continues to be and we spoke to Bushy Martin, one
of our regular guests, about those and whether they are
actually reducing repayment costs as much as people were expecting.

Yeah, because we're gaincing in the street when they announcements
are made.

But what does that actually look like as.

Far as repayments are concerned, especially if it is or
isn't passed on in its in its fall.

And we also spoke about Sustainable House Day that's happening
across the weekend, which is fantastic.

we said thank you to Adam Dave CEO at the
Suburban Land Agency for joining us. And I really enjoy
the fact that, like you say, Renee, that they do
these sorts of things and share all this knowledge and
bring the experts in.

And also we spoke about that we love this shipping
container homes, next level shipping container homes.

And of course with all the recent changes to Act
planning and everything, shipping containers are now very much an option. Yep.

Obviously we've had some interests rate cuts recently, which has
been great.
Speaker 5 (01:46):
I mean, we're dancing in the street right, Oh.

Everyone's been talking about it, waiting for it. You know,
there's been so much chatter around it, and I think
you know, there was some expectations around how that would
translate and what that.
Speaker 4 (01:58):
Would look like.

Most definitely, people.

And I think perhaps it hasn't quite worked out the
way that they were expecting in terms of repayments and
a change.

Then don't we just feel a little bit let down to.

And Bushy Martin is from No How Property Finance and
can talk to us a bit about this.

Now, Look, can you tell us a little bit about
this and firstly explain the concept of borrowing capacity and
how that's linked to interest rates.
Speaker 7 (02:29):
Yeah, sure, guys.
Speaker 6 (02:30):
I want to give you a bit of an RBA
pub test version because it's a lot of easier understand.
So imagine you walk into your local with a one
hundred bucks in your pucket. You're planning and buying a
steak and washing it down with a couple of cold
is no dramas. That's your borrowing capacity. It's what you
can afford based on your income and what things cost.
But here's a twist. Every pub is like a different bank,
charging different prices for the same steak in the beer,
(02:52):
so you can get more with some bank pubs less
with others. Now, if the pub actually drops its prices,
suddenly can afford more same hundred bucks more belly fame
with interest rates. When the RBA cuts the cash rate,
your liuinary payments should drop and they should boost how
much it can borrow. But it all depends on how
much they cut your actual bank passes on and when
(03:13):
they do it, adding how much they think you spend,
because some assume you're living up on lobster and champagne,
even if you're stretching a dollar on veging my toast.
So even if the RBA cuts the price of beer,
you might still walk out thirsty.
Speaker 2 (03:26):
Yeah, that's such a good amazing And you know, we
know this, and we've spoken about this before, and you
know the banks, and we love the banks of course,
So when the interest rates are cut, it takes some
time for the banks to pass that on. But when
they go up like that, it changes in a second,
doesn't it.
Speaker 5 (03:46):
One out of a center.
Speaker 6 (03:47):
That's funny how they're haby to pass on extra cosmic,
very very slow from their budget.
Speaker 3 (03:53):
Oh absolutely yes, And so talk about tell us about
the rate reductions and why they aren't helping us with
borrowing capacity and kind of how those expectations that people
have haven't quite been met.
Speaker 1 (04:07):
Yeah.
Speaker 6 (04:07):
Well, yeah, as you've already said. There's a lot of
buyers and refinances are really scratching their heads on this
because on the surface of raycop should mean a bit
of a pay rise you'd expect to or full more right,
but instead of opening doors, it's like winning a free
meal only be told that you still have to pay
for the drinks. And now there's a cover charge for cutley.
So here's what's really going on. Yes, rates have dropped
that many banks have suddenly tightened the screws on everything

else behind the scenes. So firstly, I've increased what they
think you spend using a thing called HAM or the
housing expenditure measure, so even if you're a threepy legend,
they assume you're smashing abo on uber eight five nights
a week. Second, we've still got the three percent servicing
buffet from the COVID days. Now that's like training with
ankle weights even though the storm was passed and the

coach we've got to take them off. But here's where
it really gets cheeky, because even if you find a
place you love, thanks in our low boiling property valuations,
especially for ninety to ninety five percent loans, so they
get nervous and they say, actually, we reckon this property's worthless,
so we're going to reduce a risk. So even if
you agreed on a fair price, you might suddenly need
an extra twenty to eighty grand or you're out now.
(05:10):
For investors, they thought lower rates would also boost their borring,
But lower interest rates means less tax deductions, so negative
gearing benef a shrink and their borrying power goes down
as well. So, yeah, the RBA is definitely loosing the
tap of the banks are clamping the hoe. So until
the system adjusts there's a bit more competition. Those rates
won't hit your wallet like you'd expect.
Speaker 3 (05:29):
Yeah, all these little things that go on in the
background that people just would not know about. You know, Bushy,
what's the number one thing you would say to people
in this situation.
Speaker 6 (05:38):
Yeah, really simply it's something I've said for a long time,
and that is, don't take one Noah's gospel, guys, a
knock back from one bank doesn't mean you're dreams dead.
You're just standing at the wrong gate. And it's a
bit like going to a bakery pasado and only going
to sell your banana bread. Well, there's forty different bank
bakeries and two thousand different loans solutions out there, So
(06:01):
make sure that you're working with someone who understands the
ins and outs of all the options that are out there,
because there's an over fifty five percent variation across the
banks in terms of how much you can borrow based
only exactly the same financial position, So you know, it's
really important to get with a matchmaker really who takes
(06:21):
advantage of that. And there eason some specialist loan solutions
out there that will let you borrow up in ninety
eight percent no mortgage insurance, guys. So so first time buyers,
if you're talking to someone who knows the ins and
outs where the opportunities are, you're going to be okay.
So don't trot on luck. Get a really savvy mortgage
breaker on your team who understands the tips and the traps,

and you're always going to put yourself in a food position.

Beautiful, and don't just settle for the banana bread.

Exactly, Bushy.

will visitors get to see and do tomorrow?
Speaker 8 (07:43):
It's going to be an exciting day, probably a bit chilly,
but it does start at a civilized eleven Am, hopefully
a bit warmer.
Speaker 5 (07:50):
Be right by them.
Speaker 8 (07:53):
We've got a lot of things to do, starting with
some fantastic speakers. So architect Peter Madison, who might from
Grand Designs Australia, We'll be there. Craig Groop Castle, you
know from War on Waste this failure will be there,
will have presentations telling people lots of interesting things about
sustainability and efficiency, climate resilience and smart design and modern housing.
(08:18):
We'll have people from Acity Government's climate, energy and water teams.
There act no waste. There will be activities for the kids,
like an archaeological dig which will be lots of fun,
armistick sessions, face painting. We'll have a guided tour of
the three sustainable homes that Suburban Land Agency has built
in our innovation precincts. There induction cooking demonstrations, which I

think will be fabulous. If people have never dipped their
toe into that space, it's quite amazing when you see
how to use that cooking the way it's meant to
be used. You can learn about climate wife gardening looking
at the garden that we have there on display. There'll
be food and drinks and live music all that sort
of stuff, and of course will be a sustaining cube.
Speaker 4 (09:02):
What is sustaining cube?
Speaker 8 (09:05):
Yeah, yeah, I thought the same thing when I was
learning about this event. I thought, sustaining It sounds amazing
and it is so. Think of a two meter by
two meter cube. It's got information on each side of
the cube that will give people information about sustainability, so
things they might not know, smart tips about making your
(09:27):
own home more sustainable, all those sorts of things. And
there's a pledge wall on one side which allow people
to maybe you know, pledge one small thing they might
try and do in their lives to live more sustainably.
So it's about a you know, a way to get
people engaged and committed and also learn a bit more information.
Speaker 3 (09:44):
And Adam, I'm assuming it's a case where people can
go and learn about some really basic, everyday ways to
make their home more sustainable, and then it spreads right
across to some really sort of next level things you
can do.
Speaker 8 (09:58):
Yeah, that's that's right. So I think it's important that
people can learn information that they can apply in their
own homes. But also if you're thinking about building, or
you're currently building, or thinking building in the future, you know,
getting a bit of a glimpse into what's actually possible now,
maybe things that are coming down the pipeline that you
can do that make your house more sustainable, make your
(10:19):
garden more sustainable, make your home more energy efficient. I'm
really looking forward to that one hour. Our heater at
home is on the blink at the moment, so I
want to have a good look at what.
Speaker 5 (10:29):
You can do with heating, and it's just so much.
Speaker 2 (10:32):
I've been into homes, into display homes where you know,
the energy rating is up around sort of six and
higher and there's been no heating whatsoever. Yet you're walking
in on a daylight today morning, like the morning, and the.
Speaker 5 (10:43):
House is just warm, and it's like, whoa, how do
you get there? How do you do that? And there's
all these things that you can do.
Speaker 8 (10:49):
Look than these simple things. Is just you know, sealing
up around your windows, which are cheap and easy to do.
You can get down the bunnings, pick up you know
what you need to do that through to amazing heat
recovery technology, better windows, the houses that we've built that
people can walk through and experience tomorrow or in fact
any day of the year that we're open, their energy positive,
(11:11):
which is using passive solar design and higher performance windows
and those sorts of things. So yeah, people can come
and learn how do you do that? Because it wouldn't
it be great to live in a house it's energy positive?
Speaker 4 (11:23):
Yeah for sure? And just quickly where do people go
tomorrow to learn about it?
Speaker 8 (11:27):
So that's the the Whitlam suburb in our innovation Precinct
and Display Village which is off Klaus Moyer Street. You
won't be able to miss it. There'll be lots of
people there and it's going to be a great day.

when you think of shipping containers Cam usually you think of,
you know, a storage facility perhaps or them being used
for import or exporting.

Well, it's a transport unit, really it is.
Speaker 4 (12:04):
Do you think about it as a place to live?
Speaker 2 (12:06):
Well so, and I would imagine most people would not,
to start off with. For myself, I've been to a
couple of these epic shipping containers that we have in
and around Camera in the Capitol region and they are
amazing and some of.
Speaker 3 (12:19):
Them not only can be a place to live, but
can be pretty special, you know, decked out to the
nine correct And Sun Vuong is director at Sonic Steel
who's going to talk to us a bit more about
shippy container homes.
Speaker 7 (12:30):
Good morning, Sun, Good morning Renee and Cam. How are
you guys?
Speaker 4 (12:34):
Yeah, good, Thanks so much for joining us to chat
about this.
Speaker 3 (12:37):
Can you give us sort of an overview of how
shipping containers can be a place to live?
Speaker 7 (12:44):
First off, it's nothing different than just a different construction
method of a place of residence. It's not so much
how it is at a place to leave. It's more
about how we build it. And as with any construction method,
there are different pros and cons With containers, there are
(13:06):
pros and cons and the issue with how you control
the climate's own ventilation condensation. But as long as these
are addressed in a way that stopped them from happening,
then they would be just the same as any other home.
The benefits in that they are very modulo to build,
(13:26):
you can, as you said, camp, they can be fitted
out and decked out to the owner's preferences. But also
more in that they are very trendy, very industrial, so
it's very appealing to people into that sort of realm
as well.
Speaker 4 (13:43):
Yeah, yeah, okay, so interesting. I love this.
Speaker 2 (13:46):
Yeah, And what are some of the building code considerations
that you have to take into account because here in
the act there's been recent changes to the planning laws.
And so this is going to make it easier for
people who have got space on their land to bring
either build a tiny home or put a shipping container in,
like what you're talking about. So what are some of
the considerations that we need to take into account?
Speaker 7 (14:08):
Correct So with the new planning changes and updates, what
people are going to be aware of is that all
the buildings that are going to be put in the
backyard or in their block as a second dwelling, they
need to be comply with the Biding Code and the
same with containers or attaining home that they need to
(14:28):
be complied with the NCC and they have to be
certified by a qualified Building surveyor or certifire Sure And can.
Speaker 3 (14:35):
You describe to us one of the coolest setups that
you've installed, because I'm assuming some are quite sort of
next level.
Speaker 2 (14:43):
And this is the bit that I've been most looking
forward to hearing about because as I mentioned sung to
you through the week, I went out to a place
at Googong here which is close to Canberra, and it
was about nine containers that were bolted together, welded together,
and like you said, it was that really industrial field,
but it was plan it was heated, it was cool,
it had everything. So what's the best one that you've done.
Speaker 7 (15:07):
Every project that we've done is unique because we custom
designed and built each and every one of them is
set the customer. But yeah, we've done one in South Australia.
The double story has decking on the top level esce
teris so the client had a three sixty degree view
over the ocean. Another one we've built was in areas
Inlet in Victoria. The four container joined together in the
(15:30):
middle of a bush block, so it's very serene and
you know, it blends very well into the surroundings. But
also it did have minimal impact on the on the
on the surrounding block because there's minimum construction, minimum tradeing
because everything was built offside in our factory and get
cranned on and installed on site.
Speaker 3 (15:51):
Wow, and what is the demand like for shipping container
homes at the moment?
Speaker 7 (15:57):
The container has been around for a long time. It's
just that we've come out on board with a new
a new way of building it, a new innovative systems.
Like I said at the beginning, to address condensation and ventilation.
Those are the biggest biech issues that people normally don't
really look into or tach for granted because in the
normal home those used not to be used to be
(16:20):
left sort of issue. But now with the building code
requiring a more efficient home, more air tight home, they
become more of an issue with you know, a sealed
a sealed unit or home that has nowhere for condensation
extras moisture to escape. Container is worse of a case
(16:42):
because it is still and is fully welded, so it's
very air tight. So yeah, the two issues are firstly
to look at condensation, how to make the container breathe
or ventilate effectively and efficiently. Secondly is the insulation, obviously
(17:04):
because you're in a metabox. If those issues are addressed
and resolved.
Speaker 5 (17:09):
We're good.
Speaker 7 (17:10):
Then yes, there will be a very very good way
of building and very attractive.
Speaker 5 (17:16):
