Today we're diving into how to sell your rentalproperty in San Antonio with or without tenants

Trust me, I was sold on that and thought that'swhat it was, and absolutely not.
So, I've been buying houses in San Antonio for along time, and I hear it from landlords all the time,
and I'm also a landlord. You know those crazywindy days we had, uh,
a couple of weeks ago, uh, here in San Antonio?
Well, I had two trees at two different rentalproperties decide to drop large branches on

cars. Yeah, not fun. You know, all these,
for all these years, I've never had that happen,but for some reason, that last
couple weeks ago, those windstorms, two, twodifferent rental properties that happened.
So, not fun. You, you get to deal with itsometimes, uh, I'm sure, with different
things and, uh, but anyway. Maybe you've hadtenants not pay and have

to be evicted only to find out that they trashedthe place. This is typically the situation.
Holes in the walls, clogged toilets, yard like adump.
Uh, maybe you're a reluctant landlord.
You inherited a property, you never wanted, uh, tobe a landlord.
You didn't want that gig
or, uh, the headaches that you have sometimesbeing a landlord.
Late rent, repairs, tenant fights. You know,they're all wearing you down.

(01:57):
Does that sound familiar? You ready to sell fast?
I'm gonna talk about,
uh,
the, the ways to do that, right? So, selling arental the old way, listing it,
you know, fixing it up takes time. In San Antonio,uh, right now homes are sitting on the
market for, you know, between 70 and 90 days, uh,and if it's beat up, you

gotta add months for,
for the delay in that, because typically thebuyers, most buyers, the biggest buyer pool, they
want homes they can just move into, right, thatare move-in ready.
So, uh, you, you might consider a cash sale,right? That's different.
We buy houses as is, tenants or not, and we closequick.
So, let's break this down. If, if, if you'reselling with tenants still there,

Texas landlord-tenant laws say that they've gotrights, obviously.
Lease agreements, uh, don't just disappear becauseyou want out, right?
You've got to honor those lease agreements.
If they're month-to-month, you give them 30 daysnotice to end it, uh, and if they've got that lease, if you
still have a valid lease with them, uh, you eitherwait it out or negotiate a buyout,
right? So, you can, you can do that. The otherthing is we can take over, uh,

you know, the, the existing lease, right?
So, we would just have to then honor the existinglease you have with the tenants.
Um,
so
how, right? How does that work? Well, we visit thehouse when, when the tenants say they're okay with it, per
the law, and we make an offer. You know, we take alook at what's needed, uh, we
are gonna take into account how much they'repaying in rent, what the property taxes are, what the

insurance costs, all that kind of stuff.
Um, and then you cash out, we take over as the newlandlord and honor that,
uh,
uh, that lease agreement so you don't have to dealwith eviction processes, hassle,
uh, all the typical hassles like that, uh, 'causewe'll just take over pretty much for you.
So,
uh, real estate investors like us handle thatwhole mess for you if you agree to sell for cash.

So
now,
uh, the other, uh, thing is, you know, tenant'salready gone, right? So, you've already evicted them.
They vacated or whatever. Uh, maybe they've messedup, me- left a mess.
There's stains, there's trash, there's brokenstuff.
Now, you don't have to fix any of that stuff.
You can just sell the house completely as is,exactly the way it is, uh, no cleaning required.
If they left a bunch of stuff behind, you don'thave to clean it out.

You know, I've seen houses with fridges full ofmold, floors ripped up, and,
uh, you know, we just don't blink. We've seen itbefore.
We know what it, what, what it's gonna take to, totake care of it.

We're definitely not picky.

uh, we'll call her Maria, a landlord I, I helpedlast year. That's not her real name.
Her rental off Military Drive was a nightmare.Tenants trashed it before she evicted them.
She was just done. She was tired of, of dealingwith their lies about payments being made and
all that kind of stuff, and she didn't want tosink thousands of dollars into repairs.
So, we walked through. We, we saw the chaos and,and offered her cash anyway 'cause it's

what we do. So, we closed in in, uh, two weeks,and she said, you know, she
told me, "Danny, you saved my sanity."

How late they are, whether you've served a notice,all that kind of stuff.
So, there's a lot of things that we gotta figureout as far as exactly where you are in the situation with
them, uh, not paying, not leaving,
if you've already been through, uh, you know,eviction court and all that kind of stuff.

So,
um, we'll just have to talk with you. Reach out tous and, and we'll get it straightened out.
