We've, we've, uh, you know, we're really justfiguring out what it'll take to fix up after we
buy it.
That's our job, not yours. So you don't have toworry about, you know, having a detailed list of
things
or point out things. We, we just walk through and,and look at it all.
You know, this walkthrough typically really, a lotof people are surprised 'cause it only takes about
15 to

30 minutes. So we're not gonna take up a lot ofyour time during this appointment.
And then the big question that we get
is usually, how do we determine our offer?
So we've walked through, we've determined,

Uh, and then we set a closing date. So thatclosing date is gonna be, you know, basically,
you know, a week. It could be two weeks. It'sreally up to you. It's what do you need.
How much time do you need to take care of thingsyou need to do?
If you are living in the house, you need to moveout, you wanna have, you know, three or four
weeks,
that's really up to you.

Uh, we're pretty flexible with all of that.
So now, the closing day rolls around. We'reusually out there early.
We sign first with the title company because itonly takes us about 10 minutes.
Then you sign at the title company when it'sconvenient for you or you can even sign remotely
if you're not
local,
uh, and can't make it to the title company inperson.
Uh, after all signatures are, are done, the titlecompany gives you a check for your proceeds

and the papers, uh, everything's done.
You know, everything is recorded at the, thecounty courthouse by the title company.
They really handle all of that kind of stuff, soyou don't have to worry about it.
You're really basically signing and getting yourcheck
and, uh, handing over the keys, and that'sbasically the, the end of it for you.
So,
you know, you walk away with crash- cash, nostrings attached. We take the house mess and all.

And, you know, I've had, uh, I've had even folkscry tears of relief at
the table, you know. Uh, I remember one, one lady,Carla, sold us a house after her
