got me into this business.
I got that book probably 46 years back.
My previous company, I soldBible books and encyclopedias.
They gave me the book from Napoleon Hills.
He Can Grow Rich, and weare gonna talk about that.

We are gonna talk about what it cando for us and how we could scale up.
That's just the Bible of businessand purpose and passion about life.
So before we dive into the principle,Vinny's talking about already.
Uh, which by the way, today we'regonna talk about Wealth Principle
16, develop a fixity of your purpose.
We are gonna talk a littlebit about Napoleon Hill and

the book Think and Grow Rich.
Uh, before we do, I gotta askVinny, you got a new background?
I do see it.
I noticed that the apartmentsyndication made popup banner is there.
I did notice not Golden Gate Bridge,but it's some sort of bridge.
But more importantly O'Neill, Idon't think we've ever really,
like, I know you tell me all thetime and inside the Mastermind we
know what um, O'Neill stands for.
But yes, I think it's important enoughwhere we can actually mention that.

Many times.
So while you are sharing,I've, I'll just sit back.

I've known you for so many years now.
Monique actually is our kids' name,our children's name, Monica and Neil.

And uh, we are, so I think success is in.
Children, really, we are gonna begoing away into from heaven to heaven.
I say never held toheaven or heaven to hell.
It's always heaven to heaven.
But the key thing is I just wantto build something special so that
the name lives on all these videos.

I do all the books, I write everythingI like to pay respect to my family.
And the kids.
So O'Neil is our brand.
Of all the companies that we do, theseare just few of them and so forth.
So that's Monica and Neil.
They're very good grownup kids now.
And, uh, we are so proud of them,what values they have captured

and how they're living their life.
So Vinny values and mindset, they tie in.
Yes.
So O'Neill is, it's afamily energy, right?
In the sense you teach your,treat your investors like family.
You treat your residents like family.
Yes.
So O'Neill's, that investment business youbuilt, as we're going into this principle
today, how deep was, I mean, you said40 years ago, you read this book, right?

The whole concept of think andGrow rich is fixity of purpose.
Yes.
Like identifying a burningdesire as Napoleon Hill said.
Uh, I have to admit, I did notquite catch it the first time I read
Think and Grow Rich, and I thinkI'm probably one of the few people
who went through the entire book.
Mm-hmm.
And he says it maybe a hundred timesor he says, he says it like 99 times
in the book that you know, the,you have to have burning design.

(03:37):
It's the key to success.
I got through the entire bookand I remember thinking the
entire time I was reading it.
Okay.
Eventually he's gonna tellme what the secret is.
Oh, he's mentioned it.
He says, I've mentioned it a fewtimes now, and I'm like, okay.
He mentioned it.
Alright.
And I got all the way through the book andat the very end of the book I was like.
Is it me?
Like, did I just miss what it is?
Or did he say it?

(03:58):
Or is that, is this like some sort ofscam or some sort of scheme that he has,
like a marketing ploy to get me to go readthe book again by saying it's in there?
Yeah, and I just completelymissed it, Vinny, so how did
you come to understanding.
The burning desire, like actuallyunderstanding what that means, you know?
Can I say something?
When I came from India with $7brother, I was a very thin, lanky

(04:22):
guy with hair all over the ears.
I came in the mid seventies, all right.
You can imagine that.
And I was the thinnest man alive,whatever, and the company, I sold
Bible books and encyclopedias and all.
They gave me seven books and seven books,I think, and Grow Rich Napoleon Hills, of

course, then Dale Carnegie's book, right?
Greatest Salesmen in the World, Charlie,tremendous Zones, all those books.
I went through them quickly.
And I didn't really catchit either, just like you.
But the key thing is once you readsecond time, third time, and the
burning desire is so importantfor an immigrant to be truthful.

(05:06):
Somebody like me who's NPA paid for thetickets, I knew I cannot go back to India.
I got to make sure I make ithappen here in this country.
It's like burning the bridge, I call it.
Right?
You cannot go back.
So what will you do with yourlife if you knew that whatever

(05:26):
we do today, we cannot go back?
What, wherever.
Right?
It could be very bad situation, it couldbe poverty, it could be, uh, bankruptcy
for somebody, whatever it is, right?
So having that purpose thatwe wanna progress bigger and
bigger things bring in our life.

(05:49):
So I think.
Slowly, it got small successes, getyou to the next level, small successes,
get to the next level and next level.
And then you tellyourself, that's my bottom.
So you increase your, keepon increasing your bottoms.
And then having that fixationof the purpose, why we are

(06:14):
doing what we are doing.
Why was survival, to be truthful, to raisemoney so that I could pay for my tuition.
And it just started doing that.
And I said, you know what?
I like the sales side.
I really do like it andpeople are understanding me.
I had.
Take accent.
A lot of people couldn't understand meearly on, but later on I got even better.

(06:36):
I did gay Carnegie course, I went topostmasters and I would get awards there.
I said, holy cow, he is this Indianboy and I'm getting award between nine,
12 people that evening or whatever.
So the thing is you've gotto build on small successes.
But you've got to have thatpurpose, fixation of purpose, and

(07:00):
not everybody's purpose is to bea millionaire, multimillionaire,
or billionaire, whatever.
But having that purpose tobe better than yesterday.
See, we could dig deeper into it.
But it takes time.
Every book I find, I don't readall of them all the time, but

(07:22):
whenever I open the book, if I needsomething, that moment to learn.
When the student is ready,the teacher appears.
Oh,
and that, that we know aboutthe reticular activator, right.
You and I are both in sales.
We've been in sales for a long time,and ah, reticular activator, for anybody
who's listening, listen to The Secret.

(07:44):
It is the mind focuses on athing that defines answers.
Yes.
Yeah.
And that is the, the secret behind this,uh, fixity of purpose, the more fixed you
become on the result you're seeking, yeah.
The more the answers start to revealthemselves for you as you, you are in
the world that, uh, that conversationyou're randomly having with a friend now.

(08:05):
You're asking them, Hey, who do youknow about investing in real estate?
Yes.
Before, you know what, I know this oneperson, they own the building next door.
Maybe I could introduce you to them.
And before you know it, maybe you'rebuying the building from that guy
who, you know, friend introduce youto, or, or whatever the scenario is.
But it, it doesn't, itdoesn't just happen overnight.

(08:27):
So fixing a purpose is a powerfultool, but most people, I would say.
Notice that when you look aroundthat they've fixed themselves to
the existence that they have today.
And that's one of the cool things aboutthe fixity of purpose is if you wanna know
where you're dialed in, just look around.
Right?
This is, I can look aroundtoday and say, okay, this is the
scenario I've invited into my life.

(08:49):
This has been my fixity of purposes whereI am today, and it's led me to this.
Where I'm going is verysimilar to where I've.
Been right.
I can look back.
Mm-hmm.
And say, where I've been to where Iam today, now you can start drawing,
drawing this line out into the future.
Mm-hmm.
What would you say to somebodywho's not happy after they just
do that little thought process?
I just dropped down.
They look back at their past, theylook at where they are today, and

(09:10):
they can, they can project into thefuture where they're going to be, and
it's not much different or it's worse.
What would you say to somebodywho needs or desires to change?
Uh, their fixity, what they'vebeen focused on, what they've
been fixing their mind towards.
I'm so glad you're saying that,G. Again, just let's analyze
the title of the book, hink.
Hink and Grow Rich.

(09:33):
So.
If we don't think rightly, and ifyou are just thinking very negatively
pessimistically, we are looking in thepast, we are always consumed with the,
the, uh, pursuit of saying, I am no good.
I can't start today.
I just cannot take the next step.

(09:54):
Life is not good for me.
See, in the book he talks about faith.
He talks about if you have the fixationof the purpose and you have the faith
that the things will get better.
You've got to have that.
And that's the same thing in otherbooks like Love Attraction, what

(10:14):
you Think You Believe you achieve.
All the big mentors of ours talkabout, it's all in the mindset.
All in the mindset.
Secondly, I would like to say is Iwouldn't be where I'm today if I had
not gotten some mentors and some coachesto teach me to get to the next level.

(10:38):
By yourself.
You're a coon.
If you wanna become caterpillar,let's say a butterfly, you've
got to come out of the shell.
You've got to come out of the shell.
And many times, the coaches, the mentors,or uh, some program, some mastermind,
can take you to the next level,brother, take you to the next level.

(11:01):
As you were speaking, you, you,you literally brought my, my mind
to a, a space that I think is veryimportant and I, you and I talk
a lot about coaches and mentors.
'cause you have, you're a proofof the successful Oh my gosh.
Mentors.
What I'd like to shift is speed, right?
So we have these greatdreams, these big dreams.
And I could see in my life right now, aperfect example is today I own 130 units.

(11:25):
Yeah.
My wife, she has 33%.
I have 33%.
And I have one other partner who has 33%.
So she and I have 66% of, we'll callthat 100 and portfolio 28 units.
And then I have 12 unitsthat I own solely myself.
Mm-hmm.
And then next month, at the end ofthis month, I'll have 378 more units.

(11:45):
So that's 509 units that I'll havewithin my space within my world.
That's 300, 508 units.
Yeah.
But Vinny, I had come to Clevelandwith a very clear intention to
end my year with a thousand units.
I had said it so many times with suchcrazy intensity, so much passion.
I said for, and thepeople ask me why do it?

(12:07):
And I said, because I said I would.
And there was no other reason.
I love that hundred percent.
No other tangible reason to it.
Vinny, I'd like to walk through.
What is that?
Because I, I'm even seeingit and saying, wow, how did I
suddenly get 300 under agreement?
Why is the money suddenly there?
Why is the team suddenly there?
How is this just working so easily for me?
Because I remember when I leftTampa, I had no plan other than.

(12:28):
Create more and more intensityaround the desire I was looking for.
Why does that work?
Six.
You you've seen it over years.
Yeah.
Six, I, I've gotta ask age.
I just know the techniqueand I gotta be very clear.
I just know the technique,increase my intensity, put more
energy out of what I'm doing.
But why does that work?
Vinny?
I, I've seen mindset,it's the fixation and.

(12:54):
Telling your subconscious andconscious your living, your breathing,
everything, your time, spending timewith your son, your wife, all that.
The key thing is when you get up in themorning, you have that purpose, desire,
burning desire to make things happen.
See if we don't act and move theneedle from this point to this

(13:16):
point, I always say that one daya week can make the whole week.
One, we can make the whole month,that 80 20 principle rather
principle we talk about all the time.
It's so important.
So important.
If things are not, if resultsare not coming your way,

(13:37):
then the activities are bad.
See, the thing is you got to80% of your activ, uh, 20% of
your activities, good activitieswill give you 80% of the result.
And what are the good activities?
Talking to brokers, finding deals,underwriting deals, talking to
investors in your case now managing,so managing of the property, all

(14:01):
these KPIs on all those things, which.
Move the needle to thenext level is what I read.
I, I, I'm just trying to remember when Istarted buying 14 units and we closed 109
units that Friday, it took us 11 months.
By the way, first Monday, uh, we got.

(14:22):
14 units and the same week,Friday, 109 units seller financing.
But then after that, our, uh,horizon got bigger, and then the
power of syndication came in.
I wouldn't be sitting here today, ifnot this, for this book over here.
My coach who showed me,Vinny Money's all around you.

(14:46):
He says, if you think there is nomoney around you, you are right.
If you think there is money around you.
And then he paid DaveLyndall paid for my ticket.
My hotel limo picked meup and took me to Chicago.
Very big place, hotel and stage, andI was raising millions of dollars.

(15:07):
He says, Vinny, how do you do it?
What's your PowerPoint looks like?
I was so tickled, literally.
But now we are greatfriends and everything.
The thing was, I had the purpose to buildone investor at a time and give clarity
and everything and make sure that they,the first deal has to be a home run.

(15:31):
I always say that if you'restarting into business of investing,
getting other partners involved,first deal has to be a home run.
That's what Ethan saidyesterday in my mastermind.
He says, Winnie, that's one thingI remember and our deal that
they bought together in Texas,they returned all the money.

(15:53):
And now they are giving 14% returnsafter even giving the money back.
That means the returns are infinity.
And now they bought another, bringanother deal to me and showed it and
all that, and I said, count me inbecause I know that the purpose is very
driven and everything is gonna be fine.

(16:14):
I'm just mixing and matching.
The key thing is, and,and not financial advice.
By the way, this is not financial advice.
It's not raising capital for studentsfor, were just talking about stories.
Okay.
Talking about stories, and again,please look into all the different.
Facets who you're puttingmoney with and everything.
We are not selling any security at all.

(16:34):
Reach out to us so that we can reach youindividually and look at your goals, and
then we can take you to the next level.
But the thing is, you got to bepassionate about what you're doing.
If you are not getting up in the morning.
And feeling excited that whateverhappened yesterday, I did my best.
Today I'm gonna do my best.

(16:55):
And tomorrow, who knows what tomorrow is.
Many times we spent so much time infeeling guilty about things we never
accomplished, but we need to focusour time, our mind to where can I
go from, in your case from thousand.
To next year, 2000, 4,000.

(17:16):
It's going to be happening if we startputting seeds with your accredited
investors, because if they know how goodyou are, your underwriting deals, right,
and you're buying and you're showing thestrength of cash flow and equity, it's
the best time ever to be into multifamily.

(17:37):
Now, after four years, it's a amazing.
What's going to fixing to happen withforeclosures coming up, the loans
coming due, people will be able tofind properties off market and so on.
And the hotels that we are looking into.
