had a busy weekend, not as real as relaxing as
I would needed. Well, let me say this, it wasn't bad.
It wasn't bad. I did a lot of work, which
I needed to do a lot of work because I'm growing.
Good Morning. When I'm expanding, I've been trying to do this.

Oh my god, I've been doing this for I've been
planning this expansion for quite some time now, and now
thanks to all of these amazing tools, I will be
having an expansion to Sundays, Fridays and early mornings, early
light before I get on like to listen. So one

of the things I've been looking at is how to
expand the show, how to bring more value to to
you guys. I love talking about business, right, I love
talking about business, But I live in Gwennett County, and
there's news that go on that I don't like talking
about because most of the time it's bad news. So
I have a problem with that. And I was like,
oh my god, but people who live in Gwenette County,
you know, they want to know about news and Gwenette

County and I'm just I'm just not the bad news
type of person. So I struggled with that. Even when
I was doing news like regular news It was a
struggle for me, but I was like, I need to
I need to include news, and I need to include
news into the show. And how am I gonna do that? Well,
thanks to Ai, your girl has figured it out. Not

only would I be including news that all come on
every morning at seven am, so you get seven seven
am news, You're gonna get five am inspiration so you
can get your day started. You're gonna get the sports
on Sunday. Yeah, yeah, yeah, yeah. So I'm excited about that,
and it's all Ai. It's not me. I'm gonna be

relaxing because I'm gonna talk to you Monday through Thursday
here and then on Fridays I'm interviewing people. However, this
coming Thursday, I'm interviewing somebody live video, and then starting
next week on Fridays, I'll be interviewing people live. So
I'm expanding I am and I have been shoed away
from video because I was like, God, I really don't
feel like putting on all of that stuff. However, I said,

or do if you want this show to grow the
way you want to grow, then you need to get
out of your comfort zone and do the things that
you gotta do right. So if that means that you
gotta interview people on Friday, because and you just wanted
to take off Friday to interview the people. Not only that,
I do enjoy interviewing people. If for some I just
don't enjoy like all of the getting made up part,
but it's okay because that comes with the territory. When

you're trying to do things like grow something and make
something amazing, you have to do some things you don't like.
And you know, although I'm not a big makeup person,
and I'm like, I don't feel like putting on all
this stuff, I'm gonna suck that junk up. That's my
nephews to say, oh my brother, one of them. Suck
that junk up and keep it moving. So that then said,
starting soon, real soon, you would have seven am news

what's going on in gene kind of like news news.
Then well, let's start at five o'clock in the morning.
You get inspiration, right, You'll get some inspirations to get
your kick off your days, get your start day started,
so you can get the five am inspiration. Seven am,
you gonna get some news. What's happening around Gwenette County.
News wise, ten am. You're gonna get me talking about
business and blueprints that you're gonna get and then the

It's a website on Sundays because I like sports. I
watch football, I watched basketball and so and so we
got amazing kids here in Gwinnett County. I don't know
if you guys have have you ever heard of Travis Hunter? Hi,
shout out to Travis Hunter. But he is a key

a star athlete. Came right out of College Hill, right
around the corner from me, and now he's doing big
things on his way to the NFL. My nephew, Jaylen Bell,
who got a scholarship to Indiana to play for the
Indiana Hoosiers. Shout out to JB. Yes, he went and
he started. He graduated early last year and he's off
at college right now doing this thing as in Indiana.

Who's You're doing really really well? So you know, and
my brother's a football coach. My other nephew is a
football coach. So I'm a sports person. My husband and
I watch football, watch basketball, and I wanted to talk
about these amazing people who are doing great things. Whether
it's like our local schools or our major League Baseball
team here in Atlanta and Major League hot our professional

NBA players, the w NBA, the NBA, the Hawks, a dream,
you know, the Liberty was sup is our team. My
team is a dream. And then we got the Braids.
Of course, I've gone to some baseball games that I
absolutely loved, had had a blast. But we also got
the Gwenett Strippers, So you know, I want to be
able to share that on Sunday. So Sundays you'll get

the sports rundown on Sunday whatever what everything that happened
like during the week you know, on the weekends, because
I had to put it on Sunday because you know,
we got Friday Night Lights at Friday, which is high
school football, and then you got college football on Sunday,
I mean on Saturday, which is like you know, Uga, Gwenette,
I mean Georgia Tech and all of those guys. So

I had to so I had to be football run
down on Sunday, I mean sports run down on Sunday.
So that's why that's my expansion. I'm gonna be doing
it all via AI. Yes, it won't be my voice.
I'm not talking the entire time. I'm gonna use some
other voices that I happen to be excited about. So
I'm excited about that. So that's the expansion. So let's
get on with the show. So today, the show is
about how to leverage if you are a real estate professional.

(06:07):
And the reason I wanted to do this show is
because I've heard so many real to saying they were
having such a hard time right now because the market
is not that great, and they were like, we're struggling
right now, you know, because people aren't buying there a
little bit afraid because our world is like upside down,
it's like topsy turvy, it's like all over the place.
And for me, it's always like you, how can you

(06:28):
leverage all of these amazing tools to help you grow?
And I know some people saying, well, how am I
going to leverage that in real estate? Well, here's the thing,
A couple of things. When I think about real estate,
if I were there'd be quite a few things out,
like I probably doing credit counseling as a service. Yeah,
that would probably because here's the thing. Nobody can buy
a house unless they got cash with bad credit. Nobody,

(06:51):
So I probably doing I probably will be doing credit
counseling as a service. I probably have some kind of
AI tool that's graped sites to see what the best,
what the markets is, what the markets are saying right now.
I probably have a tool just for buyers, especially first
time home buyers, but people have to pay for that
a monthly subscription. So I, as a real estate agent,

(07:12):
would have other things that I would have in play
other than just me trying to sell a house, because
when that's all you have and the market is doing bad,
you have nothing, You have zero right. And I talk
to a lot of agents because they show up to
a lot of networking events and they're all struggling. When
the market is bad, it's bad. It's bad for them.

(07:32):
And people are not trying to buy a house and
not trying to buy it. They're not trying to sell
a house because if I sell my house, you know,
then where am I going to live? Because when I
bought my house, I paid one ninety even though the
house is appraising right now for three ninety. If I
sell it, where am I going to go with a
mortgage that's cheap? Is my mortgage in my one ninety house?
So these are the type of things that's going on
right now in the community. But I wanted to I

(07:54):
wanted to give relators and agents a little bit of
hope and say, listen, it's rough right now, and I
believe that it's going to change. Right It's gonna take
some time, because right now I feel like we're going
all the way back, all the way back. Remember wolf
Man Jack back into time. We're going backwards to the
United States is in a backwards down slope. It is

(08:15):
the crazy. I've never seen anything like it. First we
had the crazy pandemic that took my mom's life. I'm
never going to ever forget that. Now we are going backwards.
And she fought for civil rights. My mother, my mother
fought for civil rights. She marked with doctor Martin Luther
King for civil rights. And here we are, twenty twenty five,
making a shift to go backwards. It is absolutely bananas.

(08:38):
But it's biblical. So I won't even get off on
my soap back so that it is biblical. What does
it have to do with really state nothing. I just
had to say that. So let's talk about this. If
you are struggling right now to you know, you don't
feel like going out trying to approach people and scrape
up leaves because you just strained. Your dress is stressed
out because you're out there and nobody's really trying to buy.

(09:00):
Is what I would say to you. What I would
say to you is start to speak to people right
where you are right Start talking to them because it's
going to turn around. Eventually, something is gonna happen and
it's going to turn the whole situation around, and houses
are going to be flying off the off the off
the land, and you are. You need to be in
a position where people say, you know what I need
to call. I need to call Coco because Coco. I

(09:22):
saw her video, I heard her podcast and she was
talking about the school systems in Gwenette County. She gave
me so much information about the banking the banks in
Gwenette County and where to find them and what the
hours are. I need to talk to Coco. Coco told
me about this little night spot that was perfect for
dates in her podcast. Yeah, you see where I'm going

(09:44):
with this. You need to start a podcast now. I
love podcasting, which is why I do it every day.
But I also love because I can I can share
with you things like I'm sharing right now, and I
can say what I need to say and what I
want to say. You, as a real estate professional, you
are trying to put yourself in a position where when
people start to think about buying a house in your

(10:06):
local area. Wherever you are, wherever you're listening to my
voice right now, if you are in Uganda, listen to
what I'm telling you. I don't care if you are
in Uganda. Someone is planning the trip to Uganda right now.
I don't know why. That was the first thing that
came to my mind. Probably because I want to go
to Africa. Someone is planning the trip to Uganda right now.

(10:27):
Guess what they're doing. They're searching on Google. Guess what
they're searching for stuff to do in Uganda. If you
are the person sharing the information, and you just happen
to be in the real estate industry and you're sharing
the information about what to do in Uganda, guess who's
gonna pop up first in Google. You are, why because
you have an audio video podcast. Now, if you have

(10:47):
a video, it's even better because guess what if you
put it on YouTube. YouTube is owned by Google, and
videos and audios pop up in the search engines quicker
than just text. All right, So just know that if
you are in Chicago right and someone is about about
to think about moving to Chicago, they want to know

(11:09):
what's the best neighborhoods in Chicago. Guess what you should
be doing. The top ten neighborhoods in Chicago, the top
best schools in Chicago, the top best car washes in Chicago,
the top You should be the authority on Chicago you
because the minute people start to search for that, you're
gonna come up. But if you're not putting out any content,

(11:29):
trust me when I tell you, nobody's gonna find you.
They're not. Why do you want to put out content?
Because it helps you build authority. And I know right
now we're in a downward slope. I get it. Some
people think, are we going to recover? Is it like
two thousand and eight, two thousand and nine all over again?
Could be? It's a mess right now, It really is.
You know, people are running scared for their lives and
for real in their livelihood. But it's not going to

(11:53):
stay that way. The one thing I've learned as an
adult woman is that we go through these downward slopes
and then we come back and we come back up strong.
We go down, we come back up strong. Right now
we're down and we're going lower. I don't know how
low we're going to go, but we already going down.
And if we're going backwards, why that's happening. I need
you to focus on your business. Don't give up, don't

(12:15):
get sad. Figure out how to add another stream of
income to the body bottom line, and start putting out
content so people can begin to know who you are
and they can see that you're in the authority in
that space in your community. Right, show off yourself, show
off your expertise. If you have like success stories from
home bodies, ask them, hey, do you mind if you
send me a video about your home buying process with

(12:37):
me and you put it on the website. I know
your company to come to agent, the agency that you
you're broker. They have a website with your name and
you talking. No, you need your own personal stuff. You
need the website that you could go in there and
post stuff so you can so people can come and say,
oh my god, you know, Mary Ann did a wonderful
job for this family. The family had a disabled child.

(12:58):
They needed like a house that have like this lean
not railings and walking to that. You need to be
that person. So when somebody's looking for you know, Tennessee, Nashville,
and they looking for a house or handicap accessibility because
they have a handicapped child, and Marianne was the one
to help this other family because of that. Yeah, that's
how they're looking for that. You become a specialist in

(13:21):
that space. I know it sounds like it sounds crazy,
but you need to stand out in a crowded space
with not a lot of inventory. You need to make
yourself stand out. Let's be real, it's not a lot
of inventory right now, and it's a whole lot of
you guys out there. It's a whole lot of real
estate agents and brokers out there trying to figure out, Okay,
what am I gonna do? Hear the thing about the broker.

(13:43):
If anybody in the real estate office make a dollar,
they make half. If you are not making dollars, you're
not making anything. But if somebody else is making dollar,
broker's gonna make some money. You ain't making nothing. On
the other hand, that agent and that broken make money,
you make nothing. So you have competition in your office.
You have competition in your community. You need to set

(14:03):
yourself apart. You need to showcase who you are, what
you do, who you helped, you know why you're a
local expert. Why should they come to you. A podcast
is a great way to do that. And here's the
thing about first time home buying that's pretty evergreen. That's
never going to change. I bought two houses, and each
time I've done that, I had to make sure the
credit was right. I had to make sure I had

(14:24):
an earn this money. I had to make sure I
had a down payment. I had to understand what the
process looked like. I need to know what an inspection was.
I need to know how to get the radar unchecked.
All of these things. You know, I need to know
how to get insurance. One time I had to get
flood insurance a mess. Before a first time home buyer,
you need to understand what it means to be mortgage qualified.
What is a prequalification versus a pre cod versus or

(14:49):
what's the other qualification? It's another one. One is like
you got it like, and then the other ones like
you may have it, I forgot and it'll come to me.
But this is a process and here's where you get
to teach people. So when it's time for them to
come to you, they have did all of the things
on your checklist. And it's not as hard as you
may think. You don't have to put out a thirty
five forty five minute episode. You just don't. What you

(15:11):
do is you craft out what you want to talk
about in the real estate market. What is that? Are
you talking the first time home buyers? Are you talking
to better at home buyers? Are you talking to senior
home buyers? Who are you talking to? Pick one and
you go all in on that. If I if I
were into real estate, I probably would pick the senior market.

(15:33):
That means fifty five and a bug, because that's what
it is. I'll pick the senior market in my area.
Why because we have a large aging population and nobody
wants stairs, not even me. I hate going up and
down the stairs. It's probably good for me because it's exercise.
But here's the thing, I don't want to. I don't
want to go up and down the stairs. So I
would pick a client that looked like me, I would

(15:55):
pick that industry, the senior market, and I would find
out I would make friends with all of the I
probably would go podcast live at the senior at the
Senior residents, like you know how they have the subdivisions
for just seniors. I probably was like, go talk to
the HOA or the or the manager somebody like, Hey,
I want to come in, I want to do and
I may do this, y'all. This this is just because

(16:17):
I may just do this. I might pop up at
all of this. I think I might pop up in
some place and do some lives, but I may pop up.
I would probably pop up and do a live interview
with people that live in that in that subdivision or
that high rise or whatever it is for seniors, and
let them tell the stories about why they moved there,
what they think about it, and things like that. That's content,

(16:38):
and if you get enough of those people to come
and sit and talk to you, you can split those
up into different segments. Right because Mss Mary's story for
her moving here and how she's living maybe totally different
from John's. You know. Ms Mary said, you know what,
I wanted a community, you know, and I want to
be a part of a community. And John said, you
know what, I wanted a swimming pool, and I didn't

(16:59):
want to be able I didn't want to go to
the public pool, and then Ms Darr said, you know
the reason I came here was because it was a
walking distance to downtown. That's three different stories that you
can use now as content because you are the expert
on senior living and people who are in retirement age
fifty five or older, and they're doing you know, they're

(17:21):
doing this whole I'm ready to settle down thing. That's
what it is. That's what it is, that's where you
come in at, that's how you start off. And I
know it sounds like a lot of work, but it's not.
So what I would say is pick your niche. Are
you gonna do seniors, Are you gonna do first time
harm bites? Are you doing commercial? What are you doing?
Pick a niche, then come up with fifty two topics

(17:41):
that serve that niche. You know, are you just are
you looking for families with children? Pick a niche and
then you come up with fifty two topics that serve
that niche. If you are working with families with children,
you want to make sure that you know where every school,
where every school is, where every event place is something
for the kids. Do free things, paid things, swimming pool, parks,

(18:03):
sporting associations, little league sports, Pop Warning sports. You need
to be the authority on If I were a real
estate agent, that would be me because that's how people
get to know you. If you happen to just show
up at a Little league game, a Pop Warning game,
and then you come back and you talk about that.
It doesn't have to be business business. It's like lifestyle

(18:25):
because you are in the lifestyle business. As a real
estate worker, as a real estate agent, you're in the
lifestyle business. People come to you because they're looking for
a certain lifestyle, whether they're looking in the rental house,
rent an apartment, rental storefront, buy a house, whatever it is.
They're coming to you because that's the part of the
lifestyle they're trying to create for themselves. That's where you
come in. You are the expert for the lifestyle that
they're trying to create. You are the experts. I'm telling you,

(18:49):
I would do seniors. I would work on events. Where
to go, is there a bus, can you uber? What
time do they close? What kind of activities do they have.
I would never run out of content for that audience
and guess what's gonna happen when their friend get ready
to move into the same subdivision, they're gonna say, you
got to talk to my agent, Audrey. Audrey helped us,

(19:10):
and she is so knowledgeable, you know. She told me
about this arts. This arts a theater and I went
to go see Greece too. It was that the theater
showed it on the screen. I had so much fun.
She's gonna start telling folks about you because you enhanced
the way she wanted to live. But you were able
to do that because she found you on the podcast.

(19:31):
Here's the other thing. If you know for a fact
that that's your audience, go to that building and say, hey,
do you mind if I put a little flyer here
so people can download the app so they can listen
to the show. Now, I produce a show for senior living.
That's what I do. And I'm a real estate agent,
and I helped seniors find beautiful places to live. Guess

(19:51):
and here's what may happen. The subdivision or the manager
of that particular location may say, hey, well, how can
we sponsor your show. I'm talking to myself right now, y'all.
I'm saying here having a moment because I'm like, wait
a minute, hold that thought. The manager or the owner
of that subdivision or that space or that building whatever,
They say, well, how can we sponsor the show? We

(20:12):
love what you're doing. And guess what you just did.
You just made a stream of income that you didn't
have to sell anything for except for sharing information with
the residents of that subdivision or that building. Because now
these people saying, well, heck, if you're out here talking
about us, we need to support your show. How much
do you charge? And bingo ching ching, there you go.

(20:33):
That's a stream of income that you did not think about,
but you did feel like you did. Say, you know what,
I'm gonna help my community. I'm gonna help my seniors.
So is this easy to get started? Let's talk about
that real quick. It is definitely not hard, not hard
at all. I know people think, oh my god, when
am I gonna have the time, and let me say this,
You're gonna have to You're gonna have to dedicate some time. Now,

(20:57):
you don't have to. I watch I watched Selling I
have watched Selling Sunset, one of one of my favorite
sunsets I watch, I mean, one of my favorite real
estate shows, Selling Sunsets. I love that show. It's a
TV show, and it's a popular TV show because people.
First of all, they make everything look beautiful, Like the
whole cast of the show is gorgeous. That's the first thing.

(21:18):
But they're selling a lifestyle out in California, so they
need to look gorgeous. They need to drive range Rovers
and Mercedes Business and g wagons, they need to drive
all of that kind of Jaguars. And because they're selling
a lifestyle, they know who their target audience is. They
don't sell any houses below a million dollars, not one. There.
You won't find a seven hundred and eighty five thousand

(21:38):
dollars house on that show. That's not their audience. Their
audience is selling anywhere from probably like two point five.
I seen a twenty five million dollar house. I was like,
what isn't a twenty Why However, someone is Someone bought
it and someone is selling it. They know their audience.
But guess what they watch. You can see them on TV,
you can see them on Netflix. They're everywhere because there

(21:59):
are they're on the lifestyle. Why aren't you doing that? Well,
I don't have that type of money. I don't know
how to produce anything. Here's the thing, you can produce
a podcast. You can produce a video podcast, or just
the audio podcast. The audio podcast. You're just gonna educate people.
You're gonna tell me, but not in a very fun way.
That's you, right, you're gonna educate people in the very
fun ways. That's you. If you're gonna do a video podcast,

(22:20):
you're gonna show, You're gonna show you what you're doing.
You're gonna walk around, You're gonna go to the festivals
on the outside, so you can show the festivals in
each town and you know wherever you work at things
like that, you're gonna show that. You're gonna take the
audio from that, you're gonna put on the podcast platform.
You're gonna take the video from that. You're gonna put
it on the YouTube and TikTok and Instagram. If you

(22:41):
want to do all of that, Right, what can you
talk about? What's some issues you can go into. Well,
you can do local market insights. What's the market like?
It's up and down right now? It's crazy home buying
one on one for the first time home buyers. Real
estate investing tips. Here's the thing. Go talk to a
bunch of real estate investors, get some Tips put it
on the podcast right Luxury Home Trends. What's trending right now?

(23:02):
And while I live in Gwenette County, the black and
white brick homes are trending. Like that's like a thing,
and they're gorgeous. Like I'm like, those are nice everywhere
you look pretty much if it's not like a rental
kind of thing. It's like black and white homes. And
I was like, why is that? Well I found out
the reason they were black and white was because the
materials were cheaper. I thought it was just a trend.
It's because of the cost of materials. That's what someone

(23:23):
told me. In the real estate industry, you might do
neighborhood spotlights, like spotlight the neighborhoods so people know where
they're moving to. You know, what's the three We got
a bunch of zip codes in Gwenett County, but we
got about four or five and and just and and
just Lawrenceville Lawn. I know three zero three zervers are
four to two. Three zers are four three three zervers

(23:43):
are four four four four five four six, And I
want to say there as a four to seven. What's
the difference with all them zip codes? Like what where
are they located, what's the what schools about it? That's
the neighborhood spotlights. And they talk about commercial real estate.
You can talk about that all day long. That's a
different client. They are willing to spend way more money
on a on a different kind of level than a

(24:04):
home buyer, right, because if you get them into some
kind of space, it's more money there, all right. So,
but depends on what kind of houses. If you're doing
luxury homes, listen, it's some million dollars houses here in
Wine County. Wherever you are, you probably got some million
dollar houses. Now, let's pick a platform. Do you want
to do a solo show? This show is a solo show.
Starting Thursday, I'll be doing more. Well, I did an

(24:26):
interview last Friday, so I'll be doing interview based and
that's going to be for Fridays.

Do you want to interview local business owners? Do you
want to interview local real estate investors? Do you want
to interview other agents? It's your show. Do what you
want to do? Do you just want to do a
Q and a show when you just answer questions, like
have someone call in with a question. Now, here's a
good thing. There are tools out there like speech a
Low Speech a Low that allow people to call in.
But you need you need your own website of this.

(24:51):
They can go to that to their computer, hit a button,
record a message to you a question. You can play
the question inside of your podcast and then answer it
on the podcast. Right, you can these things can be done.
I'm telling tell you now. You can tell stories, real
life stories about success stories and buying houses. You can
do that. You can have a mixed a mixed show

like mine. Minds is mixed like Monday through thursdays me
and then on Friday, I'm interviewing people. I'm probably gonna
be doing some own location things as well. So well
I'm just out in there on the streets like a
lady on the streets. And how much does it cost?
It doesn't cost that much. Off you can you can
get your hosted platform for about twenty dollars a month, right,
if you're gonna do inside your office, you can get
your microphone probably for I got a Yetti that I love.

(25:34):
I had a lot of microphone I got about twenty microphones,
but I use my Yetti all the time. I think
my husband paid one hundred and nineteen dollars for that.
If you're gonna use camera, I have a Logit Tech.
I think we paid one hundred and nineteen one hundred
and twenty nine dollars for that. I have a ring
light that was like sixty dollars. And then of course
I have my computer, which is the most expensive thing
I have. You can use your phone all of this stuff.

(25:54):
I just said, you need none of it. Get a tripod,
put your phone vertically horizontally on the tropot and get
the talking. Get your tripod, Get your phone, put on
a tripod, go out there, put your head buzz in
and start showing. Put put your hold the trop out
of your hand. While you're videotape in the community. That's it.
The camera is not on you, it's on the community.

(26:15):
Or you got the camera on you while you talk.
I would put the camera in the community and I
would narrate. That's what I would do. I just wanted
to I just wanted you to think outside of the
box as a real estate agent, because now it's not
the time to sit back and you know, I don't
know what's gonna happen. We don't know what's gonna happen.
It's a mess, but don't sit back and try to
figure it out by doing nothing. Do something. Listen, there's
