have been talking about the first home Buyers and I
was just poking around the internet and this home Buyers
Academy web page came up.

And I walked through it. I We're whoa, this is amazing.

Speaker 2 (01:23):
Yeah, so we're going to learn about that.

Speaker 6 (01:24):
And the person who's in charge of it is the
co host of Location Location.

Location, Veronica Morgan joined us.

She's the principal and license a licensed agent and as
you said, the co host of the big show that's
been going for year after year after year. So there's

Well can We had the recent interest rate cuts, which
was welcome news to many people, but of course it
doesn't take long for people's minds to quickly turn to Okay,
are we getting another one?

Speaker 4 (01:52):
Are we going again?

Speaker 2 (01:53):
Is there more coming? When are they coming?

Speaker 4 (01:55):
We pray that this is the case, yes.

Indeed, and so we're going to ask that very question
of our regular guest, Michael Yarni, CEO of Metropol, property
strategist and a host of the Michael Yanni podcast.

Speaker 2 (02:07):
Good morning Michael, Good morning, Renee.

Speaker 6 (02:10):
Now, of course we did have that interest rate cut recently,
and what effect do.

Speaker 2 (02:14):
You think this is going to have on our housing market.

Speaker 5 (02:17):
Well, all mortgage holders, homeowners and investors and people even
interested in getting into the market to be waiting for
this interest rate cut. But when you do the sums
at the end of the month, you may be lucky
to have eighty one hundred dollars more in your pocket.
So it's really not going to change people's budgets much

(02:38):
or ability to buy or borrow much, Renee. But what
it has done is increase confidence. People now feel I
can go ahead and buy a home and I'm not
going to be worried that interest rates are going to
rise more. I'm not going to get caught out anymore.
Now things are going to only get better. So there
definitely has been an increasing confidence of the market, which

(02:58):
places like Camber needs because Camera's property markets have languished
over the last little while, and both Core Logic and
prop Track have put out their reports for Camera, showing
that the camera market had an uptick in the month
of Februy, and there was only a couple of weeks
in Februy after the interest rates announcement. We're speaking to
agents also, more people are coming to open for in speeches,

(03:20):
more people are interested, so it's going to be a
boost in confidence. Renee.

Speaker 3 (03:24):
Yeah, and look, Michael, what you're saying, and I can
echo that because we spoke to Sam McGregor last week
in regards to the core logic and he said that, yes,
the numbers are up, but the confidence was up as well.
Speaking of real estate agents in and around Camera, they're
all saying that there's more interests, there's more conversations, there's
more people showing up to open homes.

Speaker 4 (03:43):
So it's incredible.

Speaker 3 (03:44):
Just what this you know, as you said, it's eighty
to one hundred dollars for some people, less for others
a month.

Speaker 7 (03:50):
Yeah.

Speaker 4 (03:51):
Yeah, but that.

Speaker 3 (03:53):
Even though it's a sort of small amount, has generated
this interest and confidence.

Speaker 5 (03:58):
Yes, yeah, that's what the markets like Camera and to
be blunt, Melbourne where I live also needs because they've
been waiting for this news for some time. We spoke
about this a year ago at the beginning of last year,
and we thought, hey, interest rates may fall. So of
course the next question is when the next rate cut.

Speaker 4 (04:16):
Yes, tell us, I don't know.

Speaker 5 (04:19):
So let me say that the Reserve Bank doesn't meet
every month anymore they used to, so the meeting's a
bit less frequent. But what the Reserve Bank's looking for
is not just inflation, but the inflation figures are improving.

Speaker 8 (04:31):
A little bit.

Speaker 5 (04:32):
But it's also looking at how our economy is going,
because high interest rates are slowing down the economy and
we don't want to go into recession. And it's also
looking at what's happening overseas and how that may affect
our inflationary environment because there's so many unknowns with the
changes in tariffs and other countries, the inflation starting to

(04:55):
pick up again, the Reserve Bank probably isn't going to
be keen to pull a right cut just before an election,
and it's quite likely his next meeting in May will
be around election time. The money market, which is the
big money who's putting lots of interesting store and what's
going to happen over the future, suggest there's going to

(05:18):
be another two or maybe three rate cuts over the
next year and that's about all there is going to be.
Interest rates will drop probably a total of one percent,
but it'll be a few months before the next one
comes in.

Speaker 3 (05:30):
Go no what, we'll take that though, whyn't we will
we get three between now.

Speaker 4 (05:33):
On the end of the year. That's dancing for sure.

Speaker 2 (05:36):
Yeah, absolutely, all right, Michael.

Well, I thank you so much for getting your crystal

It'll be a better year for Canberra property and homeowners
if I could finish off by saying, don't wait for
those interest rates to fall. If you're serious about buying
a home or an investment and you're financially sound, go
ahead and do it. Don't try and time the market,
because we know that doesn't work.

Michael, you have just made best friends with every real
estate agent in Camera in the Capital region, so a nice.

different first home buy topics.

Yeah, and this is when I mentioned this earlier. I
was poking around the internet through the week and I
stumbled upon this web page called the home Buyers Academy,
and I thought, oh, that looks interesting. I'll spend momental
tike here. And then as I started to dig into it,
it's like, oh my god, this is like a manual
of how to do it if you know nothing about
buying a property, like nothing.

And most people don't when they're getting their first because.

There's so much This is really really powerful.

Yeah.

Indeed, so we got to find out more about the
home Buyers Academy and say good morning to Veronica Morgan,

Yes, I'm good, Thank you, Thanks so much for joining us.
This is this is really cool. Tell us about the
home Buyers Academy and how it came about.

Speaker 1 (07:20):
Oh well, I have.

Speaker 7 (07:20):
A business partner with home By Academy. It's Meghan Well,
she's a buias agent based in Brisbane. And it came
about really it came to life in COVID. But it
came about because the years we had been talking about
the fact that first home buyers, who are the ones
that really need the most amount of help and support
in the home buying process, but they're the ones least
able generally to avoid to afford a buyers agent. And

so we thought we would bring together all of our
years of expertise and put together a program to teach
them the process of buying a property so they can
avoid very avoidable mistakes.

Speaker 3 (07:55):
Yeah, and look you have done that and done that,
you know, plus team plus ten plus ten.

Speaker 4 (08:00):
It's amazing.

Speaker 3 (08:01):
So next to saving for a deposit, what do you
see your first home buyers, what do they struggle with
the most?

Speaker 7 (08:06):
Do you think they're really struggling wanting knowing what to
do and the order in which to do it, so
what to do and when to do it? And that's
you know, teaching them a process. Like it's the relief
that we get from you know, the our students to
do the program are like, oh my god, I've been
getting it all in the wrong order and jumping around
and now I know what to do.

Speaker 6 (08:26):
Yeah, And that's the thing when you're in that process,
when you're in the thick of it, that there it's
so overwhelming. There's so much information, there's so much to know.
So to be able to give people that guidance is
really important.

Speaker 7 (08:38):
It's actually really rewarding as well. Like we we're like
proud mom as we say, we're like old enough to
be the mums.

Speaker 3 (08:46):
I'm sure that's not the tast So what's the what's
the big mistake? The one thing that you see home
buyers doing, you just go, oh, no, put the brakes on.

Speaker 7 (08:53):
Oh there were so many, but look, I think the
number one really is that they get advice from the
wrong people. Because a lot of first home I know
they don't know right, so they go out looking for
help and so they ask their family and that's usually
fraught because you know, that's often out of date and irrelevant.
They ask friends, and that's brought as well because if

(09:13):
the friends have got on the property ladder, it might
not have been the best way. Well, they might have
made some of those very avoidable mistakes. Or they ask
brokers often, and we're a big fan of using mortgage brokers,
but quite often brokers will step out of their land
and give proper advice and that's dangerous.

Speaker 6 (09:29):
Yeah, okay, gosh, this is so interesting. Tell us what's
the best piece of advice you've heard that helps first
term buyers when they're wanting to make that purchase.

Speaker 7 (09:37):
Look, there are so many. I was trying to work
out what would be the one thing, and I think
the one thing really is that you do have to
understand it is a process and you do have to
work through that. There's two things that I would say.
I mean, we have like a little free mini course
for example, that teaches people the process of pricing a property.
So just taking the time to document what's happening in

(09:59):
a market, to track sour prices and get real about that.
It will save yous of chasing unicorns basically, but also
really educates you to how to work out the right
price to pay. So I think that's the number one.

Yeah.

Speaker 3 (10:14):
You basically have to put the whole process under the
banner of project management, don't you, because it's a project
management all right. Well, that's been amazing. Thank you so

Absolutely so. Really the showroom Camba the Home and Life
Style Show. It's your ultimate destination for home and life
style inspiration. So the event has grown this year. We've
got over We're now up to over one hundred exhibitors.
It went up over the last couple of weeks, wow,
which is about sixty percent up from last year. So
we're now spread out over the two pavilions.

Yeah, so good. And what do you hope visitors will
take away from it?

Speaker 8 (11:49):
I think the beauty of this type of show is
that you're getting to engage with the exhibitors face to face.
They're all super excited to be out here and they're
ready to talk to everyone. In fact, the car parks
are filling up very quickly. Everyone's coming out before the heat,
and I think walk away feeling really inspired.

Speaker 3 (12:10):
Okay, and as you've walked around over the last couple
of days and what's the exhibitors come in and starting
to set up.

Speaker 4 (12:15):
What's exciting you about it?

Speaker 7 (12:17):
Oh?

Speaker 8 (12:18):
Look, this year, I think we've got a massive range
of new, innovative and creative exhibitors. Some of the interesting
ones would be we've got smart toilets, we've got thermomixed.
And one of the super cool ones, which they've got
a really cool demo, is the laundry jet shoots. Basically,

(12:38):
you put your clothes in and it shoots through a
pipe and then spits out the other end. And they're
doing demos, so that's pretty cool. But my favorite, I
would have to say, is the portable homes. And he's
located out in the courtyard and they're just just unbelievable
comity finishings here.

Speaker 3 (12:53):
You should have seen Renee's eyes light up when you
talked about these laundry shoots.

Speaker 6 (12:58):
So can When we did our show last weekend in
gungal And from New from the exclusive nine apartments they've
got there, it had the laundry shoot in it. I
believe it hadls yeah, where you can pop your laundry
in and see.
