Mat Zalk is the President and Property Manager at Keyrenter Property Management, which has offices in Tulsa, Oklahoma City, and Arkansas. He focuses on the acquisition and management of single and multi-family residential properties on behalf of himself and a small network of investors.
Before founding Keyrenter Tulsa, Mat was a Strategy Director at The Property Finder Group, where he worked closely with the CEO and senior management team on various international acquisitions, scaled local teams in the group’s Saudi Arabia and Egypt offices, and executed a number of strategic projects in the core business market of Dubai. Mat has been an active investor since 2014 and is a licensed real estate agent in Oklahoma.
Managing the move-out process can be one of the most challenging aspects of managing rental properties. From ensuring tenants leave the property in good condition to minimizing downtime between renters, every detail matters. How can landlords and property managers create a seamless experience while protecting their investments?
According to Mat Zalk, the key lies in proactive communication and structured systems. He highlights that starting the process with a 60-day notice to vacate allows enough time for marketing, repairs, and finding quality tenants. By setting clear expectations for tenants, such as providing detailed cleaning checklists and encouraging documentation of the property's condition, property managers can build trust and prevent disputes. This approach ensures a smoother transition, minimizes turnover time, and sets the stage for successful tenancies.
In this episode of The Same Day Podcast, Mat Zalk explains how to simplify rental move-outs and make transitions smooth. He discusses the importance of early communication with tenants, how to evaluate and address property damage, and strategies for optimizing the make-ready process to attract top-tier renters. Mat also shares valuable insights on balancing tenant rights with owner interests during security deposit transactions.
