On the Real Estate Show this week we got an
update from Michael Yanni, one of our regular property commentators,
because of course we had the Reserve Bank division rather recently.
Speaker 2 (00:28):
Since then the unemployment figures have come out.
Speaker 4 (00:30):
So he gave us his thoughts on what that means,
you know, for interest rates and other things moving forward.
Speaker 3 (00:35):
Look, he didn't guarantee, but he pretty much guarantee and
we'll take it that there could be a reduction, yes, next.
Speaker 2 (00:44):
Time round, absolutely all right. Now, we headed out to Collector.
Speaker 4 (00:47):
That's because there was the bush Ranger Hotel, Yes, out there.
Speaker 2 (00:52):
It's on the market now, it's up for sale.
Speaker 4 (00:54):
It used to be a nightclub that went off back
in the early seventies.
Speaker 2 (00:57):
Apparently, Yeah, that's right.
Speaker 3 (00:59):
And so Benley sense agent at Pod Realty, bung Indoor
and Quemium, was telling us, so the pub is still there, yeah,
but what they used to do is they used to
pipe the beer over from the pub into the nightclub,
which at one stage had Australia's biggest see through glass
dance floor.

I know.
Speaker 2 (01:15):
So the dance floor isn't there anymore.
Speaker 4 (01:17):
Some of the features of it are still there, like
a bar and a few other bits and pieces. It's
part residential, so it's on the market.

And it'd been really cool. Ah, such a great discussion.

Yeah, really good.

And look, one of the other discussions that I absolutely
love was our chat with Byron Cannon, who was the
CEO of LDK Scene is Living because Amberfield the big
development on Nacotta Road there and I thought I didn't
know residents were living there, like it's been coming out
of it. Yeah, yeah, coming up out of the ground.
But stage one there's people living there already, but it's close.
The next stage is.

Ready to go really close, and it sounds like it's
really fancy, like all the stuff there they have and
are going to have there, it's going to be awesome.
Speaker 2 (01:54):
And it was so cool because people drive around all
the time.
Speaker 4 (01:57):
And see these things being built, all these projects happening,
yes every day, and may not know what they are.

So we found out what this one was.

That is crazy to me. I remember what we were
preparing for round one. We get to round twenty one.

I don't know what happened there now. Look, but it
is halfway through the years. It's a good time to
check how the first half of the year has gone
property wise and what we can expect for the remainder
of the year. And so of course we're going to
ask our regular property commentator, Michael Yardney, founder of Metropole,
Property Strategist and hosts of the Michael Yarny podcast.

Michael, good morning, Good morning, Renee.
Speaker 5 (02:48):
Hello Cam.
Speaker 4 (02:48):
I mate, Now, look, we'll just touch on this briefly.
We obviously it's a bit of old news now, but
before the recent Reserve Bank meeting, the market seemed to
believe it was almost certain interest rates would be cashed.
Speaker 2 (03:02):
But that didn't happen, No, it didn't.
Speaker 5 (03:05):
The Reserve Bank was cautious. It was a bit concerned
about what was happening overseas, about the US tariffs, how
they'd affect global inflation. But also it was concerned locally
about our strong employment markets. Unemployment was very low and
that could push wages up, fueling inflation. But over the

last week there was the latest unemployment figures that showed
in unemployment crept up a little bit to four point
three percent from four point one percent. It actually wasn't
because more people were unemployed though Renee. It was because
more people were looking for jobs. But now the commentators
and the market believes this is going to give the
(03:46):
Reserve Bank sufficient confidence to drop rates in August. And
of our four big banks, they all think this is
going to be at least another three rate cuts, and
Westpac believes for rate cuts and that's probably a one
percent less on our mortgages over the next year or so.

Speaker 3 (04:04):
So, Michael, let's take just a window into your world
and just a little bit of a look. So we
had the RBA announcement what a couple of weeks ago now,
and then this announcement through the week about the unemployment figures.
What are the conversations that you're having with other property
commentators when these big decisions are handed down like this.
Speaker 5 (04:23):
Well, interestingly, some of the commentators thought the Reserve Bank
wasn't going to drop interest rates, but I believe what
it's done is create a bit of a window of opportunity.
Those people are interested in property, whether it's for buying
their home or and investments, they're waiting for a sign.
They're waiting for something. I would suggest don't wait because
interest rates are going to fold. The question isn't are they,

but how much and when? So it's just put off
everything for a month. But interestingly it hasn't actually put
off buyer sentiment. Buyers are out there. Even the camera
market last weekend auction clearance rates crept up a bit.
Moods and sentiment in Canberra is improving because people can
see the marketers now bottomed out and starting to pick

up a bit.
Speaker 4 (05:07):
Okay, and just back to what we're sort of saying
at the start there, Michael, we are.
Speaker 2 (05:11):
Halfway through the year.
Speaker 4 (05:13):
Has the housing market performed as you thought it would
and what's in store for the rest of the year.
Speaker 2 (05:18):
Do you reckon.
Speaker 5 (05:19):
Well, the housing market's been quite segmented, fragmented, so some
areas have done better than others. Interestingly, Domain recently brought
out its forecast for the next twelve months and it's
actually reading that the Canbra housing market is now at
the early stages of the recovery. We know, unfortunately if

you're a homeowner of house, prices in Canberra are still
below their peaks in twenty twenty two. But now there's
signs of again more confidence, more buyers out there, more depth,
more people buying at option. So I see the next
six months the rest of this year rene being a
slight increase of a couple of percent in Canberra markets
(06:03):
and a bit stronger in Sydney and Melbourne, and the
big markets that drove the rest of Australia over the
last year Sydney, per Adelaide and Brisbane. They're probably going
to be a little bit stronger in the second half
of this year. There's just not enough properties for all
those who want to buy, and with by and demand
(06:23):
property values go up.

Renee, because we wanted to get in the mood to
talk about Collector's former Bushranger nightclub, which was the place
to be apparently you and I didn't know about it.
I'm going to learn more about it now. It is
now on the market. But what is it now and
what do you get as part of the sale. Ben

Yeah, good, thanks so much for joining us.
Speaker 4 (07:44):
Tell us about the history of this property and its
place in the community in the seventies.
Speaker 2 (07:50):
I wasn't born then.
Speaker 5 (07:52):
It's got a really interesting history.
Speaker 6 (07:53):
It was originally the Bushranger nightclub and it was attached
door off to the side of the Bushranger head Hell,
so the story has it that apparently they were piping
beer and stuff across there. It was home to the
largest underlit glass dance floor in the nineteen seventies in
Australia apparently, but there's a bit of mystery around where
that dance floor.
Speaker 4 (08:13):
Is today, okay, And so that's it was a nightclub
with the biggest underlit glass dance floor, had the bar
and everything, all those things.
Speaker 2 (08:22):
What is it now and what are you selling now?
Speaker 6 (08:25):
So at the moment it's the private residence. So one
side of the structure is a two bedroom home which
has been renovated with a lovely new kitchen, and it's
got a massive gallery space and then a huge undercovered
garaging space for up to twenty four cars. So this
place is an absolute collector's dream.
Speaker 5 (08:46):
Bring together their cars.
Speaker 6 (08:47):
Their bike collection, all their toys, have them under the
one roof on parf acre. The block and the structure
is actually over nine hundred square meters, so if you
think a block in Google, it would be sort of
two or three times or so of a blocking Google the.

Actual structure itself.

That there's so much potential, right.
Speaker 3 (09:04):
I bean, I've got my act together this side of
the desks now, so let me just do this and
we'll keep going, all right. So that would have been
back in the day at the Bushranger mid seventies. There
must be such great conversations that you've already had with
people in and around collector about the property.
Speaker 6 (09:23):
Correct, So it wasn't actually mid seventies. It was up
till I think nineteen seventy two when the drinking laws
changed with drinking on Sundays, right, and that made a
big difference to the clientele. So apparently it was very
popular for people in the area, popping in, travelers coming through, drinking,
having a bit of a dance. But around nineteen seventy
two that all changed.
Speaker 3 (09:43):
Okay, well that's before this song then, isn't it.
Speaker 2 (09:47):
It takes us there, Yeah.
Speaker 3 (09:48):
Yeah, yeah. But to the conversations that you're having with
people in and around town, I mean they it must
be awesome to be doing that.
Speaker 6 (09:56):
Oh, it's really exciting. And I can just see it
being someone's absolute dream property where they can bring all
their collectors, everything together.
Speaker 5 (10:02):
You've got that bit of history as well.
Speaker 6 (10:05):
It's into the town. Maybe someone wanting to do something
of a commercial nature, obviously subject to council approval, but
the zoning would allow for that. But there's just so
much potential and so much value there.
Speaker 4 (10:16):
Yeah, so good, so interesting. When can people come have
a look?
Speaker 6 (10:20):
So inspection is by appointment. You can either contact myself
or Harrison. That's on the listing. And it's really one
we don't want to open because we want to be
able to spend time pointing out all the features and benefits,
to let people have time to soak it up and
just the atmosphere. It's just an absolutely amazing place.
Speaker 3 (10:34):
Yeah, and again, if I had to act my act
together and so it's sort of nineteen seventy two and
or not, we could have been playing the doors or
some status quo like that would have been those would
have been the songs, mate.
Speaker 2 (10:44):
I enjoyed it.

Well, I could have been dancing.

And you say you drive past this all the time.

Absolutely, coming from the sunny south side. Of course, Cotter
Road is an arterial if you like. And so yeah,
we've watched this come up out of the ground over
really the last couple of years, and I saw it
drove past maybe at the end of last week, thinking
it's close. It's close to being finished now, and I
don't know how close. It's just like, Okay, we need
to find someone to speak to about it and see

exactly what it is and how far away we are.

Yeah, we're good, Thank you, Thanks for joining us. Can
you give us an overview of the Amberfield Retirement Village
and what will be on offer for residence there?
Speaker 7 (12:15):
Absolutely? Yeah, I just heard your intro and we are
absolutely so excited. Stage two, which is our Russell Buildings,
named after a couple of our favorite residence, opens in
the middle of October and it's really well on track
for set handover from the builders at the end of September.
We opened Stage one and about October last year, which
has got fifty two villas and a lot of very

happy residents living there. The stage that you can see
when you drive past, there'll be about one hundred and
twenty seven homes there, including a beautiful dementia absolutely stunning
dementia offering. A lot of care will be provided within
that stage and amazing communal facilities. Our Stage three will
be open in about two years time and they will

have about another couple of hundred apartments, so we'll have
about three hundred seventy three apartments, an amazing array of restaurants,
communal facilities, wellness areas, pools, saunas, gyms, barber you name it,
it'll be there. It's almost a land based cruise ship
sort of analogy.
