(01:11:26):
I mean, is there such athing. Uh, could you please
enlighten me? Okay, there actuallyare paints that are made for doing masonry
and and uh you know, brickand things like that. It'll depend on
if you have a clay brick ora concrete brick. Uh. The regular
paints you want to avoid using. And and the big reason, let let's

(01:11:50):
start with this. What do youhave for brick? Is is it like
an Acme brick or is it aMexican brick or you know, I just
I really don't know. I haven'treally looked at it that carefully, Okay,
Because brick is porous, and whenyou put a paint on it.

(01:12:12):
What happens a lot of times isit seals the brick. Moisture gets into
the brick, and then the paintblisters off. And that's the reason it's
critical that you use a regular masonryproduct. Now there are coatings that are
companies will come in and put on, Like a rhino shield is one of
the coatings, and it's a breathablecoating. It's thicker than paint, has

(01:12:35):
some elasticity to it, so itcan handle the breathing and expansion and contraction
and it holds up. It comeswith a twenty five year warranty as compared
to what paint can do. It'sa rhino shield. How do you start
that? R h I n ok. Yeah, like a rhinoceros minor shield.

(01:13:00):
And that acts as a coating butalso as a paint. So it
comes in different colors. Oh yeah, yeah, virtually any color you want.
They can be mixed to be so, so those are the kind of
products I would be looking at ifI want to just paint it. The
other thing you mentioned was the masonryproducts and the slurries, and they have

(01:13:25):
like what's called a German schmear. That's where they mix up the masonry product
and kind of smear it over thebrick and that helps change it a little
bit. Then they can literally justcoat the entire brick home with it and
change the entire color from I didone of my TV show episodes, and

(01:13:48):
I don't think it's riage yet.We just filmed it in the last couple
of months where it was kind ofa pinkish colored brick. I didn't care
for the looks of it at all, and they did the Schmer over it
and changed it all to almost lookslike it's a stucco. Now you know,
the kind of color, that lighttan off white type color. I

(01:14:13):
liked it. It came out verynice, extremely durable. I mean,
you're done once you do that, and you don't have to worry about painting
it, so you do have audience. But that's substantially more expensive than going
with one of the codings though, right right, But that that you can
actually change add some texture to it. Oh yes, isn't that right?

(01:14:35):
Yeah, yes, sir, yedoes look really really good. That's kind
of what I liked. Okay, but that is quite a bit more.
Oh yeah, you're you're probably talkingtwo or three times the cost Okay,
okay, excellent. Well that's that'sgreat advice. I really appreciate it,
all right, But yeah, checkout that Rhino shield product. I think

(01:14:58):
that's a great way to go.There's another product that has never hit our
market that that's up in the NorthernStates where they actually put cork, uh
like a paint onto the stuff andthat insulates and sound proofs and seals up
air gaps. It does a reallygreat job. There just hasn't been anybody

(01:15:19):
applying it yet here in Texas thatI've seen, and I've always waited for
that to come because I think that'ssomething that would be pretty durable here.
Yeah, it sounds like it,especially if it's insulates. Yeah, I
think right. Yeah, So alrighty, very good, Well, thank you
taking care. I really appreciate yourhelp. Okay, you take them by

(01:15:42):
yeah again our number seven one three, two one two five eight seven four,
and I'll see what I can doto help you out. Hello,
Adam, hey, Jim, howyou doing. I'm doing well. How
are you today? Doing great?Doing great? Hey, Listen, I've
got a I have. My houseis built in the early seventies. It's
got a little galvanized piping which hasactually been great. It surmid all the

(01:16:06):
freezes and all that, but it'sabout end of life and starting to get
little pressure and dirty andss. Sowe're going to have a repipe done.
My question is should I go aheadand have preemptively the main line from the
meter up to the house dug upand redone as well with that pack?
So if I should just leave thatgalvanized and there's no issues now, but

(01:16:29):
is it worth doing that or justdo the house only if you have an
issue with it and the two issuesare one it keeps getting leaks or two
restricted flow. If you got oneof those two, then you dig it
up and replace it. If not, leave it there for now. Great,
okay, good, that answered myquestion. I was I wasn't sure
if I needed to dig it upor just leave it like it is.

(01:16:50):
And that sounds like we'll just leaveit. So we'll just square inside the
house because that same thing. Sothank I appreciate you, you bet take
care. Thanks and again our numberseven one three two one two five eight
seven four. That's seven one threetwo one two five eight seven four.

(01:17:11):
You know, when it comes toyour windows, a lot of times we
want to put shutters on the stuffthat we can close up at night and
give us some privacy, But youknow a lot of times they're not doing
much for your energy efficiency. Well, you need to take a look at
sunburst shutters. Unlike wooden shutters. When you close sunburst shutters and close them
up, that's going to insulate twoto three times better than a traditional wooden

(01:17:34):
shutter. And they are gorgeous. They're made of Pollywood, which is guaranteed
to never warp cracked your per peel. Uh, but it still gives you
that high end would look easy toclean and maintain, and quite frankly,
I've been out to homes where I'veseen them over twenty seven years old and

(01:17:55):
couldn't tell it was a day old. They really are that long lap.
Now I've got them in my house, my parents have, my sister has
them, and anybody who sees themthey want them for their house as well.
Well, all you got to dois take a look at Sunburst shutters.

garden host, but actually put acleaner on there to clean the dirt off
the coils. We're going to cleanall the debris out from inside the unit.

This is Texas Home Improvement with JimDutton. Hey, welcome back to
Texas Home Improvement. Your total homeimprovement or seven one three two one two
five eight seven four. That's sevenone three, two one two five eight
seven four. So I had aninteresting email come in during our last hour

(01:21:54):
of the show from a listener inAustin. And this came from Johnny says
Jim, I have a twelve xtwenty deck off my house. It is
concrete slab supported by two by twelvewood joists and steel four by four steel
columns typical to Austin. My backyardslopes into a canyon. I finished out

(01:22:15):
under the deck area into a guestroom and pool cabana. The surface of
the deck is tiled. I havenoticed water penetration in the recent rainstorms.
The penetration is happening in a lowarea in the outer edge, about one
foot from the edge about midway inthe deck. I assume I will have

(01:22:38):
to remove the tile and eliminate thelow area since I have a living area
below. Is there an additional coatingor membrane that can be used to ensure
that I have a water tight deck? Well, I don't know how old
this is that you did all thisfour, but it's gonna be like any

(01:23:02):
other roof. It will have alife expectancy, so someday it will get
leaks again. Underneath the concrete, there should be a membrane that's there,
and honestly, if it didn't haveone, you would have had leaks as
soon as the concrete was done.Because concrete is poorous moisture will go through

(01:23:25):
concrete. Now, if all you'rehaving is just one spot and it's not
super bad yet, what you maybe able to do is actually take the
tile off and do a little quicksanding to take any leftover material from the
grouting and all that stuff and thenput a sealer on the concrete and then

(01:23:51):
you can cover the concrete up again. And quite frankly, this is the
opposite of a lot of things. The bigger the tile the better because that's
less space that moisture can go through. But by taking the tile off,
you can use floor leveler to getrid of the dip. After you've put

(01:24:12):
the water proofing material on it.You know, the coating so uh and
and here's here's here's the stuff thatyou can take a look at. They
make a coating that you can puton that soaks into the concrete. But
they also make a membrane that's it'sIt comes in blue and it rolls on.

(01:24:34):
You can roll it on with apaint roller. It'll seal it.
You can put multiple coats on.After that's all done and dried, then
you can go ahead and tile itand you should be okay. But I
would use a leveler to take thatdip out. Now I'm making the assumption
that everything else is in good shape. Now, is this a forever thing,

(01:24:55):
No, because like I said,it's like any other roof. Someday
it will get a leak again. But this, this is absolutely fixable without
having to tear the whole thing apart. All right, let's go back into
a call here at seven one threetwo one two five eight seven four Doug
in Cyprus. How can I helpyou? Yeah, Jim, I was

(01:25:19):
digging a post hole for a fence. I had my property marked by eight
one one. They said there wasnothing there. But I got down to
about a foot and I hit abouta one and a half inch gray PVC
electrical con Do it now, Ididn't, thank god, I just the
post hole was right on the edgeof it. I didn't hit it directly,

(01:25:43):
but I went right beside it.It looks like it cracked the con
Do it, okay? What I'vecalled an electrician and he advised me to
trans around that, clean it up, and put some of that black flexil
on it, and then pull itback in and move over. You think
that sounds adequate. No, theyactually make a regular repair kit for that

(01:26:13):
he gave. He gave you thecheap way of fixing it, no doubt
about it. But you know,do you know what kind of line it
is? Is that the main linegoing into the house or is it something
going out to like a pool orsomething. No, I believe it's the
main line going into the house. You can see where it comes down the
pole in the corner of the yard, okay, and then would have to

(01:26:36):
dagoni over the house. But whenthe guy came out and marked it,
he said, oh, no,it's not it's not there, it's over
here. They would have taken astraight line as the crow flies, but
to me, it looks like itprobably comes over and then makes a ninety
bend somewhere else in the yard.So but the bottom line is they didn't

(01:27:00):
locate it. You know, theymarked the cable, the gas and every
other damage, right, not thatand how far off? So they didn't
put a mark anywhere in the yardor did they Oh, all over in
the yard for the cable, thegas, but no electrical, No electrical
okay. And here's why I'm asking. If you call and they don't show

(01:27:20):
up to market or they miss market, they're actually responsible to fix it.
Well, he told me because thatwas the private line, yes into the
house, that they were not responsiblefor it. And that is the case.
If if this is your private line, then no they won't have to

(01:27:43):
fix it. But I would notput the flex seal on there. They
make a regular clamp for fixing it. I'm making the assumption now that you
didn't nick the wire or anything, because if you nicked the wire, it's
a whole different ballgame. But ifall you hit was that plastic what you
say on the bire, well,no, I don't. I don't think

(01:28:05):
hit the wire or anything. Okay, it's just a crack in the side
of the conduit, and I've gotto dig it up to get a better
look at it, obviously, butI'm quite scared of it now. It's
thank good we didn't kill ourselves whenwe hit it, you know. Yeah,
well, and it does happen, but uh yeah, dig it up,

(01:28:28):
get it exposed real good. Let'smake sure that the wire itself isn't
nicked, because if it is,then that wire's got to be changed.
But if all it is is theplastic conduit, they make a coupling that
can go on that, and youcan. You got to go to an
electrical shop to get that, notnot the box stores. Get that and
put it on and fix it.Right, So that's something that will go

(01:28:51):
over the outside of it and clamparound it, yes, sir, type
of thing. Okay, all right, all right, thank you, Sure
you bet by way? All right, let's talk about Ready Seal far in
the way, the best way tocote any outdoor wood. You know,
we had calls earlier about they gotpaint on it. Can they put Ready

(01:29:14):
Seal on. No, you'd haveto take the paint off first, because
unlike paint that just sits on thesurface, Ready Seal soaks deep down into
the pores of the wood, waterproofingthe wood to keep it from taking on
moisture. That's how Ready Seal works. Got a lot of different colors and

peeve. I call all the timeor I do. I have people in
my office who call for due Westall the time. But he hit the
key fact. If it's your line, and it can be the main coming

(01:33:00):
from the pole into your house, they don't mark it. All they mark
is the bigger lines. Well, typically, if you're working up close to
your house, you're not getting intothe bigger lines anyways. And it kind
of to me just doesn't serve thepurpose that it was originally designed for.
