app is what we looked.

She talked about the different apps about especially about planning
for saving a deposit and how that works, and then
different apps to work out repayments and all sorts of things.
I mean, it's the variety of technology now to help
for first home buys. I mean, you wish I had
it when we were.

Doing it right, Oh, one hundred percent. I could have
used all the help I could get, that's for sure.
And of course the core Logic report came out. We
get a local dig on that each time. That happens
every month and it's interesting to see what the impact
of the latest interest rate cut has in that too.

Nu E New Gungaland to learn about the reserve collection.

morning from eleven to see what it's all about. And
we're joined by Jose Izurieta, a license agent at LJ.

Tell us about new here in Gungarlan.
Speaker 6 (02:15):
Yes, so new is a new complex that's being built
by Core Constructions and developed by them as well too.
It's a mix of apartments in townhouses situated just next
to the Mulingari Reserve right in the heart of Gnarland.
Speaker 7 (02:27):
Yep.
Speaker 2 (02:28):
And so we're here in the reserve collection. Tell Us
there's nine of these. They're pretty special. Where in the
upstairs one that's got to lift straight to.
Speaker 4 (02:36):
The front door.

Give us the whole overview of these nine different apartments.

So this particular reserve collection we've been holding offline for
quite some time, waiting sort of towards the end of
the project where we can really introduce these boutique styled
as you were saying, nine you know, average of one
hundred and sixty square meter apartments. Where the idea is
is that you know, you've got quite expansive views all
the way from the east to north south in the west.
(03:01):
You're right, as I said, right within the complex, but
at the same time too, you're also at sort of
towards the end where you do get a little bit
of privacy, but at the same time too, you are
a part of the bigger crowd.
Speaker 2 (03:11):
They're well appointed. As we said earlier this morning. You
wander around, you go, okay, so which is the master bedroom.
This one's got a massy balcony with views all over
the place of Butler's pantry, like you haven't missed, have you.
Speaker 7 (03:21):
No.

So the architect, Judd Studios and the developer they you know,
they've been working hand in hand to sort of really
bring across something that will really capture anybody and everybody's
eye as well too. So you know, touching on the balcony,
you know, we've got one hundred square meter balcony, two
hundred and fifty six square meter living area. You know,
this is one of the largest units I've actually had
the pleasure of selling myself.

So you know we're from Florida. Ceiling windows through the
butler's pantry, the hybrid timber flooring, you know, these other
sort of two point seven ceiling heights is something that
does set it apart from a lot of the other
things that are within Canberra. But in particular, as I said,
going back to the original sort of square meter ridge,
you know, a two hundred square meter apartment.

That's crazy, it is, Yeah, and why do you think
people will love living here?
Speaker 6 (04:04):
Look, I think the idea of being in one of
the hubs within Canberra is quite important. You know, we
tend to be a little bit sort of snobby with
our sort of traffic times and the idea of being
able to be close to you know, public transport. You know,
walk up the road right here five minutes and you've
got the light rail a two minute walk, you're right
at the bus stop. But at the same time too,
you also do get that idea of that Bush Capital feel,

as we're right next to the Mulinglary Reserve and so
consequently you will always have this reserve right at the doors.

Yet and so what's happening today between eleven and three?
Tell us a little bit about that the invitation for
your extending to people.
Speaker 6 (04:38):
Yeah, yeah, so I'm hosting a coffee and a pizza
van and a few other bits and pieces. So yeah,
that's right where you know, we've got essentially an event
going on where you know, I'm going to be opening
up this apartment for the first time onto the market,
and so we'll be hosting hopefully at least you know,
thirty forty fifty sixty. However, many people and whoever's listening

as well too, to be able to come through experience
something that's completely different. You may not like it, it
may not be for you, but it might be just
right for you too. You never know.
Speaker 2 (05:08):
And so if people can't make it today, where do
they go to find out more information about, you know,
the whole thing that you've got going on?
Speaker 6 (05:15):
Great question, So you can either inquire onto the developer's website,
which is Cool Constructions, or you can reach out to
myself out at l J. Hooker, or you know, my
colleague James Herbert. We'll be organizing private inspections throughout the week,
and as the sort of weeks go on, where the
development comes to a closure, we'll start to have this
place opened up a little bit more.

has swept the nation, swept the world really in the
way that people are using tech to assist in all
sorts of different parts of their property purchase or maintenance
of property. So we thought we'd learned this morning more
about different apps that can help first home buyers. And

who do we turn to, of course, we turn to
Kylie Davis, who is the president of the prop Tech
Association of Australia. We welcome her back to Mix one
O six point three in the Real Estate Show. Hi, Kylie,
how are you going?

Hey Cam Harry and how are you going?
Speaker 4 (06:45):
Yeah, we're good. Thank you.

Now, look Kylie, how does technology help people who are
buying a property for the first time.
Speaker 7 (06:52):
Well, I think there's a lot of things you don't
know when you're buying property for the first time, and
one of the biggest things often too is model or
understanding what your finances are capable of or how you
plan for it financially. So there are some really cool apps,
both out at the moment and coming soon that are
helping first home buyers get a hold of what their

goal needs to be to save for a property, like
identify a property that they want to buy or a
type of property, and then to really understand how much
their rent impacts it, they how much they can save
if they have a baby, or change jobs or you
know what, hextet all of those things, and then start
to actually wrate really smart decisions around how to get

to that goal faster and get and get your property
paid off once you've done it. Yeah.
Speaker 2 (07:43):
Yeah, So there's plenty of levels that you've mentioned there.
Are they difficult to use or they user friendly?
Speaker 7 (07:48):
No? No, no, they're super user friendly. They're designed to
be you know, anyone can use them and you don't
need to have a master's degree in finance. To use
them once, cause oh yeah, one's called Property Dollar that's
live at the moment. It focuses mainly on buying new
properties off the plan, but it's got a great mobile

app that is really user friendly and lots of helps
you graph things and see how all that's working out.
There's another one called scale app which is launching in
April and very similar, but it doesn't You can choose
whatever type of property you want for that, whether it's
existing or new. And there's another one called Olie Australia
(08:30):
dot com dot au which is actually focusing on how
do you buy off the plan as your.
Speaker 4 (08:34):
First step in property and not off.
Speaker 5 (08:39):
The plant house of land.
Speaker 4 (08:40):
Sorry, gotcha, that's okay.
Speaker 3 (08:42):
How important is it that first time buys take advantage
of this technology?
Speaker 7 (08:47):
I think, look, it's so hard to buy to save
up for your first home these days. You need every
piece of help you can get. And I think what
these apps really help you focus on is understanding where
the where your money is going and where it might be.
You know, where you might be where you might be
leaking money because you're having a you know, a coffee
(09:09):
every single day, or you know multiple coffees or at
a cafe, or it can actually you know, help you
understand the avocado toast equation. It can also it's not
just about it's not just about that stuff. It's about, well,
at the moment, we're really unhappy living in this place,
do we move home with mom and dad to try
and save up some extra money. You can actually see
(09:30):
in advance what that's going to do to your plan,
whether and how much time that cuts off getting into
your new home. So you can you can model if
we do this and save this, what would that look
like in our plan. Or you can think about if
we want to increase our rent at the moment because
we need to move to somewhere different or bigger, how
(09:52):
does that make our plans slower? Like, so you can
really make informed decisions on what you're what you're going
to be, you know what you decisions are deciding how
you bign to impact you.
Speaker 3 (10:04):
Yeah, yeah, so good, so important and people should definitely
look those ones up that you mentioned and take advantage
of it for sure, Kylie, And thank you so much

You and I might struggle, but all the first home
buyers out there would be all over it.

And just with those those apps that that Kylie mentioned there,
and just for everything with props there. Go and have
a look at their website because there's all sorts of
very cool stuff. There's news, there's all the latest apps
that get released, everything that you need to know and
anything that Kylie has mentioned there. I'm sure if you
just flick them a note one hundred percent be able
to share that info.

In the meantime came the core logic Hedonic Home Value
Index was published this week. Now that sounds like a
mouthful of words, but we do like to dig down
and find out what it means for us locally, some
of the local staff. It's an information that comes out
of that and we're gonna look at the findings and
to help us with that. Sam McGregor, principal at Windrows Property,
joins us again, Hi, Sam.

Ah Sam, Great to have you back on the show.
Can you give us an overview of the camera market
seen in this particular report?
Speaker 5 (11:43):
I certainly can. So the numbers this month were really simple.
It was really great to see actually that we had
a pretty significant growth across the board. I think the
figures were well, actually it wasn't significant overall. There's one
bit of grab on, but we had a point two
percent growth in the camera market last month. Sorry, someone
(12:04):
has started coming along on the radio. We had point
two percent. But the really interesting thing for me for
what we saw in the camera market was actually that
the unit markets sawero point nine percent growth over the period.
So the freestanding dwelling section was pretty flat. I think
it was just straight on zero percent. But a lot
of the growth really we've seen in the last month
(12:25):
has been in the unit market, which is outstanding to
see because what it means is actually that the lower
end of the market is really strong at the moment.
There's a lot of interest in buying off the plan property,
is a lot of interesting in buying units and really
and it's under about seven to fifty marks. So it's
exciting to see growth as the year gets underway.
Speaker 2 (12:46):
Okay, and so as you're having conversations with colleagues and
other people in the real estate business, what are you
putting that down to. Is there any clear factor that
you can say, this is why that's happening.
Speaker 5 (12:57):
Yeah, there's probably two things driving at all, coming from
the same verb. Well, the biggest one really is a
movement in Harbya's interest rates last month, the first time
that we've seen that in almost three years that interest
rates have made it a little bit easier to buy,
and that's.
Speaker 7 (13:11):
Port I suppose.
Speaker 5 (13:12):
The second part is that there's a lot more confidence
around generally that it's a good time to buy. We're
having these conversations at the end of last year, really
like with a lot of people that people sort of
anticipating a reduction in the RBA's character. Look, it's not
phenomenal and it's not going to send the prices of
anything through the roof it's also not going to put
(13:32):
a heap more money in people's hands, but it's certainly
making it easier for people to commit.
Speaker 3 (13:39):
Yeah, and do you think what happened with interest rates
there and what we've been told to sort of expect
moving forward, that that confidence is only going to grow
moving forward.
Speaker 5 (13:50):
Yeah, that's exactly. Look, I think what we're going to
see over the next couple of months is probably a
bit of a lull, nothing dramatic, but we really are
looking down the back of Easter and then the federal election,
which is not really on the type of people's tongues,
but I suppose it will be very soon. Traditionally that's
going to be a flatter period, and then I think
when we come out the other side of that, we'll
(14:10):
probably have a pretty pretty interesting time, like a positive
run at the end of the year.
Speaker 2 (14:16):
Okay, mate, Well that's really really good. It's obviously, you know,
a huge report, very very complex, with lots and lots
of numbers. So thank you for giving us an overview
as far as camera is concerned. Question without notice quickly

How is that going, Zack created lots of interest, That's
a great question.
Speaker 5 (14:35):
I appreciate you checking in about it. It's I've never
seen a property campaign with more interests, and the interest
has been really far and wide. So we've had I've
been in talks with international or potentially international bias all
the way to people really just making looking to make
a lifestyle change locally. So that campaign is flying. There's
(14:56):
a lot happening there, but it's it's we're really just
looking for somebody that's going to fall in love with
it and see it as a lifestyle opportunity for them, which,
to be honest, is not that hard. So I'm excited
to be kissing how that plays a couple of eeks.
