lot of digital products and then be able
to build an entire business around it.

All right, so talk to me about this.
So you are, you've done a lot of
things.
You killed it in real estate.
I mean, I don't know, I think like
600 properties, like, I mean, Todd, tens of
millions and millions of dollars that you've made
there, and now you're doing a lot with
a lot of things and helping build wealth
with your tribe, and especially in the digital
products realm.
So talk to me a little bit more.
(02:53):
How did, what got you into the realm
of creating digital products?
Okay, well, what happened was during the actual
pandemic in 2019, remember, we couldn't go nowhere.
So I was sitting in the house and
I was watching this lady, her name was
Six Figure Chick, and I wanted to learn
how to create digital products, and I was
thinking of, how can I make money in
the house?
(03:13):
So here, Six Figure Chick pops up, and
she's talking about how to create an online
training course.
I said, oh, take what you know.
So at that time, I was doing real
estate investing.
So what I did was, after she taught
me how to do an online course, I
literally executed what she taught me, and I
had made $34,000 in an hour.
(03:33):
So basically just taking what I know, which
was real estate investing, I packed it up
into an online training course, and so I'm
here.
So when we talk about digital products, are
you really referring to courses, free guides, toolkits,
like what is in there?
What kind of digital products are you talking
about?
When we talk about digital products, we're talking
about like getting paid for what you know.
(03:55):
So you can put it in a course
of an ebook, online training course, creating masterminds.
That's what I really focus on teaching people
how to do.
So take it, that actual ebook, and now
you take the ebook, and then you turn
it into an online training course.
People don't understand, like literally, you could take
what you know, and you actually can execute
it.
So a lot of it ends up, the
(04:17):
things that you sell, probably the ebooks are
like lead magnets to get lead, to get
customers in.
And then a lot of what you're doing
is, what you're selling and making money on,
is basically courses.
Yeah, online training courses, as well as ebook.
You know what, let me tell you, so
this is what I do.
What I do is I help people take
what they already know, whether it's a skill,

a story, or their unique life experiences, and
they turn it into a digital product that
actually sells.
So I basically guide them step-by-step
from figuring out what to create, to packaging
it the right way, to launching it online,
so they can start generating income.
Yeah, and give me an example, like for
one of your clients, like what they do
(04:58):
and how it translated into a digital product
that they're able to sell.
So for example, I have one mentee, right?
Her name is Aaliyah, and I actually taught,
because I used to be in the tax
preparation industry.
So I actually taught her how to sell
taxes.
I mean, I'm sorry, how to prepare taxes.
So she seen that I was actually creating
digital products.
So she basically took exactly how to prepare
(05:21):
tax returns, and she created a digital product.
So that's like an example of what we
did.
Perfect, so a lot of it then, and
you said your free books, courses, things like
that.
Now, how do you drill down?
Like, how do you go to get the
original idea of when you're talking to somebody
in your tribe to better know like what
they actually have that can be turned into
(05:41):
a digital product?
A lot of times people really think into
like, what can I do?
It's just really taking, what's your niche?
What are your hobbies?
What do you like to do?
You'll be surprised because I'll never forget.
I was at Russell Bronson Conference, and it
was a couple.
Literally made $10 million just teaching people how
to draw on canvases.
They were good.
(06:02):
So they would go up North, teach widow
and single older ladies how to actually draw
on canvases for the weekend and get paid
25,000.
Wow, wow, so just about anything.
So with Aaliyah, she ended up joining, like
I said, one of my programs, and I
show her how to build a six-figure
tax preparation business from the ground up.
Then just last year, which is June 2024,
(06:25):
I had helped her take things to the
next level by turning her knowledge into a
digital product.
And she launched her very first digital product
within 90 days, and she made over 25
,000, just by sharing what she already knew.
So how do you go through a process
of helping somebody actually create a digital product?
(06:45):
Like sit down with them, figure out what
their thing is, turn it into an idea,
and then how do they determine like what
kind of product is gonna be, a course
or a free guide?
And if it's something like a course, how
do they determine like the curriculum or what's
going to be in that actual product?
This is what I always tell people to
start with, ebook.
And one thing I learned, right, we got
AI, right?
And so you basically go to ChatGPT, yeah,
(07:09):
and you basically can tell them, you can
actually prompt them to say, hey, I wanna
write an ebook on this, and it'll kind
of give you a guide.
So once your ebook is created, cause you
can say, I need you to write chapter
one, I need you to write chapter two,
I need you to write chapter three, you
can read it and you can tell ChatGPT
what you don't like about it, and it
will critique it until you like it.
(07:31):
So now you have your ebook done, right?
So now you literally can take that ebook,
upload it to ChatGPT and say, hey, I
need some slides to create an online training
course.
It's not as difficult as you think, it's
just having the right resources and understanding what
software you need in order to do that.
Sure, so the first thing you're doing is
(07:52):
finding and helping them create a guide around
their expertise.
And then you're using that guide to get
initial leads in to be able to then
sell their products.
Are you using that guide, for example, for
paid ads on places like Facebook?
Yeah, and as a lead magnet as well.
So you can use it for paid ads
as well as organic traffic, promoting on Instagram,
(08:14):
promoting on Facebook, TikTok, those are the top
three levels influencer.
You know how influencers may have actually 50
to 100,000 followers and you may say,
you know what, I need you to basically
take the time, like if their actual audience,
right, if it's gonna help their actual audience,
(08:36):
what will happen is you can actually promote,
like you know that your ebook, I'm sorry,
is gonna benefit their actual audience, right?
You can say, hey, I need you to
post this on your Instagram, they may charge
you $100, right?
So you got 25 people that actually bought
their product, that's like 675, you gave them
$100 to just post it, 25 people buy
(08:57):
it, you made $575 if you deducted from
675.
Sure, that's awesome, powerful.
If you start with an ebook, then do
you help a lot of your tribe then
take the next step of like you said,
it sounds like you're starting with an ebook,
get the lead in, then you're going and
using AI to help you actually map out
a PowerPoint, and then it sounds like you're
basically creating a course.
(09:18):
So you're using that AI to create a
detailed course, how to get that result, that
thing, that problem they solve, and then what
do you do from there?
You actually just go through, create the structure,
create the PowerPoints, and then start going to
film videos to actually create the main digital
products you're gonna sell?
Yes, you can go to loom.com, a
lot of people don't know, you can actually
record your screen, you can actually have a
(09:40):
little circle of you actually in a corner
talking about your actual expertise when it comes
to your online product.
That's exactly how it is, and at the
end, you can have a call to action,
a book a call, if you want them
to go more into like, what do you
want them to do?
Or they can join your Facebook group, just
one call to action to continue to have
(10:01):
them actually want to be tailored to you.
Usually what I do is I always have
a Facebook group on actual Facebook.
So basically, when I actually run paid ads,
it actually take them to my Facebook group,
they join, and then I do a free
masterclass and I'll sell eBooks, you know, like
a five day mentorship program, whatever I decide
(10:21):
at that time.
Sure, so you're using Loom then to film
the videos once you actually have the PowerPoints
created.
And then from there, like, what does somebody
do?
Then they put it like in some place
like a WordPress to actually create the actual
course they're gonna sell?
No, I created an actual software, it's called
the DPC Marketing System.
And so basically, once you purchase it, you

can literally upload all your actual online training
courses.
If you had 10 training courses, it take
about no more than 10 minutes, and you
just add your descriptions if you want to
and you're up and running and you're ready
to go.
So you need software.
I tell people like not having software because
you have to automate that digital product is
(11:02):
like having a vehicle with no engine in
it.
You need software in order to automate it.
So if you do that, and then you
end up creating the actual course, the digital
product you're gonna sell, what do you do
to sell that?
Because we were talking about Russell Brunson, like
I know he does Ascension Funnels and like
long page sales copy.
So after they have the product, that's great.
(11:22):
They have the ebook and then they have
the product to sell, but how do they
go through to start creating landing pages and
all that other stuff that's needed to actually
get the lead magnet out there and to
actually be able to promote and sell the
course?
The DPC Marketing System.
So the great thing about the DPC Marketing
System that I have, basically everything that you
need to actually start a digital product marketing

business or create a digital product is there.
One, you need a sales, we know you
need a sales funnel, right?
You need a merchant account.
You need a domain name.
And so basically you need to be able
to promote it with content.
You have to drive traffic to the sales
page.
So that's what the DPC Marketing System allows
you to do.
So basically all the functions that you need
(12:04):
are in the DPC Marketing System.
So as long as you put together a
comprehensive system for everything that somebody actually needs
to launch and start creating digital products and
making money with them.
Absolutely.
Yes, I did.
So does that help also with creating their
website to creating the order forms, like all
those kinds of things as well?
(12:24):
Which is the offer, yes.
So there is another section, it's two different
things and people get it confused.
So I always tell people, when you have
a digital product, you just want to use
a sales funnel, right?
And the reason why you just wanna focus
on that product whereas a website, you have
different tasks.
So if somebody land on your page from
a paid ad, they're gonna be confused.
So you wanna focus on a sales page,
(12:46):
but within the DPC Marketing System, we do
have an actual function where you can create
a website.
That's cool.
How long does this take to do?
Like if somebody is launching with you and
I'm coming to you today with nothing, how
long does it take me to go from
there to actually being able to have my
free ebook, my course created, my landing pages

to promote, like the whole system in there
that I can go out there and start
promoting?
With up to 10 business days.
So within seven to 10 business days is
done.
It's not hard.
People don't understand there's so much technology.
You got AI that can really help you
with the writing.

ChatGBT can help you write that.
Once you get over that, it's just a
matter of saying, okay, I need you to
upload this.
If you decide you wanna do an online
training course.
But I always tell people, you wanna start
with one product, which is the ebook.

Like a lot of times people think, oh,
I'm gonna create five digital products, but you
can't make no money.
Russell Brunson says something very important.
And I'll never forget about six years ago,
I was sitting in a crowd.
And at that time I hadn't received a
two comma club.
And he said, if you want to make
a million dollars online, you have to focus
(14:31):
on one product and one funnel.
And I did that.
And you know what?
Two years later, I actually got my first
two comma club and the following year I
got another two comma club just this January
of 2025.
And I'm on my way to the third
one.
Wow, congratulations.
Definitely.
So out of curiosity, what was your one
(14:52):
product?
My one product was actually the creating digital
product.
No, yeah, creating a digital product.
So what I did was a five day
challenge.
Are you aware of that?
Very familiar, yeah.
Yeah, so I actually did a five day
challenge.
I launched it and I actually sold an
online course with a mentorship package.
And I literally sold like 35 of those
(15:15):
at $30,000.
So are you still using challenges today?
Yes, absolutely.
So tell us a little bit about challenges
because a lot of people watching aren't familiar
with what challenges are and how they work.
So basically with challenges, especially it's good for
payday.
And the reason why I say it's good
for payday, the model is really good for
(15:35):
that.
Is when you start to run paydays, like
a lot of times people try to just
have people just buy a ticket.
It's two concepts.
The first thing that I do is I
do two actual free masterclasses for six weeks.
I tell people you want to actually market
your actual challenge from four to six weeks,
right?
(15:56):
And when you market it for four to
six weeks, you wanna do two masterclasses every
week.
And the challenge is good for, let's just
say like, Ty, you don't know me, right?
So you buy a ticket, but you're in
there with me for five days and I'm
actually developing and nurturing that relationship.
And then once I nurture it, I actually
have you either buy software or you buy
(16:18):
a higher ticket, which is a high ticket
mentorship program.
That's the best technology.
Cause I mean, that's the best way because
a lot of times when people don't know
you, they not about to spend five or
six figures with you.
So that's the best time to really develop.
And a lot of my money have been
made through challenges, but now I call them
five day mentorships because everybody be like, a
(16:39):
challenge, a challenge, a challenge.
So now it's like my five day mentorship.
Yeah, it seems the same thing.
Like I think it's like people just have
so many people have done challenges.
It's so saturated that it's kind of hard
to get that from a lot of following
a lot of people that are buying in
the challenges from what I found over the
last couple of years.
(16:59):
So I like that you changed that and
made it something new.
And then are people responding to that?
You know what?
They respond to like, I'm doing a challenge
actually on Sunday and I have so far
1,074 people signed up.
So yes, they do respond to it.
But the key is you have to do
masterclasses first.
(17:20):
You have to give them something free for
them to even wanna buy a ticket to
your challenge because you gotta cultivate and nurture
that relationship.
So that model of me doing two free
masterclasses in a week and then in turn
turn around spending five days in actual challenge
or the five day mentorship.
That has worked for me.
I've been able to monetize it really, really
(17:41):
well.
So what are masterclasses?
Masterclasses are pretty much a condensed version of
a five day challenge.
So in my masterclass, I show you the
six steps that you actually need in order
to create a digital product.
So when I tell you, okay, you gotta
brainstorm.
The next thing is you have to go
to chatGBT.
(18:02):
I show them how to use the proper
prompts in order to write their first ebook.
After that, I show them that, hey, okay,
you need a sales page.
You need a merchant account.
After you get a merchant account, what do
you need?
Now you need a domain name and then
you need to create content.
So I teach that in the actual free
masterclass.
And then I do an upsell and say,
(18:22):
okay, I'm having a five day mentorship.
If you want to really learn or go
more in depth in this, then these are
the dates.
And it's usually six weeks out.
And of course, as the weeks go by,
we close in.
And so it's officially this week.
I love that.
So how are you doing then?
And you mentioned some things like you're pushing
it out to Instagram to your followers on
social.
(18:43):
What if say I don't have any followers
on social?
Can I still run Facebook ads, Google ads,
Instagram ads?
What can I do to start getting a
thousand people in to register for my challenge,
for example?
Okay, when it comes to paid ads, the
most important thing I tell people to do,
paid ads is like gambling.
You know that, right?
You have to be very, very careful.
(19:03):
So paid ads, that's where majority of my
traffic has came.
And of course I've built a following up.
But if you from scratch and you're new
at this, I always tell people like, post
their content in Facebook groups and you can
use paid ads, but you got to have
an upsell and a downsell to have that
bridge cost when it comes to the paid
(19:23):
ads.
Like a lot of times people don't know.
They just think I'm going to run ads.
But no, you have to strategically run them
correctly or you will be losing a lot
of money.
So give me an idea of like what
kind of upsells, downsells somebody can come up
with.
Quick down, like an ebook, right?
So you can say, hey, you can get
this ebook.
It has to go together, right?
So for example, if I'm going to show
(19:44):
you like how to actually create a masterclass,
well, my upsell should be about how to
sell it, right?
Seven ways to sell it and make money
or how to get more traffic to your
actual digital product, right?
So that's $27.
Now they don't buy it.
You do a downsell and now it's $17,
right?
So now you've captured some of the costs
(20:07):
because it might've cost $3 for somebody to
click.
But you got to think you got 10
or 15 people clicking and maybe two of
them really sign up for the program.
So you got to have that free masterclass
and that would hold the bridge together because
once they come, of course you're going to
have people buy into the actual five-day
mentorship or the challenge.
And you are charging for everything.
(20:29):
So even the ebooks are not something that's
being given away for free.
There's a charge for that.
Oh, well, it's two different.
It depends on how you're going to position
yourself.
Cause you know, if you are actually a
paid ass, first off, it has to come
off free.
So you can give a free lead magnet,
right?
Or a guide, but when they opt in,
you can say, okay, this is the lead
magnet, but it has to go together with
(20:50):
the actual ebook.
Same thing here on the front end, it's
a free masterclass.
So you have to give away something for
free in order to even get somebody's attention.
I don't know too many people that literally
can sell something for $97 or $57 on
a front end where people are buying.
People don't buy on them.
You got to develop and cultivate that relationship.
(21:11):
And that's why you got to have an
opt-in where you get their name and
email, right?
So you got to nurture it cause they
may not come to your free masterclass, but
as long as you nurture it, eventually some
of those leads are going to show up.
So when you're doing that, then would you
nurture them?
Do you have help your tribe actually create
like an email sequence once that person opts
in for that free thing to then send
(21:32):
and upsell them to the other things?
Yes.
So I always teach people, you want to
at least start off with five emails.
First email is a welcome email.
Second email you may want to talk about,
like give some tips about your actual ebook
or whatever digital product you're selling.
The third email you want to, like you
can have testimonials and the fourth email you
(21:54):
could talk about it and decide, hey, I'm
going to give you this incredible deal.
It's dropping tomorrow.
Fifth email, you drop the actual link to
your actual digital product.
I love that.
So you're even helping them go through with
your system to actually create the emails they
get as well, but also educate, upsell, downsell,
all those kinds of things.
And the money is in the actual follow
(22:15):
-up.
From the email sequences, do you find the
emails the best ways to stay in touch
and follow up?
Email and text messaging.
We convert so many sales through text messaging.
You would be surprised.
And so in the DPC marketing system, there
you can actually text message as well as
you can send emails.
Text messaging is strong.
We convert a lot.
(22:36):
You can pick up the phone.
A lot of people don't pick up the
phone, but they'll read that text message.
That DPC marketing system, is that like a,
tell me a little bit more about what
the DPC marketing system is.
Oh, it's basically a software.
Like if you wanted to create a digital
product, if you wanted to start an online
business, it has everything that you need.
You need a sales page, right?
(22:57):
You may need a website.
You know, if it was a clothing store.
You need automation.
You need to post content.
You need to send emails.
You need to send text messaging.
If you are an actual coach, you could
do podcasts inside the software.
You could set up a little podcast software
as well as you could do webinars.
So it's a software where whatever you need
to do digitally is there.
(23:18):
So everything's in one place.
You could do the landing page, the website,
the email sequence, the automation, everything is just
there for you.
So I'll give you an example.
Usually if you have all those softwares, you're
going to pay a minimum of a thousand
dollars.
But with the DPC marketing system, it's affordable.
It's $97 per month.
Wow.
So 97 bucks a month is that's it.

And then I get everything in that marketing
system that I need to be able to
launch it and then continue to grow it.
Exactly.
And you do credit suite, right?
Yeah.
So guess what?

I know you got digital products, right?
We do.
We've been doing info marketing for about 12

years before like info marketing was a thing,
but it's very, very effective.
I mean, everything you're saying is very, very,
very effective way to be able to sell
digital products.
And this is really good.
Just having a digital product in general, when
you're trying to actually start making money on
the internet, you got to have that lead
magnet.
And I tell people all the time, you
(24:21):
want to have at least one free product
so that people can see the value and
they make that connect.
And if you give them a great product,
they'll eventually follow you and they may become
a customer as well.
Yeah, that's really great.
Where did you learn all this?
I learned all this, mentorships.
I am a big fan.
I've had, you know, Russell Brunson, I've been
in his mentorship program, Myron Golden, Grant Cardone.
(24:45):
I've invested a lot of money into myself.
And I just tell people all the time,
one thing about mentors, they're going to shorten
decades into days.
And I'm very grateful for that.
So it didn't come from Tony Robbins.
It didn't come from a degree in business
management.
It came from, like Tony said, self-education
is what will make you a fortune.

And so that's what I'm really big on
investing in myself.
I love that.
