all of that, but he spoke about upsizes and some
of the tricky situations people find themselves in and what
they're doing to help those people.

it is. But yes, pretty much completed now, so lots
of residents are moving in. They had the awesome open
day and he talked about some of the next level
additions to this place.

Right, I know, it sounds like some of you would
never actually need to leave. They've got everything there.

He described it as a cruise ship.

Yes, and that's the thing, right, everything's provided for you.
So that's what's happening there. We also spoke to doctor
Joel Bowman from Domain about their latest quarterly House Surprised
report and where Canberra sits in that.

Yeah, so things are moving in and around with both
units and houses. And you're exactly right, So where do
Canbra sort of sit in the stack of all the
states and territory. So they're always an interesting conversation with
those sort of data science people. They pull out all
the numbers and go, here's what it is and this
is what we think might happen.

Yeah, and I think it's interesting because it shows, like
what we've heard from a bunch of other people, that
there is momentum. Things are definitely picking up and this
report reflects this too.

Well can we've spoken to our next guest before about downsizing,
about whether you buy or sell first if you're in
the market, because that.

Is a massive conundrum, right whether if you sell first
and you don't have somewhere to.

Buy first, you've got to be able to sell yours correct,
And so there's lots of layers of complication there. But
upsizing is something we're going to explore this morning.

And it's not something that you hit too many people
speak about. But when a couple has a family and
then maybe first kid, you can probably stay in the
smaller property if you're in a smaller property, but if
a second one comes.

Along, yeah, you're like, oh it's getting a bit tight.

You've got some decisions to make.

Are upsizing, what are some helpful tips?
Speaker 6 (03:00):
Well, I think for upsizes it is it is a
really tricky thing because most people would like to sell
before they buy, and then that comes with some challenges
such as, how do I best present my property for
market where I'm living in it? And you can spend
you know you can. You can spend a lot of

money on storage solutions and things like that. But I've
got a little bit of a hack that you might
be interested in.
Speaker 4 (03:27):
Okay, Oh, tell us a love a hack.
Speaker 6 (03:29):
Yes, So we're helping a lot of people upsides at
the moment they're living in those homes. And to best
present to what we're doing is we've got to remove
this company and they come along with a shipping container
and they will help pack everything that you don't need
apart from your day to day things like your bed
and your fridge and your TV. They'll pack it all
into the shipping container and store it off site indefinitely.
(03:49):
Then we have a couple of styling companies that are
happy to do partial styles, so we come and feel
all the other gaps left in the home to make
it look like it's out of a magazine whilst you're
still living in it, can best present to the market
and sort of have the best of both worlds.
Speaker 3 (04:03):
I was just about to say, you are meeting the
best of both worlds. You're not having to get rid
of all your stuff. You can still live there, but
presented in a better way.
Speaker 4 (04:09):
That's great.
Speaker 2 (04:09):
And is this a situation that you're sort of, you know,
dealing with often enough?
Speaker 5 (04:14):
Now this is something that you're advising that people can do.
Speaker 6 (04:17):
I think I'm managing six like that right now. Where
so yes, we've got yeah, we're shuffling everything around and
we've got storage and all that kind of stuff happening.
But the best thing about the off site storage is
that saves the double handling because once we've sold the property,
we're in the removalless. They come back, grab the rest
of the stuff, and then when the time's right, they'll
deliberate to you new address.
Speaker 4 (04:37):
Okay, well that sounds pretty good, doesn't it.
Speaker 5 (04:39):
Genius?
Speaker 4 (04:39):
Yeah, yeah, yeah, so good.

And sure it's not your ideas.

Yes, yeah, it's good though.

I mean people must if you say, if you offer
that as a service, people must go, oh, mane, that's amazing.

Yeah.

Well, it's like we offer a service where it's completely
hands off. You can literally pack up your suitcase and
walk away and we'll do everything else for you taking
care of the entire thing because many renovations, or the
logistics and even helping you buy the other one on
the other side of the transaction.
Speaker 4 (05:11):
Yeah, which is so good. And Steve, what's the number one.
Speaker 3 (05:15):
Mistake you see people make in this space when moving?
Speaker 6 (05:21):
I think the number one mistake is hum trying to
get the very very best price for not preparing your
property properly. And so you can leave a lot of
money on the table and it's all too late once
it's on the market to rectify it later on. So
you're best off doing it right from day one.
Speaker 2 (05:41):
And so those are sort of little cosmetic changes around
the place, like you know, fixing up the front first
impression of the house, like those sorts of things that
were you talk about, Yeah.
Speaker 6 (05:50):
But also just like the interior furnishing, so you know,
the lounge that you've got in your lounge room is
super comfy, it's really big, it's got the you know,
the chase and the refiners and all that kind of
of but you literally have to turn sideways to walk
around your living room. That's not great. I don't open
home when we've got twenty big guests there. It feels
really small and cramped, so we stick that in the
shipping container. Store it in definitely for your new house,
(06:11):
and then's picking the right size lounge.
Speaker 3 (06:13):
That's hard, isn't it to navigate because people, you know,
they're attached to things right, and they think their stuff
is the best, and other people will love it too,
and it's kind of like, well.
Speaker 5 (06:22):
Do you just tell them straight up?
Speaker 4 (06:24):
Yeah? How direct do you have to be?
Speaker 6 (06:26):
I'm a little bit brutal about it, but some people
like it and some people don't. But hey, at the
end of the day, it's you know, we're going to
get the result and we're just telling you what works.
Speaker 3 (06:35):
Yep, you've got to And I'm sure people do appreciate that,
even if underneath them might be like, but it's my
favorite couch.
Speaker 5 (06:41):
Yeah, they appreciate it eventually.

I think because I drive past this every day at
most on Colotter Road, and so I've watched it sort
of come up out of the ground and it's getting
closer and closer, and then it's like, right, we're going
to hit the go button because it looks like it's
almost finished. Let's speak to someone about it. Yeah, so
we got the boss. Yes, So residents we found out

a few weeks ago had already moved into one part
of it, and so the next stages are sort of
very close.

Yes, that we're going to find out what's happening for
the open day and where it's all kind of up

Good morning, How are you both good? Now?
Speaker 3 (08:06):
Can you just give us a brief sort of recap
about l d K and some of the features at Amberfield.
Speaker 7 (08:13):
Oh, thank you Amberfield. We're so proud of it. It's
really setting the standard, as you said, for seniors living
in Australia. When we're finished in twenty twenty seven, we'll
have nearly four hundred apartments in about five hundred residents
not only enjoying the care, the twenty four to seven
care and services that we provide through end of life,
but the outstanding world class facilities I will have here,
(08:34):
from gym's to restaurants to cafes, Greengrutz to hear is
the size of a small convenience store, if not bigger,
viting GPS, hairdressers, barbers, you name it, Jim's Allied Health,
dog parks. Everything you have to come and experience it.
Speaker 2 (08:50):
And so you as heading this sort of company, I
suppose you have your own vision of what it's going
to be or what you want it to be.
Speaker 5 (08:56):
How much thing?

Do you consult people who are thinking about coming into
a location like this and getting the exact things that
they want rather than just what you think they want?
Speaker 8 (09:08):
Oh?

We pride ourselves on being a real consumer centric business
and we get constant feedback from our residents. We speak
to people daily about their experience and what we can
do better. We've also traveled the globe to look at
best standard around the world, and I think what we've
produced here has to be classified in that standard. It's
literally one of the best that I've seen. We're so

proud of it.

Yeah, and so what's happening for the open day today?
Speaker 7 (09:34):
There are so many things happening today. Start at ten o'clock,
but it's onm here now and it's already pumping. We've
got some display apartments open. There's a lot of care
information sessions. As I said, we do palliative care, absolutely
stunning dementia care that we're so proud of, so there'll
be a lot a lot of fus about that. It's
a big family day as well, from face painting, drawing lessons,

lots of fun activities. We've got Phraser Fish here. Our
founder Paul Brown actually vibes and supplies all of our
fish from Fraser Island, so they'll be giving away fish
and chips as well, So it'll be an outstanding, outstanding
family day.
Speaker 5 (10:07):
Sounds like you've got it all covered, which is great.
Speaker 6 (10:09):
Mate.

What's the number one thing that you're always asked about Amberfield.
Speaker 7 (10:14):
That's a really good question. Another one thing I've been
told in the last few weeks from people that live
here is that it feels like they're living on a
cruise ship, and there's probably a really good analogy. We
get asked a lot about our one move promise, and
that's a promise that if you live with us, you
won't have to move again. So we take very seriously
the care that we provide from twenty four to seven,
(10:35):
nursing staff, dementia.
Speaker 4 (10:36):
Care, palliative care.
Speaker 7 (10:38):
Mom and dad have to stay together. They should not
be separated, and the world class care that we provide
will insure that that's achieved.
Speaker 4 (10:45):
Yeah, and that is a worry for many families. You
know all of that.
Speaker 3 (10:49):
So yeah, and do people have to register for the
open day?
Speaker 4 (10:53):

price report came out through the week and it's a
national report which is good to kind of see where
Canberra sits compared to the other states and territories and

what house prices are like if they've moved, and unit
prices and all that sort of stuff. And doctor Joel Bowman,
is a senior economist at Domain, can share all of
that with us.
Speaker 4 (11:51):

Speaker 3 (11:54):
Thank you, thanks so much for joining us this morning.
Now with this report, let's look at Canberra first. What
the show there?
Speaker 8 (12:01):
So Canberra house prices rose two point four percent or
equivalent of twenty five thousand dollars over the September quarter
to reach a median of one point one million, So
that's the highest level since mid twenty twenty two. So
it just goes to show momentum there is building. We
were given that we've now had two consecutive quarters of growth.
If we're looking at Canberra units, they've declined one point
(12:24):
five percent over the September quarter, where the median is
now five hundred and ninety eight thousand, So it's the
only capital city to requord a decline and it's now
the second quarterly for this year.
Speaker 2 (12:34):
Okay, So, as we mentioned at the beginning there, this
is a national report. So how does Canberra compare to
other states and territory.
Speaker 8 (12:41):
So Australia's couple of cities arising at the fastest pace
in nearly four years, So nearly every capital city saw
price gains for both houses and units except for camber units.
So across the combined Capital cities houses are up two
point nine percent in the quarter and units are up
two point three percent, so Canberra's you know, price increases
(13:01):
are a little bit below that.
Speaker 3 (13:03):
And with that Canberra result with the units, was that
the main bit that had the office talking or was
it something else.
Speaker 8 (13:10):
Or something else? I think, you know, a big milestone
for this quarter is that the median house prices in
Canberra have now been overtaken by Brisbane, so Canberra now
ranks third as the third most expensive place in Australia
to buy a house. And then for units, Canberra has
now slipped to the fourth most expensive city to buy
a unit, as Adelaide has now overtaken it for the
(13:30):
first time.
Speaker 2 (13:31):
Brisbane is a really interesting sort of proposition, isn't it.
And I've had this conversation with many people in real
estate and outside real estate as well, because I mean,
leading into the Olympics, things are going to build and
build and build, and we've got friends up there who
are thinking of buying their ranting at the moment they're.
Speaker 5 (13:46):
Quite not quite sure.
Speaker 2 (13:48):
But then we also know that once the Olympics are
done in any city, there is a hangover, and so
prices then dropped. So you know, that's an interesting proposition
to hear about Brisbane v.
Speaker 5 (13:59):
Cambridge.
Speaker 8 (14:01):
Yeah, that's exactly right. So in terms of the price momentum,
it's definitely a lot stronger at the moment So over
the quarter, and Brisbane house prices that are up three
point seven percent if you think that's a strong increase.
The units there have increased by four point two percent
over the quarter, so prices are still rising.
Speaker 4 (14:17):
I think there's.
Speaker 8 (14:17):
Still you know, population growth is rising at a pretty
fast pace there still, and that's placing a lot of
upward pressure on prices and rents there as well.
Speaker 3 (14:29):
Yeah, and so taking all of this into consideration, then
what's sort of the bottom line to all of it?
Speaker 8 (14:34):
So I think the bottom line is that house price
momentum has picked up in a material way and that's
driven by lower interest rates, rising consumer confidence and low
levels of supply in most cities. You've also got now
the Australian government's five percent home guarantee scheme, which is
that now underway, and as a result of that, we
expect that to also help support and drive that increase
(14:57):
in price momentum throughout the rest of this and into
early next year.

Yeah, and with the home guarantee scheme.
Speaker 3 (15:03):
That's certainly what lots of people have told us on
