of got into it more through him, right, But we
didn't actually talk to Peter about Grand Designs, so he's
talking about something much more serious camp.

Yes, so property settlement scams. Of course, we're all aware
of all the different scams that are going on yep,
and property settlement is apparently a part of this wing
swept up in it. So we've got the time detail
on the latest report about that.

Speaker 3 (01:01):
Yes, and we also learned about something pretty cool Canberra
prop tech List. We've spoken about this in the show
here and there, but we wanted it to do a
deeper dive into it.

Speaker 6 (01:10):
Yeah.

Of course we know Kylie Davis from Propertech Australia, the association,
and we have her on sort of semi regularly to
talk about all the incredible innovation. And so we've got
this local prop tech platform out of camera that's starting
to get some national notice.

Yes, so we found out a bit more about how
they got going and what's they're all about. And we
also got an update from Beth Larsen, who's an old
radio colleague who's moved into real estate. Oh did it
be getting onto like nine ten months ago or something
like that?

Speaker 4 (01:39):
Maybe, pretty sure it was the beginning of the year.
So yes, this is the story of radio to real estate.
So we've got an update. How good she going?

Well can We're going to learn about a new type
of scam this morning, and it's not one of the
well known ones that do the rounds that we always
hear about, you know, identity, theft, romance scams, all the
phishing stuff, bank stuff, email stuff.

Speaker 2 (02:09):
You know, we hear about that all the time unfortunately.

Speaker 3 (02:12):
But property settlement scams are something that people should be
wary of and we're going to learn about that now
and say good morning to a very special guest, Peter Madison,
Original Grand Design's Australia host and pexa's scam Awareness Ambassador.

Speaker 7 (02:26):
Peter.

Speaker 8 (02:26):
Good morning, Hi Renee.

Speaker 3 (02:28):
Now look we have some new research that has come out.
Can you tell us some of the key findings from that.

Speaker 9 (02:35):
Yes, Look, PEXA Maybag is properly Exchange Australia has done
some research which is quite alarming. Do you know ninety
seven percent of Australians who do property transfers over the
last twelve months are not aware of the vulnerability they
have when exchanging money or doing settlements. So this is

(02:55):
a real alarming figure. Forty three million dollars was lost
last financial year with people doing property transactions.

Speaker 5 (03:02):
Here in Australia. Now this is right up your.

Speaker 9 (03:05):
Alley because I know that you're really into real estate
and understand how it works. This is something that's very
alarming and Australians need to be aware of what's going on.

Speaker 4 (03:14):
Okay, So Peter, what might a typical scam look like?

Speaker 9 (03:19):
Well, Ken, what happens is, you know, when we go
to settle on a property, there's a lot going on.
You're moving house, you're dealing with the emotions of changing location,
you're organizing furniture. There's a lot of transactions, a lot
of emails coming and going. And what happens is someone's
tracking your emails, what's going on in your life, and

(03:39):
they're waiting for the moment when you have to pay
the deposit or pay the settlement funds. And so what
they do is they send you an email with one
slight change in their email address.

Speaker 5 (03:49):
So you know, they'll say, well.

Speaker 9 (03:52):
You know, quickly pay the deposit, it's due this afternoon,
send us eighty thousand dollars. And the letterhead looks the
same as what you've been dealing with, but the bank
details will have one small change, either a hyphen or
on italics in the wrong spot. And that means when
you send that money off to them, thinking it's going
to your bank or to your conveyancer, in fact going

(04:12):
to China or Indonesia, offshore or in the state, and
you lose that money forever, very very difficult to get back.
So this is the trouble is errant emails, emails that
come to you. And we're used to dealing with emails,
aren't we We're deal with the emails every day of
our lives. So you get kind of drawn into the

(04:34):
security of knowing that emails as the way you conduct yourself.
But we have to stop and think about the way
we deal with property transactions using emails, Yeah.

Speaker 2 (04:44):
For sure.

Speaker 3 (04:44):
And Peter, there's types of things you're describing there. One
might think they just impact, you know, the more vulnerable
groups like the elderly for example. However, the slightest change
an email, for example, like you say, can really impact
anyone like me, or can or just anyone absolutely.

Speaker 9 (05:01):
And you know is fact that ninety seven percent of
Austrands who do it the proper transactions can't pick it.
And you know, even the majority of those that are vulnerable,
I think they're on top of this, but they're over half.
Even though it's suspicious of an errand email, we'll still
go ahead with the transaction because they just want to

(05:22):
get it out of the way, So yeah, you get
it done, get it out of the way. So what
we need to do to stop or be on top
of this this property scam business is three simple instructions,
three simple principles.

Speaker 8 (05:36):
One is you stop and you have a look.

Speaker 5 (05:38):
And if there's anything suspicious to slow.

Speaker 9 (05:40):
Down and don't rush because these scammers want you to
act immediately, so you need to be.

Speaker 5 (05:45):
Very cautious and slow down and check things.

Speaker 9 (05:48):
And that's the next thing you know, have to check.
So when you do the property transactions, usually you're dealing
with a bank transfer and those pesky flags drop down,
the confirmation of pay warnings. You know, you get them
all the time. You want to get them out, get
them out of the way and go ahead and do
the transaction. We need we need to check those. We
need to stop and check that that that alert that's.

Speaker 8 (06:08):
Been given to us by the banks.

Speaker 9 (06:10):
So the third principle to stop this this business that's
going on is protect, stop check.

Speaker 8 (06:16):
Protect.

Speaker 9 (06:16):
So protect is around the idea that you only use
safe and secure digital platforms to do your transactions. So
something like Texa Proper in Exchange Australia has developed a
safe safe secure app you.

Speaker 5 (06:34):
Can download and use and it's it's it.

Speaker 9 (06:37):
Involves trusted, secure, dual authentication protocols and this gives us
and they're now doing eighty percent of the transactions in Australia.
You need to really use these safe digital platforms to
do these transactions.

Speaker 6 (06:52):
Yeah.

Speaker 2 (06:53):
Absolutely, Well, some very good advice there, stop check protect Yes,
absolutely got it.

Speaker 8 (06:58):
Ken, Yeah, don't forget it yet.

Well you may have heard us talking about LISTA that's
l yst R in the show before. It's a Canberra
prop tech company that's changing the way property is bought

and sold and it's really sort of starting to grow
and get some traction.

Yeah.

Speaker 4 (07:27):
And so we found out, like as you said, Renee,
when this first came up with sort of you know,
these were live reads that we're paid to talk about
and it's like, okay, that's an interesting concept and we
have a look at it. And then we learned it
to local Cambra Company and then we love talking about
prop tech.

Speaker 2 (07:42):
Yep here on the show and especially when it's local.

Speaker 4 (07:44):
Yeah, so I said to you through the week we
should definitely invite Chris on to hear about it.

Speaker 3 (07:49):
And so he's joining us now. Chris Scullen, who's the
CEO and co founder at Lista.

Speaker 2 (07:53):
Chris, good morning, Hey, good morning.

Speaker 8 (07:55):
Go now look tell.

Speaker 3 (07:56):
Us about Lista and the primary service that you provide.

Speaker 7 (08:01):
So it's a platform we've spent about two years developing
that just provides homeowners.

Speaker 6 (08:06):
A much safer and smarter way to sell at a
much cheaper price.

Speaker 7 (08:10):
It's moved away from the whole DIY concept and we're
sitting in what we call co selling, So we're combining
our own agents with technology to get a much better
professional outcome for people.

Speaker 4 (08:22):
And so how did the idea come about?

Speaker 7 (08:25):
Yeah, we ran a property management only agency for about
ten years and we just saw how inefficient and how
expensive the selling process was for people. So we tried
to come up with a fairer model that merged agency
expertise and reduced the content in complexity and we did
that with tech efficiency.

Speaker 2 (08:42):
Okay, and has there been much take home there?

Speaker 6 (08:45):
Has been.

Speaker 7 (08:45):
Actually, we're running at a first fifty three promotion, so we're
not charging comms on the first fifty but we've had
twenty five already sign on. We've made quite a few
sALS already, and people are just really taking to it
and loving it. So the traction we're seeing is exceeding
our expectation.

Speaker 5 (09:01):
Yeah.

Speaker 4 (09:01):
Yeah, And so once those people have experienced the service,
what are some of the things that you're hearing them
talk about?

Speaker 7 (09:09):
So they're really surprised at how simple, how easy it is,
and how professional the process feels.

Speaker 6 (09:14):
Everything's there.

Speaker 7 (09:15):
They're not having to go out and find solicitors or
trades or anybody else.

Speaker 6 (09:18):
It's all there in the platform.

Speaker 7 (09:20):
But most importantly, they're really stoked about not having to
pay the twenty thousand dollars agents commission at the end
of the day.

Speaker 4 (09:25):
Right, okay, And so mate, this is very much a
startup stole one another great camera startup stole story. And
there's so many of these stories that happen in camera,
and some of these companies go on to be one
hundred million dollar companies and we've got those. Is it
sort of cool to be part of that startup community now?

Speaker 6 (09:49):
Super exciting.

Speaker 7 (09:51):
We're getting contacts from very senior execs across the real
estate industry. There's a lot of eyes on us, and
we love starting in camera. I mean, Canbra's really full
of early adopters. We love being tech savvy, but more
than anything, we're really passionate about property here, so perfect
place for us to start and being camera based.

Speaker 6 (10:10):
I think people are seeing us and hearing us. It's
super exciting.

Speaker 8 (10:13):
So good.

Speaker 2 (10:13):
Yeah, which is so cool? And what's the next step
for you guys?

Speaker 7 (10:16):
So our next step is betting in camera and then
we're looking to expand into places like willing and Newcastle
and then within.

Speaker 6 (10:23):
Twelve months take the platform national.

Speaker 7 (10:25):
So we're really busy behind the scenes, growing and getting
everything organized for that.

Speaker 6 (10:30):
Wow. Yeah, lista at Camebra brand will be everywhere soon.

Speaker 4 (10:32):
When are you going to list yourself on the public
arena so we can all get in on this?

Speaker 7 (10:37):
Yeah, hopefully, hopefully. See it's been excited to have shares
on the market.

Speaker 2 (10:42):
Yeah, so good.

But we'll have to keep in touch and we'd love

Beth Larson, who moved into real estate around the beginning
of this year. We've been following her journey from the
very beginning to now, and a lot has happened for
her in that time, so we thought we'd better check
in to see how that is all going, how she's
made that transition into real estate.

Speaker 2 (11:22):
Hi, Beth, how are you going?

Speaker 10 (11:23):
Hi? I am fantastic. I mean it's funny and the
property market's heating up. So life is great.

Speaker 5 (11:33):
So good.

Speaker 3 (11:34):
She's gearing up for spring already, we can tell Beth. Look,
you have been doing this for a little while. Now
give us the latest update. Where are you out with everything?
And have you made this sales?

Speaker 4 (11:44):
Made some sales, Ben, I have?

Speaker 10 (11:47):
Oh my god, it has been such a tough year.
I tell you what was really tested my resilience. But
I've sold a bunch and most importantly, like this month
I have listed for already and a few more I
might even sign today. So yeah, it's been a great
market for a great VIM And I feel like I'm
like the real estate equivalent of the of the Bom

(12:08):
right now. And you know we're forecasting busy of a
normal spring.

Speaker 4 (12:15):
Yes, now, now, now you've been at it for what
you know, eight months or so? Are you loving it?
Are you absolutely loving it?

Speaker 10 (12:23):
I am absolutely loving it. I don't love absolutely every moment,
but I feel like that's the journey with anything that's
challenging and worthwhile, right, Like it is a roller coaster.
But I think you're just going to go back to, well,
what's the why? Why am I doing this? And you know,
I really really love people like there are sometimes I
might be having a bit of a you know much

(12:44):
feel really kind, I want to go home. I go
do an appraisal, and the people actually energize me, I
guess because I'm an extravert and they make me want
to work hard because I feel like it's an obligation.

Speaker 4 (12:55):
Well, you have taken a leaf out of the Simon sink.
You know, theory all start with Y.

Speaker 3 (13:01):
So that is amazing, Yes, so good and Beth. We
saw you were on the Gold Coast recently.

Speaker 10 (13:06):
What was happening there that was sensational. Look, I know
I'm biased, but I do work for Rawite Cancer and
I just love the company so much. So basically it
was three thousand people from all of ree White Australia
and New Zealand. So we were on this conference for
three days and they were the best speakers, like Daniel

(13:27):
Ricardo were there.

Speaker 2 (13:28):
That make it so cool.

Speaker 10 (13:29):
Yeah, it comes to some changing careers very quickly. The
creator of Louis Joe Brown and doctor Richard Harris, you know,
the guy that did the tire cave rescue.

Speaker 4 (13:41):
Was so I've seen Richard speak, I've hosted quarrence where
Richard spoke. So he got the kids, the Philippine kids,
out of the cave, he orchestrated all of that. Is
that is the most amazing, incredible forty five minute presentation
I think I've ever seen.

Speaker 10 (13:57):
Yeah, likewise likewise and yeah, I guess you know, even
though it is a very hard career in terms of
the hours and the expectations, like you know, moments like
that really make it worth it. And then there was
also a hell of a lot of parties too.

Speaker 2 (14:12):
Are so good? And is there a listing you want
to give a little mention to?

Is there a listing?

Speaker 10 (14:18):
Come on, there's a feerious.

Yet we're doubling up first open homes. That's the three bed,
one bar.
