Erica Rawls (00:00):
Okay, y'all.
So inventory is really tightwhen you talk about real estate.
I know it, everybody knows it,and it's so frustrating.
Most people forget about newconstruction.
Did you know that you can build?
There's so many great locations.
We had the opportunity to sitdown with Amy Dance.
She is a sales consultant atone of these beautiful locations
, Nissley Run builderEGStoltzfus.
(00:22):
We actually recorded fourepisodes in this model home and
when I tell you, breathtaking Ata reasonable price, I believe
she said the asking price forthe model was around $650.
Guess what, y'all?
That is fairly reasonable innew construction world.
It had so many amazing features.
You're not going to bedisappointed and, by the way, I
(00:44):
have a couple clients looking inthat price point.
I need you to listen up becauseI think you're going to like
what they have to say and Ipromise you you're going to
contact me after this episode.
Amy, thank you so much forallowing us to host our podcast
episode this month in thisbeautiful home, I know.
Amy (Builder) (01:03):
Yes, yeah.
Erica Rawls (01:04):
I mean it's
absolutely amazing and honestly
I was grateful.
Let me share with you how weactually ended up being
connected with you.
So we were scrambling when Isay we, my team, we're
scrambling looking for a newplace that was different from
all the other areas that we'veactually shot in, other areas
(01:28):
that we've actually shot in, andliterally I believe it was the
day before my wonderfulassistant, sydney, she gave me a
deadline.
She said, erica, tomorrow weneed to have a location, right.
So I said, okay, literally, Igot an email from you, boom, and
I was like, oh my gosh, this isthe location.
And you were like welcoming andall the good things.
So I said, hey, sydney, callher and see if we can get this
(01:50):
done.
Amy (Builder) (01:51):
Yeah, so, and
that's why we're here, look at
that timing.
Things happen for a reason, Ibelieve.
Erica Rawls (01:55):
Things happen for a
reason.
So things really do happen fora reason.
So I'm grateful because I'venever heard of Nissley Run and,
yes, I'm a broker right atKeller Williams and, however,
people are amazed when I say Idon't know all the places.
It's too hard to know all theplaces, so thank you for sending
out the information.
Amy (Builder) (02:14):
Yes, yeah, so
tell us about Nissley Run.
So Nestle Run, it is a newercommunity.
We did a soft opening back inOctober.
We had a great turnout.
But it's a new community and sopeople are trying to figure out
what is the vibe of thiscommunity?
Right, we didn't have thestreets in, we didn't have the
curbs in, there wasn't a wholelot to look at except for going
online.
(02:34):
Here are the plans that weoffer, but sometimes people need
to.
They're more visual, right, soit's been a slow start.
But this community now we havelots of green, we have the
beautiful model home up, we havetwo quick move in homes that
are ready, we have four homesthat are under contract.
(02:55):
So we're moving along, movingalong.
Yeah, and it's tucked in agreat area I mean, we're hidden
down here, so a lot of peopledon't know about us.
Erica Rawls (03:01):
They don't know.
Yeah, when she says it's tuckedaway, it literally is tucked
away, so much so that the GPSsystem that I use literally took
me to the cul-de-sac and I waslike, oh wait, that's it over
there.
So that's how tucked away it isthat even GPS has a little
issue.
Absolutely amazing, though Ithink it's beautiful.
(03:21):
Not amazing, but beautiful.
Amy (Builder) (03:23):
Thank you, thank
you, yeah, thank you.
Erica Rawls (03:24):
Hey, I'm hoping
you're enjoying this episode of
Coffee with E.
I had to take 30 seconds toshare with you one of our
sponsors for this episode, TopConstruction.
They are a premier constructioncompany located in central PA,
so if you live in Dauphin,Cumberland, Lancaster and
Lebanon counties, you want tocheck them out.
Not only are they reliable, they are reasonable and they get
the job done.
Now let's go back to theepisode.
Amy (Builder) (03:46):
When I first came
in here.
So we did that with the homewas framed up and we do our
mechanical walkthrough just likewe would do with a home buyer
right To make sure that we havelights where we want them to be
in switches and I'm like, wow, this is so big.
And then I came back in afterthe home was framed up I'm sorry
, after it was drywalled, and Iwas like this is just amazing,
it's a totally different feel.
(04:07):
And then they decorated it andI was like, wow, this is hot,
this is really cool.
Erica Rawls (04:11):
Dirty Dog Hauling.

Dirty Dog Hauling.
Now back to the show.
So what's the floor plan thatwe're currently sitting?
Amy (Builder) (04:33):
in.
We're sitting in the Huntington, the Huntington Four bedrooms,
two and a half baths, just shyof 3,700 square feet.
Okay, and the updates that werein this one compared to what
they would get if they justbuilt the floor plan.
Yes, they did actually do a lotof adjustments in this home,
showing a lot of things you caninvest in the fireplace for one
(04:54):
Okay, I mean, there's plenty ofdifferent fireplaces to choose
from but they did this awesomedry stack stone fireplace here,
which is just beautiful.
Erica Rawls (05:00):
Yeah, yeah, I like
the fact that you walk in.
Amy (Builder) (05:10):
So it's a nice
size home.
I don't know how many squarefeet is it?
Erica Rawls (05:12):
This one is about
2,700 square feet.
That's home.
So, y'all, it feels like it's3,000 square feet because of how
high that the ceilings are, andyet it feels cozy, like there's
cozy corners throughout thishouse.
So I love the blend of, youknow, the openness and yet the
cozy corners.
Yeah, I love that.
Yeah, yeah, I love that.
So I had to take two seconds tothank Allstate Insurance for
(05:35):

going to be your ultimateinsurance company.
Thank you, rob Shaw, withAllstate Insurance.
Now back to the show.
Yeah, you're so welcome.
So then can I talk about thedesign as far as, like, the
staging Sure, because it's given70s to me.
Amy (Builder) (05:55):
Yeah, so I love
it.
So we have some of thisfurniture from a previous model
home.
Okay, so when we were designingthe home and, you know, doing
the cabinets and the flooringand things like that, we knew we
wanted to go for, like, someearthy tones, to go with the
vibe of of the community.
Here, right, we have themountains in the background, we
(06:15):
have a lot of nature here, so wewanted to go with that type of
vibe.
So, coordinating the colorscheme with what we already had,
bringing in the contrast of thecabinets in the kitchen and the
lighter flooring, and justbringing it all together, yeah,
they did such an amazing job.
Erica Rawls (06:32):
Yeah, they did.
I mean, I think I like theowner suite the best yeah.
Amy (Builder) (06:36):
Yeah, Well, shout
out to our design team Katie
Herbine and Stephanie Tirado.
They are our design studiogirls and they did an amazing
job.
They did an exceptional job.
