What a real change of pace right now, because we

(00:02):
know Master Builders NT have welcomed the Federal government's decision
to pause non essential changes to the National Construction Code
and streamline reforms aimed at boosting housing supply. Now the
Commonwealth has also fast tracked its first home by a
deposit scheme which would see people only need a five
percent deposit and it's aiming for the start of October,

(00:24):
so three months earlier than what they'd promised at the
federal election. So there is no doubt that some of
these changes could have an impact on our industry here
in the Northern Territory. And joining me in the studio
right now, Master Builders CEO Sallyanne Innes, Good morning to you, Hi, Katie.
Lovely to have you on the show now, Saliane. Firstly,

(00:46):
why are the master Builders supporting this pause to non
essential changes to the National Code.

Speaker 2 (00:51):
Well, cantie to start off with the National Code across
Austraya obviously, but it's where with a housing accord it's
in place. We really need to see that productivity increase
and we want to see territories at homes, so we're
really pleased that all those non essential regulations won't be enforced.

(01:12):
It doesn't mean the safety. They have guaranteed the safety.
So what we really want to do is you know,
get territories into homes faster, and you know, have that
made easier.

Speaker 1 (01:25):
Yeah, well, and I suppose at the end of the day,
like our builders here in the Northern Territory, and I'm
assuming across the board, like there's a very high standard
that you have to be adhering to anyway.

Speaker 2 (01:35):
Right, absolutely, absolutely, and you know, territory builders great like
no issues and they will be the first to stand
up and say we need to implement those should there
be those safety concerns. So no problems with that. It
is those non essential ones that are that just you know,
increase things around compliance for builders, which increases costs and

that sort of thing. So to pause them between now
and the end of the house accord just makes sense. Yeah.

Speaker 1 (02:02):
And I would assume as well, you know, the different
like for you know, for some people in terms of
what you are building, Like if you're on one of
those major commercial contracts, it might be a different story
to what it is, like you said, if you're building
residential homes.

Speaker 2 (02:16):
Yeah, absolutely, and we're not talking about commercial. We are
talking about residential, so we are talking about you know,
certainly a lot of those new houses that are coming
in under this great first home bias grant that the
territory government have got in place. So yeah, yeah, we
want to get more of those built. We want to
get more people into hams, more families, We want to
get more people into the territory, so you know, they

(02:37):
need to come and experience this incredible lifestyle.

Speaker 1 (02:39):
Yeah, absolutely, we want plenty of people living here. In
terms of some of the challenges that the construction industry
is facing in the Northern Territory at the moment, like,
how are things tracking from your perspective.

Speaker 2 (02:49):
Yeah, yeah, great. Look, I probably wouldn't be the first
person to say workforce. Yeah, yeah, is a challenge, but
it's and again I'll go back to these first home
past grants that the government have got. You know, they're
anchoring people and building lives here. So we want to
increase those. We want them to stay on We want
people to or we want the grants to stay obviously,

(03:11):
but we want people to take them up and come
and live here in the territory. So that's probably a
massive opportunity and a challenge with the workforce, but you know,
things around you know, we also sort of delve out
that into land developments and infrastructure development, so really looking
for those opportunities to build on those with assistance of

(03:31):
the government and private enterprise and of course our amazing
defense industry we've got up here. You know, we've got
Darwin and Northern Territory. I've got all the capacity and
capability to make that even bigger.

Speaker 1 (03:43):
Hey in terms of you know, in terms of the
government here in the Northern territories, first time by scheme,
like's it's fantastic. We know that it has meant that
we've sort of seen, you know, seeing things get moving.
What do you make of the federal government then announcing
their first time bioscheme being fast tracked, so only seeing

(04:04):
that five percent deposit, do you think that it's going
to have a positive impact as well or could we
see sort of a flooding of housing on the market.

Speaker 2 (04:11):
Well, I'd like to think of it in a different way,
like this is territory building stuff. This is bringing people
to the territory. This is giving people and anchoring them
their Like I said, workforce issues that we might have
or we've currently got you know, these are people who
thought maybe they couldn't own a house for another two years,
or they're not going to have the money. You know,
maybe that's only two months away now, that sort of thing.

(04:32):
So they're getting that five percent and it's keeping families here.
So it's building small businesses, it's building our sporting clubs.
Like I think it's a really positive thing.

Speaker 1 (04:41):
Yeah, are we seeing, like how how is our workforce going?
I spose sally An. You know, like we talk about,
you know about the need for you know, for people
to enter that construction industry and then the need for
people from other states. But as you touched on these
sometimes ironically, then the issue is, so it does make

(05:01):
a difference if there are different schemes.

Speaker 2 (05:03):
Yeah, absolutely, build it and they will come. Yeah kind
of stuff. But yeah, absolutely, you know, more houses, more people,
more people, more houses. You know, it goes hand in hand.
And we really like some of the you know, there's
some amazing jobs up here, you know, particularly in the
construction industry. Apprentices. I mean I was out at a
field day with AKJ last week and they did this

(05:27):
amazing apprentice and traineeship day. Like we need to be
encouraging people to have a look at those kind of
those businesses, but our industry as a whole, because there's
so much opportunity.

Speaker 1 (05:37):
Yeah, and even like our young ones coming up through
the ranks. We hear like often when kids are in
high school, they're really encouraged to sort of, you know,
go down the path of university. And I get that,
but for some kids, like I've got a son, and
I think he's going to be a tradee and I
think that's a fantastic thing, and you sort of go,
you know, trying to encourage them to enter into a
trade and look to the to the building and construction

(05:59):
industry and to bring our own up through the workforce
as well is a great thing to do.

Speaker 2 (06:06):
Oh absolutely. And you know, being you know, straight out
of school or even finishing school in year ten or
eleven such an opportunity because you're literally everyone keeps saying
to me on the tool straight away and you're getting
that experience. But that experience is valued anywhere. But we
want them here building the territory as well.

Speaker 1 (06:24):
And that was something I thought that was really interesting,
even at the Master Builders Awards. It obviously I am
seid for you guys a week or so ago he's
seeing then you know some of those young people that
were recognized, but even the young Builder of the Year,
you know, going to an incredible young territory and who's
who's risen up through the ranks through his training.

Speaker 2 (06:42):
Yeah. Absolutely, and it's such a great thing to see.
And you know he's an apprentice today. Yeah, but you
know he'll be the builder and the commercial residential builder
of the future here in the territory.

Speaker 1 (06:52):
Yeah. So it is a good thing. So more broadly
from your perspective, when we look at the Northern Territory
and how things are tracking in the instruction industry, I mean,
are we seeing the number of new builds for residential
homes increase as a result, by the sounds of it,
of the Northern Territory government's scheme. Yeah.

Speaker 2 (07:10):
Absolutely. The first Home BIASGRINT has been great. There's over
two hundred applications now or for homes and about nine
hundred nine hundred territories have applied for it. So that's
but it's also the direct and indirect result of those
as well, so you know, the indirect jobs, the increase
to the local economy and things like that. So it's

(07:32):
having an effect everywhere. Yeah, so you know, bring in
the federal first home by oh the guarantee, then it
just you know, underpins it a bit more.

Speaker 1 (07:41):
And then what about when you look at more of
the commercial side of things. It does feel like we've
got a little bit more starting to get underway around
the place. I know, for a little while there it
felt like there were no cranes in the sky. There
wasn't much going on. But it feels as though things
are starting to sort of vamp up a little bit again.

Speaker 2 (08:00):
Yeah, that's that's there's a couple of cranes around and
there is you know, it would be good to have
some more. Yeah, is so, you know, we had a
bit of a lull, but it's a great opportunity now.
You know, we'd really like to see the government sort
of have a look at doing some more you know,
public infrastructure around the place. So that would be great.

(08:23):
They released a snapshot about three or four weeks ago.
There was a little bit in that, but you know,
we've got capacity and we want more well.
