(00:33):
Well the weekend. It is welcomeaboard. You're at home with Gary Salvan.
Thanks for joining me as we talka little home improvement today, and
glad you could join me. Ifyou have a question based on maintenance or
repair of your home, you maydial us up. We invite you in.
It's eight hundred eighty two three eighttwo five five. It's eight hundred

(00:54):
eight two three eight two five fiveand happy to chat about what you're working
on this weekend. And I gotmy whole list of things that well,
you might want to I don't knowat least entertain especially I don't know what
your weather's been like, but myweather's been rainy, and I was thinking

(01:17):
about, you know, here weare springtime and rainy, and if you
want to feel more springy because youmaybe can't get up because of the rain,
splash of color in the house mightbe exactly what the doc ordered.
So if that's the case, there'sa couple of things that you might entertain

(01:37):
doing. And that is when Isay a splash a color, I'm not
telling you to, you know, paint the whole house or repaint the entire
house, but maybe add some colorsomewhere, maybe find a feature wall and
take a color that is vibrant anduse it on that wall draw attention to

(02:01):
it. Also, adding a splashof color is kind of eliminating color.
And what I mean by that isif you have some really dark rooms and
maybe you love that, and Iget that, I have a tendency to
go towards darker colors. However, taking a dark colored room that's been like
that for a long long time andthen lightning that color by using a lighter

(02:27):
maybe you know how they have thegrids on a color Carter's like six colors
and they get light and they growdeeper to the bottom one and then they're
real deep color. But boy,if you can go up to maybe the
number two line and stay in thatsame tone, what a change it'll make
for that room. And maybe that'ssomething you want to do. Also looking

(02:50):
at new shades, a splash ofcolor that's certainly will add some zip to
a room and just decline it.We've gotten into a point where we'll actually
move a chair out or move anend table out on occasion, not all
the time, but just changing thingsup a little bit. Really, we

(03:13):
all have a tendency to clutter alittle too much go a little more simple,
a little lighter. Maybe that's somethingyou want to entertain color and those
feelings are all personal, so there'sno right or wrong way to do it.
I'm just saying maybe that's something youought to take a look at.
All Right again, it's eight hundredeight two three eight two five five and

(03:35):
Robert you're going to lead us off. Welcome yeaes, sir. How you
doing, Garret? I enjoy yourshow, Thank you, sir. I've
got a cement yard fountain. Itstarted to get some cracks in it's leaking,
and I want something to seal itand where I could be able to
repaint it after I sealed it.What's the best thing to use for that?
And what is it we're trying tosee? All I missed you when

(03:58):
you said that it's a cement.That's a fountain, A fountain in the
yard. Yard fountain. Okay, okay, So where is so? How
big is it is? Is itlike for a water garden or like a
waterfalls or is it just a whatis it exactly a bird bath? Or
it's it's about it's about two orthree feet wide. It's pretty big.

(04:20):
Okay, It's just a water fountain. Okay. And and it's concrete.
And where is it? Lee?Is it leaking through the bowl? It's
see the bottom on the side ofthe base at the bottom, so all
the way it's a little Yes,it's got a little little stress crack,

(04:43):
I mean a little cracks all init. I know it's getting old,
and I know anything I could usereseal it and strengthen it. Yeah,
there's there's a couple of things thatare coming to mind. I don't know
how much water pressures are in there, do you perchance? I mean,
is there a pipe that runs upthe water there's only a little pump that

(05:04):
runs up the center and you knoworder at the top, okay, okay,
And then it's leaking as the watergoes down the drain like and recirculates,
it's leaking out the base of thefountain. Okay, okay. Yeah.
So so there's there's a couple ofthings. One of them holds ten

(05:29):
pounds per inch of water pressure, which I think would be more than enough.
And it's the same type of productthat we would use to seal basement
walls foundation walls from water pressure fromweeping in. It's called dry lock it's
a paint. It's a Portland cementsynthetic rubber base paint. It comes in

(05:57):
white. You could have it tintedif you want it to even make it
like a like a watercolored blue orsomething. And you could paint the inside
part of that bowl and I thinkthat would sealed up probably as quick as
anything. That's option one, Okay, Option number two. There is a
product called Geocil geo cel. Itis a brushable sealant and it's let's see,

(06:29):
it's it's not as thick as likevasiline would be, but almost like
a motor oil thickness, okay,And it's clear, has a little bit
of a bluish tint, and itcould be tried on or brushed on.
Uh. It's kind of like paintinga rubber ized band aid over something like
if you had gutters and then theseams they were water was leaking through those

(06:49):
seams. You could clean that baseof that gutter and take the brushable sealant
and just brush it right over thatseam, and of course that rubber bandy
we keep it from leaking. Sothat would probably be My other pick would
be the GUSL brushable ceiling all right, So well I'll check both of that

(07:10):
and give what I'm gonna try,and I surely appreciate it. You're quite
welcome. Thank you, take carebye bye. Yeah. I had stop
and think exactly how that was working. So I got it. Now,
maybe that pumps about the size ofyour phone in terms of uh, you
know, the the the size, maybe not the thickness, but that pomp
a little hose goes up, itgets a spout, and then it's leaking

(07:32):
through the concrete and you know, concrete's hard, but it's not it's it's
not dense, it's very porous. And when you start getting bleed through a
water, if you can seal that, that dry lock is a great product.
I remember there on display product launchwhen it came years and years ago.

(07:56):
They had a cinder block or aconcrete block and they pumped water into
it, same typee hit you know, a little pump, a little basin
pulling that water up, putting itin the block, and it would just
weep through that block. And thenthe other half of the block was sealed
with a dry lock and guess whatyou got it, No water was ever

(08:18):
leaking through that. And uh,it's a wonderful product, especially if you
have a basement and you have youknow, you don't have a crack,
you don't have running water, butmaybe it's just damp a lot. We
get a lot of you know, just water just kind of oozing or in
a floor you'll just have a littledamp area. Uh. The dry lock

(08:43):
is, like I said, madein white paint. You put it on
with a thick roller cover about fiveace or three quarters of inch nap and
you roll that on and it holdsup to ten pounds per square inch of
water pressure. So really that's kindof a lot of water pressure. I
think for water it's just seeping througha wall, so you could seal that
up. And for floors they makeit clear and you could. Again it's

(09:09):
with that it's almost like putting ona paintable vapor barrier. So it's gonna
minimize gases that could be coming upthrough that, even radon or water,
vapor or water itself. So product'sbeen around a long time. It's a
dry lock and it's dry l okand pretty much every hardware store, paint

few things done around the home.Glad you could joined me. Let me
give you the phone number. Ifyou've got a question, jump right on
board and we'll chat about your homeproject again. It's eight hundred eighty two
three eight two five five, Andback to the phones we go. We
got Brent, Brent, Welcome, good morning, Gary. Morning here in

(12:35):
Cincinnati, we've got an asphalt driveway. And for the last few times I've
had a professionally sealed but thinking abouttaking it on myself. Okay after a
number of here is not doing it. Just one of some recommendations on what

(12:56):
kind of sealers are out there today, Well, a lot of well,
there's all different kinds. Even insidethe brand names there are. Quite honestly,
it's pretty much gone to a cryllicyou know, gone through the days
of the cultar for the do ityourself and quite honestly, the products themselves
are phenomenal. Back when I wasin the hardware business, there was two

(13:20):
types with sand and without sand, and now they have there's a brand name
probably the leader of the pack isone called Blackjack and they make a product
called drive Max. So Blackjack driveMax you'll find out it lows and ace

(13:41):
hardware, and I think minards prettymuch most of the places, and they'll
offer you not two choices, butthey'll probably offer you like six or eight
choices, and a lot of themhave to do with the quality of the
acrylics. You know, back inthe day, the cold tar and stuff,

(14:05):
it didn't hold up very good againstthe sun. In fact, I
think most of us when we didthat project, and that was my project
when I was a kid, itwas black topped the driveway. It was
always on about the hottest day ofthe summer, at least it felt like
it back in the day, andthat cold tar just penetrated into that,
you know, asphalt driveway. Andthat's kind of how you sealed it.

(14:28):
Now with all the advanced acrylic residents, it kind of lays on the surface.
It really is truly a coating nowand the coating has different quality of
acrylics. So where I'm going withthis is your your choice isn't with sand
or without sand, but your choiceis how long do you want that to

(14:50):
last? So they got like thedrive Max one thousand, and that's going
to last ten years. And theygot a think a seven hundred and five,
under a three hundred and a twohundred, and then they have the
one I think it's the five hundredwith or without sand, So that's that's

(15:11):
pretty much. And they go onthe same way brush and squeegee. I
think the one thousand it's a littlethicker and it requires two coats, but
the drying time is like two hours, so it's it's an easier project than
it used to be. In fact, another thing about the one thousand,

(15:31):
I can't remember all the benefits eachof those that I mentioned have, you
know, right on their label they'lltalk about you can comparison shop. Okay,
it's not just about the age,but the the one thousand. You
don't even have to stick start. You can turn it upside down and it
does have it's not sand, butit has a little bit of grit to

(15:54):
it, and you don't have tostick start. Real thin two coats,
real thin uh wet on wet Ibelieve. But yeah, that that's kind
of what's out there now. It'sreally durable. In fact, I think

(16:15):
probably some of your commercial sealers probablystart fading at about three years, didn't
it. Yeah, yeah, yeah, and that's exactly where we are.
Yeah, so you know you doit yourself. You can really kind of
put that off down the road byusing some of the newer acrylic ones.

(16:36):
And that's one I recommend. Yeah. Well, I'm not lazy, but
ten years sounds awful good to me. You better believe it. See,
you're not lazy, You're smart.Okay, thank Jerry, have a great
weekend. All right, Brent, thank you. You do the same.
Take care all right now again ourphone number, you got it, We
got a line open. It's eighthundred eighty two three eight two five five.

(17:00):
Of course, whenever you're doing youknow, asphalt ceiling, and to
be real honest with you, Imean even back when we were sealing our
driveways and it seemed like every yearwe did it at home. It's not
good for the driveway, you know, even two years. I mean,
you don't want to have a buildup of seilers on there because eventually it'll

(17:22):
appeal even the old cultar that getsreally deep penetration, especially the crytics.
You know, you don't want tobe doing it. You know, if
it's a five year seiler. Youdon't want to be doing it every year.
First of all, you don't needto. It's going to stay black
and rich in color, and that'sgood. That's one of the reasons we
always seem to have a call toaction is when it starts fading. But

(17:47):
you don't want to have a lotof build up of films. So think
about that ten year versus a twoor three year. You start doing it
every two or three years, you'regoing to have a faster build up of
film. Eventually that up will peel. So another reason really to go at
least the seven to ten year andit's gonna stay I mean, it's I

(18:11):
don't know if I can use theword fade resistant, but it's going to
hold its natural color for a longtime, you know, between that seven
to ten years, So that'll bea little bit easier on your driveway.
Also, be very mindful. Youstill want to do the usual things.
If you got little divots or bottles, you want to fill those. If

(18:33):
you've got cracks, they've got aporable crack filler, and it literally just
snip the tip off a court jugand put the uh black of crily crack
filler in there. Excellent. Uh, you want to clean and remove any
oil stains, So yeah, cleanbottable surface, like I say all the

(18:59):
time, that is the key.All right again, that's eight hundred eight

again a lot of good information.Yesterday talked about all kinds of things,

or using a remember never a pollof your thing, only a spar or

where you can pick it up,and I appreciate you doing that. All
right, you got the phone number, Let's go to Irene. Irene.
Welcome, thank you, thanks youfor taking my call. You're quite welcome.

(23:10):
I have you were talking about drylock, Yes, I have an
area in my basement about fourty longand it's right at the bottom of the
wall and water seats in. Wouldthat dry lock be good to paint an
entire wall? Well, dry lockcan be used, and that's invention.

(23:34):
That was basically why it was createdand invented, was to take a basement
wall and seal that wall for watervapor and weeping water from going from the
outside to the inside of your home. Now there's limitations, right, I

(23:56):
mean, it's not a crack filler. So if there's a crack and water's
flowing through the crack, no,that's not going to stop it. But
if there's some damp spots, yes, that would that would eliminate those damp
spots. It'll hold back about tenpounds of pressure per inch per square inch,

(24:21):
so pretty much you know it doesn'tIt does a good job. Now,
where yours is doing the nasty it'sdown the wall where it joins the
floor, and there's a there's anatural seam there, so it's not a
crack, but there is a naturalseam there. So when a water table

(24:48):
is moving up and it gets toa point where it can find that seam,
or water's working down the outside ofthat wall and it gets all way
down to where the floor is.There's a natural steam and if that water
on the outside isn't controlled, it'sgoing to find its way into the basement.

(25:11):
So if there is running water downat the base of that wall on
the floor, the the solution isto control the water on the outside.
It's not to get a candy lock. But if the walls are damp or
even if the basement is just kindof dampish but you don't see running water,

(25:33):
yeah, the dry lock will dothat. It'll seal it up with
something like with something like flex seal. No. No, no, Is
it just in one spot or isit the length of the whole wall?
Now, it's a it's a areaabout three feet. Is it in the

(25:56):
corner? It is like right inthe same where the well on the floor
come together. Is exactly where it'sat? Yeah? And is it near
the corner. Is it near thecorner of the where that wall begins out
about three feet? No, it'snot in the corner, right in the

(26:18):
middle, in the middle of theOkay. So when I say control the
water outside, okay, there there'sa couple of things that are easy to
control and then one thing that isvery difficult to control, and you need
to get outside to check these out. I call them the killer G's.

(26:40):
Okay, the first thing is isthe grating. The soil line needs to
be moving away from the house forabout six feet five six feet, so
it should be a very natural gradeaway from the house. A lot of
times when people go out and checkthis, the grade is actually going towards

(27:03):
the house. So it's As itrains, it collects all that water and
it pours it right against the foundation. It weeps down through the mud and
everything, and it gets that naturalseam, whether it's in the middle of
the wall or the corner of thewall, and it starts leaking because water
always takes a path least resistance. So I want you to look at killer

(27:26):
g Number one is grating. ThenI want you to look at the next
time it rains really hard, getout there with an umbrella, and I
want you to look for groundwater.A lot of times when people have this
problem, there is a massive puddlejust outside that wall right where it leaks,

(27:47):
and it could be caused because agrating. It could be a little
bit of a swale in the groundand it's holding groundwater. And that's the
second killer g groundwater. And thethird is if the gutters are clogged just
a little bit and that water spillingover that gutter right in the area where

(28:11):
that basement is leaking. It's simplythe gutters need to be cleaned out.
That happens probably more than anything. And the one that's a little more difficult
is if the water table in yourarea and we've had a lot of rain,

(28:32):
gets to a point where the watertable is higher than that floor,
and it's coming in from underneath aconcrete floor, and it's coming up because
the water table's rising. It's likeVenice, Italy, and it gets to
a point and it just weeps inthrough that crevice. And that's a little
bit more of a substantial fix thatrequires putting in drain lines and everything else.

(28:56):
Also, a sump well might alleviatethat problem if it's a ground groundwater
problem. The problem I think isthere's a natural spring in the backyard.
Uh huh, and my backyard's backedup to a still side. Uh huh,

(29:19):
So it holds that water. Yeah, all this water flows down.
Yeah, my yard stays green whenno one else does, right, Okay,
so you can control that water. You could use underground French strains down
at that base to catch that waterand reroute it. Or do you have

(29:41):
a sump well in your house nowsome pump and somep well, No,
I don't certainly could use that, because what that's going to do is that's
going to be below the floor ofthat basement floor. That well's going to
go down. It's about you know, to an and a half three feet,
and it's got slits in it,and it's gonna allow rather than it

(30:04):
to build up and up and upand then kind of sneak in right above
the floor in the wall where thatnatural seam is. It's gonna go into
this well, and there's gonna bea pump in there, which is then
it's gonna collect that water, andthen it's gonna pump that water in another
direction away from the house, andyou'll be able to control it that way.

(30:26):
That might be the answer. Yeah, well that's the start. If
that didn't answer it, then you'dprobably look at using an underground French strain
in the back. Okay, you'requite welcome, all right, have a
good day, take care all right. Yeah, And I speak a lot

(30:48):
about waterproofing companies. In fact, one in particular is ever Dry. And
the beautiful thing about ever Dry isthey factor in all of these different components
that I just mentioned, right, and they make those corrections. And if

(31:12):
you've got that much water, there'sprobably a chance that you got some cracks
on the outside of that wall thatwill eventually crack on the inside of that
wall. In other words, they'readdressing the whole system. That's a slam
dunk gonna fix the problem. Somany of us we do partial fixes along

(31:33):
the way, and after fifteen yearsit's okay. You're kind of chasing your
tail in some cases, and insome cases if you do one thing,
that took care of it, buttotal peace of mind. Get a waterproofing
company like an ever Dry, wherethey do a whole system, but you

(31:55):
can certainly do piece mails and insome cases solve the problem all right.

a good season is January and February. The only problem is everybody's freezing and

(35:42):
everybody's calling, and you usually waittill spring to get the job done anyway,
at least in some cases. Andso really now is a great time
to think about not only insulation andventilation, because ventilation is really king in

(36:04):
the in you know, the monthsahead in the July is August when it's
really super hot, and ventilation isso important because if you look the way
your house is kind of set up, whether you have two stories or one
story, but right above that isthe attic and probably a really dark colored

(36:29):
roof, and that roof is cookingin the air inside that attic. If
it's not ventilated, or if it'snot ventilated properly, it's probably one hundred
and forty degrees undred and one hundredand forty hundred and fifty degrees in the
death of the summer. And Ican't tell you how many times I take

(36:50):
calls where people go like, oh, those upstairs bedrooms are just they're just
ten degrees hotter than the rest ofthe house. Well, yeah, that's
because the thermostat's not up there. It's usually downstairs in a dining room or
a hallway, something a little bitout of the way, and those bedrooms

(37:10):
are you know, there's some insulationhopefully on the floor of the attic and
then drywall. In that heat,it is like you know, sleeping right
unerneath an oven. But when it'sventilated and you're bringing into cooler air and
remember I'm saying that attics one hundredand forty degrees cooler air might be that

(37:34):
ninety degree outdoor temperature, and theventilation the way it works is you're bringing
in air at the lowest ends ofthat attic, which is the soffits.
You may have soft events. Ifnot, you may have to have soft
events installed, but most houses willhave some soft events or have been retrofitted

(37:58):
to have soft events. It bringsit allows that cooler air to work its
way in the attic, and ifyou have a rich vent or a turbine
vent, it's pushing that hot airout of the attic. It's a natural
convection. Some people will use afan and actually pull that air up through
the attic. We get in troublewhen we start getting too creative, when

(38:21):
we start adding our own thoughts.Well, I think I'll get a fan
up there and I'll pull that coolair in. And they don't have the
homer does not have the soft eventsdown at the lowest area, but they
got the gable vents up by theroofline, and all that fan's doing is
pull an air right through those gablevents and ride out. It's not doing

(38:43):
anything for your attic or very verylittle. So proper ventilation having somebody inspect
your attic or read up on it. What is proper ventilation for an attic?
First of all, it's it's forthe footprint, not the square footage
of the house, but the footprintthe square footage footprint of that house three

(39:09):
hundred square feet footprint, you needone square foot of uninterrupted ventilation. So
you got to calculate, you know, the louvers, the screens and all
that usually you know, for everysquare foot is probably seventy eighty percent of

(39:31):
it's interrupted. And that's that's thecalculation. Three hundred square feet, one
square foot of uninterrupted ventilation. Splitit fifty to fifty. If you're going
to air error on the intake side, make it sixty forty sixty coming in
forty going out. It would. It would if you if you're home has

(39:58):
had this problem for years, thatis something worthy of investigating because if it's
one hundred and forty degrees in thatattic, yeah, you can put sixteen
inches of ventilation on the floor ofthat attic and keep a lot of that

(40:20):
one hundred and forty degree temperature outof the house, but some of it's
going to get in. I guaranteeyou around can lights, ceiling fixtures,
fans, and what doesn't get outis baking the underside of that roof,
which is going to decrease the lifeof that roof. Yesterday, we had

(40:42):
a long discussion about shingles, dryingout, cracking, curling, how to
prevent that, and one of theways to prevent is reduced to heat in
your attic. So proper ventilation, proper insulation is very key for not only
comfort and also finances of minimizing yourenergy bill, but also even in the

(41:12):
health of the products that make upyour home. And just because you see
a ridge vent on your roof doesnot mean your home is properly ventilated.
I can guarantee you. I've readanother article this past week just talking about
the amount of homes that are ventilatedimproperly and it's in the seventy percentile.

(41:38):
So who do you call for ventilation, Well, people that do roofing are
usually the people that are doing ventilation. In fact, if you're going to
get a roof this year and you'regetting some bids on a roof, don't
be surprised if there's a footnote onthat bid which will speak on behalf of

(42:06):
ventilation, meaning you don't have itadequately ventilated, and this is what we
can do for you. Don't thinkthat they're just trying to drum up business.
Well, there's probably somebody that isdoing it to drum up business and
maybe they don't know how to ventilateeither. My point is, deal with

(42:27):
somebody that's trustworthy that you know doesa good job. And if they speak
on behalf of ventilation quism, askthem what happens if I don't do it?
And how much ventilation do I need? And why let him explain it.
It's a simple process of convection.Warm air rises and you know when

(42:52):
you had that cold air and thewarmair wants to rise, that cold air
pushes it right out right out thetop of the attic through the ridge vent.
But again you got to have aircoming in to push the hair out.
A lot of people don't get thatconcept, so that would be something.
Yeah. Again, if you're gettinga roof and it's you know you're

(43:12):
getting your bid, don't be surprisedif there's a discussion that you're gonna have
regarding ventilation, and listen to it. You can always get two and three,
um you know, bids and youshould uh And if somebody has it
on there and somebody doesn't, youmay find out the person that's doing you
