I can certainly see why people would be questioning that
because there's benefits to both sides, right.

I just see risk.

There's warning signs everywhere because there is so much there's
so many layers to the sale of a property and
lots of it's legal.

Speaker 4 (00:41):
Right so much, and so you I well, I certainly
personally would rather let the experts handle all of that
because I would just be in over my head.

Speaker 2 (00:48):
However, however, there is money to be saved, and there's
also the reward of doing something yourself and learning something
new and learning how to do it.

That's right, So we're learning about all the legal elements
and things involved with that. Also, a new center of
excellence is being built in Melbourne looking at modern methods
of construction.

Speaker 3 (01:07):
Now this means of interest to people everywhere.

Yeah, one hundred percent of course with housing crisis.

Well, Cam, I have a friend who's thinking of selling
their house, but they were chatting to me the other
day about looking at the possibility of doing it privately
to save some money and so so yeah, the tone
of my voice was the same as yours, and so
we thought we'd chat about it on here to talk
about the pros and cons of each op.

Speaker 2 (02:07):
Look, with these sorts of things, this is like, you know,
almost one of the biggest decisions that you'll ever make.

Speaker 5 (02:13):
Yeah, there is so many layers.

Speaker 2 (02:15):
To it, so many, so many things have to fall
in place and all happen at the same sort of time.

Speaker 5 (02:20):
Yes, in momentum.

Speaker 6 (02:21):
Yes.

Speaker 5 (02:22):
And then to.

Speaker 2 (02:23):
Throw in the idea of doing it by yourself without
using the services of an expert, where so.

Speaker 4 (02:30):
Much several experts they have to be you know, solicitors
and all the things.

Speaker 5 (02:33):
Yep.

Speaker 4 (02:34):
But anyway, we thought we would find out what are
some of the legal considerations in this space for anyone
else who might be thinking about what to do. Archie
serumochis chair at my VanderBurg Law joins us.

Speaker 7 (02:45):
Hey Archie, Hey, how are you going guys?

Yes?

Speaker 3 (02:48):
Good, thank you.

Speaker 4 (02:48):
Now, look what is the number one legal element of
selling a property privately that needs to be considered.

Speaker 7 (02:55):
There's no actual legal impediment to selling your property privately.
I guess the legal When you talk about legal elements,
it probably we're talking about ultimately the commercial considerations or
the things which will impact on the way you do it.
For example, if you do sell privately, you eliminate one
way of selling, which is option, So because you need

(03:15):
to be licensed to be able to option a property
in order to so that eliminates that aspect of selling
a property. Other than that, there's no legal impediment at
all to selling a property by yourself.

Speaker 5 (03:28):
Yep.

Speaker 2 (03:29):
And so even just you saying that that was one
thing that I would never have even thought of, But yeah,
you've got to be a license agent to get out
there and do an auction. So what are some of
the trip wires that people need to be aware of
if they were taking this way of selling into consideration.

Speaker 7 (03:45):
Look, the decision about selling privately or not is often
comes down to it's going to cost me money, and
I understand that. On the flip side of that, though,
is you're getting into and talking to somebody who's got
maketting skills, who's got marketing team that can help. You're
talking about somebody can organize the photography and the building

(04:05):
and pest reports, who's got market knowledge, who can hook
into all huns and zango more cheaply than you can,
who's got probably other buyers around who can he or
she can.

Speaker 3 (04:18):
Introduce you to.

Speaker 7 (04:20):
So the trip wise are all those commercial considerations but
from your own point of view, if you're selling, one
of the things you need to be very careful of
is what's your telling buyers. You don't want to be
telling buys something which is inaccurate or untrue, which might
be a representation or misrepresentation about what it is that
you're selling and what the property is.

Speaker 3 (04:37):
Oh goodness, so many things.

Speaker 4 (04:39):
And we knew before there was lots to it, but
you've just added a whole lot there as well, aren't
you know? What's the first thing you would say to
anyone who's considering selling privately?

Speaker 7 (04:48):
Look, I've got to say I'm not a fan of
people selling privately because I think the small cost, when
compared to the total value of the property you're selling,
of paying somebody to assist you is, in the scheme
of things, relatively little, and hopefully the agent is doing
his or her job, they'll be able to recoup that
cost as an addition to the purchase price. Anyway, So

(05:09):
I guess if you're asking, what's the first thing i'd
say is is really think about it carefully? I would
probably start with I wouldn't do it, But if you
really want to do it, you just need to be
across a whole lot of considerations around how to market.
You need to understand what you need to do to
put a contract together that complies with the law. You

(05:33):
need to make sure that you've got contacts around how
to lodge it and register it with all homes and Vango, etc.

Speaker 8 (05:41):
So there's a lot to consider.

Speaker 2 (05:43):
Well, good Archie making friends with every real estate agent
in camera. Lawyers and agents don't.

Speaker 7 (05:50):
Aways aren't always the best of friends, so it's a
bit strange.

Speaker 5 (05:54):
You're trying to mend the way.

Speaker 4 (05:56):
All right.

Speaker 3 (05:57):
Well, it's so interesting and good advice. I just about it.

Speak to other people and just do your research. Archie,

Oh my gosh, how can they not win that goal?

Speaker 8 (08:08):
It's blessed.

I've got to read this one. Someone said, blessed with
loving parents and a significant work ethic, but sadly no
intergenerational wealth, no amount of sacrificing smashed. I will assist
more than twenty five k.

You're right, there's lots of sense of humor going on here.

Yeah, I love it.

Yeah, but look, essentially, the overwhelming responses have indicated that
a twenty five thousand dollar deposit would be life changing.
Common themes are, you know, transition from renting to owning.
A lot of people have indicated that.

Their fur babies would benefit from her backyard.

So yeah, there's some heartwarming ones there, but there's also
some people that are struggling and this would make a
huge difference to their.

Why I never win anything because I can't think even
remotely as cleverly as these people have.

An announcement CAM was made late last year with fifty
million allocated to fund and build a new Center of
Excellence in Modern Methods of Construction.

Speaker 3 (09:49):
Which picks up our ears now.

Speaker 4 (09:51):
While the training center is in Melbourne, it's intended to
be a national training center and innovation Hut. Simon Croft,
chief execut the Industry and Policy at the HIA here
in Canberra. He was at the launch and he's going
to share some details with us. Good morning, Simon, good morning,
and Renee, good morning Camp.

Speaker 8 (10:09):
Thanks having on the program and happening here.

Speaker 3 (10:10):
Yeah, happy to you to you too.

Speaker 4 (10:12):
Now look tell us about the training center and some
of the services that will provide.

Speaker 8 (10:17):
Yeah, So we went down and launched this with the
Skills and Training Minister Andrew Giles. Late last year. We
lasted this really interesting factory down in Melbourne which is
like the size of the MCG and they're turning around
houses in twenty two days. They've got robotic arms laying
floors and walls and roof systems. It was really interesting

(10:37):
and as part of the federal government's been launching a
number of these Center of Excellences around the country and
this latest one, you know, you know, high demand areas
like construction, and so this center was launched and it
was really important and we're looking forward to it. As
I said, it's going to be a national center to
grow the skills of building the homes of tomorrow.

Speaker 2 (10:58):
Okay, and so you sort of touched on there with
mechanical arms and all that sort of things. So what
are some of the other examples of quote unquote modern
methods of construction?

Speaker 8 (11:07):
Yes, so a lot of methods of Construction's a bit
of a wrap around term. Pre fab, modular, three D homes,
and you know, any other sort of emerging forms of
you know, probably i'd firstly say that, you know, prefab
homes and kit homes aren't using you know, they've been
around for a long time, even you know the suburban
narrab under there that a lot of those times of

(11:28):
building California and brought together and kitted together. Can you
and I a bit older, we've probably got learns in
transportable classrooms back in the day as well. So, but
that's right exactly. And what we have seen is the
technology is moving really fast in this space, and you
know they're not you can't in tell a difference.

Speaker 2 (11:48):
Yeah, you know, and so with that technology and you
mentioned they're the three d printed homes.

Speaker 5 (11:53):
How is that advancing?

Speaker 8 (11:55):
You know what we're seeing a fair bit in the
industry and a lot of the builders around town as well.
They're building wall systems, floor systems and roof systems that
already come either pre built or you know, assembled on
the ground and slot in position, so that we're already
seeing it forming into construction. We don't necessarily the full
homes on the back of a truck, but you know,
at that factory in a Melbourne, you know, you can

(12:16):
see what sort of the possibilities there. And there's a
range of those sort of builders in Canberra. But they're
not just building houses, they're building factories. They're building apartments
that then brick get brought to site, social community, affordable housing,
disaster relief housing. So there's so many opportunities there around
this and we're just going to see it grow into
the future as well.

Speaker 4 (12:36):
Yeah, so interesting. And how can people in Canberra enroll
for any of the courses?

Speaker 8 (12:42):
Yeah, so it's still being formed. So this this center
was the first announcement for that funding and then they'll
stab they're there to build that center out and then
all be open for everyone to be able to access
around the country and to learn the new skills of tomorrow,
because it just does change things when you're building more
things off sites or to pay your design buildings, how
you approved buildings. You know, they're different techniques and just

(13:06):
so they can be embedded into our learning systems going forward.

Speaker 2 (13:10):
And I suppose if the quality is there and as
you mentioned, turning homes around in twenty two days, all
under the heading of housing crisis, this is only a positive.

Speaker 8 (13:20):
That's right. And you know, the government's committed to one
point two million homes over the next five years, you know,
two hundred and forty thousand homes annually we need to build.
Currently we're sort of only around that in one hundred
and eighty thousand mark, and so that's sixty thousand more
homes each year we're falling short on. So these sort
of initiatives are really important. And equally, you know, I

(13:40):
just think I've talked about in the program before. Everybody
knows that we're facing a really big skill shortage in
the construction industry, and we just did a report that
said we're probably eighty three thousand workers short to build
those sort of two hundred and forty thousand homes. So
these sort of initiatives are important to look at new
and interview ways in which we can solve this problem.

Speaker 3 (13:58):
Yeah, absolutely super interesting.

Speaker 4 (14:00):
