I'm your host, Victor Minash. This is the WEEKEND edition
where we interview notable people from the world of real
estate investing. Today is no exception.
We have a great guest all the way from Kamloops, BC.
Welcome to the show, Dave Dubo. Mr. Minash, it's an honor and a
pleasure. Thank you for having me.
Great to have you here, Dave. You and I've known each other
(00:25):
for a number of years and you'vebeen investing in a number of
different jurisdictions. We're going to talk a little bit
today about specifically marketing.
I'm excited to have this conversation, but before we do,
maybe give a little bit of your back story and how you got to
this point in your journey. Thanks, Victor.
Yeah, so I've been in around real estate since 2001.
That's when I first started dabbling in it, jumped in full
(00:47):
time 2003, done a whole bunch ofstuff, did the creative, no
money, low money down, American guru type real estate investing.
You're in Kamloops of all places.
It actually worked. But then I got more into the
marketing side of things, Victor, because realized kind of
going through things that I'm not particularly great as a

hands on investor. I don't particularly like
tenants or toilets. I'm not particularly handy.
But I've been involved in real estate these days more as a
passive investor, sometimes partnering up with my clients,
usually in multi family real estate type deals.
Fascinating. So you've put your focus then
more on what would you say is the limiting factor for you
(01:28):
then? Is it access to opportunity?
Is it access to tenants, Is it access to capital?
What? What's your focus?
Limiting sorry opportunity for myself as a real estate
investor, sure. For my it's limited desire to
deal with that stuff. So I'd rather work on what I'm
good at, which is the marketing side of things and that's what I
(01:49):
focus on. And then I partner up with smart
people who are much better at the operations side.
Love it, love it. So you're also a podcaster like
myself? I am.
Tell us I I. Think we started around the same
time, Victor, I think you started your show in 2018 is
that? Correct.
That's that's right. Yeah.
Well, you've, you've got like 2000 plus episodes.
(02:11):
My show has been going since 2018 as well, but nowhere near
as many episodes. I think we're coming up on 1000
published another couple of 100 cut in the in the in the hopper
there. So yeah, got a ways to go.
But yeah, I've been doing the podcast, Property Profits Real
Estate Podcast since 2018 and it's, it's a lot of fun.
And, and these days we're starting to work with
(02:33):
syndicators and capital raisers and fund managers to help them
leverage a podcast to connect with potential investors,
especially accredited investors.One of the things that I'm very
cognizant of having, you know, done this from, from a pod
podcast perspective is the fact that with their securities
(02:53):
regulations that we have to comply with and they vary from 1
jurisdiction to the next in one place and under one circumstance
you're allowed to solicit and others you're not.
And of course, the podcast itself knows no boundaries.
So how does? How does?
How does that work? Yeah.
So what we're doing Victor is a little bit different because

there are a lot of podcasters, myself included out there who
are podcast is all about real estate and we're inviting other
real estate guys and gals on theshow and we're talking shop and
we're doing all that kind of stuff.
The podcast that we're creating for our syndicators and and fund
managers is different. It is a more of a personal
(03:38):
professional financial success type show.
So basically what we do Victor is we start off with the end in
mind. So for example, who does our
client want to connect with? And I'll give you a couple
examples. One of our clients, Tim, he's
based in Phoenix, AZ. So what he wants to do is he's
kind of a naturally an introvert, he's a shy kind of
(03:58):
guy. But he'd like to connect with
local high income, high net worth individuals and start the
relationship and see if he can guide that towards eventually
them becoming an investor with him if they fit the criteria and
and he's looking for accredited investors.
So the criteria in the state's very similar to that in Canada.
(04:20):
So again, high income, high net worth.
So in that case, what we're going after is geographically
we're looking to connect him with local high net worth, high
income individuals in and aroundPhoenix.
We created a show called the Phoenix Prosperity Podcast.
And then what we do is we go outand we look for successful
(04:44):
people who are highly likely to be accredited investors.
We don't, you know, nobody has alabel on their foreheads as a
credit investor. But what we do is we look
through primarily through LinkedIn and we're looking for
successful business owners. So what does that look like?
Well, they've been in business for late at least 10 years.
They got 10 or more employees. You know, if they fit that

criteria, chances are they're doing OK and there's a fairly
good chance that they might fit that criteria.
Or self-employed professionals, doctors, dentists, successful
accountants, lawyers, these kindof people that are 4550 years
old or older, been in business for a while, Chances are they're
doing fairly well. They probably fit that criteria.
(05:28):
Or C-Suite executives 50 years older and, and older in
companies with 300 or more employees.
Chances are they're making pretty good money.
They've got they're, they're probably in that criteria.
Now, is there a guarantee that they're all a credit investors?
No, but there's a high likelihood they are.
And then we reach out to these people and we invite them to be
(05:49):
on Tim's show, right. So it's, that's, that's the
whole kind of theory there. Another example, we've got a a
syndicator, Dr. Tudor Franco, who's also a medical doctor and
he really wants to connect with other medical professionals
because that they speak the samelingo and those are the people
he tends to bring on board as his limited partners in his
(06:09):
syndications. So his show is all about success
for medical professionals and that's who we do the outreach
for him on on his behalf. Does that make sense, Victor?
It does. So what's the interplay between
the the audience, the listening audience and the guests?
So you're attracting folks that are potentially guests on the
(06:34):
show that may in fact turn into future investors.
So that's start of relationship building process.
So you know, having a direct dialogue just like you and I are
having right now does deep in that relationship.
What about the relationship between the host and the
listener, the guest and the listener?
How does that part work? Yeah.
So our main focus, Victor, is a little bit different.
(06:54):
Our initial focus is 100% on getting the ideal guest avatar
booked on the show. And we're doing this not in huge
volume, but we're getting our clients booked with four or five
of these interviews a week, very, very consistently.
SO20A month. And they do these interviews a
couple of times a week back-to-back on Zoom.
(07:15):
So it's very efficient for them.So that's the main focus.
Let's create that that connection with those ideal
guests and then to grow the audience, we do that through
encouraging our guests to promote their episode on the
show. So we do that by creating
content from create reels from their interview.
(07:36):
We create social media posts andLinkedIn articles and all this
kind of stuff based on their interview that they can use to
spread the word, which most of them do because, you know, you
and I are used to this whole podcast thing.
But most of these business owners and executives and folks
like this, they've never been invited to be a guest on a
podcast before. So it's kind of a a big deal for
(07:58):
them. And they like to strut their
stuff and kind of show it off. So we grow the audience
organically, primarily from the guests and their associates,
their friends, their family members, that sort of thing.
And birds of a feather tend to flock together.
So it's kind of an organic audience growth mechanism that
way, Victor. How does that work from the
point of view of production value?
(08:19):
So when I have a when I have a first time guest on a show
that's never been a guest on a podcast before, they often don't
even know how to speak. Every 3rd word is umm or ah or
you know. I mean it's just a dreadful
experience from the listener's perspective, so it ends up being
(08:40):
editing heavy in order to clean it up to sound.
Even halfway is decent. Yeah.
What's what's that experience been like for you as as someone
who's promoting this approach? Yeah, we don't edit that heavily
on the interview. It's fairly short and sweet.
They're going to it's kind of like a radio talk show.
It's it's you got good ones, yougot not so great ones.
(09:01):
The whole point here, Victor, and what what we have to really
remember, it's all about the connection between the host and
the guest. It's all about starting that
relationship. It's having that conversation.
It's positioning the guest and focusing on what is their
version of personal success and professional success and
financial success. Having that conversation and
(09:24):
then leading to the next steps after that that.
That really is the whole focus. If someone wants to learn more,
