Of course we spoke to Beth last and of course
Beth was a presenter here at Mix one O six
point three. She joined me on the Real Estate Show
while you were away on a couple of occasions over Christmas.

Speaker 6 (00:33):
Yep.

And this was a long time coming. She was getting
your real estate license and.

Speaker 3 (00:37):
Then whello, yes she's in that world now, so we're
going to follow her journey and we found out a
little bit about how that's going. And also Steve Lowe
from Agent Team Canberra, Now this was super interesting. Should
you buy a house with termite dammage?

Speaker 4 (00:52):
Yeah?

Speaker 2 (00:52):
And I had a conversation with him through the weekend
the lead up to us speaking to him on the
show on Saturday morning. And he said, we've got this
house of we just decided that we're going to sell
it in the state that it's in and it's been
ravaged by termites apparently, so which is interesting because we
spoke to we spoke about termites last year on the
show Well You're Away. So when he said this, it's like, Oh,

I piped up straight away, But I don't know how they're.

Speaker 7 (01:17):
Going to do that.

Speaker 6 (01:17):
Yeah, I know, so we'll find that out.

Speaker 3 (01:19):
And also another chat that you might think is just
for real estate agents, but we swear it's not.

Speaker 6 (01:24):
Is it camp?

Speaker 2 (01:25):
Definitely not. So we're talking auctions now. We've got said
the ACT Auctioneer Championships coming up in April.

Speaker 5 (01:31):
It's been run.

Speaker 2 (01:33):
By REACT, the Real Estate Institute of the ACT, and
of course for real estate agents listening, and we know
you're listening. We want you to go and have a
go at it. But this is more about everyone else
who's had.

A really good or maybe not so good experience with
an auctioneer, and.

We're asking a very important question to kick off the
real estate show for twenty twenty five, and we've got
a very important guest, Nanaha to answer this question for us.

Speaker 6 (02:19):
In fact, you said to him off here, I can't
believe we're kicking.

Speaker 3 (02:21):
Off the show with you.

Speaker 6 (02:22):
No, we love it. Should you buy a house with
termite damage?

Speaker 7 (02:28):
Now?

Speaker 3 (02:29):
Steve Lowe is a director of Agent Team Canberra. Steve,
how is that a welcome for you?

Speaker 5 (02:35):
Wow?

Speaker 2 (02:37):
All right, So tell us about this house that you've
listed and the level of damage.

Speaker 5 (02:44):
So what does it look like?

Speaker 4 (02:46):
Well, that's the thing about termites. It looks just like
a normal house and we've found that it had active termites.
The active termites have now been treated and killed and
so they're now dead. There's no further damage to be done,
but there is a repair bill of around one hundred
and twenty thousand dollars. Now, yeah, and like where you

(03:07):
know the house needs renovation anyway, and so rather than
us fixing it and then renovating it and maybe not
someone who's taste or liking. It's also on an OZ
two zone block, which means you could also knock it
down build two houses. It just doesn't make sense spending
money on it. So we're just going to disclose that's
got so much damage, provide the quotes to the prospective buyers.

(03:28):
And our vendor is very aware there's going to sell
for below the medium value of a four bedroom home
in the area.

Speaker 2 (03:34):
N So there's a couple of questions there is there
some sort of insurance that the vendor can claim, What
does that look like? And then what are the legal
obligations that you know, got have been considered going forward
for the sale.

Speaker 4 (03:45):
Yeah, so insurance doesn't cover this kind of thing, and
that's why it's so important, Like everybody forget this. Get
your house inspected every six months, you know, twelve months
at most six months the pest because they can cause
significant amage. Don't you know, we don't even know it's there,
but yeah, they're selling the property. We're just going to
provide all the documentation and all the evidence, all the

(04:07):
quotes everything. So then that way, you know, we're given
the buyer all the information they need to make in
an educated decision about proceeding.

Speaker 2 (04:14):
Okay, and so is it on the market now if
you had anyone through and what are the conversations if
you have not yet on the market.

Speaker 4 (04:21):
We're just we're just doing some gardening and and fixing
a couple of little things just because like the house
is totally livable, so it might be somebody, somebody that
buys it as an investment that they could put tents
in there. There's no problem with that, and then in
a few years time they might decide to then knock
it down and redevelop it. So it's kind of a

(04:42):
bit of a blank canvas. And yeah, it's going to
be interesting to see how the market reacts to it.

Speaker 6 (04:48):
Yeah, like you.

Speaker 3 (04:49):
Say, you know, it's off from the offset, it seems
kind of off putting. But this could really excite some
prospective buyers, right it could.

Speaker 4 (04:56):
Yeah, there's an opportunity there, and I think you know
where it's different, like if you'd bought the house and
found that had active termites. All that's so real. That's
trouble nightmare that this is you you know, you would
be buying it knowing that there were termites, So yeah,
you'd be interesting to see how it goes. And if
it doesn't sell, we'll we'll fix it up and we'll
sell it for above market value then anyway.

Speaker 2 (05:17):
Yeah, yeah, yeah, So you've been around the block a
few times in this real estate game. Have you done
anything like this before? Have you sold a house like
this before?

Speaker 7 (05:24):
Uh?

Speaker 4 (05:25):
Yeah, we have. So we've had we've powered houses with
TERMI damage that we've sold before under the same sort
of with the same method. This one's probably the most
damaged that we've had. Like the repair building you know
in the in the hundreds, one hundred and twenty thousand
dollars is the s made quote had others where that's
been more insigniant, more less significant, So twenty or thirty

(05:45):
thousand dollars and the owner that in those cases got
the work done and approved and certified it's all being repaired.
Actually my house. So I bought my house and knowing
that it has might damage that was repaired, and I
just did my due diligence and sold good.

Speaker 2 (05:59):
But you're a builder, well though, so come on, yeah,
but I'm a lady builder.

Speaker 3 (06:06):
Yeah, it's like they say, chefs don't want to cook
at home, right right, all right, Steve, Well, let us
know how this goes. Will be interested to sort of
track to see what kind of feedback you get.

Speaker 6 (06:18):
It'd be really interesting.

Speaker 3 (06:19):
But yeah, thanks so much for telling us about that

Agent team canber there so you can sell a house

Can it turns out? And just disclose fully disclosed.

Speaker 6 (06:45):
All transparency.

Now, the next chat we have for you might seem
as though it is targeted for realist and agents. We're
telling you it's not because we want you to get
involved as well. Now the Act Auctioneering Championships are coming
up in April.

Speaker 6 (06:58):
Camp.

Speaker 3 (06:58):
Now, like I said, you might think it's only of
concern to realize that agents, but that's not the case.
We're just about to learn why. It's an important part
for an important thing. To do for past and current vendors,
and we want them to speak to agents, to speak
to people who've auctioned off their place before.

Speaker 6 (07:17):
Perhaps.

Speaker 2 (07:17):
Yeah, so, I mean, if you've had a wonderful experience
with the agent who has done a really great option
for you, yep, we want you to reconnect with them.

Speaker 5 (07:25):
And why let's find out.

Speaker 2 (07:26):
So we've got tall Maria Edwards on the phone, who
was the CEO at the Real Estate Institute of the Act.

Speaker 8 (07:31):
Good wanting Maria, Good morning, camra Renee.

Speaker 3 (07:34):
Now tell us we want people to obviously enter this
and be part of it. What are some of the
skills a good auctioneer needs to have.

Speaker 8 (07:42):
Yeah, there's a really niche stut of skills that the
really good auctioneer needs to have, and they really need
to be able to think on their feed and be
prepared for all sorts of situations. They never really know
how many people are going to turn up on the
day or how many bids are going to be made,
so their jobs sort of to get the best possible
result on the day, and being great at maths and
understanding your legislation and definitely sense the human help as well.
So a few things on one line goes a long way.

Speaker 5 (08:04):
I'm out.

Speaker 6 (08:05):
Well, I was out when she said the maths. When
you said good at Maths. That's when I was like, oh, no,
I'm out.

Speaker 5 (08:10):
Because it's so true.

Speaker 2 (08:11):
Though, because I mean, I don't have an options license obviously,
and I've never done a house, but at many events
you're asked to either help out and do an option,
like a charity style auction, and you've got to you've
got to remember the number of the table over there,
and then you're over there mucking around with people, and
then you've got to come back and it's just like,
oh my god, what what number were we at?

Speaker 6 (08:30):
Yeah, gosh, my goodness.

Speaker 8 (08:31):
Yeah, it's hurting cats basically.

Speaker 3 (08:33):
Yeah, absolutely, and their way to work the crowd and
work with people in the crowd and suss out where
people's minds are at a there's a whole psychological element,
isn't there?

Speaker 8 (08:46):
One hundred percent? Because options they can be very daunting,
especially you know if your first time buyer or you know,
so sellers, it's very daunting. So you know, a good
option and make people feel comfortable with the process and
then it's kind of less intimidated. And I think the
transparency of an option as well. People can walk away
feeling as the process was fair and respectful, you know,
if it's done really well by an auctioneer and hopefully
had a bit of fun along the way too.

Speaker 5 (09:05):
So tell us about the Auctioneering Championships. What does that
all look like.

Speaker 8 (09:09):
So, yeah, as you mentioned, it's coming up on the
tenth of April. We hold it annually. It's free for
the public to come along a witness. Acd's best octioneers
compete against each other to sell us theoretical property. So
we turn up with the property on the day and
we turn up with the bidders and they've all got
a set sequence of putting in different numbers and various
challenging scenarios. There can be dogs barking and babies crying
and all sorts of things happening. They put them off

(09:32):
anything we can do to put them off along their way.
And so the six categories. One is for novices, so
new new auctioneers and ones for seniors, and the winners
compete interstate at the Australian New Zealand Championships in May
in Adelaide.

Speaker 2 (09:43):
Okay, And so what we're talking about obviously is so yes,
we auctioneers and real estate agents listening, and so we
know they're there, so they're obviously interested in this.

Speaker 5 (09:53):
But the call out is to people who in the
past have.

Speaker 2 (09:56):
Had a great experience with their real estate agent conducted
that auction, and not just on the day, but the
whole process. And so you're asking people who have had
that to reconnect with their real estate agent and put
them forward for this.

Speaker 1 (10:11):
Yeah.

Speaker 8 (10:11):
Absolutely, I mean the you know, the people that enter
our competitions, you know, they're always very high profile auctioners.
They got lots of great feedback about it. We'd love,
you know, many many people to enter this competition this year.
We know with some really high profile so Alex Brown
from Ray White, Nick Salter Harding from al Jie Hooker
one last year, Brianna Williams, and Zuck Cunningham from Peters Blackshaw.

(10:32):
So so you know, there's a lot of big brands involved,
a lot of auctioneers, and just seeing them do their
stuff it's really entertaining, you know, it's great.

Speaker 3 (10:38):
Yeah, it's so entertaining, and if you're a bit tired
or in a bit of a dull mood, that gets
you right up there very quickly. Yeah, all right, Maria,
Well that's excellent. Hopefully we get lots of people entering there.

probably three weeks old. And I think last year when
she was on for the first time, she just dropped
it on me online on the radio, live on air
that she was doing your real estate license.

Speaker 3 (11:35):
Yes, so we want to follow her journey and find
out what that all looks like.

Beth, good morning, good morning.

Speaker 7 (11:42):
How are you. I'm literally at an open home right now.

Speaker 2 (11:48):
I know we just we just heard you speaking to
someone in the background.

Speaker 7 (11:54):
Breshold here you go.

Speaker 3 (11:57):
That's ideal because you just have ventured into this space.
Tell us, how have the first you know, a couple
of weeks, a few weeks been for you.

Speaker 7 (12:06):
It is amazing, Like I honestly am loving every single second.
I'm just learning so so much. But obviously, you know,
radio was my life for fourteen years and I still
love radio and I'm still planning to, you know, be
part of the team. But you know, I was like, well,
what am I going to be able to do that

(12:26):
will also fulfilled me? And I know for a fact
I made the right choice. Like it's you know, it's
fast paced, you know, great people like like high energy,
sort of fun people. And I'm just like constantly meeting
other people, connecting with people, which you know was obviously
a big part of radio. And yeah, it's just been

(12:48):
amazing and I cannot believe how much I've learned in
two weeks.

Speaker 3 (12:51):
And tell us where it all sort of started, Like
where did your interest in this space come from?

Speaker 7 (12:58):
Well, I think basically that what I just said about
in terms of well, what is going to what is
going to fulfill me after radio? Like I mean, you know,
we are so lucky to have the jobs that we've had.
I've always like had an interest in in property and
I'm like, well, what what are you know, the transferable
skills and that's like, you know, I actually love people,

(13:19):
Like there are some people that don't love people. I
love people. I love talking to people, I love meeting
different types of people, and I like an environment that
is fast paced.

Speaker 2 (13:32):
Okay, all right, So so you said two weeks you've
been into it.

Speaker 5 (13:36):
What's the what's the one thing that you've just.

Speaker 2 (13:38):
Gone Oh my god, Wow, I didn't expect that. Or
that's the most amazing thing. What's what?

Speaker 4 (13:42):
What?

Speaker 2 (13:42):
What's that when you've driven home not just going to
can't believe that happened.

Speaker 7 (13:46):
Ah, Okay, So there's a lot of So we do
like a lot of phone calls and stuff like that,
obviously introducing ourselves, et cetera. And we also do door
knocking and you know, literally and I went door knocking
for the first time on Tuesday afternoon and it was

(14:07):
literally a heat wave. So it was thirty three degrees.
I'm there and you know, like a jacket like definitely
do not dress the heat. And I was in heels.

Speaker 4 (14:19):
So by the.

Speaker 7 (14:20):
End of it, I like literally couldn't even walk probably
the next day, but I did do like eighteen thousand steps.
So look, I learned the hard lesson when you go
door knocking, don't wear hell yeah, definitely, definitely. And look
I was like this Gray, I'm getting cardio and getting
paid for it.

Speaker 3 (14:38):
Yeah, perfect, all right, And tell us what do you
think is like the most interesting thing you've learned so
far or what is the most interesting thing that you're
keen to learn?

Speaker 7 (14:49):
Oh, I mean, look that there's just so much. It's
all just going to keep on evolving. Like it's hard
to say one thing. But there's something that was interesting
that I also discovered was and also given context as
there's a lot of males in our in Alpit's right,

(15:11):
and I'm quite a unique personality, and sometimes I say
things and I'm like, oh gosh, why did I say that?
And so we discovered that there's this thing called like
material facts, because obviously, you know, they're explaining all these legalities,
et cetera. And they said, if they're ever, you know,
ever is an incident and occasionally these do come up

(15:31):
where someone has passed away in the home. That is
something that we legally need to disclose to a potential buyer.
And I was like, oh right, and then it hit
me and I was like, oh, oh gosh, oh my goodness.
I have a massive fear of ghosts. And I was like, okay,

(15:54):
so no open homes at midnight? And what are those
those bees that they get from the Vatican, like the
rosemary bees. I'm all right, maybe I just need to
get the rosemary piece.

Speaker 5 (16:07):
Fine, yeah, yeah, take them.

Speaker 6 (16:08):
Around with you.

Speaker 5 (16:09):
Wonderful.

Speaker 2 (16:10):
All right, So what we plan to do is, so
is track your journey and all the highs and the
lows and the ups and the downs and things. And
we can't wait when it happens to hear about your
first listing as well. So yeah, all of those things
we get to hear about as you go along. So
two weeks in now and we'll see where you land
at the end of the year. How does that sound?

Speaker 7 (16:31):
That sounds amazing? And honestly, I have so many stories,
which obviously normally on radio I tell all my stories,
and I'm like, I need to be using these stories.
So yeah, they will definitely be some great things to
tell you throughout the journeys.

Speaker 6 (16:45):
