Baron Bruno, owner and director of the professionals from Fiji
Real Estate.

We had Baron and Fiji very international multicultural show this morning.
He was talking about what sort of properties you can
buy in Fiji, if many Aussies do buy there, and
what he loves about working and living there. But like
you said, first home buyers as well, we've got that

Renee also, we were here yesterday just to come up
stairs and have a look at where we'd be broadcasting from.
And this stadium is so incredible. They drop the surfaces
down and change them around. So yesterday it was set
up for NFL football, so American football, and had the
different goalposts, and then overnight they dropped that surface out

and they then shipped in the grass surface that's been
growing out in the car park for the last months,
and they brought that in and they lift it up
and it's all painted up like an NRAL field.

It's just incredible. It's incredible.

Oh, that's awesome. That's fantastic. And you've had all the
rehearsals down there, so you're right in the thick of
it there, aren't you at the moment.

the real estate show this morning. We're getting carried away
with it. It's footy, it's so fun. Now Domain has
released their first Home Buyers Report and it looks at
how long it takes to say for that all important
first home deposit, and you know the differences between house
and units and states and territories and how long it

takes and all of that. And Karen Lewis joins us
this morning. She's going to break it down for us.

Good morning, Renee, good morning or good afternoon, Cam. You

this conversation is going on.

now the horn is out in the middle of the
ground and they're rehearsing how it's all going to happen.
So sorry, Karen, I'm just going to keep on talking

We've got to look at his visa to get back

I know something needs to happen there. We'll look into
that now, Karen, this our First Home Buyers Report. Tell
us what are the things that it looked at.
Speaker 6 (03:39):
Yeah, look, bitch report looks at the two key challenges
for first home buyers, so the time to save the
deposit and then the ability to service that mortgage once
you're in there. And as we know, this is one
of the Australia is one of the toughest property markets
in the world, so things.
Speaker 5 (03:58):
That were taking into consideration.
Speaker 6 (04:00):
We're looking at wages that have been going up but
very slowly compared to inflation and house and unit prices.
Speaker 5 (04:08):
So those two challenges. You're saving for a deposit, then
that mortgageory payment are still a big hill to client
for first time buyers.
Speaker 2 (04:18):
Yeah, and I mean there was lots and lots of
statistics and lots of numbers that came through in the report.
As you looked through it for the first time, what
sort of jumped out at you and in specific to
canber especially what sort of popped out for you.
Speaker 5 (04:32):
Yeah. What was interesting is and probably not.
Speaker 6 (04:35):
Surprising given out the price of property here is we're
the second longest capital city for anyone to save for
a deposit. So we're talking entry level housing a unit here,
So for an entry level house you're looking at five
years seven months and for a unit just over three years.
Speaker 5 (04:54):
However, you know that's.
Speaker 6 (04:55):
Declined lightly over the last twelve months, with houses down
one an extra month you've saved, and also three months
to earlier to get into an entry level unit.
Speaker 5 (05:09):
But housing, entry level housing here over the last five
years has grown forty percent, so it's a huge growth. Luckily,
from a unit perspective.
Speaker 6 (05:20):
Which is far more affordable for first home buyers, that's
only grown just under nineteen percent over the last five years,
so it's there's a little pockets of joy. And if you
look at Canberra specifically and we're talking about a twenty
percent deposit scenario here looking for a house, entry level
house and there we say that's about eight hundred and

fifteen thousand dollars in Canberra. As I said, it's going
to take you five years seven months. The best place
is to be looking at the Longlow followed by Western Creek, Targanong's,
Belco and gun.

Garland are the best places to look.
Speaker 6 (05:57):
But if you want to get into the property market
after then you need to be looking at a unit.
The average unit, the entry level unit price for Camera
is sitting at about four hundred and.
Speaker 5 (06:08):
Sixty thousand dollars. That's on taking on average about three
years and three.
Speaker 6 (06:14):
Months to say for that deposit. And the best area
is there from Canberra Woden Valley along below Belco, North
Camera and then gung Gal and your best bet to
be getting into the property market.

Yeah, got you and Dummie, it's definitely good to get
that breakdown. Thanks Karen. Now just quickly, all homes is
marketing at twenty fifth anniversary. What's planned for that?

We are I can't believe it turn of the century
it was, yes, So looks for us it's around celebrating
Canberra and the community that supports us.

We've had giveaways for Ziggiso Born and Bred We've all
shop there.

This month it's the Balloon Spectacular and part of the
Enlightened Festival, and then next month Day Tuned.

I'm actually doing the show from the Allegiance Stadium. Renee
is in Canberra. Renee, you'll know this, but I'm going
to sort of share how we got over here. So
we flew over on Fiji Airways last Sunday. We went
to Sydney sorry Canbra into Fiji direct. We had a

two hour layover and then a ten hour flight into
Las Vegas, and I always came over here with the
idea of speaking to a real estate agent in America
just because we're here, and it's like, Okay, what's it
like to buy property overseas or what are the steps,
what's the process? On the aeroplane ride on the way over,

you have a TV screen in front of you unless
you're the pilot, of course, and there's ads, and you've
got movies and these and this ad for the professionals
at Fiji just played over and over and over again.
There was a fellow by the name of Baron Bruno
who was the owner and director of the professionals at
Fiji Real Estate, and I thought, why don't we just

put a call through to Baron and see what it's
like to invest or buy property in Fiji. And that's
exactly what we've done. So while I'm here in Las Vegas, Renee,
it's in camera, we put the call through to Fiji
and I believe he's there now. Baron, good morning, and

Thank you so much for joining us. Can can you
share a little bit about what sort of properties you
can buy in Fiji because lots of people here in
Canberra do love traveling there. It's a great holiday destination.
But what about buying property there.
Speaker 7 (09:15):
Oh yeah, Renee, thanks for the question, and it's great
to talk to you guys and everyone out there in
Canberra and the rest of Australia. And I just wanted
to tell you that there are a lot of different
opportunities for people that are looking to invest here in Fiji.
Whether you're looking for a full time residence. We have
people looking to now retire over here in Fiji, so
we have pensioners and retires retirees looking to come here
(09:38):
and enjoy Fiji time all year round. Also, I think
that probably the most popular for people are part time
holiday homes just a quick four hour flight roughly, and
we have now the direct flights from Canberra coming here
to Nandi International Airport, so holiday homes seem to be
very very popular. Of course, you can buy apartments rental
(09:59):
income proper. A lot of people asking about airbnbs and
getting some rental income in Fiji, and yes, that can happen.
And of course if you're for the institutional and commercial guys,
you can buy resort hotels and even yes, private islands
we have for sale well.
Speaker 2 (10:13):
And so is it a difficult process to make any
international purchase.
Speaker 7 (10:19):
No, In fact, that's we're having a great real estate agent.
Like you said, Cam, you get the best of both worlds.
You got an American who's here in Fiji, who knows
the rules, laws, regulations and very dialed in with government,
which makes things that much easier. So not only you
can purchase properties here, but you can also might even
qualify for financing, and those are things that we can

help people out. We'll walk them through the process. So
even if you're coming to Fiji just on holiday, we
encourage people just to stop into our office at Port
Dennerou Marina and enjoy all the shopping and restaurants and
retail and nightlife, but come in and we can talk
to you about some of the concier services that we
provide more local suggestions, So even if you're not ready
to purchase, we can give you some idea and suggestions

and tell you what the processes and procedures are depending
on your level of investment. And if you're wanting to
come here full time or part time, we can walk
you through and get you in touch with the right people.

Yeah, there's many reasons. Actually, I think the big reason
was that guy came here on a honeymoon and wanted to.
Like many people come here and enjoy the beautiful beaches.
Fiji's world famous. For any of your listeners out there
who are surfers, You've got cloud break and frigates and
all the amazing surf breaks here. Fiji's known as the
softcool capital diving center of the world, so there's just

amazing underwater activities and adventures you can do. And anybody
that's an angler out there loves fishing. You can catch
all kinds of fish out here too. So I loved
it for all the different things you can do out here,
the outdoor activities, and you know, most people are coming
here for Fiji time to relax and enjoy themselves. But
I'm here generally working quite a bit. But there's so

many things to see and do here, and that's what
I really enjoy about it is there's three hundred and
thirty three islands to explore here in Fiji, and so
it's really up to you. You want to come here
and be do some adventure tourism, you could do that.
Or if you just want to kick it with the
few soft called ones on the beach, you can do
that as well, and anything in between.

All of that sounds good to me, any of those options,
so I will take any of those.

Yeah, absolutely, it's an awesome experience. Yes, but let's talk
about what you're doing fabulous.
Speaker 8 (14:05):
So I guess you want to know what a frugal
history is, Yes, yes, please, So if we're talking about
a fashion history an apologies about my coat. So you
know what a fashion history is, they you know, always
look fabulous. So with a fruglister, it's similar.
Speaker 5 (14:18):
You know, you live a great.
Speaker 8 (14:19):
Life, you know, it's not about deprivation, you know, live
with a lot of joy, live with a lot of purpose,
but just don't spend a lot of money and then
also very good at managing your money and good at investing.
Speaker 6 (14:31):
Yeah.
Speaker 4 (14:31):
Absolutely, And this is very relevant with what we're talking
about with first time buyers and saving for a deposit
and that sort of thing. Serena, what's the number one
mistake you see people making when trying to save for
a deposit?
Speaker 8 (14:44):
I think people expect it to be quick and it's
usually a longer game. It's usually the marathon rather than
the sprint. I mean, it can take a bit. But
particularly you see in the media, you read in the
media people have made instant success with all these different things,
whether it's cryptophex or the latest you know must have
(15:04):
investment thing. So when we're talking about saving for investment,
it's part of your long term strategy. Like owning a
home is often the biggest part of wealth for someone
and it's going to be where you're going to live
in many years, it might be where you raise the family,
where you live in retirement. So it's important to have
a long term conservative strategy with that, like don't mess
(15:25):
it up by a get rich quick scheme that goes
belly up.
Speaker 2 (15:28):
And so what's the one piece of advice you have
for first time buyers who are looking to save.
Speaker 8 (15:34):
Yeah, I want to actually focus on the socialization of
this because particularly for younger people, like, it's really hard
when all your friends want to go out all the time,
and you know, what do you do about that? So
one of the things we do is my husband and
I each have an allowance you give each other every fortnight.
We call it our gold card because it's on an
orange colored card. It's on a separate card, and we

use that. So if I want to go out with
my girlfriends, use that. So there's an eliminated amount and
it's not a huge amount, but it just puts a
little bit of boundaries around what you spend on your
personal going out sometimes. And of course there's a lot
of things we can do for free or very cheaply,
especially in Canberra. I know you talked about skyfire before
(16:17):
you know, go early with your friends, have a picnic.
You know there's enlightened on at the moment. There's all
these free museums and cool things, barbecues with friends and
my friends are the night fo football games or cards.
There's lots of things you can do if you're creative.
Speaker 2 (16:33):
I think I need to get your telephone number and
just hand it to my wife and Alli and you
can have a direct conversation. Well, I mean, it's amazing
this sort of thing, because you know, it's very easy
to have a go at young people, and you hear
commentators do that as well. You know, I don't have
as many cappuccinos, and you know you don't need as

much smash davo. But if you do make these sort
of slight change. Just I love the idea of the
gold card. You can then start to put money aside
for the deposit.
Speaker 8 (17:07):
Right yeah, Well, I don't mind to smash a pocado.
If I'm out at a cafe, I will do that
and I will order a cappuccina with it as well
as souon as I have boundary that time clear about
what I can spend and what I can't. I don't
be basic younger people. It's the time of their life
where they are socializing a lot. They do have a
lot of friends. I would have a lot when I

was a lot younger, before I had kids, So you know,
it's part of where they're at with their life. But
it's just about managing it. They had time, they might
even find that they develop friends that have similar sort
of saving goals rather than spendy friends as well.
