Like, how do I even get going?
I do not have a big sphere.
I hear of all of these agents that havethese great, awesome spheres, and they
do 50 to 75 transactions every singleyear because they have a great sphere.

Neil Mathwig, and today we're helpingthe agent that's brand new to an
area and does not have a sphere.
How do I build this business without one?
And, and I mean, I get it.

(01:05):
There's a lot of pain around here.
You're feeling lost thatyou're in a new market.
You don't have any connectionsor, or or a reputation, right?
Nothing to go off of.
I know I'm living in a newcity for the first time.
I moved to Fort Myers.
A couple of years ago,and it's, it's strange.
You don't know a lot of peopleand it's a very lonely feeling.
So I really understand it
and you may, you may evenkind of feel hopeless, right?

(01:27):
You hear of other agents in theoffice that are crushing it because
of their sphere and you don't havea sphere and you don't know anybody.
And you just kind of feel like the wholesphere pillar was taken away from you.
, I just want to be here todayto tell you That it's not, and
it's time to build your sphere.
I think of Jeremy Allenfrom Virginia beach.
When Jeremy moved to Virginiabeach, the only person he knew

(01:50):
in Virginia beach was his sister.
He didn't know anybody else.
And today he has a database, asphere of influence database of
well over 300 and is selling.
50 homes a year from that database.
And he has blown hissphere of influence up.
I also think about Karen Carr,who many of, you know Karen moved

(02:11):
to Savannah, Georgia, and hasstarted a Savannah, Georgia living
in and moving to channel and is.
Absolutely crushing it.
Karen is one of our speakers at the agentrise summit, and she has written the
book on how to build a YouTube channel, aliving in and moving to YouTube channel.
And she is proof that youcan be brand new to a town.

(02:32):
Didn't know anybody.
I mean, at least Jeremy knew his sister.
Karen didn't know a soul in Savannah,Georgia, when she moved there.
And today she's built a beautifulbusiness all around YouTube, all
around her sphere of influence.
And so I want these stories.
To help you realize that youcan do the exact same thing.
Before we dive into all of this, I wantto let you know that I put together

(02:54):
a new market starter checklist thatwill give you the guide that you
need and the checklist that you need.
If you're brand new to a market,all you need to do is text the
word move to 8 3 3 5 0 0 1 1 3 5.
Again, text the word move M O V E to8 833 500 1135, and I'll get you that

Also, any questions throughouttoday's episode, you can text that

Now, I want to give you some steps tobuild this business, even though you
don't have a large sphere of influence.
And my first step in doing this is to haveyou build a sphere of influence pillar,
and I know you might only have one to 10people in that it's not a big deal, but.
But we need to start building it.
And so I suggest that you write downthose one to 10 people that, you know,

(04:10):
mail them an announcement letter andletting them know that you're an agent
and that you appreciate their supportand that you're new and that this is
tough and that any help that they cangive would be greatly appreciated.
And if you want a copy of the letterthat we use, just let me know.
I'm happy to get that to you.
And then the third thing thatyou want to do after you've got.
The database built those one to10 people or however many it is.

(04:33):
And you send that announcementletter, then you want to start
mailing monthly newsletters.
Now I don't want this whole talkto be about newsletters, but I am a
big believer in it, and I see thatit works fantastic for your sphere.
We have a lot of othercontent around newsletters.
If you can't find it and need help,just let me know, happy to send you
more content on building newsletters.
Now.
Once you've got the newsletters going,you've got your sphere built and you've

(04:56):
got that part set up and I, and I get it.
It's small.
There's not going to be a lot ofopportunity there, but at least you have
it built and now it's time to go on tothe steps and build it out even more.
Because what you're going to do, yournext step is to build your chase pillar.
Now chase pillar is the pillarthat's going to go out and get it.

(05:16):
It's it's doing open houses.
It's calling FSBOs and expires.
It's it's online leads.
It's Facebook ads.
It's working with first time home buyers.
It's working with other nicheslike seniors and probate and
divorce and and foreclosures.
And there's so many different niches.
All right.
Now.
The chase pillar is meant foryou to go out there and get it.

(05:37):
So you're going to be going out thereand getting it with the chase pillar.
And every time you meet somebody,you add them to your sphere.
See, this is exactlywhat Jeremy Allen did.
He, he did fizz bowls and expired.
So he was calling fizz bowls and expiresone after another, and he met one fizz
bowl after another and added them totheir sphere, added them to his sphere.
And I, and over time it grew.

(05:58):
Right.
And then his fear started referring him.
He started doubling down on his fearand his fear started referring him.
So then it started to compound, right?
Nine years later, he's built abeautiful business now in, in the
first few years of that business.
Yeah, it was a little bitof a challenge, right?
He had to get going and, and hadto, had to make those connections
and had to do a lot more networking.
And, you know, it's not justmailing newsletters at this point.

(06:21):
It's, it's networking,it's working with people.
So, but.
My advice to you here is to build thatsphere, no matter how small it is, then
go on to your chase pillar and find anactivity that is going to allow you to
get in front of a lot of people, whateverthat might be, there's a lot of options.

But this process will helpyou lay out your plan so that
you can pick a chase pillar.
That's going to get you infront of the right people.
People.
And now once we have this chase pillarbuilt, you're going to start meeting
people and then you start adding themto your sphere of influence pillar.
All right.
And then we have our third pillar,which is your attraction pillar.

(07:05):
Now you can do social media to beginwith a C like an ask and begin there.
But if you don't know a lot ofpeople, usually your social media
is an extension of your sphere.
So if you don't have a lot of peoplethat you know in your sphere, you
Your social media is probably notgoing to be very abundant either.
So we need to build an additionalattraction pillar, which I would highly,

(07:26):
highly recommend doing YouTube building aliving in and moving to YouTube channel.
And I'm telling you, you do this.
You're going to be meeting morepeople left and right that you
can be adding to your sphere.
All right.
So bottom line here, you're goingto use the chase pillar and the
attraction pillar to build your sphere.

(07:47):
And again, if you want the detailson all of this, I put it all into
a Google doc and you can text theword move to 8 3, 3 5 0 0 1 1 3 5.
Okay, now let's get into some yeah,buts because I know I know you got
some yeah, buts like yeah, I get whatyou're saying here, but hold the phone.
All right.
So my first yeah, but that I havedown here is yeah, but Neil, this

(08:09):
all sounds great, but it's going totake way too long to build a sphere.
And here's the thing.
Your chase pillar.
Is like the rocket booster on a rocket.
When it takes off, you'vegot that big rocket booster.
And then eventually thatrocket booster falls off.
That's exactly what the chase pillar is.
It's going to be something that'sgoing to boost your business
until you build your sphere anduntil you build your attraction.

(08:31):
And once those take over, you candrop your chase and the chase is
meant for you to get business quickly.
Now there's no get richquick in this business.
We understand that.
But we're looking toget some activity going.
That's going to give you some resultsrather quickly because the sphere is
going to take a little bit of time.

(08:52):
And so is the attraction.
The attraction is going to get you infront of people, but the, the, the.
Process of doing that is goingto take some time, right?
Where the chase pillar is meantfor you to go out and get it.
Now, examples of the chase pillar,where you go out and get it and
make it happen quickly, openhouses, my all time favorite.
You can start doing anopen houses right away.
You can do an open house thisSaturday and be working with a buyer

(09:14):
and sell them a house by Monday.
I mean, it can go that quick.
Another one that is going to get quickresults is fizz bows and expires.
Every Fizbo wants to sell, right?
They're on the market to selland they need representation.
So Fizbo's are going to get quick results.
Also expires if they listed andweren't able to sell, they're
also going to get quick results.

(09:35):
Now, I know that you might beintimidated by Fizbo's and expires.
If you're new to an area, maybeyou're, you don't have a lot of
experience, but don't let that stop you.
, all it is, is having the right scriptsand the right ability to reach people.
And again, We can helpyou with all of that.
You can dial that in and have theright scripts to reach Fizbo's
and expires and, and startbuilding that database right now.

(09:56):
Another one of the yeah, but says I don'thave confident to network with strangers.
Ah, that's, that's one that Ithink could hold you up, right?
If you're struggling with theconfidence to talk to people, that
means that you're overthinking.
That means that you have.
The disease to please.
And what I want you todo is release that in.
And remember that a no cost,nothing, getting the no from somebody

(10:20):
that doesn't cost you anything.
So don't be afraid of nose.
Every time you get a no, you're gettingcloser to a yes and just roll with it.
And I know, I know that thisis a lot easier to say than do,
but I want to encourage you tonot take anything personally.
I'd recommend reading thebook, The Four Agreements.
You, you make the four agreements withyourself go read that book and, and

(10:43):
you, you won't get hung up on this.
You won't have the disease to please,and you really, you'll let the past be
the past and you'll let a no just costyou nothing and you'll just move on.
And here's the thing.
When you go into networking, don'tfocus on what they can do for you.
Instead, focus on what you can do forthem and, and ask them about their
business and how you can help them.

(11:04):
And, and really sincerelyfocus on helping them.
And when you do that.
I guarantee they'll reciprocate.
They'll bring business right back to you.
And you can even go a step further whenyou meet somebody at a networking event
or you meet somebody That you think wouldbe a good referral partner and could
work with you go have coffee with themand ask them Hey, would you mind if we

(11:25):
spent a little time if if I helped youin your business and you helped me in my
business And and we became, you know bffs
you can help You can help me andI can help you and see, when you
do this, you're now serving themand you're helping them and they're
going to want to help you back.
It just, it always works that way.
So when you go to networking events,don't be nervous, shake it off.
It's all good.

(11:45):
And go in there and, and serve, go inthere and help go in there and listen to
people, ask them about their businesses,ask them what they do and how they do it.
And, and how can you help them?
And then in that process.
They're going to ask you, andit's really amazing how it works.
So, so don't get hung up onnetworking with strangers.
Go have fun and don't letthose no's get in your way.
And the last yeah, but that Ihave it, it's got to come around

(12:08):
YouTube because with YouTube.
We all know that it sounds amazing, right?
We love the idea of, of putting videosout about living in and moving to, and
somebody Googling it and watching ourvideo and then watching our video and
falling in love with us and calling usto, for us to be their agent, that all
sounds fantastic, but Neil, I don't havethe time or the energy or the courage

(12:31):
to build a YouTube channel, and I justwant to encourage you that you do.
A today where we're at is we've gotall of the scripts ready to go for you.
We've got the titles that work great.
We've got the descriptionsthat work great.
We've got the videos that youjust need to R and D rip off and
duplicate and go and produce.
And you've got to get out of yourown way when it comes to this.

(12:52):
I think we way overthinkthis and we have to remember.
That we're talking to somebodyin a camera that we can help.
Now, if somebody were to walk into youroffice and you were to guide them, you'd
have no problem meeting with them andtelling them all about your amazing
city and why they should move there.
And all of the things thatthey need to know, right.
But.
When we talking in front ofa camera, for some reason, we

(13:13):
get a little weird about it.
And all you got to do isjust remember your avatar.
Remember who you're talking to?
Remember who you're serving?
Because again, if they were sittingin your office, you'd have no problem.
So just pretend like they're sittingin your office and you're explaining
them everything that they need to know.
You can grow in camera confidence.
And all you have to do is takethe scripts and everything that

(13:33):
we have laid out the titles andthe scripts and start recording.
, and do one video after another.
And I know it's going to bechallenged in the beginning.
Don't rewatch the videos, juststart, get it recorded, get it
off to an editor, get it loadedand just keep moving, keep going.
And I'm telling you, building theliving in and the moving to channel
is going to blow your mind becauseyou're going to get in front of the
people that are moving to your city.

(13:56):
They're going to see your video.
They're going to watch many other videos.
And then they're going to decide that,Hey, in fact, we are moving to the
city and I need somebody to help me.
I know the guy that I watched on YouTube,that gave me all this information.
I'm reaching out to him.
And when they call you,they're starstruck.
They can't believe that they'reactually talking to you because they
just got done watching your videos.

(14:16):
It's a really, really cool thing.
And so by putting these videos out,you're going to reach these audience.
And when you're new to townand you know, hardly anybody
go sit in front of a camera.
Every day of the week and get outthere and start meeting people.
And if you're afraid that you're notthe expert, here's the last, yeah.
But if you're not the expert ofthe market, because you just move

(14:37):
there, don't let that scare you.
All you need to do is do your research,do the same research that the consumer
is doing, Put it together in a video andshow them instead of just telling them,
show them what you're talking about.
Get out there and record B rolland actually guide them and show
them what you're talking about.

(14:58):
And once you have all of these scriptsand these descriptions and the titles
and everything that you need, it'sjust recording one video after another,
do the research and record the video.
And I'm not, you don't have to bethe, the, the, the mayor of the,
of the town to, to know everything.
Okay.
Right?
You just have to be somebody thatis there that knows more than the
person that's watching the video.

(15:19):
And that's truly what the definitionof an expert is, is somebody that knows
something more than others, right?
That's all that thedefinition of an expert is.
So you can be the expert on yourmarket and on your community just
by doing some research and byknowing more than those that are
watching and you can be their guide.
So don't let it hold youup that you're brand new.

(15:39):
