The sweet spot remains between $200K and $600K, while ultra-luxury and entry-level units show more negotiation and longer market times. Inventory is low statewide, with only 1.35 months of supply, reinforcing a strong seller’s market. However, the high-end segment ($1.4M–$2M+) is shifting toward a buyer’s market with over seven months of supply.
