Speaker 1 (00:00):
Well, can We've spoken to our next guest before about downsizing,
about whether you buy or sell first if you're in
the market, because that is.
Speaker 2 (00:09):
A massive conundrum, right whether if you sell first and
you don't have somewhere to go to, yes, what do
you do?
Speaker 3 (00:16):
Yep?
Speaker 2 (00:17):
But then if you buy.
Speaker 1 (00:18):
First, you've got to be able to sell yours correct,
And so there's lots of layers of complication there. But
upsizing is something we're going to explore this morning.
Speaker 2 (00:28):
And it's not something that you hit too many people
speak about. But when a couple has a family and
then maybe first kid, you can probably stay in the
smaller property if you're in a smaller property, but if
a second one comes.
Speaker 3 (00:40):
Along, yeah, you're like, oh it's getting a bit tight.
Speaker 2 (00:42):
You've got some decisions to make indeed.
Speaker 3 (00:45):
And Steve Lowe is a director at Agent Team Canberra. Steve,
good morning, Good morning. Now look for people who.
Speaker 1 (00:51):
Are upsizing, what are some helpful tips? Oh?
Speaker 4 (00:56):
Well, I think for upsizers it is it is a
really tricky thing because most people would like to sell
before they buy, and then that comes with some challenges
such as like how do I best present my property
for market? Where I'm living in it, and you can
spend you know you can. You can spend a lot
(01:18):
of money on storage solutions and things like that. But
I've got a little bit of a hack that you
might be interested in.
Speaker 3 (01:24):
Okay, oh, tell us I love a hack.
Speaker 4 (01:25):
Yes, So we're helping a lot of people upsides at
the moment they're living in those homes. And to best
present to what we're doing is we've got to remove
this company and they come along with a shipping container
and they will help pack everything that you don't need
apart from your day to day things like your bed
and your fridge and your TV. They'll pack it all
onto the shipping container and store it off site indefinitely.
(01:46):
Then we have a couple of styling companies that are
happy to do partial styles, so we come and feel
all the other gaps left in the home to make
it look like it's out of magazine whilst you're still
living in it. So we can best present to the
market and sort of have the best of both worlds.
Speaker 1 (02:00):
Just about to say you are meeting the best of
both worlds. You're not having to get rid of all
your stuff. You can still live there, but presented in
a better way.
Speaker 3 (02:05):
That's great.
Speaker 2 (02:06):
And is this a situation that you're sort of, you know,
dealing with often enough. Now this is something that you're
advising that people can do.
Speaker 4 (02:14):
I think I'm managing six like that right now. So yes,
we've got yeah, we're shuffling everything around and we've got
storage and all that kind of stuff happening. But the
best thing about the off site storage is that saves
a double handling because once we've sold the property, we're
in the removalsts. They come back grab the rest of
the stuff, and then when the time's right, they'll deliberate
to you new address.
Speaker 3 (02:33):
Okay, well that sounds pretty good, doesn't it.
Speaker 2 (02:35):
Genius?
Speaker 3 (02:36):
Yeah, yeah, yeah, so good.
Speaker 2 (02:37):
And yeah sure it's not your ideas.
Speaker 3 (02:43):
Someone someone in Steve's team.
Speaker 2 (02:45):
Yes, it's good though, I mean people must if you say,
if you offer that as a service, people must go, oh, mane,
that's amazing.
Speaker 4 (02:53):
Yeah. Well, like we offer a service where it's completely
hands off. You can literally pack up your suitcase and
walk away and we'll do everything else for you, taking
care of the entire thing because many renovations or the
logistics and even helping you buy the other one. On
the other side of the transaction.
Speaker 3 (03:08):
Yeah, which is so good.
Speaker 1 (03:09):
And Steve, what's the number one mistake you see people
make in this space when moving?
Speaker 4 (03:17):
I think and more mistake is trying to get the
very very best price for not preparing your property properly,
and so you can leave a lot of money on
the table and it's all too late once it's on
the market to rectify it later on. So you're best
off doing it right from day one.
Speaker 2 (03:37):
And so those are sort of little cosmetic changes around
the place, like you know, fixing up the front is
the first impression of the house, like those sorts of
things that were you talking about.
Speaker 4 (03:46):
Yeah, but also just like the interior furnishing, so you know,
the lounge that you've got in your lounge room is
super comfy, it's really big, it's got the you know,
the chase and the recliners and all that kind of stuff.
But you literally have to turn sideways to walk around
your living room. That's not great. I don't know. From home,
when we've got twenty guests there, it feels really small
and cramped. So we stick that in the shipping container.
Store it in definitely for your new house, and then
(04:08):
sticking the right size lounge.
Speaker 1 (04:10):
That's hard, isn't it to navigate because people, you know,
they're attached to things, right, and they think their stuff
is the best, and other people will love it too,
and it's.
Speaker 3 (04:18):
Kind of like, well do you just tell them straight up?
Speaker 1 (04:20):
Yeah?
Speaker 3 (04:21):
How direct do you have to be?
Speaker 4 (04:22):
I'm a little bit brutal about it. But some people
like it and some people don't. But hey, at the
end of the day, it's you know, we're going to
get the result and we're just telling you what works.
Speaker 1 (04:31):
Yep, you've got to And I'm sure people do appreciate that,
even if underneath the might be like, but it's my
favorite couch.
Speaker 2 (04:37):
Yeah, they appreciate it eventually, Yes.
Speaker 4 (04:40):
Yes, exactly eventually.
Speaker 1 (04:42):
Ye oh, Steve, Well that's really interesting, and no doubt
you've got a bunch of houses that you're going to
show today.
Speaker 4 (04:49):
Yeah, we've got a pretty full schedule. I don't know
if I can name drop one, but they have a
look at five filment driving ducky oh.
Speaker 1 (04:55):
I don't know if I can name drop one, but
I will just throw it in there anyway. Now, no,
very good people definitely check that one out.
Speaker 3 (05:00):
Steve. Thank you, I'm so much for your time this morning.
Speaker 1 (05:02):
As always, all right by cheers our
