The MLS stands for the Multiple Listing Service. The MLS database of all on-market houses for sale in your local market! The MLS is a private database maintained by real estate professionals to share information and help their clients buy and sell properties.
The MLS provides important information to real estate investors, such as: Property Photos, Real Estate Listings, Contact Information of the Real Estate Agents Involved, Addresses, Bed & Bathroom Count, Square Footage of the House and the Lot, Zoning Information, & even additional remarks!
The great thing about pursuing MLS Properties as a wholesaler is that the Seller is already convinced to sell their house and is technically a motivated seller! This differs from pursuing off-market deals where you have to reach out to hundreds (if not thousands) of unsuspecting homeowners to see if they want to sell their property.
Additionally, when utilizing the MLS as a lead source for your wholesaling & flipping company you do not need to spend any money on marketing in order to get access to these leads.
Once again, this differs from pursuing off market leads because with off market leads you’ll most likely need to send thousands of mailers, make thousands of cold calls, and put out hundreds of bandit signs in order to get someone interested in selling their house to you. All of this takes a lot of time and capital
