What is a Proof of Funds Letter?

 

A Proof of Funds (POF) is a letter, document, or bank statement proving that a person or company has the financial ability to perform a real estate transaction. When wholesaling & flipping houses with real estate agents, most agents require you to submit a Proof of Funds with each & every offer you submit. This is because realtors want to verify you have the (or access to) cash on hand in order to close the deal.

 

A POF Letter can be a PDF or even a screenshot of a bank statement.

 

Keep in mind that your Proof of Funds usually needs to be from within the past 30 days. For example, if you're submitting an offer on July 31st, then the Proof of Funds submitted with your real estate offer needs to be from July 1st, at the latest. 30 days is the standard window that most real estate agents deem as acceptable for approving your proof of funds.
